Top HELOC Providers on One Income

Top HELOC Providers on One Income

The Quick Read: On one income, a home equity line comes down to your own documented income against the payment on the full line, your credit score, and combined leverage, so the right provider depends on your situation, and a broker that shops multiple wholesale lenders can match your file to a program instead of handing you a ranked list.

  • Your own income and debts carry the whole file, and the payment is tested on the maximum draw, not the amount you use.
  • The lender’s combined loan-to-value ceiling depends on occupancy: up to 90% on a primary residence or second home at a 720+ credit profile, and 70% on an investment property.
  • A spouse who does not earn usually does not have to be a borrower, though state law can still require a lien signature.
  • If personal debt-to-income is tight on a rental, a DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Why Do Ranked HELOC Lists Fall Short on One Income?

A ranked list ignores the variables that decide a one-income outcome. Those variables are your income, your debts, how much equity you hold, your credit tier and what the property is used for.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a scenario to the program that fits. Naming a single winner would be guesswork.

This article covers how these lenders look at a single-earner file, the structures that exist, where the usual rules break and what the decision looks like for an investor. Home equity lines through Lendmire are available in 16 full-service states, a narrower footprint than its DSCR lending.

How Does Underwriting Treat a One-Income File?

Underwriting treats a one-income file as a stack of tests. Each one uses only your numbers, and the file has to clear every one.

1. Equity and combined leverage. The lender adds the new line to every existing lien and divides by the home’s value. That ratio is combined loan-to-value, or CLTV. The cap depends on your credit tier and how the property is used.

2. Credit. The network’s lines run on a single-bureau score keyed to the primary wage earner. On one income, that is your score. The report can be no more than 90 days old at closing, and the program floor is 600.

3. Income and debt-to-income. Debt-to-income, or DTI, is your monthly debt payments divided by gross monthly income. The program maximum is 50%. For profiles from 600 to 679 the limit is 45%, and a ratio above 45% requires a 680 minimum.

4. The payment test. The lender reviews your file on the interest-only payment calculated on the maximum draw. An undrawn line still uses up qualifying room.

5. Valuation. Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. Every line above $500,000 requires a full appraisal, and you can request one on any line.

6. Title. The line has to be held by you personally or by a revocable living trust.

Because title is the last of these tests, the vesting question is worth settling early.

A Single-Earner DTI Example

Say existing debts consume 30% of your gross monthly income. The new line, tested on its maximum draw, adds another 15 points. Your ratio lands at 45%.

At a 600 to 679 credit profile, that is exactly the ceiling, with no cushion. At 680 or better, the same file has room up to the 50% maximum.

Nothing in the math changes if the line sits mostly undrawn. That is why a larger line can fail a file that a smaller one would clear.

Does Your Spouse Have to Sign?

Usually not as a borrower. Federal rules say a lender cannot require a spouse’s signature on the credit instrument if you qualify on your own for the amount and terms requested, as spelled out in Regulation B, section 1002.7.

Three exceptions matter:

  • If the file only works with a spouse’s income, the lender can require that spouse to sign. The one-income structure is gone at that point.
  • In community property states, a spouse’s signature may be required when you rely on the spouse’s separate income.
  • Under state law, a spouse may still need to sign the mortgage or deed of trust so the lender has a valid lien. That signature can be limited to granting a security interest, with no personal liability on the debt.
Structure Whose income counts Spouse owes the debt?
You alone Yours only No
Spouse as co-borrower Both incomes Yes
Spouse signs lien only Yours only No, security interest only

A lender also cannot insist that your co-signer be your spouse. Adding a second borrower helps when your income alone falls short. It hurts when the spouse’s debts and credit history come along with the income.

What Do Wholesale HELOC Lenders Actually Allow?

Ceilings depend on occupancy, and the investment ceiling is the lowest of the three. Lendmire places lines with two wholesale programs: a higher-leverage program and a longer-runway program that offers the extended draw structure. Where their terms differ, each figure applies only within its own program.

Occupancy Max CLTV Min credit Max line
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+ 640 $500,000
Investment property 70% 700 $500,000

Those are ceilings, not promises. Lower credit tiers get lower CLTV caps, and every figure is subject to lender guidelines and a full file review.

A line above $500,000 is for primary residences only. It needs a 700 credit profile or better (720 on the longer-runway program). It also caps at 75% CLTV and requires a full appraisal.

