The Quick Read: A rental you paid cash for can secure a home equity line, but only a narrow group of lenders will open one. Paying cash does not widen that group. It does leave the line as the only lien on the property.
- Few lenders write lines on non-owner-occupied homes, and their standards run higher than on a primary residence.
- On Lendmire’s network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, with a 700 minimum credit score.
- Approval rests on your personal credit, debt ratios, and the property’s rental history, not on the rent covering the payment.
- Corporate-style titles are a hard stop. LLCs cannot hold title on these lines.
- A DSCR cash-out refinance is the usual fallback when the personal profile or the title structure does not fit.
You will not find a ranked list of banks here, and that is deliberate. Lender appetite for this product changes often, and the lenders that write it depend on your credit, the property, and how you hold title. Lendmire is a mortgage broker that places files with select wholesale lenders, so what follows explains how those lenders think. You can then walk into any conversation knowing what to ask.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Do Banks Actually Offer a HELOC on a Rental Bought With Cash?
Yes, but the group is small. Big banks and large retail lenders mostly write equity lines on the home you live in. NerdWallet notes that not every lender offers a line on an investment property and that qualification is strict. Experian says such a line works much like a primary-home line but usually demands a higher credit score, a lower debt-to-income ratio, and stronger reserves.
The lenders that do offer it tend to be smaller or specialized. Some regional institutions write them for existing customers. Some wholesale lenders write them through brokers. Each has its own appetite for property types, leverage, and title.
Experian reports a typical market-wide cap near 80% loan-to-value. On Lendmire’s network, the investment-property line has a 700 minimum credit score and a 70% CLTV ceiling, and the ceiling does not rise with a higher score. Credit above 700 buys eligibility, not leverage.
What a Cash Purchase Changes (and What It Doesn’t)
A cash purchase changes four things. It leaves the line as the only lien, it simplifies the sizing math, it affects timing, and it makes title the first question.
Lien position. With no mortgage on the house, the line sits in first position. Lenders on our network can write a line in first or second position. A first-lien line is simpler to size because there is no balance to subtract.
Sizing. The lender takes the property’s value, applies the CLTV cap, and subtracts any existing liens. On a cash-bought house, existing liens are zero. So the line is limited by 70% of value or the $500,000 maximum, whichever is lower.
Timing. Some lenders will look at a cash-bought property soon after purchase. Others want ownership history and a tenant in place. There is no single rule. A cash-out refinance, by contrast, usually carries a seasoning requirement. Seasoning is the waiting period a lender wants between buying and borrowing against the property. On DSCR cash-out files, about six months is the common expectation across the network.
Title. This is where cash buyers get caught. Investors often buy in an LLC for liability reasons. On the investment line, only an individual borrower or a revocable living trust can hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A property already deeded to an LLC needs a title change before a line is possible, or you need a different product.
What a cash purchase does not change is the underwriting. The lender still reviews you, not just the house.
How Underwriting Treats the File, Step by Step
Here is the sequence a lender on this product works through.
1. The lender confirms it writes non-owner-occupied lines at all. Not every lender does, so this gate comes first, before any numbers get run.
2. Your credit gets pulled. On our network, the investment line has a 700 minimum with no tier below it. The lender uses a single-bureau score tied to the primary wage earner. The report can be no more than 90 days old at closing.
3. Your income and debts get tested. Maximum debt-to-income (DTI) is 50%. The lender calculates it using the interest-only payment on the maximum draw, not the amount you plan to use. That matters for borrowers who want a big line but expect to draw modestly.
4. The property gets reviewed. Eligible types include single-family, 2-4 units, townhomes, PUDs, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.
5. Value gets set. Because an investment line caps at $500,000 and full appraisals begin only above that, these files run in the automated-valuation lane. They commonly close without a traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower may request a full appraisal at any time.
6. Rental history and occupancy get checked. Lenders want evidence the property performs as a rental. For a house you just bought, that can mean a signed lease first. Expect the lender to ask for documentation of rent and occupancy.
