Top Investment Property HELOC Providers With Limited Home Equity

Top Investment Property HELOC Providers With Limited Home Equity

The Quick Read: Lendmire is a mortgage broker, not a lender, so this piece does not rank companies. The right provider depends on your property, credit profile, and how much equity is left after your first mortgage. Across the wholesale network Lendmire works with, investment-property equity lines cap at 70% combined loan-to-value, so limited equity usually means a small line or none at all.

  • Eligibility on an investment line starts at a 700 credit minimum, and the maximum line is $500,000.
  • The line only covers the gap between that cap and what you already owe, so a thin cushion shrinks it fast.
  • Title must sit with an individual or a revocable living trust, which rules out LLC-held rentals.
  • Lines are standalone, in first or second lien position, and the draw is interest-only for five years, followed by a 25-year fully amortizing repayment.
  • If the cap leaves nothing, the realistic paths are waiting, using equity in another property, or a rent-based refinance.

How a Limited-Equity Investment HELOC Works

A HELOC is an open-end line you can borrow against repeatedly. The federal consumer-finance regulator explains that you draw up to a limit during a draw period, then move into repayment, often scheduled over ten or 20 years. Borrowable equity is the property’s value minus what you owe.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

You generally cannot borrow all of that equity. A combined loan-to-value cap applies, and the line fills only the space between the cap and your existing balance. On an investment property, the network’s ceiling is 70% CLTV. That is lower than the leverage many primary-home borrowers see. NerdWallet says lenders see higher default risk on rentals because borrowers tend to protect their own residence first.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property added together and divided by its value.

Draw period: The stretch when you can borrow from the line, paying interest only on this network’s investment product.

Second lien: A loan that sits behind your first mortgage in repayment priority.

Vesting: The legal form in which you hold title, such as an individual name or a trust.

Automated valuation: A data-driven estimate of value used in place of a traditional appraisal.

What Counts as Limited Equity?

Limited equity means the cap leaves little room above your first mortgage. Run the arithmetic in percentages. At a 70% CLTV ceiling, an owner whose first mortgage already sits near 65% of value has about five points of value to work with. An owner at 50% has twenty points. An owner at 70% or higher has nothing to borrow against.

Two things shrink the number further. Credit matters, because 700 is a hard floor on an investment line and no tier sits beneath it. Valuation matters too, because lenders can revise value downward, and the federal consumer-finance regulator’s HELOC booklet notes lenders may reduce a credit line if the home’s value falls. A thin cushion is the first thing a softer market erodes.

How Underwriting Treats the File, Step by Step

Programs in the network follow a consistent sequence.

1. Eligibility screen. Property type, vesting, state, and credit are checked first. Lines are available only in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint.

2. Equity math. Value, first-lien balance, and the 70% ceiling define the maximum line. Nothing downstream can enlarge it.

3. Valuation. Because an investment line tops out at $500,000, and full appraisals begin only above that, the file runs on an automated valuation and commonly closes with no traditional appraisal. A borrower may still request a full appraisal.

4. Income and debt. Maximum DTI is 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. Unlike a DSCR loan, this looks at the borrower’s personal profile.

5. Credit review. The score model is single-bureau, keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

6. Draw structure. At least 75% of the line is drawn at closing, and pricing floats through the draw and repayment periods without converting to fixed.

That last point deserves attention. A line that is mostly drawn on day one behaves less like a flexible reserve and more like a variable-pay second mortgage. The payment also lands on top of your first mortgage, which lowers whole-property rent coverage.

Structures and Variations

Lines on the network are standalone and can sit in first or second position. Investment lines run a single structure: a five-year interest-only draw followed by a 25-year fully amortizing repayment. Primary residences and second homes offer two draw structures, but rentals do not share that choice.

Line size runs from $25,000 to $750,000 overall, but an investment line stops at $500,000 and 70% CLTV. Any line above $500,000 is limited to primary residences, requires a full appraisal, and caps at 75% CLTV. After closing, the minimum subsequent draw is generally $1,000, with Texas at $4,000.

