Banks That Offer an Investment Property HELOC With Fast Approval and Quick Funding

Banks That Offer an Investment Property HELOC With Fast Approval and Quick Funding

The Quick Read: No published list of banks can promise speed on this product, because the file itself drives how quickly a line moves.

Few large banks write a line secured by a rental, so the timing an investor experiences depends on valuation method, title, vesting, and document readiness. Lendmire arranges investment lines through wholesale HELOC lenders that cap leverage at 70% CLTV and commonly rely on automated valuation.

  • An investment-property line on this network tops out at 70% CLTV and $500,000, with a 700 credit score as a hard floor.
  • Lines of $500,000 or less ordinarily use automated valuation instead of a traditional appraisal.
  • The rental must be titled in an individual’s name or a revocable living trust, not an LLC.
  • Pricing floats for the life of the line and never converts to fixed.
  • Availability is limited to 16 states, which is narrower than Lendmire’s DSCR footprint. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Fast Approval” Actually Mean on a Rental Line?

Approval, closing, and funding are three separate events, and a lender can be quick at one while a file stalls at another. Underwriting, valuation, and title still follow, and each one has its own gating items.

Rentals also draw more review than a primary home. NerdWallet notes that lenders see higher default risk on rental collateral and that not all lenders offer the product at all. It also notes that multiple appraisals may be required to confirm value. The White Coat Investor adds that large national banks tend to apply stricter eligibility than smaller institutions.

That is why a published list of banks is a poor tool here. Appetite for non-owner-occupied lines changes, and the best program for your situation depends on property type, credit profile, leverage need, and how the property is titled. A broker that shops several wholesale lenders can match the file to a program that actually writes it.

How Does Underwriting Treat an Investment-Property HELOC, Step by Step?

Underwriting follows five steps: pre-screen, documents, valuation, title and lien review, and closing. The borrower controls most of the first two, since the credit profile, the deed, and the paperwork start with them. The lender controls the rest, though a clean file keeps those steps predictable.

Step one is the pre-screen. Three gates decide whether a file goes forward:

  • Credit must be at least 700.
  • Combined leverage must fit under 70% CLTV.
  • The property type and title must be eligible.

Subject to lender guidelines, each gate is a hard stop, not a pricing adjustment.

Step two is documents. Bank-style lines qualify the borrower, not the rent. Debt-to-income can run to 50% at most, and the lender qualifies the borrower on the interest-only payment calculated on the maximum draw. Documents typically include income verification, a mortgage statement for the existing first lien, proof of insurance, and a lease or rent history for the rental.

Step three is valuation. Because an investment line caps at $500,000, and full appraisals begin only above $500,000, these lines sit in the automated-valuation lane. A traditional appraisal is commonly not needed, though a borrower may request one, and a higher CLTV may call for a secondary valuation.

Step four is title and lien review. The lender checks the existing first mortgage, because that balance sets the combined leverage. Title defects, name mismatches, and payoff problems are the usual hidden snags.

Step five is closing. A line on an investment property generally carries no federal right of rescission. As Beacon Law Partners explains, the three-business-day cancellation period covers only a lien on a borrower’s principal dwelling. State law may add narrow rights of its own. Without that waiting period, the lender’s own process drives the schedule.

What Does the Network’s Investment-Property Line Look Like?

On this network, an investment-property HELOC is a standalone line in first or second lien position, up to 70% CLTV and $500,000, with a 700 minimum credit score. The structure is narrower than most investors expect from a revolving product. Lendmire brokers these through select wholesale partners, and every figure below is subject to lender guidelines and full file review.

  • Leverage: 720 and 700 both reach 70% CLTV on an investment property, so a higher score above 700 buys eligibility rather than extra leverage.
  • Line size: $25,000 to $500,000 on an investment property. Larger lines of up to $750,000 exist only on a primary residence.
  • Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment period.
  • Draw at closing: at least 75% of the line is drawn at closing, so this works more like a funded second mortgage than a card held in reserve.
  • Pricing: it floats across both the draw and repayment periods and never converts to fixed.
  • Credit report: a single-bureau score, no more than 90 days old at closing, with no rescores.
  • Bankruptcy and foreclosure: bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
  • Eligible property: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos.
  • Not offered: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agriculturally zoned property.
  • Limits per borrower: up to three lines, and a borrower with more than 15 financed properties is not eligible.
  • Availability: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

Compare that with the market. On this network the investment-line ceiling is 70% CLTV, which means at least 30% equity, and the draw window is 5 years.

Banks That Offer an Investment Property HELOC Are Selective

The practical consequence is that the lenders that write this depend on your situation. A salaried borrower with one rental, modest leverage, and a personal-name deed may find several options. A borrower with a business-heavy income profile or an LLC-owned portfolio may find almost none through a bank. A broker narrows that field by matching the scenario to a program before any application is filed.

