The Quick Read: No ranked list of company names can answer this, because the right provider depends on the property, the credit profile, and how much leverage the owner needs. A DSCR HELOC is a line of credit on a rental that is reviewed on the property’s rent. Through select wholesale programs it can be written with an LLC on title, subject to lender guidelines.
- The line is a standalone second lien behind the first mortgage, or a standalone first lien on a rental with no mortgage.
- Rent qualifies the line, with a 1.10x minimum coverage ratio, and no personal income calculation.
- Second-lien leverage tops out at 70% CLTV at a 720 score or better, on lines up to $500,000. The minimum score on a second lien is 720.
- First-lien leverage reaches 75% LTV at a 740 score or better, on lines up to $500,000. The minimum score on a first lien is 700, which carries 70% LTV from 700 to 739.
- The members of the LLC sign as guarantors, so the LLC does not wall the debt off from them. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Investors who hold rentals in an LLC often run into the same obstacle. A big retail lender may answer that the property has to be in a personal name. For an LLC-held rental, title is therefore the first question to settle, before pricing. This article explains what a DSCR HELOC is, how a lender reads an LLC-held file, where the rules break, and how to decide. For the broader picture, Lendmire’s complete DSCR loans guide covers the whole product family.
What Is a DSCR HELOC, Exactly?
A DSCR HELOC is a revolving line of credit secured by a rental the owner keeps, qualified on the property’s rent instead of the owner’s personal income. The label is loose. Across the market it gets applied to several different structures, so the first job is to separate them.
The CFPB’s HELOC booklet describes a HELOC as a loan you borrow against, repay, and borrow against again, with the property as collateral. It also describes a borrowing period followed by a repayment period, and it warns that missing payments can cost you the property. That holds for a rental just as it does for a home.
Here is how the main structures differ:
| Factor | DSCR HELOC | DSCR cash-out refinance | Personal-income HELOC |
|---|---|---|---|
| Who is underwritten | The rental’s rent | The rental’s rent | The borrower’s income |
| First mortgage | Stays in place | Replaced | Stays in place |
| LLC title | Possible in select programs | Common | Often refused |
| Structure | Revolving line | One-time loan | Revolving line |
For LLC owners, the row that matters most is LLC title, where the DSCR HELOC is possible in select programs. A cash-out refinance replaces the first mortgage. A DSCR HELOC leaves it alone, which is the whole appeal for an owner sitting on a low-rate first.
How Does Underwriting Treat an LLC-Held Rental?
Underwriting runs in a fixed order, and the title check comes first. Here is the sequence on a rent-qualified line through select programs, subject to lender guidelines.
Step 1: Title and borrower roles. The LLC can stay on title on investment property. The members sign as guarantors. If the title holder is not a borrower, it signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.
Step 2: Lien position. Where a first mortgage stays, the line is a standalone second lien. Where the rental has no mortgage, it can be a standalone first lien. It is never closed together with a purchase, never a third lien, and never a line on the owner’s own home or a second home.
Step 3: The coverage test. The ratio is gross monthly rent divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress test, and it is not what the owner pays each month. Principal and interest only; taxes and insurance are not part of it. The minimum is 1.10x. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit property can have at most one vacant unit.
Because the test runs on the full limit, borrowing less than the line does not help the ratio. A big line on modest rent fails even if the owner plans to draw only part of it. How the lender treats the first-mortgage payment on a second lien should be confirmed on the file, because the lender’s own calculation governs.
Step 4: Credit. The minimum score is 720 on a second lien and 700 on a first lien. There should be no 30-day mortgage late in the last 12 months, and 48 months should have passed since a bankruptcy, foreclosure, short sale, or deed-in-lieu. No reserves and no cash to close are required, subject to underwriting.
Step 5: Valuation and title. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted. A full title policy applies on a first lien and on second liens above $400,000.
Step 6: Entity documents. Expect the operating agreement, articles of organization, an EIN letter, a good-standing certificate, and a resolution authorizing the borrowing.
Why Do So Many Banks Refuse an LLC?
Big retail lenders generally write home equity lines in a personal name, on a residence. Investment-property lines exist, but NerdWallet notes the lender pool is smaller and the limits are lower than on a primary-home line, because lenders see higher default risk on rentals. Experian adds that these lines are generally harder to qualify for, and not every lender offers them.
There is also a legal wrinkle. Consumer-credit rules under Regulation Z carve out credit extended primarily for a business purpose, and they also exempt credit to anyone other than a natural person (see 12 CFR 1026.3). That is one reason an LLC borrower or a business-purpose line sits in a different lane than a personal home equity line. The purpose-of-loan analysis is fact-specific, so it belongs with an attorney.
