Banks That Offer an Investment Property HELOC for an Equity-Rich Landlord

Banks That Offer an Investment Property HELOC for an Equity-Rich Landlord

The Quick Read: Only a limited set of lenders write a home equity line on a rental, and large depository banks often decline it outright. Equity helps, but it is not the whole test. On an investment property, the wholesale network that Lendmire works with caps the line at 70% combined loan-to-value (CLTV) and $500,000.

  • Investment lines reach 70% CLTV at a 700 credit profile; a 720 score buys eligibility, not extra leverage.
  • The maximum investment line is $500,000, and it typically runs on automated valuation.
  • Title must sit in your own name or a revocable living trust. An LLC cannot hold title.
  • Pricing floats for the life of the line and never converts to fixed.
  • Qualification runs on you personally, with a 50% maximum debt-to-income ratio. Program terms are subject to lender guidelines and full file review.

What an Investment Property HELOC Actually Is

A HELOC is an open-end line of credit. The CFPB describes a HELOC as a line you borrow against repeatedly during a draw period, followed by a repayment period when borrowing stops.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On a rental, the line sits against the rental itself. It can go in first lien position on a paid-off property or second lien behind an existing mortgage.

Lendmire is a mortgage broker, not a lender. It arranges these lines through select wholesale partners. Most big banks decline rental collateral, and NerdWallet notes that not all lenders offer the product and that multiple appraisals may be required. Fewer offers means fewer lines to compare.

Which Banks Offer It? Why the Answer Depends

The lenders that write this product depend on the property, the credit profile, the leverage you need, and the state. No stable list exists, and any list goes stale. Naming banks as a current guarantee would mislead you.

What does hold up is the lender category. Large retail lenders often skip rentals. Smaller community lenders and credit unions are more flexible. Wholesale lenders reached through a broker add a third lane. A broker shops several programs and matches the scenario to the one whose terms fit.

The best program for your situation turns on a short list of facts. Ask these of any lender:

1. Do you write lines on non-owner-occupied property at all?

2. What maximum CLTV applies to an investment property?

3. Can an LLC hold title?

4. Is there a cap on lines or financed properties per borrower?

5. Will you use an automated valuation, or order a full appraisal?

Also ask by two names. Some desks refuse a “HELOC” on a rental but will write a line of credit secured by investment property.

How Underwriting Treats the Rental, Step by Step

Here is the sequence a file follows.

1. Eligibility screen. Property type, title form, and state come first. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

2. Credit. An investment line starts at a 700 credit profile. The score model is single-bureau, keyed to the primary wage earner, and the report can be no more than 90 days old at closing. No rescores.

3. Combined leverage. Underwriting adds every lien against the property. Available line equals the CLTV cap times value, minus existing liens.

4. Debt-to-income. The ratio tops out at 50%. Underwriters qualify you on the interest-only payment calculated on the maximum draw. That is stricter than the amount you plan to use, and at least 75% of the line is drawn at closing in any case.

5. Valuation. An investment line caps at $500,000, and full appraisals begin only above that amount, so an investment line runs on automated valuation. A traditional appraisal is commonly not ordered, though a borrower may request one.

6. Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure, and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

7. Draw and repayment. The investment structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats during both periods.

The CFPB HELOC booklet adds a point worth remembering: if you sell, you are generally required to repay the line in full right away.

What “Equity-Rich” Means to a Lender

Equity-rich to you means a large gap between value and the mortgage. To a lender it means the equity left after the CLTV cap.

Run a modeled case. Say a rental is valued at $600,000 with no mortgage. At 70% CLTV, the ceiling is 70% of value. The line size limit of $500,000 would not bind there, because the cap sits below it. Now say the same property carries a first mortgage equal to 50% of value. Only 20 points of value remain under the cap.

Two facts follow:

  • Total equity and usable equity are different numbers.
  • The cap is on all liens combined, not on the new line alone.