A Worked Equity Example

The maximum line is value times 70%, minus the first-lien balance, capped at $500,000. Here is how three illustrative first-lien positions play out on the same rental:

  • First lien at 50% of value: room for a line of up to 20% of value.
  • First lien at 60% of value: room for a line of up to 10% of value.
  • First lien at 70% of value or higher: no room under the ceiling.

Because at least 75% of the line is drawn at closing, the borrower should size the line to a defined use, not a vague reserve. The line must also fit inside the 50% debt-to-income test, which counts the interest-only payment on the full draw. Actual figures depend on the lender’s valuation and your full file.

Where Does the General Rule Break?

The rule of thumb is that a bank line follows personal income and a personal-name deed. These edge cases are where it bends or snaps.

LLC vesting. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. An investor whose rental already sits in an LLC needs a vesting change or a different product. The sharper difference from a DSCR loan is covered in the table below.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Texas. Under the program’s Texas terms, the 12-day waiting period, the one-lien-at-a-time rule, and 12-month seasoning bind primary residences only. Texas investment properties are eligible as non-homestead transactions, and Texas properties are limited to 10 acres.

Primary-home line used for investing. Larger lines of up to $750,000 exist only on a primary residence, and that route allows higher leverage than the 70% CLTV investment ceiling. The home then secures an investment decision. That is a risk choice, not a technical workaround, and it triggers the cancellation rights described earlier.

Line freezes. Beacon Law Partners also covers how draw periods end and how lenders can freeze or reduce lines. A floating-price line that is mostly drawn at closing leaves less room to maneuver if terms change.

Use of funds. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Investment Line or DSCR Cash-Out: Which Fits the File?

A line fits when the rental sits in a personal name and the borrower’s own income is strong. A DSCR cash-out fits when the property’s rent carries the file, or when title sits in an entity, subject to program terms.

Factor Investment HELOC DSCR cash-out
Reviewed on Personal credit and DTI Property rent vs. payment
Top leverage 70% CLTV About 75% LTV (70% on STR)
Min. Credit 700 hard floor 620 floor in parts of network
Vesting Individual or revocable trust Entity vesting possible
Valuation Usually automated Appraisal-based
Size $25,000 to $500,000 Up to $3,000,000 on standard programs

The DSCR column deserves its own context. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Cash-out refinances commonly expect about 6 months of seasoning. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation. LLC borrowers are accepted subject to program terms.

What Moves the Timeline, and What You Control

Four items shape how a rental line moves through review. Two of them sit entirely in the borrower’s hands.

  • Documents. Gather income proof, the first-mortgage statement, insurance, and lease or rent history before applying.
  • Vesting. Confirm the deed shows you or your revocable trust before the application, not after.
  • Valuation. Lines of $500,000 or less ordinarily use automated valuation, so a valuation issue is less likely to hold up a small line.
  • Title and payoff. Name mismatches and unpaid liens are the common hidden delays. A title search before applying surfaces them early.

Key Terms Defined

Approval is the lender’s decision that your file meets its guidelines, usually conditioned on valuation and title.

Closing is the signing of the loan documents and the recording of the lien.

Funding is the release of money after closing, and on an investment-property line it follows the lender’s own process.

CLTV is combined loan-to-value, which adds the first mortgage and the new line together and divides by property value.

Draw period is the interest-only window when you can borrow against the line.

Automated valuation is a data-driven value estimate that replaces a traditional appraisal on smaller lines.

Vesting is how the deed names the owner, such as an individual, a trust, or an LLC.

Frequently Asked Questions

Can I get a HELOC on a rental owned by my LLC?

Not through this network’s investment line, because LLCs, corporations, and partnerships cannot hold title on it. A property already in an LLC needs a vesting change or a different product. A DSCR cash-out can work for entity-owned rentals, subject to program terms and lender review.

Does an investment-property line need a full appraisal?

Usually not. Lines of $500,000 or less ordinarily run automated valuation with no traditional appraisal, though a higher CLTV may call for a secondary valuation. A borrower can request a full appraisal in any case, and every line above $500,000 requires one.

What credit score do I need?

On this network, an investment-property line requires at least 700, and there is no tier below that. A 720 score reaches the same 70% CLTV ceiling, so a score above 700 does not raise leverage. Eligibility remains subject to lender guidelines and full file review.

Does a bank line count my rental income?

Bank-style lines mainly underwrite the borrower. The debt-to-income test is capped at 50% and is run on the interest-only payment at the maximum draw. A DSCR loan works differently, since it qualifies primarily on property-level rental income covering the payment.

Is a three-day waiting period required on a rental line?

The federal right to cancel covers only a lien on a principal dwelling so a rental line generally has no mandatory waiting period. State law may add narrow rights. The lender’s own underwriting and title process still determine when funds are released.
