The Quick Read: No single provider is “top” for every borrower. The best fit depends on property type, occupancy, credit profile, and how much combined leverage you need. Lendmire is a mortgage broker, not a lender. It matches each scenario to a wholesale HELOC program rather than ranking companies.
- Digital application and digital closing are different things. The application is common. A fully electronic closing is rarer.
- Automated valuation can replace an appraisal on lines at or below $500,000, but a full appraisal is required above that.
- On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
- LLC-held rentals generally cannot take these lines, so many investors need a DSCR cash-out instead.
- Rates on these lines float and never convert to fixed.
What Does “Fully Digital” Actually Mean for a HELOC?
A fully digital HELOC means you apply online, upload documents, sign electronically, and reach funding without branch visits or paper packets. Most borrowers see only part of that. Applying online is routine. Closing online is the harder piece.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The line itself is simple. The CFPB describes a HELOC as an open-end line of credit that lets you borrow repeatedly against the equity in your home. Equity is the home’s value minus what you owe on the mortgage. That same page describes a draw period followed by a repayment period, and notes that a lender may stop further draws if the home’s value drops significantly.
Digital delivery changes how you get there, not the product. The line still has to be underwritten, valued, and titled.
How Does a Digital HELOC Work, Step by Step?
Most digital HELOCs follow the same five stages. Programs differ in the details, so read each agreement.
1. Application. You submit property, income, asset, debt, and identity information online. Underwriting reviews credit, debt-to-income, and equity.
2. Valuation. The lender may order an automated valuation model (AVM), a drive-by review, or a full appraisal. An AVM estimates value from public records and comparable sales without a visit.
3. Title and lien review. Title work confirms the lien position and who holds the property.
4. Closing and signing. Signing is often electronic, sometimes with a remote online notary. Some steps can still fall back to a mobile notary or an in-person visit.
5. Access to funds. On the programs Lendmire places, at least 75% of the line is drawn at closing. After closing, the longer-runway program sets a $1,000 minimum for later draws, or $4,000 in Texas, while the higher-leverage program does not state a minimum.
Timing varies. It can take days to several weeks depending on the valuation method and how complete the documents are. No neutral source publishes a reliable funding timeline, so treat any single figure from a marketing page with caution.
How Do Automated Valuations Replace Appraisals?
On this network, lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may trigger a secondary valuation. Every line above $500,000 requires a full appraisal. Any borrower may also request one.
AVMs work best on standard properties in areas with plenty of recent sales. Unusual or thinly traded properties may need a fallback appraisal. Recently renovated properties are another case: an automated estimate may not credit the value you just added, and a full appraisal fits better.
Regulators now police these tools. A joint rule from six federal agencies sets quality-control standards for AVMs. The FHFA summary of the rule says it requires controls for confidence in estimates, protection against data manipulation, and random-sample testing. It took effect October 1, 2025. The rule covers AVMs used on a consumer’s principal dwelling, so a rental-property line may sit outside it. Do not assume that protection reaches an investment property.
What Do Wholesale HELOC Programs Look For?
Lendmire places files with select wholesale lenders. Two programs sit behind these HELOCs. One is a higher-leverage line with a 3-year interest-only draw and a 17-year repayment. The other is a longer-runway line with a 5-year draw and a 25-year repayment. Where figures differ, each applies only within its own program. All figures are typical guidelines, subject to lender review.
- Credit: A 600 program floor exists, scored on a single bureau for the primary wage earner. Investment properties floor at 700, and second homes at 640. The 90% second-home ceiling applies only at 720 or better.
- DTI: The maximum is 50%. It drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The test uses the interest-only payment on the maximum draw.
- Line size: $25,000 to $750,000. Michigan’s floor is $10,000.
- Property types: Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
- Exposure: A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Owning more than 15 financed properties makes a borrower ineligible.
- Availability: Lendmire’s HELOC programs run in 16 states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint.
Which Leverage Applies Depends on Occupancy
Occupancy sets the ceiling, so state it before any number.
| Occupancy | Top CLTV | Credit needed | Max line |
|---|---|---|---|
| Primary residence | 90% | 720+ (up to $500,000) | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 90% | 720+ | $500,000 |
| Investment property | 70% | 700+ | $500,000 |
On a primary residence, 90% exists only at 720 or better and only on lines up to $500,000. Texas primary residences are homesteads and cap at 80% combined loan-to-value.
