Banks That Offer an Investment Property HELOC With High DTI

Banks That Offer an Investment Property HELOC With High DTI

The Quick Read: Banks and credit unions that write lines on rentals do exist, but a debt-to-income ratio (DTI) above roughly 50% rarely clears at any of them. High-DTI investors often work with wholesale lenders through a broker, or they switch to a DSCR cash-out refinance, a loan that qualifies primarily on property-level rental income covering the payment. Lendmire is a broker, not a lender, and it matches your profile to the program that fits.

  • On an investment property, the HELOC programs in Lendmire’s network reach 70% combined loan-to-value (CLTV), with lines from $25,000 to $500,000 and a 700 minimum credit score.
  • The network’s DTI maximum is 50%, tested on the interest-only payment at the full line amount.
  • Title must sit in your own name or a revocable living trust. LLC-owned rentals are not eligible for the line.
  • If personal DTI is the wall, a DSCR cash-out shifts the test from your income to the property’s rent, subject to lender guidelines.

Which Banks Offer an Investment Property HELOC With High DTI?

No single list answers this, and any list that claims to is out of date within months. What you can know is the type of lender, what each type tests, and where the ceiling sits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Many banks and credit unions do not write lines on non-owner-occupied property at all. NerdWallet says not every lender offers them, and that DTI on these lines typically runs 40% to 50%. It adds that 50% may be acceptable depending on projected rent. Bankrate lists a 50% DTI maximum for an investment property, compared with 43% on a primary home.

So “high DTI” in practice means the 43% to 50% band. Above 50%, the market thins out fast.

Here is how the lender types compare:

Lender type What it mostly tests High-DTI tolerance
Large retail banks Personal income, credit, equity Often none on rentals
Community banks, credit unions Relationship, personal income, equity Varies by institution
Wholesale HELOC lenders (via broker) Credit, CLTV, DTI, property type Up to 50% in this network
DSCR cash-out lenders Property rent vs. payment Personal DTI not the main test

The first two rows depend on where you bank and what that institution happens to want. The third row is where a broker adds value. A broker with a network of wholesale HELOC lenders can compare guidelines across many lenders instead of you calling one at a time. The best program for your situation depends on your property type, credit profile, CLTV, and how the title is held.

How Does Underwriting Treat a HELOC on a Rental?

It tests you first and the property second. Here is the sequence, start to finish.

1. Eligibility screen. The lender checks occupancy, property type, title, and state. A rental that fails here never reaches the numbers.

2. Equity check. The lender adds your first-mortgage balance to the full line limit and divides by the property’s value. That is CLTV. On an investment property in Lendmire’s network, the ceiling is 70% CLTV.

3. Credit review. Investment lines in the network need at least a 700 score. There is no lower tier for investment, and a score above 700 buys eligibility rather than extra leverage. The network uses a single-bureau score model keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

4. DTI calculation. The lender divides your total monthly debt by your gross monthly income. The new line is qualified on the interest-only payment calculated on the maximum draw, whether or not you plan to draw it all. That is a conservative test, and it is the step where high-DTI files tend to stall.

5. Valuation. Because an investment line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and you may request a full appraisal anyway. Bankrate notes that market lenders generally rely on an appraisal to set official value, so expect variation outside this network.

6. Property and file review. The lender reviews property type, title, derogatory history, and how many financed properties you hold.

Rent can help in some lenders’ hands. NerdWallet’s framing is that projected rent can influence the DTI result, and lenders that count it want it documented with leases or a rent roll. How rent is counted varies by lender and program, so ask before you assume it offsets anything.

What Does DTI Actually Include on a Rental Line?

DTI is your total monthly debt divided by your gross monthly income. Every mortgage you carry counts, including the one on the rental you want to borrow against. The new line’s payment counts too.

On this network, the line is qualified at the interest-only payment on the maximum draw. A $500,000 line is tested as if fully drawn, even if you only intend to use part of it. That is why line size is the first lever to pull.

The network’s DTI ceiling is 50%. A ratio of 45% or lower is the comfortable zone. Investment lines need at least a 700 credit score, with no lower tier, so that floor applies at every DTI level up to the ceiling. A ratio over 50% does not fit the program.

Can You Fix DTI Before You Apply?

Often, yes. Here is a labeled illustration using percentages only.

Say your DTI computes at 52% with a full-size line requested, which is over the 50% ceiling. Two changes could bring it down. First, you shrink the requested line so the interest-only payment at maximum draw falls. Second, you pay off a car loan and a credit card balance, which removes their monthly payments from the debt total. With both changes, the same file might compute under the 50% ceiling.

That illustration is a modeled example, not a promise of approval. Real results depend on your actual income, debts, and lender review. The levers are the same on any file:

  • Request a smaller line. The payment is calculated on the full amount, so a smaller limit lowers the test payment directly.
  • Pay off installment debt. DTI counts monthly payments, so retiring a loan with only a few payments left removes its full payment from the debt total while costing you little in cash.
  • Pay down revolving balances. Lower balances shrink the minimum payments the lender counts.
  • Document all income. Lenders count only what is documented, so gather leases and a rent roll for any rent you want considered.
  • Skip new credit before applying. A new car loan or card can undo the work.

How Big a Line Can an Investment Property Get?

The network’s investment lines run from $25,000 to a $500,000 maximum, at up to 70% CLTV. Run the math on your own first mortgage. If the balance already sits near 70% of value, the line has no room, no matter how good your DTI is.

Experian reports that market lenders typically cap LTV on investment-property lines at 80%. That is a market-wide statistic. On this network, an investment line tops out at 70% CLTV.

The structure is also worth knowing before you apply. Investment lines in the network use a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. The pricing floats through both periods and never converts to fixed. That is not a line you open and leave idle.

