Banks That Offer a DSCR HELOC Without Tax Returns for Landlords

Banks That Offer a DSCR HELOC Without Tax Returns for Landlords

The Quick Read: Few large banks write a credit line on a rental, and the ones that do usually want your personal tax returns. A DSCR HELOC works differently: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so no traditional personal-income documentation, W-2s or personal income calculation enter the test. These lines mostly come from investor-focused lenders, and a broker that shops several wholesale lenders can match your rental to the right one.

  • A DSCR HELOC is a revolving line on a non-owner-occupied rental, written as a standalone second lien or a standalone first lien.
  • The rent must cover a stress payment on the whole line at a minimum of 1.10x, under select programs.
  • Combined leverage tops out at 70% on a second lien, subject to underwriting.
  • Lease, credit report, valuation, title and insurance are all still reviewed.
  • This program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Searching for a bank that offers this product is usually frustrating, because most banks do not write it. The reason is simple, and the next section explains it.

Do Big Banks Offer This?

Mostly no. Lofty’s investor guide notes that most major banks do not offer HELOCs on investment properties at all, and that a niche of investor-focused lenders fills the gap with lines qualified on rental income. Those lines rest on the rent rather than on your personal income.

So the useful question is not which bank. It is which kind of lender writes the product, and whether it fits your property. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders, and the best program for your situation depends on the property type, credit profile, leverage you need and how the rental is titled.

One more wrinkle: the name on the product tells you little. A bank may call its rental product a line of credit secured by investment property and refuse the word HELOC. Ask what the file requires, not what the brochure calls it.

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment. A higher number means more cushion.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value. It applies to second liens.

LTV (loan-to-value): The loan divided by value. It applies when the line is the only lien.

Draw period: The stretch when you can borrow from the line and pay interest only on what you drew.

Stress payment: A qualifying payment the lender calculates on the entire credit limit at a higher test rate. It is a test, not what you necessarily pay.

Lien position: Whether the line sits behind your first mortgage (second lien) or is the only loan on the property (first lien).

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a revolving line secured by a rental you keep. It is a market label, not a regulated product, so structures differ from lender to lender.

Across the wholesale network, the version Lendmire places comes in two forms. The first is a standalone second lien behind the first mortgage you already have. Your existing mortgage stays in place. The second is a standalone first lien on a rental with no mortgage. It is never closed with a purchase, never a third lien, and never a line on your own home or a second home.

The property must be a non-owner-occupied one-to-four-unit rental. DSCR loans are designed for investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Your LLC can stay on title. Members sign as guarantors, and a title holder who isn’t a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage. Eligibility for entity vesting is subject to program terms.

How Underwriting Treats It, Step by Step

Step 1: The rent sets the test. The file is reviewed on the rental’s income. No traditional personal-income documentation, W-2s, pay stubs or debt-to-income ratio is required. The lender still reviews a lease, a credit report, a valuation, title, insurance and any entity documents. That means less paperwork about you, but not less paperwork overall.

Step 2: Pick the rent figure. Rent is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

Step 3: Build the stress payment. The qualifying payment is principal and interest on the entire credit limit, amortized fully, at the start rate plus 2 percentage points. Taxes and insurance are not part of it. Draw only part of the line and the test still runs on all of it. A bigger line needs more rent.

Step 4: Clear the coverage floor. Minimum coverage is 1.10x: gross monthly rent divided by that stress payment. If you keep a first mortgage, confirm on the file how the lender treats that payment in its coverage calculation. The lender’s own math governs.

Step 5: Check credit and history. A second lien needs a 720 score or better. A first lien needs 700. The lender’s own credit report sets the tier. There should be no 30-day mortgage late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Step 6: Set leverage. See the tiers below.

Step 7: Value the property. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

Here is a worked picture. Say a duplex with a 720 score and a retained first mortgage seeks a second-lien line. The line can bring combined leverage up to 70% CLTV, subject to underwriting. Then the rent must cover the stress payment on the whole line at 1.10x or better. If the rent lands near 1.2x, the file clears the floor with a little room. If it lands at 1.05x, the usual fix is a smaller line, not a bigger argument. This is illustrative, and the lender’s calculation governs. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

What the Leverage Tiers Look Like

Lien Credit score Leverage ceiling Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000, to $1,000,000

These are ceilings, not offers, and they apply through select programs, subject to underwriting. A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower.

