The Quick Read: The lenders that write these lines depend on your property, credit and equity, so no single name fits every file. A DSCR HELOC is a revolving line on a rental that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire is a mortgage broker that shops a network of wholesale lenders and matches your rental to the program that fits.
- It is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
- The rent qualifies the line at a minimum 1.10x coverage, so the file needs no tax returns, W-2s or personal income calculation, subject to lender guidelines.
- Second-lien leverage reaches 70% CLTV at a 720 credit score or better, through select programs.
- Your LLC can stay on title, and the line can run to $500,000 on a second lien.
- The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Why There Is No Honest “Top Providers” List
Rankings of lenders sound useful. They mislead, because the right program depends on your situation: property type, credit profile, how much equity you want, and how the rental is titled. A list can’t see your file.
A broker answers this differently. Lendmire works with a network of wholesale DSCR HELOC lenders and does not lend itself. The job is to read your file, then match it to the lender whose guidelines fit. This article gives you the mechanics so you can judge any provider, including the ones a broker brings you.
Big banks and large retail lenders often skip rental collateral. Many home equity lines are built for owner-occupied homes, and some lines restrict renting the home out. The federal HELOC pamphlet hosted by USPS FCU warns that renting out your home may be prohibited under a line’s terms. That is why the lender pool for rentals is narrower, and why rent-based programs exist.
What Is a DSCR HELOC?
A DSCR HELOC is a home equity line of credit on a rental, qualified on the property’s rent instead of your personal income. DSCR means debt service coverage ratio: the rent divided by the payment the lender tests. A HELOC is open-end credit. As the CFPB explains, you borrow against equity during a draw period, then repay during a repayment period.
Here is the structure on the programs we place files with:
- Second lien: a standalone line behind the first mortgage you keep. Your existing first mortgage stays untouched.
- First lien: a standalone line on a rental that has no mortgage.
- Never: a third lien, a line closed together with a purchase, or a line on your own home or a second home.
That second-lien structure is the point for many landlords. You reach equity without refinancing a first mortgage you may want to keep.
How Does Underwriting Treat Rental Income?
Underwriting runs in a set order. Rent qualifies the line, and the file still documents plenty. Here is the sequence.
1. Collateral check. The rental must be non-owner-occupied, one to four units. Single-family, PUD, townhome, two-to-four units and condominiums are eligible property types.
2. Rent figure. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.
3. Coverage test. Gross monthly rent is divided by the qualifying payment. That payment is a fully amortizing payment on the entire credit limit at a stressed start rate, so it is tested on the whole line, not just what you draw. Taxes and insurance are not part of it. The minimum is 1.10x. How the lender treats the first-mortgage payment on a second lien varies, so confirm that on the file. The lender’s own calculation governs.
4. Equity and leverage. The CFPB’s HELOC booklet describes the usual method: take a percentage of appraised value, then subtract what you owe. The tiers below apply that logic.
5. Credit and history. The lender’s own credit report sets your tier. No 30-day mortgage late in the last 12 months. At least 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
6. Valuation and title. See the valuation section below.
“Qualified on rent” does not mean undocumented. The lease, the credit report and the valuation are all reviewed. What you skip is the tax return, W-2 and personal income calculation, subject to lender guidelines.
Key Terms Defined
CLTV: combined loan-to-value. Your first mortgage balance plus the new line, divided by the property’s value.
LTV: loan-to-value. The loan divided by value, used here for a first lien with no other mortgage.
Lien position: your place in line for repayment. A first lien is paid first. A second lien is paid after the first mortgage.
Draw period: the years you can borrow from the line. Here it is 5 years, interest-only on the drawn balance.
Repayment period: the years after the draw period, when the balance amortizes. Here it is 25 years, with a 30-year maturity.
Form 1007: the appraiser’s market rent schedule for a single-family rental. Form 1025 covers two-to-four-unit properties.
What Leverage Can You Reach?
Leverage depends on lien position and credit score. These are ceilings, not offers, through select programs and subject to underwriting.
| Lien | Credit score | Max leverage | Line size |
|---|---|---|---|
| Second | 720+ | 70% CLTV | $50,000–$500,000 |
| First | 740+ | 75% LTV | Up to $500,000 |
| First | 700–739 | 70% LTV | Up to $500,000 |
| First | 720+ | 65% LTV | Above $500,000 to $1,000,000 |
A few notes on the table. A second lien needs a 720 score, and a first lien needs at least 700. A borrower who keeps a first mortgage can take only a second lien, so a 700 to 719 score leaves that borrower with no cell on this lane. First liens exist only on rentals with no mortgage. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.