7. Exposure gets counted. A borrower is limited to three lines in total across the network’s programs. Combined exposure across those lines is capped, at $2,000,000 on the higher-leverage program or $750,000 on the longer-runway program, depending on which one writes the loans. A borrower with more than 15 financed properties is not eligible.
Notice what is missing. Nothing in this sequence asks whether the rent covers the payment. That is the core difference from the investor loan covered later.
What the Investment Line Looks Like on Lendmire’s Network
An investment-property line is a standalone line, in first or second lien position, sized from $25,000 up to a $500,000 maximum. Lines above $500,000 exist only for primary residences.
- Draw period: five years of interest-only payments.
- Repayment period: 25 years, fully amortizing.
- Pricing: it floats through both the draw and repayment periods and never converts to fixed.
- Minimum draw at closing: at least 75% of the line is drawn when the loan closes.
- Later draws: after closing, a minimum draw of $1,000 generally applies, with Texas set higher.
That 75% rule changes how you should think about a line. Many investors picture a line as a quiet reserve that costs nothing until used. Here, most of it is borrowed on day one. If you want standby liquidity with no interest, this structure does not deliver it.
Two other guardrails apply. A bankruptcy needs four years of seasoning from discharge or dismissal. Investment files with foreclosure-family history follow a seven-year path for a foreclosure and four years for a deed-in-lieu, pre-foreclosure, or short sale. Availability is also narrower than for DSCR loans: these lines are offered in 16 full-service states, while Lendmire’s DSCR programs run across 40 states plus Washington, D.C. Every figure is subject to lender guidelines and full file review.
Key Terms Defined
HELOC: A home equity line of credit, which the Consumer Financial Protection Bureau describes as an open-end line that lets you borrow repeatedly against your equity, up to a limit.
Draw period: The stretch when you can borrow from the line. After it ends, the repayment period begins and you can no longer borrow.
CLTV (combined loan-to-value): All loans secured by the property, added together and divided by its value.
Seasoning: The waiting period a lender wants between owning a property and borrowing against it.
Delayed financing: A seasoning exception that lets a recent cash buyer refinance without waiting out the full period. The rules are program-specific, so ask each lender what it allows.
DSCR: Debt service coverage ratio. It compares the property’s rent to its full monthly obligation (principal, interest, taxes, insurance, and any association dues).
Sizing the Line: A Worked Example
Say you buy a duplex with cash and it carries no mortgage. Assume the property is valued well below the point where the $500,000 maximum matters.
- Value: the automated valuation lands on the purchase price.
- CLTV cap on the investment line: 70%.
- Existing liens: none.
- Result: the line can be sized up to 70% of value.
Now picture a pricier property. The same 70% cap would suggest a bigger line, but the $500,000 maximum binds first. At that point, extra value stops adding borrowing power.
Debt-to-income then tests the result. The lender runs your payment as interest-only on the maximum draw. A borrower with strong equity and thin income can have room on the CLTV test and still fail on DTI. Equity is only half of the file.
HELOC, Primary-Home Line, or DSCR Cash-Out?
Three routes can pull money out of a paid-off rental portfolio. Each is underwritten differently.
| Factor | Investment-property HELOC | HELOC on your primary home | DSCR cash-out refinance |
|---|---|---|---|
| Collateral | The rental | Your residence | The rental |
| Underwritten on | Your credit and DTI | Your credit and DTI | Rent vs. monthly obligation |
| Leverage ceiling | 70% CLTV (investment) | Up to 90% CLTV at 720+ | About 75% LTV on standard rentals |
| Title | Individual or revocable trust | Individual or revocable trust | LLC possible, per lender program requirements |
| Structure | 5-year draw, 25-year repayment | Draw structures vary | Fixed, with other terms available |
| Waiting period | Varies by lender | Varies by lender | About 6 months typical |
A primary-home line is an alternative worth weighing, because primary-residence lines reach higher combined leverage than the 70% CLTV investment ceiling. RentalRealEstate.com describes the same split between a line on the primary home and a line on the rental itself. The tradeoff is that your own house becomes the collateral for your investing.