On this network, an investment-property line tops out at 70% CLTV, with no tier above it. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Where Does a Digital HELOC Break Down for Investors?
Rental properties are the hardest case. Investor forum threads on BiggerPockets describe banks treating rentals as riskier and tightening debt-to-income and credit hurdles. Those posts are anecdotal, but they match the narrow slice of digital products that accept investment collateral.
Several named edge cases matter.
- Vesting. The line must be held by an individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
- Draw structure. Investment lines run the 5-year draw and 25-year repayment structure only. Pricing floats through both periods and never converts to fixed.
- Value drops. The CFPB notes a lender may stop draws if value falls significantly. Some digital products re-run an AVM at each draw request, so read the agreement.
- Recent listings. A property listed for sale, or within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
- Derogatory credit. A bankruptcy needs 4 years of seasoning on both programs. A foreclosure-family event splits: one program seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4, and the other declines it regardless of age.
- Rental use of a primary residence. Renting out your home may be prohibited under the line’s terms, so check the agreement before leasing the property. A line on your primary home that funds a rental purchase is a different scenario from a line secured by the rental.
HELOC or DSCR Cash-Out: Which Fits a Rental?
They solve different problems. A HELOC underwrites you: your income, credit, and debt-to-income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The DSCR ratio compares rent to PITIA only. Clearing it does not equal positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation.
| Factor | Digital HELOC | DSCR cash-out |
|---|---|---|
| Underwriting basis | Borrower income and DTI | Property rental income |
| Entity vesting | Individuals or revocable trusts | LLC-held, subject to program terms |
| Investment ceiling | 70% CLTV, $500,000 line | About 75% LTV on most cash-outs |
| Seasoning | Varies by program | About 6 months is common |
| Valuation | AVM at or below $500,000 | Appraisal-based |
For an LLC-held rental, a large portfolio, or a borrower whose personal DTI is stretched, the DSCR route is often the practical path. For a modest line against one personally titled rental with strong credit, a HELOC may be cheaper to set up. Lendmire’s complete DSCR loans guide covers the full range of DSCR structures. For a related path, see Lendmire’s piece Best HELOC Program With a Fully Digital Application and Closing.
DSCR coverage starts around 1.00 on select programs. A separate select-lender path is available below 1.00, with leverage and terms adjusted. Strong coverage opens better pricing and leverage.
How Can You Check That a Closing Is Really Digital?
Ask these before you apply.
- Does the lender use e-signature, a remote online notary, or a mobile notary?
- Which valuation method applies to your line size and property?
- Does your state require a waiting period or an in-person step?
- Can the property sit in your name or trust, or is it held in an entity?
- Do draws trigger a new valuation?
If any answer is unclear, a broker comparing several wholesale programs can narrow the field before you spend credit pulls on applications. Lendmire’s related piece Top HELOC Providers Without Paying Closing Costs Upfront covers the cost side of that comparison.
Key Terms Defined
CLTV: Combined loan-to-value, which adds the first mortgage and the new line together and divides by the property’s value.
Draw period: The stretch when you can borrow from the line, typically interest-only on these programs.
AVM: An automated valuation model that estimates value from public records and comparable sales.
Remote online notary: A notary who witnesses your signature over live video rather than in person.
DSCR: Debt service coverage ratio, which divides rent by the full monthly housing obligation.
Frequently Asked Questions
Can I get a HELOC on a rental property entirely online?
Sometimes, but not always. Investment-property lines on this network require individual or revocable-trust title, a 700 credit score, and a 70% CLTV ceiling. Application and e-signing can be digital. Valuation and notary steps may still fall back to manual work. Availability is limited to 16 states.
Do digital HELOCs skip the appraisal?
Often, on smaller lines. Lines at or below $500,000 ordinarily use an automated valuation. A higher CLTV may require a secondary valuation, and any line above $500,000 requires a full appraisal. You can also request one.
Can an LLC take out a HELOC on a rental?
No, not through these programs. A property deeded to an LLC would need a vesting change, or a DSCR cash-out refinance may fit better.
What happens to the line if my property value falls?
The lender may stop further draws. The CFPB says this can happen if the home’s value drops significantly. Some digital products re-run a valuation at each draw request, so check the agreement.
Does Lendmire name a single best HELOC provider?
No. The right program depends on occupancy, credit, line size, state, and leverage need. Lendmire shops multiple wholesale lenders and matches the scenario to a program. Every figure is subject to lender guidelines and full file review.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