Picture a rental worth $400,000 with a first mortgage you want to keep. At 70% CLTV, the first mortgage plus the new line cannot exceed 70% of value. Whatever room is left after the first mortgage is the most the line can be. The lender’s calculation governs the exact amount.
How Do Draws and Repayment Work?
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.
The draw period is 5 years of interest-only payments on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable. The rate and the pricing terms come with the lender’s disclosures.
That draw structure matters for planning. This is not a line you open and leave idle. If you want a small cushion drawn over time, confirm the draw rules before you apply.
What Does the File Need? (Valuation, Title, Seasoning)
Valuation depends on line size. Lines to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.
Title work scales too. A first lien and any second lien above $400,000 take a full title policy. Smaller second liens use an owner-and-encumbrance report. Hazard insurance covers both liens, with flood coverage where required.
Seasoning is the waiting period before you can borrow. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
There are no reserves and no cash to close required, subject to underwriting. Exposure caps at 5 loans or $2,500,000 per borrower with the program.
Where Does the Rule Break? Named Edge Cases
LLC title. Many bank HELOC desks only lend on personally titled property. Under this program, vesting in your LLC is allowed on investment property. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
Property types that fall outside. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use are out. So is a property listed for sale in the prior 2 months, or one with a solar lien. Lots up to 10 acres are fine.
Borrower status. US citizens, permanent residents and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.
Rent that doesn’t cover. If the rent falls short of 1.10x on the full-line stress payment, a smaller line may fit. A DSCR cash-out refinance may suit better.
Fewer bank options. When HELOC desks decline, the usual pivot is a closed-end second or a rent-based second.
DSCR HELOC vs. the Alternatives
Terms get mixed up in search results. Here is how the options differ in structure.
| Product | Reviewed on | Keeps your first mortgage? | Draws |
|---|---|---|---|
| DSCR HELOC (second lien) | Rent | Yes | Revolving |
| Personal-income investment HELOC | Your income, DTI | Yes | Revolving |
| DSCR cash-out refinance | Rent | No, replaced | Lump sum |
| Home equity loan | Varies by lender | Yes | Lump sum |
The personal-income version follows bank rules: credit, income and DTI. A cash-out refinance replaces your first mortgage, which matters if yours is one you want to keep. The primary-residence HELOC is a different, owner-occupied product, and this line is never offered on an owner-occupied home.
Who It Fits, and Who It Doesn’t
It fits if you:
- Own a one-to-four-unit rental with equity and a lease in place.
- Want to keep a first mortgage you like.
- Are self-employed, or hold several properties, and your tax returns understate cash flow.
- Hold the rental in an LLC and want it to stay there.
- Have a credit score of at least 720 for a second lien, or at least 700 for a first lien on a rental with no mortgage.
It does not fit if you:
- Want to borrow against your own home or a second home.
- Own in a state where the program is not offered. It is offered in Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington, which is every state Lendmire is licensed in except Tennessee.
- Need only a small amount at your own pace, since most of the line is drawn at closing.
- Hold a foreign-national or ITIN profile.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
How to Screen Any Provider
Ask every provider these questions before you apply:
1. Is the line a standalone second lien, a first lien, or something else?
2. Is the coverage test run on the full credit limit or only on the drawn balance?
3. How does the lender treat the first-mortgage payment on a second lien?
4. Can the rental stay in my LLC?
5. How much must be drawn at closing, and what is the minimum later draw?
6. Which valuation applies at my line size?
7. What property types and states are excluded?

Frequently Asked Questions
Can I get a HELOC on a rental with no personal income?
The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation: no W-2s or personal income calculation. The lender still reviews your lease, credit report and valuation.
Does the LLC have to come off title?
No. Vesting in your LLC is allowed on investment property under this program. The members sign as guarantors, and the borrowers on the line need not be the borrowers on the first mortgage.
How long must I own the rental first?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Can I borrow against my own home with this program?
No. It is never offered on an owner-occupied home or a second home. It applies only to non-owner-occupied one-to-four-unit rentals.
What is the difference between this and a cash-out refinance?
A second-lien line sits behind your existing first mortgage, so that loan stays in place. A cash-out refinance replaces the first mortgage with a new one. Which fits depends on what your first mortgage looks like and how much equity you need.
