Top HELOC Providers With Low Closing Costs and Flexible Repayment

Top HELOC Providers With Low Closing Costs and Flexible Repayment

The Quick Read: The best provider for you depends on your property, your credit profile, and how long you plan to carry the balance, so no single name wins for everyone. Lendmire is a mortgage broker, not a lender, and it matches each file to a wholesale HELOC lender whose terms fit.

  • Low closing costs can mean fees waived, fees waived with a clawback, or fees folded into pricing. Each costs you differently.
  • Flexible repayment starts with the draw period, the repayment period, and what happens when the draw ends.
  • On this network, an investment-property line tops out at 70% CLTV, with a 700 minimum credit profile and a $500,000 maximum line.
  • LLC-titled properties are not eligible for these lines, which is the sharpest difference from a DSCR loan.

This guide teaches you to compare offers yourself, then shows how a broker shops them for you.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a HELOC, and What Makes One “Flexible”?

A HELOC is a line of credit secured by your property. You borrow against your equity, repay, and borrow again during a set window. Equity is the property’s value minus what you owe on it.

The CFPB describes a HELOC as an open-end line. You can spend up to the limit during the draw period, which the agency illustrates with a 10-year example. That figure is an example, not a standard. After the draw ends, you can no longer borrow, and a repayment period begins. Payments are often significantly higher then.

So “flexible repayment” is not one feature. It is a bundle:

  • How long you can draw.
  • Whether the draw-period payment is interest-only.
  • How long the repayment period runs after that.
  • Whether the balance can come due all at once.

Experian notes that a draw period typically lasts five to 10 years, followed by a repayment period of about 20 years. It also warns that some lines carry a balloon payment, where the entire balance is due when the draw ends. A longer runway with a fully amortizing repayment phase is the more flexible structure. A balloon is the least.

How Do You Read “Low Closing Costs”?

“Low closing costs” is a marketing phrase, so read it as a structure. NerdWallet reports that closing costs are often between 2% and 5% of the loan amount, and annual fees are often around $50.

Three structures show up in practice:

Structure What you pay upfront Where the cost hides
Fees waived outright Little or nothing Often in pricing
Waived with clawback Little or nothing Owed if you close early
Fees folded into pricing Little or nothing Over the life of the balance
Fees paid at closing Appraisal, title, recording, sometimes origination Nowhere; it is upfront

The fair comparison is total cost over the time you will carry the balance. A no-cost line that you close in the first couple of years can cost more than a paid-fee line. A line you hold for a long time can favor the no-cost route. Ask for the early-closure terms in writing before you sign.

Which Providers Are the Best, and Why Doesn’t This Page Name Them?

The best provider depends on your situation: property type, credit profile, leverage need, and documentation. Lendmire does not list, rank, or recommend individual lenders, banks, or credit unions. A fixed ranking would be wrong for many borrowers, and ranking pages can be shaped by who pays for placement.

Here is how the broker model works instead. Lendmire is a mortgage broker that works with a network of wholesale HELOC lenders. It compares programs against your property, equity, credit, and goals, then places the file with the program that fits. The lenders that write a given file depend on occupancy, credit tier, line size, and state.

One limit up front: this HELOC channel runs in Lendmire’s 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than Lendmire’s 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

What Do Wholesale HELOC Lenders Look For?

Across the network, the starting point is occupancy. The leverage ceiling changes with how you use the property.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% at 720+ 640 $500,000
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

CLTV is combined loan-to-value: all liens on the property divided by its value. The 90% tier exists only at a 720-or-better credit profile, and on investment property it never applies. On a rental, the ceiling is 70% CLTV, full stop.

Other points that shape a file:

  • Line size: $25,000 to $750,000 (Michigan floor $10,000). A line above $500,000 is primary-residence only. It needs a 700 credit profile or better (720 on the extended 5-year-draw program described below) and a 75% CLTV cap, and it requires a full appraisal.
  • Valuation: lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. A higher CLTV may require a second valuation, and you may request a full appraisal in any case. A full appraisal helps a recently rehabbed property, where an automated value may lag the improvements.
  • Debt-to-income (DTI): 50% maximum, 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw.
  • Credit: a single-bureau score keyed to the primary wage earner, with a report no more than 90 days old at closing.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
  • Exposure: a borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.

These are guideline ranges from select wholesale lenders. Every figure is subject to lender guidelines and full file review, and none is a commitment to lend.

How Does Repayment Work on These Lines?

The network offers a standalone line in first or second lien position, with two draw structures on primary residences and second homes:

  • Standard structure: a 3-year interest-only draw, then a 17-year fully amortizing repayment.
  • Extended 5-year-draw program: a 5-year interest-only draw, then a 25-year fully amortizing repayment.

