The Quick Read: Yes, some lenders write a home equity line on a rental, and most lines are interest-only during the draw period. The lender pool is smaller than for a primary home, and the limits are tighter. Which lenders write these depends on the property, the title, the borrower’s credit and the equity left after the first mortgage. Through Lendmire’s wholesale network, the investment-property line works like this:
- Investment lines cap at 70% CLTV, with a 700 credit minimum.
- Lines run up to $500,000 on an investment property.
- The draw is 5 years interest-only, then 25 years of full amortization.
- Title must sit with an individual or a revocable living trust, not an LLC.
- Pricing floats and never converts to fixed.
Most big retail lenders pass on rental collateral. Lendmire is a mortgage broker, not a lender. It places these files with select wholesale partners and matches the scenario to the program. This piece explains how an interest-only line behaves on a rental, where it breaks, and when a different tool fits better.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Can You Get a HELOC on a Rental Property?
Yes, but expect a narrower field. NerdWallet notes that a rental line means a smaller pool of lenders and a lower borrowing limit than a primary home, because lenders treat default risk as higher on rentals. Community banks and credit unions are where many investors end up, and each sets its own appetite.
That is why a single bank’s answer tells you little. A broker that shops several wholesale lenders can see which programs accept rental collateral and which overlays apply, then match the file. The best program for your situation depends on property type, credit profile, title and how much equity you hold.
How Does an Interest-Only HELOC Work on a Rental?
An interest-only HELOC splits into two phases. During the draw period you borrow against the line and pay only the interest that accrues on the drawn balance. After the draw ends, borrowing stops and repayment begins. CBS News reports that most lines require only interest during the draw, and that structures vary a lot between institutions.
On the investment line Lendmire’s network places, the draw runs 5 years, followed by 25 years of fully amortizing repayment. At least 75% of the line is drawn at closing, so most of the balance starts accruing interest on day one. Pricing floats through both phases and never converts to fixed. Because the balance is not paid down during the draw, the principal you carry at the end of year five is the principal you start repaying.
Bankrate explains that the minimum payment during the draw equals the interest accrued that month, so it rises as you draw more. That matters on a rental. Rent stays roughly steady while the line payment moves with the drawn balance and the variable index.
What Happens When the Draw Period Ends?
The payment steps up. Interest-only becomes principal plus interest on the full balance, spread over the repayment term. The CFPB says payments are often significantly higher once repayment begins, and that some plans can require paying the whole balance when repayment starts. Read the plan contract for that clause.
Say an investor draws most of the line in year one, and the rent comfortably covers the interest-only payment alongside the rental’s carrying costs. When repayment starts, the same rent may cover the new payment at a much thinner margin, because principal now sits inside it. Build the pro forma for the repayment phase, not just the draw. If the rental needs that interest-only cushion to cash flow, the plan has a cliff in it.
Key Terms Defined
Draw period: the stretch when you can borrow against the line and pay interest only on what you drew.
Repayment period: the phase after the draw, when borrowing stops and the balance amortizes.
CLTV: combined loan-to-value, which adds the first mortgage and the line together and divides by the property value.
Interest-only payment: a payment that covers accrued interest and leaves the principal unchanged.
Vesting: how title is held, whether by an individual, a trust or an entity.
DSCR: debt service coverage ratio, which compares a rental’s income to its housing payment.
How Does a Rental Line Differ From a Primary-Residence Line?
The leverage ceiling is lower and the credit bar is higher. On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score. A 720 score reaches the same 70%, so credit above 700 buys eligibility, not leverage. Primary-residence and second-home lines reach higher ceilings, and the 90% CLTV tier exists only at a 720 or better credit profile. That tier never applies to a rental.
Experian says lenders typically cap investment-property HELOCs at 80% loan-to-value. That is a market-wide statistic. On Lendmire’s network, an investment line caps at 70% CLTV.
Line size differs too. Investment lines run from $25,000 up to $500,000, while a line above $500,000 is for primary residences only. Full appraisals begin only above $500,000, so a rental line sits in the automated valuation lane and commonly closes with no traditional appraisal. A borrower may still request a full appraisal.
