Top HELOC Providers After a Withdrawn Listing With a Low First Mortgage

Top HELOC Providers After a Withdrawn Listing With a Low First Mortgage

The Quick Read: No single provider is best for every owner in this spot, because the lenders that will write a line depend on how the property is used, your credit profile, the status of the listing agreement, and how much of the property you still owe. A low first mortgage gives you room under the combined loan-to-value cap, but it does not erase a listing look-back, a credit floor, or an occupancy rule. A broker that shops several wholesale lenders can match your file to the program that fits. Subject to lender guidelines, here is what matters most.

  • A withdrawn listing is off the MLS, but the listing agreement may still be live, so get it terminated in writing.
  • In six of the 16 states Lendmire serves for home equity lines (Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington), a property listed for sale or listed within the past 60 days is ineligible.
  • On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
  • Lenders size the line on your credit, debt-to-income ratio and equity, not on the rent the property earns.
  • If the property is a rental you plan to keep, a DSCR cash-out refinance may fit better than a line of credit.

What Does “Withdrawn” Actually Mean to a Lender?

A withdrawn listing is a listing status, not a loan term. It means the property is off active marketing, but your contract with the listing brokerage may still be in force. A canceled listing means the contract was terminated. An expired one means the term ran out.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A local board of Realtors makes the same distinction. Berkshire County Board of Realtors notes that a withdrawn listing can show as expired if it is not reactivated before the contract ends. A canceled listing is over for good.

Here is why that matters for borrowing. An underwriter who sees a recent listing may want proof that the agreement is dead, not just that the sign came down. No national rule sets this for home equity lines. Each lender decides, and each file gets reviewed on its own.

Key Terms Defined

Combined loan-to-value (CLTV): your first mortgage balance plus the new line’s limit, divided by the property’s value.

HELOC: a home equity line of credit, a revolving line you draw from and repay against the equity in a property.

Draw period: the stretch when you can borrow from the line, usually with interest-only payments.

Debt-to-income ratio (DTI): your monthly debts divided by your monthly income.

Look-back: a lender rule that bars or limits a loan if the property was listed for sale within a set window.

Listing agreement: the contract that gives a brokerage the right to market and sell your property.

How Do HELOC Lenders Treat a Withdrawn Listing?

They treat it as a risk signal, and the answer varies by lender. The federal consumer-finance regulator’s HELOC explainer describes a HELOC as an open-end line you borrow against repeatedly, with a draw period followed by repayment, so lenders want to know the equity stays in place.

Across our wholesale network, the underwriting steps run like this:

1. The lender checks the listing history and asks for a termination of the listing agreement. 2. It orders a valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a second valuation. A full appraisal is required on every line above $500,000, and you can ask for one at any size. 3. It computes CLTV against the program’s cap for your occupancy and credit score. 4. It tests your DTI, with a 50% maximum, or 45% for credit scores from 600 to 679, qualified on the interest-only payment at the maximum draw. 5. It reviews credit, title, vesting and property type.

The listing rule is where the network is specific. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington. A low balance and strong credit do not change that result in those six states. In the other states the network serves, the treatment depends on the lender and the documents, so ask before you apply.

For contrast, Fannie Mae’s Selling Guide requires a listed property to be off the market by the time an agency cash-out loan funds. That rule governs loans sold to that agency. A standalone line or a DSCR loan follows the lender’s own overlay instead.

Why a Low First Mortgage Helps (and Where It Stops Helping)

A low first mortgage is the main sizing lever, because it leaves more room under the CLTV cap. Lenders set the limit as a percentage of the home’s value minus what you owe. Equity alone does not set the line. The cap, the maximum line size, and your DTI can each cut it short.

Market anecdotes show how wide the spread is. In an investor discussion on BiggerPockets, members reported investment-property CLTV caps from 60% to 80%. Those figures describe the broader market, not this network. On our network, an investment-property line tops out at 70% CLTV.

Run the logic on an illustrative file. Picture an investment property whose first mortgage equals about 20% of its value, owned by a borrower with a 700-plus score. At the 70% investment ceiling, the room for a new line is about 50% of value. The $500,000 maximum line may bind before the percentage does if the property is worth a lot. The numbers are modeled, not a quote.

Two program rules catch owners by surprise. At least 75% of the line is drawn at closing, so this is not a line you open and leave empty. Pricing also floats through both the draw and repayment periods and never converts to fixed.

What Do the Network’s Programs Allow by Occupancy?

The ceiling depends on what the property is. Never carry a primary-home figure over to a rental.

Occupancy Minimum credit CLTV ceiling Max line
Investment property 700 70% $500,000
Second home 640 90% at 720+ $500,000
Primary residence 600 90% at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

Those ceilings sit at the top of each tier. Lower credit scores step down to lower CLTV caps, and a line above $500,000 is primary-residence only, capped at 75% CLTV, with a full appraisal. Primary and second-home lines offer two draw structures: a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. Every figure is subject to lender guidelines and full file review.

