Banks That Offer an Investment Property HELOC Across a BRRRR Pipeline

Banks That Offer an Investment Property HELOC Across a BRRRR Pipeline

The Quick Read: Few banks write a home equity line on a rental, so the real work is matching your title, credit, equity, and exit plan to the small group of lenders whose programs fit, then planning the refinance that repays the line before you draw a dollar.

  • Not every lender offers a line on an investment property, and NerdWallet says the requirements are strict.
  • Through Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, with a 700 credit minimum.
  • The line is underwritten on you (credit, debt-to-income, equity), not on the rent.
  • The refinance that repays the line decides whether the deal works.
  • LLC-titled properties generally cannot hold these lines, so check title first.

Why Is a Rental HELOC So Hard to Find?

A line on a rental is a narrow product because lenders see rental collateral as riskier than a primary home. An owner who mainly rents out a property may be better served by a DSCR second mortgage, which is a separate loan behind the first mortgage that is underwritten on the property’s rent.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is why a list of banks is the wrong starting point. Any list goes stale, because programs change and each lender sets its own appetite for rental collateral. The better question is which lender programs fit your property, your title, your credit, and your plan for repaying the line.

Lendmire is a mortgage broker, not a lender. It places files with select wholesale lenders and matches the scenario to a program that fits. The best fit for you depends on the property type, credit profile, leverage need, and how you hold title.

How Does Underwriting Treat an Investment-Property HELOC?

The lender underwrites you first and the property second. Here is the sequence on the investment lines in Lendmire’s network, subject to lender guidelines and full file review.

1. Eligibility screen. The property must be a single-family home, a 2-4 unit building, a PUD, a townhome, or a condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

2. Title check. The individual borrower or a revocable living trust must hold title. More on this below, because it trips up many investors.

3. Credit. An investment line requires a 700 minimum. Scores of 700 and 720 both reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage.

4. Debt-to-income. The maximum is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

5. Combined leverage. The first mortgage plus the full line limit cannot exceed 70% of the property’s value on an investment property.

6. Valuation. A line of $500,000 or less ordinarily runs on an automated valuation, with no traditional appraisal. NerdWallet notes that investment-property lines can require more than one appraisal, so ask which valuation method applies.

7. Exposure and portfolio. A borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible.

Nothing in that sequence tests the rent. A DSCR loan flips this and compares rent to the full monthly payment (principal, interest, taxes, insurance, and any association dues). Clearing 1.00 on a DSCR file also does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation.

Which Property Secures the Line?

You have two routes, and they behave very differently.

A line on your primary home. Your residence secures the cash that buys and rehabs the rental. Occupancy rules are different here, and the network’s primary-residence ceilings are higher than the investment ceiling. The tradeoff is that your own home sits behind a rental deal. The CFPB warns that if you fall behind or cannot repay on schedule, you could lose your home.

A line on the rental itself. This is the narrow product described above. Many lenders want to see a seasoning period on a newly bought property before they will write a line against it. For that reason, investors running several BRRRR deals often put the line on a seasoned property they already own, not on the one they are rehabbing.

Where Does the Line Fit in a BRRRR Pipeline?

BRRRR stands for buy, rehab, rent, refinance, repeat. The line usually funds the first two steps, and a refinance repays it at step four.

Stage What the line does Main risk
Buy Covers the down payment or purchase Drawn balance starts costing you immediately
Rehab Pays contractors as invoices arrive Overruns eat the equity you planned to pull
Rent Nothing new; the lease is built Slow lease-up stretches the carrying period
Refinance Repaid by new loan proceeds Appraisal comes in short
Repeat Line is reused or reset Per-borrower caps and lender limits

The strategy only works if you can borrow against the improved value. Your takeout is usually a DSCR cash-out refinance. Across most of the network, a cash-out on a standard rental tops out around 75% LTV, and lenders commonly expect about 6 months of seasoning. A select group of programs sits outside that norm, so confirm the exact rule before you draw.

What Structures Exist?

The investment line has one structure. It runs a 5-year interest-only draw period, then a 25-year fully amortizing repayment. The pricing floats through both periods and never converts to fixed. The FTC explains the same two-phase design: you can borrow during the draw period, and after it ends, borrowing stops and repayment begins.

Other features that matter for a pipeline:

  • Lien position. The line is a standalone line that can sit in first or second position. When a first mortgage already exists, the line sits behind it, and the first mortgage balance plus the full line limit must stay within the 70% CLTV ceiling for an investment property.
  • Line size. Lines run from $25,000 to $750,000, but an investment line caps at $500,000. Anything above $500,000 is available only on a primary residence.
  • Draw at closing. At least 75% of the line is drawn at closing. That changes the picture for an investor who wanted a standby line, because the interest meter starts running on most of it right away.
  • Later draws. The minimum subsequent draw is $1,000 in most states.
  • Availability. The HELOC program is offered in 16 full-service states, which is narrower than Lendmire’s 41-market DSCR footprint (40 states plus Washington, D.C.)