How Do Lenders Qualify the Borrower?
A bank line is underwritten on the borrower, not the property. That is the key contrast with DSCR financing. A HELOC looks at personal credit, debt-to-income, equity left after the first mortgage, and the property documents. On this network the requirements run like this:
- Credit: 700 minimum on an investment property, using a single-bureau score model keyed to the primary wage earner. The credit report can be no more than 90 days old at closing.
- DTI: 50% maximum, with a ratio above 45% requiring at least a 680 score. The line is qualified on the interest-only payment calculated on the maximum draw.
- Property types: single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not eligible.
- Exposure: a borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible.
- Derogatory history: a bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure or short sale.
All of this is subject to lender guidelines and full file review.
Where the General Rule Breaks
LLC title. This is the sharpest edge. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on these lines. Title must sit with the individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead. Investors on forums describe temporary deed transfers, but moving title can raise due-on-sale and title-insurance questions. Talk to counsel before touching the deed.
No rental history. Because a line is borrower-based, a thin or new landlord file may meet different review than a seasoned one. Lendmire’s piece Banks That Offer an Investment Property HELOC for a First-Time Landlord’s Only Rental covers that case.
Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX and WA.
Texas. Texas second homes and investment properties are eligible as non-homestead transactions, and the homestead rules bind primary residences only. Texas properties are limited to 10 acres.
Availability. HELOC placement runs only through Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint.
Interest-only is not universal. Some plans put principal in the minimum, and some require an initial draw. The plan contract decides.
Which Option Fits: HELOC, Cash-Out, Home Equity Loan or DSCR?
The tools solve different problems. A line is revolving credit that you draw as needed. The others are term products.
| Factor | Rental HELOC | Cash-out refi | DSCR loan |
|---|---|---|---|
| Underwritten on | Borrower | Borrower or property | Property rent |
| Payment style | Interest-only draw | Amortizing | Fixed spine, IO available |
| Title in LLC | Not allowed | Program-dependent | Subject to program terms |
| Rate type | Floats | Varies | Fixed or ARM |
A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. That suits investors who are DTI-constrained, hold many financed properties, or hold title in an LLC. On the DSCR side, most files land at 75%-80% LTV on a purchase, and cash-out refinances top out around 75% across most of the network. Extended 40-year terms and interest-only periods are available through select lenders in the network. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted.
One caution: clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management and capex sit outside it. For the full product picture, see the complete DSCR loans guide.
Is the Interest Deductible?
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Questions to Ask Before You Apply
1. Does the line accept investment-property collateral, and at what CLTV?
2. Is the draw interest-only for the whole line, or only on the drawn balance?
3. How long is the draw, and what is the repayment term?
4. Is there a required initial draw or a minimum later draw?
5. Does title need to be in my name or a revocable trust?
6. Does the plan allow a lump-sum payoff when repayment begins?
7. Is valuation automated, or is a full appraisal required?
Frequently Asked Questions
Do all banks offer a HELOC on a rental property?
No. Experian says it is generally harder to qualify and not every lender offers one. Large retail lenders often decline, and availability changes. A broker that shops wholesale lenders can narrow the field to programs that accept rental collateral.
Is every investment-property HELOC interest-only?
No. Interest-only is a common pattern during the draw, not a rule. Some plans fold principal into the minimum payment, and some require an initial draw. The plan agreement decides. On Lendmire’s network, the investment line is interest-only for a 5-year draw.
What is the maximum leverage on a rental line?
On Lendmire’s network, an investment line caps at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. Market surveys report other figures across lenders generally, but those do not describe this network. Eligibility is subject to lender guidelines.
Can my LLC take out a HELOC on a rental?
Not on this network. LLCs, corporations, partnerships and certain trusts cannot hold title. A property already in an LLC needs a vesting change or a DSCR cash-out. Speak with counsel before moving title.
When does a DSCR loan fit better?
When personal DTI is stretched, when you hold many financed properties, or when title sits in an LLC, subject to program terms. DSCR is reviewed on property-level rental income and offers a fixed-term spine, which avoids a floating payment.