Investment lines run only the 5-year draw and 25-year repayment structure. In Tennessee, the standard structure shortens to a 3-year draw with a 12-year repayment, and the extended program shortens to a 5-year draw with a 10-year repayment. The extended program also has stricter tradeline and housing-history standards: two tradelines seasoned 12 months, or one seasoned 24.

Three features matter for flexibility:

1. Interest-only draw. Benzinga, syndicated on Yahoo Finance, notes that a lender may offer interest-only payments during the draw, and it advises making principal payments anyway.

2. No balloon. Both structures amortize fully after the draw, so the balance does not come due at once.

3. Floating pricing, no fixed conversion. Pricing floats through both the draw and repayment periods on both programs and never converts to fixed.

Also know the initial-draw rule. At least 75% of the line is drawn at closing, so this is not a standby line you can leave untouched, and the revolving flexibility applies to the remainder. Once the line is open, the extended 5-year-draw program sets the minimum subsequent draw at $1,000, except in Texas, where it is $4,000.

Payment shock is the real risk. When the interest-only years end, principal starts to amortize and the payment steps up. Model that step before you borrow, not after.

Where Do the Rules Break?

LLC title. The properties must be held by you individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Texas primaries. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. Texas investment properties and second homes follow their standard tables.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history regardless of age. Investment files follow the 7-and-4-year path.

Sub-640 profiles. On the extended 5-year-draw program, they are limited to single-family residences with a clean 12-month housing history. Because investment lines floor at 700, that restriction reaches primary residences only.

Borrowed down payments. Using a HELOC as a purchase down payment draws scrutiny. Lenders look at where funds came from, and large deposits get questioned for source. A variable-rate payment on top of a new mortgage can also squeeze your coverage on the next deal.

Lenders also use different names for the product. Ask for a line of credit secured by the investment property, and don’t assume every lender calls it a HELOC.

When Does a HELOC Fit, and When Does a DSCR Cash-Out Fit Better?

A HELOC is built on your equity, credit, and income. A DSCR cash-out refinance is built on the property’s rent. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Investment HELOC DSCR cash-out refinance
Leverage ceiling 70% CLTV About 75% LTV on most files
Reviewed on Credit, DTI, equity Rental coverage and credit
LLC title Not eligible Possible, subject to program terms
Repayment Floating, interest-only draw Fixed structures available
Best for Short-hold, repayable funds Longer-term capital

A HELOC fits when you can repay within a year or two, such as bridging a purchase or funding a rehab that you will refinance out of. If the money will be tied up for the foreseeable future, a longer structure usually fits better. A DSCR cash-out refinance typically expects about 6 months of seasoning. What Should You Ask Before You Apply?

Use this checklist with any provider or broker:

  • What is the CLTV ceiling for my occupancy and credit tier?
  • Is the draw interest-only, and for how long?
  • What does repayment look like, and is there a balloon?
  • Are closing costs waived, clawed back, or built into pricing?
  • If I close the line early, what do I owe?
  • What is the required draw at closing?
  • Does the lender need a full appraisal or an automated valuation?
  • Can my property’s current title be accepted?

Key Terms Defined

CLTV: combined loan-to-value, meaning all loans on the property divided by its value.

Draw period: the window when you can borrow against the line.

Repayment period: the stretch after the draw ends, when you repay principal and interest.

Balloon payment: a lump sum due all at once when a period ends.

Clawback: a charge that returns waived fees if you close the line early.

Automated valuation: a computer-estimated property value used in place of a full appraisal.

DTI: debt-to-income ratio, your monthly debts divided by your monthly income.

Frequently Asked Questions

Can I get a HELOC on a rental property held in an LLC?

Not through this network. Title must sit with you individually or in a revocable living trust. If the property is in an LLC, a vesting change is needed, or a DSCR cash-out refinance may fit better, subject to program terms.

What is the highest CLTV on an investment-property line?

It is 70% CLTV, with a 700 minimum credit profile and a $500,000 maximum line. Market surveys sometimes report higher figures for equity lines in general, but those describe the wider market. The 90% tier applies only to primary residences and second homes at a 720-or-better credit profile.

Does a no-closing-cost HELOC cost nothing?

No. Some no-cost lines require keeping the line open for a period. The cost can reappear as a clawback or in pricing. Compare total cost over the time you expect to hold the balance.

Can the payment convert to fixed?

Not on these programs. Pricing floats through the draw and repayment periods, so model the payment step-up when the interest-only years end.

Does a HELOC count against my DSCR on the next purchase?

It can matter. A HELOC taken on another property adds a variable payment to your overall obligations, and lenders review that debt. Lenders also look at the source of any large deposits.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