How Do You Find the Right Provider for Your Situation?

The best program for your situation depends on occupancy, credit, leverage, property type and listing history. Naming a single winner would mislead you. Lendmire is a mortgage broker, not a lender, and it places files with select wholesale HELOC lenders, so the match happens before you apply, not after a decline.

Provider type matters less than program fit. Large retail lenders, credit unions and online lenders each set their own overlays. Investors on BiggerPockets describe rental lines as harder to find than owner-occupied ones, with tighter DTI limits. A broker compares several lenders’ guidelines against your file, so you do not burn credit pulls on programs that were never going to fit.

Before you talk to anyone, gather these items:

  • Proof that the listing agreement is terminated, plus the date the MLS status changed.
  • A current first mortgage statement showing the balance.
  • Your credit profile and a list of every financed property you own.
  • How the title is held, since only individuals and revocable living trusts can hold title on these lines.
  • Your intended use: primary home, second home, or rental.

Which Next Step Fits Your Listing Status?

Your status What lenders may do Your next step
Withdrawn, agreement still live Often ask for termination first Cancel in writing
Withdrawn or recently listed Ineligible in six states Check your state, then wait or switch product
Agreement ended, past the window Review the file normally Apply with documents ready
Undecided about relisting Tend to focus on payoff risk Size the line with a sale in mind

Be honest about the listing on the application. Disclose the listing history your lender asks about and describe it accurately. An omitted listing that surfaces in a valuation or title review can end the file and cost you the credit pull.

Where Does the General Rule Break?

Several edge cases change the answer.

Property deeded to an LLC. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on these lines. A property in an entity needs a vesting change, or a DSCR cash-out refinance instead. This is the sharpest structural difference from a DSCR loan.

Occupancy mismatch. A line written as a primary residence assumes you live there. If you pulled the listing to rent the home out, the application has to say so, and an investment line carries tighter terms.

Property type. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural-zoned properties are not.

Relist risk. If you relist and sell, the line is paid off from the proceeds. The CFPB’s explainer also notes that a lender can act if the home’s value falls, so do not size a line to the last dollar.

Portfolio size. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary homes and second homes, foreclosure history splits by program: one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure or short sale at 4 years, while the other declines the history regardless of age. Investment files follow the 7-year foreclosure and 4-year short-sale or deed-in-lieu path.

Availability. Home equity lines run in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the DSCR footprint.

When Is a DSCR Cash-Out Refinance the Better Move?

If the property is a rental you plan to keep, a DSCR cash-out refinance often fits better. A HELOC leans on your personal credit and DTI. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. An investor with strong rent but heavy personal debt may clear DSCR where a line stalls.

The program ranges are different. Cash-out refinances top out around 75% LTV on standard rentals across most of the network, and about 6 months of seasoning is the common expectation. Most programs want around 660 credit, though a 620 floor exists in parts of the network, and 700-plus opens the strongest leverage. Reserves commonly run around 6 months of PITIA, which is principal, interest, taxes, insurance and association dues. Title can often sit in an entity, subject to program terms.

Coverage works like this. DSCR divides monthly rent by PITIA. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management and utilities sit outside the calculation.

The trade-off is that a cash-out refinance replaces your low first mortgage, while a second-lien line leaves it in place. That is a real cost when the old balance is small. Lendmire’s piece How to Qualify for a HELOC After a Withdrawn Listing With a Low First Mortgage walks through the line-side underwriting, and the complete DSCR loans guide covers the refinance side.

It is a genuine toss-up for some owners. A line keeps cheap debt in place, but it floats and may be limited by the listing look-back. A refinance gives structure, though it resets the first mortgage. Run both before you decide.

Frequently Asked Questions

Does a withdrawn listing still count as listed?

It depends on the lender. A withdrawn listing is off the MLS, but the listing agreement may still be active until it is canceled or expires. On this network, a property listed within the past 60 days is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington, so a recent withdrawal can block a file in those states.

Can a low first mortgage get me a bigger line?

It can, up to the program caps. A low balance leaves more room under the CLTV ceiling, but the maximum line, your credit tier and your DTI can still limit the amount. On an investment property the line caps at $500,000 and 70% CLTV.

Can I hold the property in an LLC and still get a HELOC?

No. Only individuals and inter vivos revocable living trusts can hold title on these lines. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance may be the better route.

What if I might relist later?

Size the line for a sale. A HELOC must be paid off when the property sells, so plan the balance against expected proceeds and keep room for a market dip. If a sale is likely, waiting may serve you better than borrowing.

Why would a lender decline me after a listing?

Often the file hits an overlay: a listing look-back, an occupancy mismatch, a credit floor or DTI above the limit. A different program, or a DSCR cash-out refinance, may fit the same property.
