Top Investment Property HELOC Providers With Flexible Repayment Options

Top Investment Property HELOC Providers With Flexible Repayment Options

The Quick Read: An investment-property HELOC is a revolving credit line secured by a rental, and the providers worth comparing are the ones whose draw period, repayment term, and pricing structure fit your rental’s cash flow, not the ones with the loudest advertising. The lender pool is small, because fewer lenders write lines on rentals. Lendmire is a mortgage broker, so this article names no lenders. It shows you what to compare and how the lenders in a wholesale network treat these lines.

  • On Lendmire’s wholesale network, an investment-property line caps at 70% CLTV (combined loan-to-value) and $500,000, with a 700 minimum credit score.
  • Investment lines run a 5-year interest-only draw, then a 25-year fully amortizing repayment. Pricing floats and never converts to fixed.
  • Title must sit with you personally or in a revocable living trust. LLC-owned rentals do not fit this product.
  • If the rental is in an LLC, or you need more leverage or a fixed payment, a DSCR cash-out refinance is usually the better tool.

Who Actually Writes a HELOC on a Rental?

Fewer lenders write these lines than write HELOCs on a primary home. NerdWallet reports that an investment-property HELOC is possible, but the lender pool is smaller, qualification is strict, and borrowing limits are lower than on a primary residence.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is why “top providers” lists mislead. The right lender depends on your property type, credit profile, leverage need, and how the property is titled. A ranked list ignores all four.

Here is how the provider categories compare.

Provider type Tends to suit What to verify
Large retail banks Borrowers using a primary home as collateral Whether a rental can secure the line
Credit unions Members with existing relationships Line caps, rental limits, property count
Regional portfolio lenders Local rentals with solid equity Draw length, balloon terms
Broker with wholesale network Borrowers who want several programs compared Which programs fit the scenario

A broker earns its place here because guidelines differ sharply between lenders. Lendmire shops multiple wholesale HELOC lenders and matches the file to the program, but that matching only works when the scenario fits. Lendmire’s HELOC availability covers 16 states, which is narrower than its 41-market DSCR footprint, including Washington, D.C.

Key Terms Defined

Draw period: the stretch of years when you can borrow, repay, and borrow again up to your limit.

Repayment period: the stretch after the draw ends, when borrowing stops and you pay the balance down.

Interest-only payment: a payment that covers only the interest on what you have drawn, with no principal reduction.

CLTV: combined loan-to-value, meaning all liens on the property added together and divided by its value.

Balloon: a structure that demands the whole remaining balance at once when the draw ends.

Open-end line: credit you can reuse as you repay, unlike a lump-sum loan.

What Does “Flexible Repayment” Mean on a Rental?

Flexible repayment means the payment structure bends to your cash flow rather than the other way around. In practice, you compare six features:

  • Interest-only versus principal-and-interest payments during the draw.
  • Whether principal you repay can be borrowed again.
  • How long the repayment term runs after the draw.
  • Whether the line ends in a balloon.
  • Minimum draw and minimum balance rules.
  • Whether part of a floating balance can convert to fixed.

Be realistic about what the network offers. Investment lines run one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Call it the 5/25 structure. At least 75% of the line is drawn at closing. Later draws carry a $1,000 minimum. Pricing floats through both the draw and the repayment period and never converts to fixed.

That is a long runway with no balloon, which is real flexibility. It is not a menu of options. If you need a fixed payment, this is the wrong product.

Market surveys paint a similar but looser picture. Experian describes typical draw periods of 5 to 10 years followed by a repayment period of around 20 years, and notes that some lines require the full balance when the draw ends. Read the note before you sign.

How the Draw-to-Repayment Step Works

The payment steps up when the draw ends, and a thinly covered rental feels it first. The CFPB explains that once the draw period ends, you can no longer borrow, and the lender sets a schedule to repay the full balance. Because pricing floats, the payment can move even within a phase.

Run it as a sequence. Say you close on a line and draw most of it at the start, as the 5/25 structure requires. For five years you pay interest only on the drawn balance, so the carrying cost stays low and the rental looks comfortable. In year six, principal enters the payment and spreads across 25 years. The payment rises, and that rise is the number to stress-test today.

Lenders review your file on the interest-only payment calculated on the maximum draw, with a 50% maximum DTI (debt-to-income ratio). Your personal income and debts drive that test, not the rental’s rent roll. This differs from a DSCR loan, which compares rent to the full monthly obligation (principal, interest, taxes, insurance, and HOA dues).