A few more structural points:

  • Lines can sit in first or second lien position, ranging from $25,000 to $750,000.
  • Primary and second-home lines offer a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines use the 5-year and 25-year structure only.
  • At least 75% of the line is drawn at closing.
  • Pricing floats during both the draw and the repayment period and never converts to fixed.
  • You can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.
  • Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural properties are not.

Market-wide, lenders advertise other figures. The network figures above are the ones that apply here.

Key Terms Defined

HELOC: A home equity line of credit is an open-end line you can borrow against repeatedly. You draw during one period and repay in a later one, as the CFPB’s HELOC overview describes.

CLTV: Combined loan-to-value adds every lien on the property, including the new line, and divides by the home’s value.

Draw period: The stretch when you can borrow, often paying interest only. Payments rise when repayment begins.

Lien versus note: The note is the promise to repay. The lien is the lender’s claim on the property if you default. A spouse can sign one without signing the other.

DTI: Monthly debt payments divided by gross monthly income.

Where Does the One-Income Rule Break?

The rule breaks in a handful of specific places.

Spouse income carries the file. If your own income cannot clear the payment test, the lender can require your spouse to sign. That makes it a two-income file, whatever you intended.

The property sits in an LLC. Lines cannot be written to LLCs, corporations, partnerships, or irrevocable, blind or land trusts. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead, subject to program terms.

The property is a rental. The investment ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. That is tighter than the owner-occupied tiers.

The draw period ends. Payments rise at the shift to repayment, and pricing on these lines never converts to fixed. A HELOC on a home that already has a mortgage is a second mortgage, and the home secures it. On a single paycheck, a payment step-up leaves less room to absorb a job change.

Prior credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, foreclosure-family history is treated differently by each program. One program counts a foreclosure after 7 years and a deed-in-lieu, pre-foreclosure or short sale after 4. The other declines the history regardless of age. Investment files follow the same 7-year and 4-year seasoning path.

How Do Different One-Income Profiles Fit?

Profile What carries the file Watch for
Salaried single earner Wage income vs. full-line payment DTI on the maximum draw
Retiree on fixed income Documented ongoing income Payment test on the full line
Owner with several rentals Personal DTI plus title Investment cap of 70% CLTV
Self-employed borrower Income documented under the program Program-specific documentation

When Does a DSCR Loan Beat a HELOC for a One-Income Investor?

A DSCR loan wins when personal DTI is the bottleneck and the property’s rent is strong. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so the review does not center on your personal DTI. Your complete DSCR loans guide walks through the full program.

Across the network, a few ranges apply:

  • On a cash-out refinance of a standard rental, leverage tops out around 75% LTV, with about 6 months of seasoning as the common expectation.
  • Coverage of 1.00 is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Most programs want a credit score around 660, with a 620 floor in parts of the network and the strongest leverage at 700+.
  • Reserves vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA, meaning principal, interest, taxes, insurance and any association dues.
  • Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).
  • The standard structure is a 30-year fixed, with interest-only periods and 40-year terms available through select lenders.
  • Holding title in an LLC works per lender program requirements.

DSCR is not the same as cash flow. It compares rent to PITIA only, so repairs, vacancy, management and capital expenses sit outside the number. Clearing 1.00 does not mean the property pays you.

Frequently Asked Questions

Can I get a HELOC if only one spouse earns income?

Yes, if the earning spouse qualifies alone on income, credit and combined leverage. The score used is the primary wage earner’s. A non-earning spouse may still be asked to sign the mortgage or deed of trust, depending on state law.

Does an unused line still count against my DTI?

It can, because the network qualifies the interest-only payment on the maximum draw, so a large undrawn line still takes room in your ratio. Sizing the line to what you need helps a tight file.

Can I use a HELOC on a rental I own through an LLC?

Not while the LLC holds title. These lines require the borrower personally or a revocable living trust to hold title. A vesting change or a DSCR cash-out, subject to program terms, is the usual alternative.

What credit score do I need on one income?

The program floor is 600, with limits that rise with occupancy: 640 for second homes and 700 for investment properties. Higher scores unlock higher CLTV tiers. Every figure is subject to lender guidelines and a full file review.

Can a HELOC on one income reach 90% CLTV?

Only on a primary residence or second home at a 720 or better credit profile, with a line of up to $500,000. Investment properties stop at 70% CLTV.