A borrower who keeps a first mortgage can take only a second lien. A first lien exists only on a rental with no mortgage. There is no second-lien tier below a 720 score.

Draw and Repayment Rules

Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The draw period runs 5 years, interest only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.

The CFPB’s HELOC booklet explains why that matters: variable-rate lines can change payments even when you borrow nothing more, and the payment can step up when repayment begins. The booklet is written for owner-occupied consumer lines, so read it for structure only. Its consumer protections don’t automatically carry over to a business-purpose investor line.

Why Tax Returns Don’t Drive the Test

A rental’s tax return can look thin on paper while the property throws off real cash. The reason is depreciation. Residential rental property is depreciated straight-line over 27.5 years, per IRS Publication 527. That deduction is not a cash cost, so strong rent deposits can sit beside a small or negative return.

Rent-based review looks at the property instead. Credit and equity still have to pass. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where the General Rule Breaks

A line that still asks for returns. Some bank lines on rentals are underwritten on personal income and credit. The product name won’t warn you.

Bank statement lines. These swap tax returns for deposits but still use credit, debt ratios and equity limits. They are a different product.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Property types. These fall outside this program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien. Single-family, PUD, townhome, two-to-four-unit and condominium properties, plus lots to 10 acres, are eligible types. The leverage tiers above govern every type.

Borrowers. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Exposure and location. One borrower can carry at most 5 loans or $2,500,000 with the program. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Within that footprint, availability depends on the property and the file.

Which Lender Type Fits Which Landlord?

Lender type Typical income test Tax returns
Large retail banks Mostly decline rental lines Usually yes
Community banks, credit unions Personal income and credit Usually yes
Investor-focused wholesale lenders Rent coverage Not part of the test

A broker does not replace those lenders. It gives you one conversation across several wholesale programs, then matches the property, rent, equity and credit to the lane that fits. You still compare the full terms. The rate and the pricing terms come with the lender’s disclosures.

HELOC, Cash-Out Refinance or Neither?

Factor DSCR HELOC DSCR cash-out refinance
First mortgage Stays in place (second lien) Replaced
Access Revolving, draw when needed One lump sum
Payment type Variable, interest-only draw Set by the loan
Fits Staged rehab or next down payment Resetting the whole first lien

If your existing first mortgage is one you want to keep, the line makes sense. If it is one you’d gladly replace, a cash-out refinance may fit better.

Who This Is Not For

Skip it if rent can’t reach 1.10x on a stress payment sized to the whole line. Skip it if you need a line on your own home, or your rental is on the excluded list. Skip it if you can’t live with a variable payment that steps up at repayment. A thin-equity or low-rent property may do better with a smaller line, a different structure or more time. Any of those paths stays subject to lender guidelines, credit approval and property review.

What to Ask Any Lender

Run through this list before you commit to any line on a rental:

  • Is the qualification based on rent or on my personal income?
  • Is the stress payment calculated on the full line or only what I draw?
  • How does the first-mortgage payment enter the coverage calculation on a second lien?
  • Does the program allow my LLC on title?
  • Is my property type, and my state, inside the program?
  • What are the draw, repayment and maturity terms?

Frequently Asked Questions

Do I need tax returns, W-2s or pay stubs?

Not for the income test on this program. It qualifies primarily on property-level rental income covering the stress payment, subject to lender guidelines. You still supply a lease, a credit report, a valuation, title and insurance, and entity documents if an LLC holds title.

Can an LLC own the rental?

Yes, on investment property, subject to program terms. The members sign as guarantors, and a title holder who isn’t a borrower signs a non-borrowing owner acknowledgment and the security instrument.

How long must I own the property first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Does drawing less lower the coverage I need?

No. The qualifying payment is calculated on the entire credit limit, so a larger line needs more rent even if you draw little later. The closing draw is also at least 80% of the line.

Is the rate fixed?

No. The rate is variable, and your payment can change. The pricing terms come with the lender’s disclosures.