A high-value rental can also hit the $500,000 maximum before it hits the CLTV cap. Anything above $500,000 is a primary-residence product. It requires a 700 credit profile (720 on the longer-runway program, which is the 25-year-repayment structure that primary residences can also use), caps at 75% CLTV, and needs a full appraisal. None of that applies to a rental.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Draw period: The stretch when you can borrow from the line, paid interest-only on the investment structure.

Repayment period: The stretch after the draw, when you pay down principal and can no longer borrow.

Lien position: Whether the line sits first or behind an existing mortgage.

DTI: Debt-to-income, your monthly debts divided by your monthly income.

Automated valuation: A data-based value estimate used in place of a traditional appraisal.

Where the General Rule Breaks

Several edge cases change the answer.

LLC title. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title. Many landlords hold rentals in an LLC. A property already deeded to one needs a vesting change first, or a DSCR cash-out instead, subject to lender program eligibility.

Three-line limit. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower owning more than 15 financed properties is not eligible.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

State rules. New Mexico and Ohio set a CLTV cap that depends on the credit profile. Texas limits properties to 10 acres. Tennessee shortens the repayment structure on primary residences and second homes.

Geography. The product is available in 16 states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than Lendmire’s 41-market DSCR footprint.

Using a primary-home line instead. Some landlords draw on their own residence. A line on a primary residence can reach higher leverage, but the CFPB booklet warns that renting out your home may be prohibited under the line’s terms. Primary-residence figures never describe a rental.

A Market Figure, Kept in Its Lane

Market surveys report that NerdWallet cites a maximum 80% LTV for investment-property HELOCs, with many lenders setting thresholds below 70%. That describes the broader market. The network figure for an investment property is 70% CLTV, and it is the ceiling, not a starting point.

HELOC, Cash-Out, or DSCR: The Decision in Practice

Match the product to the job.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Your credit and DTI Property rent vs. payment
Title Individual or revocable trust LLC possible, per program
Structure Floating line, draw then repay Fixed-term loan, typically 30-year
Leverage 70% CLTV on investment Around 75% LTV, cash-out
Best for Flexible, partial draws Larger amounts, repeat deals

A line fits a landlord who wants to borrow in pieces and keep the first mortgage intact. A cash-out refinance fits one who wants a fixed structure and a larger lump sum. It also suits one whose debt-to-income is already stretched or whose title sits in an LLC.

The tradeoff is real. Floating pricing can disrupt long-term rental math, and 75% of the line is drawn at closing, so you start borrowing on day one. Plan for the repayment phase before you open the line.

What to Prepare Before You Apply

Collect these before a lender asks:

  • Credit report details and a clean housing history across all financed properties.
  • Current mortgage statements for every lien on the rental.
  • Proof of ownership showing individual or revocable-trust title.
  • Insurance for the property.
  • Leases and rental records, which some lenders ask for.
  • A list of every financed property you own.

Business bank accounts need a 680 minimum for deposit analysis, but an investment line already floors at 700. For that reason, bank-statement income is never the binding constraint on an investment line.

If you want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote.

Frequently Asked Questions

Can I get a HELOC on a rental property at all?

Yes, but fewer lenders offer it, and many large banks decline it. Through Lendmire’s wholesale network, an investment line is available in 16 states at up to 70% CLTV and $500,000, subject to lender guidelines and credit approval.

What credit score does an investment line need?

A 700 credit profile is the floor, with no tier below it. A 720 score reaches the same 70% CLTV, so higher credit buys eligibility rather than leverage. Debt-to-income tops out at 50%.

Will the lender order an appraisal?

Usually not on an investment line. Because it caps at $500,000 and full appraisals begin above that amount, automated valuation is the common path. A higher CLTV may require a secondary valuation, and you may request a full appraisal.

Can my LLC take out the line?

No. Title must be held by you personally or a revocable living trust. If the property sits in an LLC, a vesting change or a DSCR cash-out is the alternative, depending on program guidelines.

Is the rate fixed or variable?

Pricing floats across both the draw and repayment periods and never converts to fixed. The CFPB notes that a HELOC usually carries an adjustable rate, so payments move with the balance.

Most equity-rich landlords find the usable draw is set by the 70% combined cap, not by how much equity the rental actually holds.
