Banks That Offer a HELOC to Access Large Home Equity for Investments

Banks That Offer a HELOC to Access Large Home Equity for Investments

The Quick Read: Lenders will write a large equity line for investment use, but the answer depends on the collateral. Lines against your own home are widely offered. Lines against a rental you already own come from a much thinner group of lenders, with lower leverage and stricter credit rules.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile.
  • Bank lines qualify on your personal income and debt load, not on the rent.
  • A DSCR cash-out refinance is the rent-qualified alternative when the line runs out of room or the property sits in an LLC.

Key Terms Defined

HELOC (home equity line of credit): A revolving credit line secured by a property, which you draw from as needed up to a set limit.

Combined loan-to-value (CLTV): Your first mortgage balance plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments.

Repayment period: The stretch after the draw ends, when you pay down principal and interest on a set schedule.

DTI (debt-to-income ratio): Your monthly debt payments divided by your monthly gross income.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment: principal, interest, taxes, insurance, and any association dues.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Whose Equity Are You Borrowing Against?

Start with the collateral, because it decides almost everything else. You can borrow against your primary home to fund a purchase elsewhere. Or you can borrow against a rental you already own. These are different products with different lender pools.

A line on a primary home is a mainstream product, while one on a non-owner-occupied rental is a narrower offering. NerdWallet says a HELOC on an investment property is possible but comes with a smaller pool of lenders, strict qualification requirements, and less borrowing power than a line on a primary home. Experian agrees that qualifying is usually harder.

Many large retail lenders simply do not sell the product on rentals. That is a product decision, not a judgment on your credit. It also means a list of banks goes stale fast, so no named list appears here. Which lenders write this product depends on your property type, credit profile, leverage need, and how the property is titled.

Lendmire is a mortgage broker, not a lender. It shops equity-line files across a network of wholesale lenders and matches the scenario to a program. That matters because one lender’s “no” on a rental often says nothing about the next lender’s guidelines.

The Leverage Ceilings: Market Figures Versus Network Figures

Market surveys report that investment-property lines typically cap near 80% loan-to-value, per Experian. NerdWallet puts the typical minimum at about 20% equity. Those are market-wide figures, not Lendmire’s network terms.

The network ceilings are occupancy-tiered:

  • Investment property: 70% CLTV, with a 700 credit minimum. Both the 720 and 700 tiers reach 70%, so a higher score buys eligibility rather than leverage.
  • Primary residence and second home: up to 90% CLTV, and that figure exists only at a 720-or-better credit profile.

All figures are subject to lender guidelines and full file review, and they are not a commitment to lend.

How Underwriting Treats a Large Line, Step by Step

The process is the same on both occupancies, with different numbers.

1. Pick the collateral and confirm the vesting. The property must be titled in your individual name or an inter vivos revocable living trust. More on that in the edge cases below.

2. Count the equity. Take the property’s value, subtract your first mortgage, and apply the CLTV ceiling for that occupancy. On a rental, 70% CLTV means the first mortgage plus the line cannot exceed 70% of value.

3. Check credit. The program floor is 600, but occupancy raises it: second homes floor at 640 and investment properties at 700. The network scores off a single credit report tied to the primary wage earner, and the report can be no more than 90 days old at closing. On a primary residence, the 90% CLTV ceiling exists only at a 720-or-better credit profile, while on an investment line a 720 and a 700 both reach 70%, so a higher score buys eligibility rather than leverage.

4. Run the debt-to-income test. The maximum is 50%. The 45% limit for credit profiles from 600 to 679 matters only on primary residences, since second homes and investment properties start higher, and any ratio above 45% needs a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

5. Value the property. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can request a full appraisal in any case.

6. Close and draw. At least 75% of the line is drawn at closing. That surprises people who expect a dormant line they can tap later.

Notice what is missing. The rent does not qualify you. Bank-style lines underwrite the borrower, so every financed property you own competes for the same debt-to-income room.

Structures and Variations That Exist

The network’s equity lines are standalone lines placed in first or second lien position. That helps when your existing mortgage should stay untouched.

Primary residences and second homes have two draw structures. One has a 3-year interest-only draw followed by a 17-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only.

Pricing floats across both the draw and the repayment period and never converts to fixed. The CFPB describes the same general shape: borrow during the draw period, then enter repayment once the draw ends, with the lender able to require repayment of the balance over a set term. It also warns that if you cannot repay on schedule, you could lose the home that secures the line.

Line sizes run from $25,000 to $750,000. Anything above $500,000 is primary-residence only. That tier requires a 700-or-better credit profile (720 on the longer-runway program, the wholesale program with the longer interest-only draw), caps at 75% CLTV, and requires a full appraisal.

Here is how the three common routes compare for an investor.

Where the General Rule Breaks

LLC-owned rentals. Equity lines cannot be placed on property held by an LLC, corporation, partnership, or an irrevocable, blind, or land trust. This is the sharpest structural difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Property types. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable ones) are eligible. 2-4 unit properties carry a 640 minimum on the longer-runway program, and modular factory-built homes are eligible on that program only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered on these lines.

