Top HELOC Providers for Funding a Wedding From Home Equity

Top HELOC Providers for Funding a Wedding From Home Equity

The Quick Read: A HELOC can pay for a wedding, but no single provider is the top choice for everyone, because the right program depends on occupancy, credit profile, line size, and how title is held, which is why a broker that shops several wholesale lenders can match your file to the program.

  • The ceiling depends on the property: investment lines stop at 70% combined loan-to-value, while primary-residence and second-home lines reach 90% only with a 720 or better credit profile.
  • At least 75% of the line is drawn at closing, so the line is less flexible than a credit card.
  • Pricing floats for the whole life of the line and never converts to fixed.
  • Owners of rentals held in an LLC usually need a different tool, such as a DSCR cash-out refinance.
  • A wedding is personal spending, and the loan is secured by a house.

Why There Is No Honest Top-Provider List

Any ranked list of lenders for this purpose would be guesswork. The program that fits a couple with a primary residence and a 740 score looks nothing like the one that fits an investor borrowing against a rental. Lendmire is a mortgage broker, not a lender, so this article does not name or rank companies. It explains what these lenders look for, so you can tell which program fits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire works with a network of wholesale HELOC lenders and matches each file to a program. The best program for your situation turns on four things: the occupancy of the home, your credit score, the size of the line, and the name on the deed. The sections below cover each one.

Can You Use Home Equity for a Wedding?

Yes, the money is yours to spend as you choose, but the use is not a favored one. CNBC Select notes that approved borrowers can use the funds for nearly any reason, including a wedding. It also points out that a line lets you borrow only what you need, which suits costs that are hard to predict. The same piece cites Zola data putting the average wedding at about $36,000 in the most recent year, up from $33,000 and $29,000 in the two years before.

NerdWallet takes the opposite view. It advises against using a HELOC for a vacation, a wedding, or a car, and says mortgaging your home for expenses that don’t appreciate is probably not worth it. Both views are fair. The decision rests on whether you can repay the balance on a plan you set before the first draw.

How Underwriting Treats the Line, Step by Step

A HELOC is a second mortgage in most cases, and the lender sizes it from your home’s value. Here is the sequence.

1. Value and liens. The lender takes a percentage of the home’s value, then subtracts what you owe on the first mortgage. The CFPB’s HELOC booklet describes this method. The result is the most you could borrow.

2. Valuation. On the network’s programs, lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher combined loan-to-value (CLTV) may call for a second valuation. Every line above $500,000 needs a full appraisal. You can also request a full appraisal at any size.

3. Credit. The network’s programs set a 600 floor for primary residences, and that floor rises as the occupancy gets less owner-like: 640 for second homes and 700 for investment properties. The score comes from a single-bureau model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

4. Debt-to-income (DTI). The maximum is 50%, or 45% for scores from 600 to 679. A ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you actually borrow.

5. Draw period. At least 75% of the line is drawn at closing on the network’s programs, and later draws after that are available during the draw period. Draws pay vendors, and repayments replenish the available credit. The CFPB explains how the draw period works on HELOCs generally.

6. Repayment period. Borrowing stops and the full balance amortizes. Bankrate reports the payment can almost double when principal repayment begins. That is a trade-press claim, but the mechanic is real.

What the Network’s Programs Look Like

Across the wholesale network, the ceiling depends on occupancy. CLTV means the combined first mortgage and line, divided by the home’s value. Figures below are typical program ranges, subject to lender guidelines and full file review.

Occupancy Top CLTV Credit minimum Max line
Primary residence 90% (720+ only) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% (720+ only) 640 $500,000
Investment property 70% 700 $500,000

Those top tiers are narrow. On a primary residence, 90% CLTV applies up to $500,000 at a 720 score. At 700, the ceiling is 85% on lines up to $500,000. A 620 score drops it to 70%, and a 600 score drops it to 60%.

Lines above $500,000 are available on primary residences only. They require a 700 credit profile or better (720 on the longer-runway, five-year-draw structure), cap at 75% CLTV, and require a full appraisal. Market surveys elsewhere report higher equity-line limits for some products, but those describe the broader market, not this network.

Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw followed by a 17-year repayment. The second is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Investment lines use the 5-year structure only. Tennessee shortens both.

Both structures require at least 75% of the line to be drawn at closing. The minimum later draw is $1,000, or $4,000 in Texas on programs that state a minimum.

Who Fits Which Program

Picking a provider means matching your profile to a program, not reading a leaderboard. These are the questions that decide it.