Market surveys report investment-property HELOC ceilings up to 80% in the broader market, according to NerdWallet. That is a market-wide figure; on Lendmire’s network, the investment ceiling stays at 70% CLTV.

Where Does the General Rule Break?

These are the named edge cases that catch investors who assume a line works the way it does on a primary home.

LLC title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead. Many investors hold rentals in an LLC, so this is the sharpest structural difference from a DSCR loan. DSCR financing to LLC-titled entities is available, subject to lender program eligibility.

Ineligible property types. The program does not offer lines on manufactured homes, co-ops, condotels, log homes, or commercial and mixed-use buildings. Listed properties are also a problem: a property listed for sale, or listed within the past 60 days, is ineligible in several states.

Higher-leverage dreams. Primary-residence lines can reach 90% CLTV, but only at a 720-or-better credit profile. A line above $500,000 requires a primary residence, a credit profile of 700 or better (720 on the longer-runway structure), a 75% CLTV cap, and a full appraisal.

Frozen or reduced lines. The FTC notes that a lender may stop advances if the line’s pricing hits the maximum written into the agreement. A stall mid-rehab is the worst moment for that to happen.

A short appraisal at the refinance. If the new loan cannot repay the line, the balance stays with you. It may then sit against your home or the rental for years, and the repayment period is long.

HELOC or DSCR Cash-Out: How Do They Compare?

Factor Investment HELOC DSCR cash-out refinance
Underwritten on Your credit, DTI, equity Property rent vs. payment
Max leverage (network) 70% CLTV Around 75% LTV on standard rentals
Title Individual or revocable trust LLC allowed, per program terms
Structure 5-year draw, 25-year repayment 30-year fixed spine
Best for Short bridge, seasoned equity Pulling out created equity

Many investors use both: a line to buy and rehab, then a cash-out to repay it. Lendmire’s complete DSCR loans guide explains how the refinance side is underwritten.

What Does the Decision Look Like in Practice?

Picture an investor who owns a seasoned rental and wants to fund the next BRRRR deal. The first mortgage already uses 50% of that rental’s value. Under a 70% CLTV cap, the line can use no more than 20 points of value on that property. If that is not enough for the next purchase and rehab, the investor has three options: put the line on a second seasoned property, bring more cash, or skip the line and use a DSCR purchase loan for the buy step.

Now run the exit. Suppose the improved property is expected to rent for enough to clear 1.20x coverage on a DSCR cash-out. The investor still has to ask whether the new loan, at roughly 75% of the appraised value, repays the line in full. If the appraisal lands short, the gap stays on the line.

A few checks make the decision cleaner:

  • Confirm the takeout lender’s seasoning rule before you draw.
  • Size the line to the all-in cost, not the best case on after-repair value.
  • Treat any balance left after the refinance as a risk you carry personally.
  • Check title before you apply, since LLC vesting ends the conversation on these lines.

Questions to Ask Any Lender Before You Apply

  • Do you write a line on a rental, or only on a primary residence?
  • Does the property need to be held in my name, or can a revocable trust hold it?
  • What combined leverage applies to an investment property?
  • How much of the line must I draw at closing?
  • Does the line stay variable through repayment?
  • Can the line sit behind my current first mortgage?
  • How many lines or properties does my total exposure allow?

Key Terms Defined

HELOC: a home equity line of credit, a revolving line you borrow against your property’s equity during a draw period.

CLTV: combined loan-to-value, which adds the first mortgage and the full line limit and divides by the property’s value.

BRRRR: buy, rehab, rent, refinance, repeat, a method that recycles equity into the next purchase.

Seasoning: the waiting period a lender wants between buying a property and refinancing it on its new value.

DSCR: debt service coverage ratio, the monthly rent divided by the full monthly payment on the property.

Draw period: the stretch in which you can borrow from the line before repayment begins.

Frequently Asked Questions

Which banks offer an investment property HELOC?

The list changes, and few lenders write one at all. Lendmire does not list banks. As a broker, it checks your property, title, credit, and plan against several wholesale programs and shows you which fit.

Can I get a HELOC on a rental held in an LLC?

Not on these lines. An LLC cannot hold title, so the property needs a vesting change or a DSCR cash-out instead. A revocable living trust can hold title.

How much can I borrow against a rental?

On Lendmire’s network, the ceiling is 70% combined loan-to-value on an investment property, up to $500,000, and a 700 minimum credit score applies. The first mortgage counts against that cap.

Is a HELOC on my home safer than one on the rental?

It is easier to find, not safer. Your residence becomes the collateral, and the CFPB notes that missed payments can put your home at risk.

What happens if the refinance does not repay the line?

The remaining balance stays on the line, and the refinance is what decides whether the deal works. Repayment begins when the draw period ends whether or not the takeout has closed. That is why the takeout should be sized before you borrow.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Programs change, every file is underwritten individually, and nothing here is a commitment to lend. Reach the team at 828-256-2183 to frame the conversation around your own property and plan. When the deal moves from the line to a rental refinance, a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