Which Kinds of Providers Write This?
Lendmire is a mortgage broker, not a lender, so it does not rank or name companies. What it can describe is the provider types, and who each tends to suit.
| Provider type | Underwrites | LLC title | Typical fit |
|---|---|---|---|
| Big retail lender | Personal income | Often refused | Owner-occupied home equity |
| Local bank or credit union | Mixed, case by case | Sometimes | Investors with a relationship |
| Wholesale DSCR HELOC lender | The rental’s rent | Possible in select programs | LLC-held rentals with equity |
| Business line of credit | Entity cash flow | Yes | Operating capital, not equity |
A broker adds one thing a single lender cannot: comparison. Across Lendmire’s wholesale network, guidelines differ on leverage, property types, and entity handling. The best program for your situation depends on the property, the credit profile, and the leverage needed, and a broker matches the file to the program that fits.
What Are the Tiers and Terms?
Second lien (behind your first mortgage): up to 70% CLTV, which is the first mortgage balance plus the new line divided by value, at a 720 score or better, on lines from $50,000 to $500,000. There is no second-lien tier below 720.
| Credit score | Line size | Max LTV |
|---|---|---|
| 740 or better | Up to $500,000 | 75% |
| 700 to 739 | Up to $500,000 | 70% |
| 720 or better | Above $500,000, to $1,000,000 | 65% |
A first lien exists only on a rental with no mortgage. An owner who keeps a first mortgage can only take a second lien, with its 720 floor. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.
Draws and repayment. The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, with a 30-year maturity. The rate is variable. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each. All of this is subject to underwriting.
Variable payments and the jump from interest-only to amortizing repayment both change rental cash flow. Stress-test the repayment-phase payment before drawing, not after.
Where Does the Rule Break?
Several edge cases catch investors out.
- Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
- Property type. Single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums are eligible, plus lots up to 10 acres. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, and mixed-use are outside this lane. So is a property listed for sale in the prior 2 months, or one with a solar lien.
- Borrowers. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.
- Exposure. The program caps a borrower at 5 loans or $2,500,000.
- Geography. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
- Thin rent. If the ratio falls under 1.10x on the full limit, the usual fix is a smaller line, since the test runs on the whole limit. A lease above market only counts with receipts behind it.
One more option for the LLC owner: borrow against a different, personally titled property and contribute the funds to the entity. That leaves the LLC deed untouched. Moving title out of the LLC to qualify is a different matter. It gives up the entity’s liability protection and may raise due-on-sale questions with the existing first-mortgage lender. Talk to an attorney first.
Key Terms Defined
DSCR: gross monthly rent divided by the qualifying payment, used to test whether the property covers its debt.
Vesting: how title to the property is held, such as in an LLC or in a personal name.
Guarantor: a member of the LLC who signs personally for the debt.
Lien position: whether the line sits behind a first mortgage (second lien) or is the only loan on the property (first lien).
CLTV: the first mortgage balance plus the new line, divided by the property’s value.
How Do You Choose?
Start with the file, not the provider. Check whether the property is an eligible type and state. Confirm six months of seasoning and title. Run the 1.10x test on the full limit. Then ask where your credit lands against the 720 or 700 floor. If the numbers clear, a broker can compare wholesale options. If they do not, a smaller line, a DSCR cash-out refinance, or a different property may fit better.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. Nothing here is legal or tax advice, so consult a qualified attorney or CPA about your own situation.
If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions
Can an LLC hold title on a DSCR HELOC?
Yes, through select programs, on investment property only. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Personal liability stays with the guarantors. Eligibility is subject to lender guidelines.
How soon after buying a rental can I open a line?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A purchase cannot be closed together with the line.
Does the test use the drawn balance or the full limit?
The full limit. The qualifying payment is a fully amortizing payment on the entire credit limit at a stressed rate, so a large line on modest rent can miss the 1.10x minimum even if you plan to draw little. The lender’s own calculation governs.
What documents does an LLC file need?
Expect the operating agreement, articles of organization, an EIN letter, a good-standing certificate, and a borrowing resolution, plus the lease and the valuation. The file is reviewed on the rental’s income, with no traditional personal-income documentation, W-2s, or personal income calculation, subject to lender guidelines.
Is a DSCR HELOC the same as a cash-out refinance?
No. A cash-out refinance replaces the first mortgage with a new loan. A DSCR HELOC adds a revolving line and leaves the first mortgage in place, which matters if that first mortgage is worth keeping.