Property types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Exposure limits apply as well: a borrower can hold three lines, and one who owns more than 15 financed properties is ineligible.

Where the General Rule Breaks

LLC-held rentals. Title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

The primary-home line. An owner can sometimes borrow against a primary residence to fund a rental. Primary-residence lines can reach a ceiling of 90% CLTV, but only at a 720-or-better credit profile, while an investment line stops at 70% CLTV regardless of score. The tradeoff is real, since the home becomes the collateral at risk. The CFPB warns that falling behind could mean losing the home. Some line terms also restrict rental use, so confirm allowed uses before drawing.

Small lines. Some plans set a minimum initial draw or balance. When the cap leaves only a sliver of room, the line may fall under the program’s $25,000 floor and not be worth opening.

Keeping a low first mortgage. A second lien lets you leave a favorable first mortgage untouched. But the blended result depends on how much you borrow and for how long, and a floating second can erode what you saved. For larger sums, compare against refinancing the whole stack.

Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. Investment files follow a seven-year path for foreclosure and four years for a deed-in-lieu, pre-foreclosure, or short sale.

HELOC or DSCR Cash-Out: Matching the Profile

Most thin-equity investors face a choice between a small line and a different product. The table lays out the common profiles.

Your situation Likely path Main tradeoff
Individual title, modest cushion under 70% CLTV Small investment line Floating payment, mostly drawn at closing
Cushion gone, rent covers the payment DSCR cash-out refinance Reprices the whole balance
Rental held in an LLC DSCR cash-out refinance Vesting change is the other route
Substantial equity in your primary home Primary-residence line Home becomes the collateral
Score under 700 Rent-based refinance or wait Different qualification lens

The DSCR route qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out refinances top out around 75% LTV across most of the network on standard rentals, and about six months of seasoning is the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation. Lendmire’s complete DSCR loans guide covers the qualification mechanics in full.

Preparing the File Before You Apply

Order matters more than volume. Start with the items that decide eligibility, then move to the paperwork.

  • Confirm how title is held and whether a trust or individual name is possible.
  • Pull your own credit and check it against the 700 floor, remembering lenders use a single-bureau report no older than 90 days.
  • Estimate current value and subtract all existing liens to see whether a gap exists under 70%.
  • Gather income documentation, since DTI up to 50% is reviewed on the borrower, not the rent roll.
  • Decide the purpose of the funds before you draw. A down payment on the next rental, repairs, and reserves each change how much you need.

If the gap is too small, paying down the first mortgage or waiting for value to rise are legitimate moves. Lowering the first-lien balance widens the gap dollar for dollar.

Risks Worth Sizing

Floating pricing is the headline risk, since the line never converts to fixed. The CFPB notes HELOCs typically carry adjustable rates and payments that vary with the balance. A line can also be reduced if values fall, and it is generally due in full on sale. Thin equity magnifies all three.

Frequently Asked Questions

Can I get a HELOC on a rental with very little equity?

Rarely, and only a small one. The network’s investment ceiling is 70% CLTV, so the line equals whatever room remains between that cap and your current liens. If that room falls under the $25,000 minimum line, there is nothing to open.

Which providers write investment-property lines?

That depends on property type, credit, vesting, and state, not on a ranking. Lendmire works with a network of wholesale HELOC lenders and matches the scenario to a program. Lines are available only in Lendmire’s 16 full-service states.

Can an LLC borrow against its rental?

No. Title must be held by an individual or a revocable living trust. An LLC-owned rental needs a vesting change, or a DSCR cash-out refinance subject to program terms.

Will I need an appraisal?

Usually not. Investment lines cannot exceed $500,000, and full appraisals begin above that size, so most files run on an automated valuation. A higher CLTV can trigger a secondary valuation, and you may request a full appraisal.

What if my score is below 700?

A 700 credit minimum applies to investment lines, with no tier beneath it. A rent-based refinance can follow a different credit path, with most programs wanting around 660 and a 620 floor in parts of the network.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