Two exits matter too. The CFPB’s consumer booklet notes that if you sell the home, you generally must pay off the HELOC in full. Plan the line as debt that leaves with the property, and remember that a second lien adds leverage to a rental you already own.

What Lenders Look For on a Rental Line

On this network, the investment-line underwriting picture is narrow and specific. These are typical program ranges, subject to lender guidelines and full file review.

  • Leverage: 70% CLTV on an investment property. Market surveys report that some lenders go up to 80% on rentals, though many sit below 70% (NerdWallet).
  • Credit: 700 minimum. Scores above 700 do not buy extra leverage on an investment line.
  • Line size: $25,000 to $500,000. A line above $500,000 is for primary residences only.
  • Valuation: because investment lines stay at or under $500,000, they usually run automated valuation with no traditional appraisal. You can still request a full appraisal.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not offered.
  • Title: fee simple or leasehold held by you or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
  • Exposure: up to three lines per borrower, and a borrower with more than 15 financed properties is not eligible.
  • Bankruptcy or foreclosure history: bankruptcy needs 4 years from discharge or dismissal. A foreclosure seasons 7 years, and a short sale or deed-in-lieu seasons 4.

Notice what is missing: a rent-coverage test. A HELOC leans on you personally, which suits some investors and shuts out others.

Matching the Structure to Your Strategy

Pick the repayment structure by what the money is for, not by the headline limit.

Strategy Fit Watch
Down payment on next rental Draw only what you need, repay from the new rent Payment step-up in year six
Light rehab on a hold Interest-only draw keeps carry low At least 75% of the line is drawn at closing
Short flip Interest-only suits a short hold Payoff triggered on sale
Thinly covered rental Weakest fit Vacancy still owes the payment

One honest toss-up: the interest-only draw looks more affordable, yet a fixed-term product may suit a long hold better because the payment never moves. The stronger play depends on how long you plan to keep the property and how much cushion the rent leaves.

When a DSCR Cash-Out Refinance Is the Better Tool

A DSCR cash-out refinance fits when the rental sits in an LLC, when you need more than the HELOC cap, or when you want a fixed payment. A property already deeded to an LLC needs either a vesting change or a DSCR cash-out instead of a HELOC.

Across the wholesale network, cash-out on a standard rental tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Short-term-rental collateral caps near 70% on a cash-out. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Terms start with the 30-year fixed, and 40-year and interest-only structures are available through select lenders.

Coverage works like this: 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation.

Questions to Ask Any Lender

Bring these to every conversation, whether you work with a bank, a credit union, or a broker.

1. Will you lend against a non-owner-occupied property, and is the line secured by the rental or my home?

2. How long is the draw, and how long is the repayment term?

3. Is the draw interest-only, and when does principal begin?

4. Does the line end in a balloon?

5. Can I borrow repaid principal again, and what are the minimum draws?

6. Can any part of the balance convert to fixed?

7. Does the lender accept LLC or trust title?

8. What happens if I sell or refinance?

Prepare your credit report, mortgage statement, insurance declaration, lease, and a recent valuation if you have one. Having those ready keeps the comparison honest, because lenders answer different questions differently.

Frequently Asked Questions

Can I get a HELOC on a rental property?

Yes, but fewer lenders offer one. On Lendmire’s network, an investment-property line goes up to 70% CLTV and $500,000 with a 700 minimum credit score. Title must be held by you or a revocable living trust, and the loan is subject to lender guidelines and full file review.

Is the line secured by the rental or my home?

It can be either, and the two behave differently. A rental-secured line is stricter to obtain, since investment lines carry a 700 minimum credit score and a 70% CLTV ceiling on this network. A line on your own home is easier to get, but its terms may bar renting that home out, so read them first.

Does the payment stay interest-only?

Only through the draw. On the 5/25 structure, the first five years are interest-only, then principal is added across 25 years. Pricing floats during both phases and does not convert to fixed.

Can an LLC hold the title?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A rental already in an LLC needs a vesting change, or a DSCR cash-out refinance may fit better.

Does an investment HELOC need an appraisal?

Usually not. Because investment lines stay at or under $500,000, they commonly use automated valuation. A higher CLTV may require a secondary valuation, and you can request a full appraisal.
