Top Investment Property HELOC Providers When You Need Fast Access to Equity

Top Investment Property HELOC Providers When You Need Fast Access to Equity

The Quick Read: The top investment property HELOC providers are the few lenders that will place a revolving line behind a rental, and across Lendmire’s wholesale network that investment line tops out at 70% CLTV and $500,000, needs a 700 credit profile, and must sit on a property titled to an individual or revocable trust.

  • Lenders that write lines on rentals each set their own limits, so the right fit depends on the property, the credit profile, and how the title is held.
  • On an investment property, the network ceiling is 70% CLTV. Credit above 700 does not raise it.
  • An LLC cannot hold title on these lines. A rental already deeded to an LLC needs a vesting change or a different product.
  • An investment line is a standalone first- or second-lien line with a 5-year interest-only draw and a 25-year repayment period.
  • Lines at this size commonly use automated valuation instead of a traditional appraisal. Every figure is subject to lender guidelines and full file review.

What an Investment Property HELOC Actually Is

An investment property HELOC is a revolving line of credit secured by a rental. The borrower draws, repays, and draws again during a set period. The lender sits in first lien position if the rental is free and clear, or second lien behind the existing mortgage.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

It is a niche product. NerdWallet notes that not every lender offers it and that lenders see more default risk on a rental than on a primary home. The White Coat Investor adds that large national banks tend to have stricter eligibility requirements.

That is why a list of names is the wrong tool. A broker that shops several wholesale lenders matches the file to the program that fits it. Lendmire works that way: it arranges these lines through select wholesale partners and is not the lender.

Key Terms Defined

CLTV: Combined loan-to-value, the first mortgage plus the new line, divided by the appraised value.

Draw period: The stretch of time when the borrower can take money from the line, usually paying interest only.

Repayment period: The stretch after the draw ends, when the balance amortizes with principal and interest.

Lien position: The order in which lenders get paid from the property if the loan defaults. First lien is paid before second lien.

Vesting: How the deed names the owner of the property. On these lines, vesting decides whether the file is eligible at all.

Automated valuation: A model-based value estimate used in place of a traditional appraisal.

How Underwriting Treats the Line, Step by Step

Underwriting on an investment line tests six things: the vesting of title, the borrower’s credit, the equity, the valuation, the borrower’s debt-to-income ratio, and the draw and repayment structure. Each step below can end the file on its own.

1. Vesting check. The deed must show an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

2. Credit review. The investment floor is 700. The score comes from a single-bureau model keyed to the primary wage earner, and the report must be no more than 90 days old at closing. No rescores are allowed.

3. Equity test. The lender takes the maximum CLTV, 70% on an investment property, subtracts the first mortgage and any other liens, and the remainder up to the line cap is the available line. Total equity does not matter. Room after the first lien does.

4. Valuation. Because an investment line caps at $500,000, and full appraisals begin only above that size, these lines sit in the automated-valuation lane. A borrower can still request a full appraisal. A higher CLTV may call for a secondary valuation.

5. Debt-to-income. DTI maxes out at 50%. The lender qualifies the borrower on the interest-only payment calculated on the maximum draw, not on the amount drawn at closing. That is a personal-income test, which is the main structural difference from a DSCR loan.

6. Draw and repayment. The investment structure runs a 5-year draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and later draws can follow after closing. Pricing floats through both periods and never converts to fixed.

What Separates the Top Investment Property HELOC Providers From the Rest

The top provider for you depends on your situation: the property type, the credit profile, the leverage you need, and how you hold title. Provider types differ more than individual names do.

Provider type Typical posture on rentals Fits best when
Large retail banks Often decline rentals or LLC title Rental is in personal name, strong traditional employment income
Local banks and credit unions Varies by region and branch You have an existing deposit relationship
Non-bank specialists Built for investor collateral Bank options have declined the file
Broker with wholesale network Matches the file to a program Several lenders need to be compared

A broker adds one thing a single lender cannot: comparison across guidelines. Credit floors, tradeline rules, and housing-history standards vary by program, and a file that misses one lender’s overlay may clear another’s.

The Document Pile That Keeps the File Clean

Fast access to equity is mostly a file-completeness problem. A broker cannot promise a timeline, but a borrower controls whether the file arrives complete. Gather these before applying:

  • The recorded deed showing the individual or trust as owner.
  • A trust certification, if the rental sits in a revocable living trust.
  • The current first mortgage statement showing the balance.
  • Proof of homeowner’s insurance on the rental.
  • Income documentation for the DTI test.
  • A schedule of every financed property, since exposure is counted across all of them.