The DSCR route works differently. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It suits cash buyers whose personal DTI or title structure blocks a bank line. Across most of the network, 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation.
Lendmire’s complete DSCR loans guide walks through that product in full.
Where the General Rule Breaks
The property sits in an LLC. The investment line cannot be written. Your choices are to move title to yourself or a revocable trust, or to use a DSCR cash-out instead. Moving title can have liability and insurance consequences, so think it through first.
The house is vacant or just bought. Lenders that want rental history may pause until a lease is in place. A line may be possible sooner at some institutions and not at others.
The property is listed for sale. A property listed for sale, or listed within the past 60 days, may be ineligible, and the rule varies by state and lender, so ask before you apply.
The property type is out of scope. Manufactured homes, log homes, and barndominiums fall outside these programs, and they are also not offered under the DSCR programs.
Your profile is thin. The investment line has a 700 credit minimum with no tier below it, and the DTI ceiling is 50%. A score under 700 or a ratio above 50% ends the file on this product. Borrowers with several financed properties also have those loans counted against them in the housing-history review.
You expected a fixed payment. Pricing floats and the line never converts to fixed. Lenders may also freeze or reduce a line if the home’s value falls, according to the CFPB’s HELOC booklet, and a line generally must be paid off if you sell.
You want an early-exit tool. Because most of the line is drawn at closing, this is not a cheap standby reserve. A cash-out refinance replaces the loan outright and accrues interest from the start as well. The two products are not interchangeable, but both start the meter early.

How to Approach a Lender
Preparation separates an answer from a runaround. Bring documents first, then ask questions.
Documents to bring:
- Recent income documentation for every borrower on the loan.
- A current schedule of your properties, balances, and rents.
- The lease for the rental, if it is tenanted.
- The deed or title evidence showing how the property is vested.
- Reserve statements for your liquid accounts.
Questions to ask any lender:
- Do you write lines on non-owner-occupied properties?
- Is the property eligible, given its type and any listing history?
- What CLTV and credit score do you require on an investment line?
- Do you want a lease and rental history before you will consider it?
- How much of the line is drawn at closing?
- Does your pricing float for the whole term?
- Can the property be held in my current vesting?
A broker can ask these across several wholesale lenders at once. That is the practical advantage: one conversation compares programs instead of one institution’s answer.
Because lender availability changes, treat any list of banks you find online as a starting point, not a fact. Ask the question fresh each time.
Frequently Asked Questions
Can I get a HELOC on an investment property I bought with cash?
Sometimes. A few lenders write lines on rentals, and a cash-bought property has no first mortgage, so the line would be the only lien. You still need to meet the lender’s credit, DTI, and rental-history standards. On Lendmire’s network, an investment-property line requires a 700 minimum credit score and caps at 70% CLTV. Every figure is subject to lender guidelines.
Do I have to wait after buying with cash before I can open a line?
It depends on the lender. A cash-out refinance typically has a seasoning requirement, while some lenders will consider a line sooner on a cash-bought property. Delayed financing is a seasoning exception for recent cash buyers who want a refinance. Ask each lender what it allows and what documentation it wants.
Can my LLC take out an investment-property HELOC?
No. On the investment line, only an individual or a revocable living trust can hold title. Corporations, partnerships, and irrevocable, blind, or land trusts cannot. If your property sits in an LLC, a DSCR cash-out refinance may fit better, depending on program guidelines.
Is a HELOC a DSCR product?
No. A HELOC is underwritten on your personal credit and DTI. That is why investors who fail a bank’s DTI test often move to the DSCR route.
What if I want more than $500,000 out?
The investment line stops at $500,000. Lines above that are for primary residences only. A DSCR cash-out refinance is sized differently, with standard loan sizes running up to $3,000,000 on standard programs (smaller balances available through select lenders).