The CFPB’s HELOC booklet adds a general risk: lenders may reduce a line if the home’s value falls. Plan your cash needs around that possibility rather than treating the limit as permanent.

Where Does the General Rule Break? Edge Cases That Stop Files

The 50% DTI ceiling is not the only gate. These edge cases catch investors who thought DTI was their only problem.

LLC or entity title. The line must be held by you as an individual or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change before a HELOC is possible, or a DSCR cash-out instead. This is the sharpest structural difference between the two products.

Credit under 700. The investment floor is 700, with no lower tier. Other occupancy types in the network accept lower scores, but that does not carry over to rentals.

Property type. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Portfolio size. A borrower is limited to three lines in total. An investor with more than 15 financed properties is not eligible.

Location. These HELOC placements are available in 16 full-service states, which is narrower than Lendmire’s 41-market DSCR footprint (40 states plus Washington, D.C.) A property recently listed for sale is ineligible in some states.

When Should You Skip the HELOC Entirely?

When your personal DTI is the obstacle, the product you pick matters more than the lender you pick. A HELOC tests you. A DSCR cash-out tests the property.

Here is a decision table:

Your situation Likely path
DTI at or below 45%, 700+ credit, CLTV under 70% Investment HELOC
DTI 45%-50%, 700+ credit HELOC possible, reviewed closely
DTI above 50% Smaller line, pay down debt, or DSCR cash-out
Rental titled in an LLC DSCR cash-out (HELOC not available)
Credit below 700 DSCR cash-out, or build credit first
Leverage above the 70% CLTV investment ceiling but under 75% LTV DSCR cash-out

Each row is a general direction, not a decision. Every file is reviewed individually, subject to lender guidelines and credit approval.

How Does a DSCR Cash-Out Work for a High-DTI Investor?

DSCR stands for debt service coverage ratio, which compares the property’s monthly rent to its monthly payment. The payment in that calculation is principal, interest, taxes, insurance, and any HOA dues (PITIA). A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide covers the basics.

Across Lendmire’s wholesale network, these are typical cash-out ranges:

  • Leverage. Cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation.
  • Coverage. A ratio of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Credit. A 620 floor exists in parts of the network, most programs want about 660, and 700 or higher unlocks the strongest leverage tiers.
  • Loan size. Standard programs go up to $3,000,000, and smaller balances are available through select lenders. Above $2,500,000, the network generally holds to 30-year fixed structures.
  • Reserves. These vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and larger loans typically step up.
  • Structure. The spine is the 30-year fixed. Select lenders add 40-year terms and interest-only periods, and ARM structures exist for investors who want them.
  • Title. An LLC can hold title, subject to lender program eligibility.

Clearing 1.00 does not mean the property produces positive cash flow. The calculation compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

The tradeoff runs both ways. A HELOC keeps your existing first mortgage and adds a second lien with pricing that floats. A DSCR cash-out replaces the first lien entirely. If your current first mortgage has terms you like, replacing it has a cost. If you already carry a HELOC on the property, the cash-out has to account for paying it off, or you will carry both payments.

DSCR programs do not cover manufactured homes (single- or double-wide), log homes, or barndominiums. Those property types are not offered in the network.

Does Federal Law Cap DTI on a HELOC?

No federal rule sets a DTI cap for open-end lines. The CFPB’s ability-to-repay section governs closed-end mortgages and asks the lender for a reasonable, good-faith determination that you can repay. The 43% figure people repeat is a lender benchmark, not a federal ceiling. Each lender sets its own DTI limit, credit floor, and equity cushion, which is why the answer to which banks allow high DTI changes lender to lender.

Business-purpose treatment does not mean lenders skip underwriting. They apply their own guidelines either way.

What Should You Prepare Before Applying?

A short checklist keeps the file clean:

  • Your current first-mortgage statement and the property’s estimated value.
  • A DTI worksheet listing every monthly debt, including the mortgage on the rental.
  • Leases or a rent roll for the property, if you want rent considered.
  • Proof of how title is held (individual or revocable living trust).
  • A credit report pulled within the lender’s window.
  • Your plan for the funds.

A broker can run your numbers against several lenders’ guidelines before you apply, so a hard credit pull does not go to a lender that cannot fit your file.

Frequently Asked Questions

Is there a federal limit on DTI for a HELOC?

No. The federal ability-to-repay rule applies to closed-end mortgages and does not set a DTI cap for open-end lines. Each lender sets its own ceiling. Market sources put investment-property HELOCs at 40% to 50% DTI, and Lendmire’s network maximum is 50%.

Can rental income help me qualify with high DTI?

Sometimes. Market sources say projected rent may influence the DTI outcome, but treatment varies by lender and program. Lenders that count rent want it documented with leases or a rent roll. If rent is the strongest part of your file, a DSCR cash-out makes it the main test instead of a side adjustment.

Can my LLC take out a HELOC on a rental?

Not in this network. A HELOC here requires title in your individual name or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out, which can be structured with an LLC subject to lender program eligibility.

How much can I borrow on an investment property HELOC?

Lines run from $25,000 to $500,000, up to 70% CLTV, with a 700 minimum credit score. Your first-mortgage balance plus the full line limit must fit under 70% of value. A smaller first mortgage leaves more room for the line.

Is a DSCR cash-out better than a HELOC for a high-DTI investor?

It depends on the file. A HELOC keeps your first mortgage in place, while a DSCR cash-out replaces it and tests the property’s rent coverage instead of your personal income. If your DTI is above 50%, or the property sits in an LLC, the DSCR route usually fits better. If your first mortgage has good terms and your DTI is under 45%, the HELOC may be the better route.