Where the General Rule Breaks

The edge cases decide most investor outcomes on these lines. Here are the ones that matter.

LLC-owned rentals. An LLC cannot hold title on this line. The options are a vesting change into the borrower’s name or trust, or a DSCR cash-out refinance instead. Check with legal and insurance advisers before moving title, since a deed change can affect liability protection.

Thin equity. A rental with a first mortgage near 60% of value leaves about 10% of value under a 70% CLTV cap. A line that looks large on paper can shrink to a small one once the first lien is subtracted. Run this step before applying.

Property type. Single-family, 2-4 unit, PUD, townhome, and condominium, including non-warrantable, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Barndominiums are also outside the network’s programs.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Texas acreage. Texas properties are limited to 10 acres. Texas investment properties are eligible as non-homestead transactions.

State availability. These lines are arranged in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

Exposure and credit history. A borrower is limited to three lines, and one owning more than 15 financed properties is not eligible. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on investment files follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Line freezes. Access is only as dependable as the line’s terms. The CFPB explains that if the home’s value falls significantly, the lender may stop additional credit under the plan. Its HELOC booklet says lenders can freeze or reduce the line when value drops. A freeze can land when the investor needs liquidity most.

Investment Line vs. Primary Residence Line

An investor who owns a home and a rental will see two different tables. The investment table is the narrower one.

Factor Investment property Primary residence
Max CLTV 70% Up to 90% (720+ credit only)
Credit floor 700 600 program floor
Max line $500,000 $750,000
Valuation Automated, no traditional appraisal Full appraisal above $500,000
Draw structure 5-year draw, 25-year repayment Two structures offered

Market surveys report a 20% minimum equity requirement on investment property, per NerdWallet. On Lendmire’s network the investment ceiling is 70% CLTV, so at least 30% of the value stays untouched.

Credit above 700 does not buy more leverage on an investment line. It buys eligibility. A 700 profile and a 740 profile reach the same 70% ceiling.

HELOC or DSCR Cash-Out: The Decision

A line is the right tool when the need is staged, such as rehab draws or a down payment on the next purchase. A closed-end cash-out is the right tool when the need is one known lump sum. A cash-out refinance replaces the first mortgage, while a line sits beside it.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers the mechanics.

A few program facts matter for this comparison:

  • Across most of the network, a cash-out refinance tops out around 75% LTV on a standard rental, and about 6 months of seasoning is the common expectation.
  • On short-term-rental collateral, a cash-out stays at 70% LTV, so the standard-rental ceiling is not the same number.
  • Coverage of 1.00 is where select programs start. Stronger ratios open better pricing and leverage.
  • A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only, and repairs, vacancy, management, utilities, and capex sit outside the calculation. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

A DSCR cash-out also has no vesting problem for an LLC-owned rental, subject to program terms. That makes it the common route for investors whose title structure rules out a line. What the Decision Looks Like in Practice

Consider an investor with a rental in personal name, a 700-plus score, and a first mortgage well under 70% of value. That file fits the line. The investor draws what the rehab needs and keeps the rest open.

Now consider an investor whose rental sits in an LLC. A bank line is off the table unless the deed moves. A DSCR cash-out is the cleaner path.

Finally, consider an investor who is already at 65% CLTV. The line is tiny, since room under the cap is the only thing that counts. Waiting for appreciation or paying down the first mortgage may do more than shopping lenders.

Three questions settle most of it:

  • Whose name is on the deed?
  • How much room is left under the 70% cap after the first lien?
  • Is the need staged or one lump sum?

Frequently Asked Questions

Can a rental owned by an LLC get an investment property HELOC?

Not on Lendmire’s network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. The options are a vesting change to an individual or revocable living trust, or a DSCR cash-out refinance, which can work with LLC title subject to program terms.

What is the maximum line on an investment property?

The investment line caps at $500,000 and 70% CLTV. Larger lines up to $750,000 exist only on primary residences, require at least a 700 credit profile (720 on the longer 25-year-repayment structure), cap at 75% CLTV, and need a full appraisal. Figures are subject to lender guidelines.

Does an investment HELOC need a traditional appraisal?

Usually not on this size. Lines at or below $500,000 ordinarily run automated valuation, though a higher CLTV may require a secondary valuation. A borrower may request a full appraisal in any case.

Can the lender freeze my line?

Yes. The CFPB notes lenders can freeze or reduce a line if the home’s value falls. Pricing on these lines also floats through both the draw and repayment periods, so budget for payment changes.

Where are these lines available?

They are arranged in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Outside those states, a DSCR cash-out may be the alternative.