Which home is the collateral? A primary residence gets the widest tiers. An investment property has the tightest ceiling and the highest credit floor. The investment-property route is covered in Lendmire’s piece on how an investment property HELOC works.

What is your credit profile? Each program has its own tradeline and housing-history standards. One structure wants two tradelines seasoned 12 months, or one seasoned 24. It also looks at mortgage lates across all financed properties. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history is where the two structures split sharply, so the match matters.

How big does the line need to be? The minimum is $25,000, and Michigan’s floor is $10,000. If your budget is near the average wedding cost, a line that size is a poor fit, and CNBC says a home equity product isn’t an option if you only need a small loan.

Who is on title? Title must be held by an individual borrower or a revocable living trust. Both parents or both partners need to be on the deed if both are to be liable, so settle that question before the application.

Where is the property? HELOC availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Where the General Rule Breaks

The flexibility is smaller than advertised. CNBC’s point about borrowing only what you need holds in principle. With at least 75% drawn at closing, you would carry interest on most of the line from day one. Size the line to the budget instead of to your maximum equity.

The payment can jump. The draw period is interest-only, and repayment amortizes. The true cost of a wedding line is higher than the opening payment suggests.

Renting out the house can violate the line. Renting out your home may be prohibited under the terms of your line. Selling the house generally requires paying off the line in full.

Property type can rule you out. Eligible types include single-family, 2-4 units, townhomes, PUDs, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

Listings block files. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington, a property listed for sale, or listed within the past 60 days, is ineligible.

Parents funding a child’s wedding borrow on their own home. Their credit, their DTI, and their deed decide the file. The debt is theirs.

Divorce does not cancel the debt. The line stays attached to the home and to the borrowers on it. Who pays it becomes a legal question, so treat the repayment plan as part of the wedding budget.

Rental Owners: Different Rules Apply

Investors have a tempting thought: use the rental’s equity and keep the personal house clear. The ceiling is 70% CLTV, the score floor is 700, and the line caps at $500,000. A borrower can hold at most three lines, and one with more than 15 financed properties is not eligible.

The sharpest difference from DSCR is title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on a HELOC. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility. NerdWallet notes that a DSCR second mortgage may be the best way to tap equity on a rental you rent out.

On DSCR cash-outs, the network tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better terms. Clearing 1.00 does not mean the property cash flows, because repairs, vacancy, and management sit outside the calculation. The complete DSCR loans guide walks through the full mechanics. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

The worst reason to take a rental cash-out is a personal expense. A wedding draw raises your combined lien load and cuts the equity you could use later for the next purchase or a renovation.

Use It If, Skip It If

Use a HELOC if you have a fixed budget and a written payoff plan that finishes before the repayment period starts. Use one if you have substantial equity and a credit profile at the upper tiers.

Skip it if the budget is small, if the plan is to pay minimums, or if the alternative is a smaller wedding you can fund from savings. Skip it if the collateral is a rental you may sell or refinance soon.

Key Terms Defined

HELOC: A home equity line of credit, which lets you borrow repeatedly against your equity up to a set limit.

Equity: The home’s value minus what you owe on the mortgage.

CLTV: Combined loan-to-value, which adds the first mortgage and the line together and divides by the home’s value.

Draw period: The stretch when you can borrow and repay on the line, usually with interest-only payments.

Repayment period: The stretch after the draw ends, when borrowing stops and the balance amortizes.

DSCR: Debt service coverage ratio, which compares a rental’s income to its full monthly payment.

Frequently Asked Questions

Can one HELOC cover more than one event, like an engagement party and a wedding?

Yes, if the line is large enough and you stay within the limit. The draw structure lets you pull funds at different times. The catch is that most of the line is drawn at closing, so a line sized for several events means paying interest on most of it from the start.

Does a HELOC hurt my chances of getting another mortgage?

It can, because the line adds a lien and a payment, and underwriters qualify it on the interest-only payment at the maximum draw. That can raise your DTI while you apply for a mortgage or other loans. The 50% ceiling is a hard limit, so a large line can crowd out a later purchase.

What if only one of us owns the home?

Title decides who is liable. Lenders work from the names on the deed, and who must sign depends on the state and the lender. Ask before applying, so no surprises come up at signing.

Is a HELOC better than a personal loan for a wedding?

It depends on the size of the budget and your tolerance for risk. A HELOC puts your home behind a personal expense and has an adjustable price. A personal loan usually has no collateral. For a smaller budget, the second is often the more sensible fit.

Can I use a HELOC if my rental is in an LLC?

Not directly. LLCs cannot hold title on these programs. A vesting change or a DSCR cash-out may be the workable route, subject to lender guidelines.