Exposure limits. A borrower can hold at most three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible, which can rule out the very investors who most want to scale.

Listing status and state rules. In certain states, a property listed for sale, or listed within the past 60 days, is ineligible. Some states also adjust the CLTV cap by credit profile.

Footprint. Lendmire places equity lines in 16 full-service states only. That is narrower than its DSCR investor footprint of 41 markets, including Washington, D.C.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history splits by program on primary residences and second homes, and investment files follow a 7-year foreclosure and 4-year short-sale or deed-in-lieu path.

A Worked Example in Percentages

Run the numbers on a rental worth 100 units of value. Your first mortgage sits at 45% of value.

At the 70% CLTV investment ceiling, the line can take you from 45% to 70%. That leaves 25% of the property’s value as the maximum line. The $500,000 cap still applies, so on a high-value property the cap binds before the percentage does.

Now take a primary home with the same 45% first mortgage and a 720+ credit profile. At 90% CLTV, the ceiling is 45% of value. The same equity looks very different on a primary residence, and that is exactly why the temptation to use the home rises.

This is an illustrative estimate, not a quote. The next step is to stress-test the draw. Because at least 75% of the line funds at closing and the line floats, the payment tracks the draw from day one.

The Risk Side of Borrowing Home Equity to Invest

A line on your primary home puts the residence behind the investment. If the rental underperforms, the debt remains. The CFPB’s HELOC booklet explains that lenders set the limit as a percentage of appraised value minus the mortgage balance, and that your home is at risk if you cannot keep up with the payments. It uses 75% as an illustration, not a rule.

A few stress tests are worth running before you commit:

  • Floating pricing. Every line on this network floats and never converts to fixed. Ask what happens to your plan if costs rise.
  • Step-up at repayment. The interest-only draw ends and principal begins. Model the larger payment on the full balance, not just the draw.
  • Vacancy overlap. If the new property sits empty, you still carry the line.
  • Debt-to-income drag. The line is qualified on the maximum draw, so it uses up room you may need for the next purchase.

When a DSCR Cash-Out Is the Better Tool

If the equity sits in a rental, the line is capped at 70% CLTV and $500,000, and it uses your personal debt-to-income room. A DSCR cash-out refinance on that rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through the full qualification picture.

Typical network parameters on a cash-out refinance:

  • Leverage tops out around 75% LTV on a standard rental across most of the network.
  • About 6 months of seasoning is the common expectation.
  • Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Credit of 620 exists in parts of the network, most programs want about 660, and 700+ opens the strongest leverage tiers.
  • Reserves commonly run around 6 months of the full monthly payment, and they vary by lender, leverage, loan size, and transaction type.

Clearing 1.00 does not mean positive cash flow. The ratio compares rent to the property payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

The trade-off is real. A DSCR cash-out replaces your existing first mortgage, while a standalone line leaves it alone.

How the Investor Decision Looks in Practice

A few patterns separate good fits from poor ones.

  • A primary-home line suits an investor with a strong credit profile, low existing debt, and a plan to repay the line from a sale or refinance. It does not suit someone who needs the rental to carry the debt.
  • A rental line suits an investor who holds the property in their own name, has a 700+ score, and needs a modest amount, within 70% CLTV, without touching the first mortgage.
  • A DSCR cash-out suits an investor with an LLC, several financed properties, or tight debt-to-income room, where the rent can carry the payment.

Before you apply, gather government ID, proof of income, your first mortgage statement, proof of insurance, and the property details. For the network, also confirm the vesting, the property type, and whether the property is listed for sale.

Frequently Asked Questions

Do banks give a HELOC on a rental property?

Some do, but far fewer than on a primary home. The pool is thin, and many large retail lenders choose not to sell the product on non-owner-occupied property. On the network Lendmire works with, a rental line caps at 70% CLTV, needs at least a 700 credit score, and tops out at $500,000, subject to lender guidelines.

What is the maximum equity I can access?

It depends on the occupancy. A rental line reaches 70% CLTV, and a primary residence reaches 90% CLTV only with a 720-or-better credit profile. Lines run from $25,000 to $750,000, and anything above $500,000 is primary-residence only, requires a 700-or-better credit profile (720 on the longer-runway program), and caps at 75% CLTV with a full appraisal.

Can I use a HELOC if my rental is in an LLC?

Not on these equity lines. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. You would need a vesting change or a DSCR cash-out, subject to program terms.

Is a HELOC the same as a cash-out refinance?

No. A line leaves the first mortgage in place and adds a second lien, or a standalone first lien. A cash-out refinance replaces the first mortgage. The CFPB describes a HELOC as an open-end line you can draw on repeatedly.

Will the line payment hurt my DSCR loan?

A DSCR calculation looks at the rent and the property payment, not your other debts. A line on another property or your primary home still adds a payment you must carry outside that ratio.
