Top Investment Property HELOC Providers With Interest-Only Payment Options

Top Investment Property HELOC Providers With Interest-Only Payment Options

The Quick Read: Interest-only equity lines on rentals are a narrow product, and the investment lines Lendmire brokers through select wholesale lenders run a five-year interest-only draw, then a 25-year amortizing repayment, with at least 75% of the line drawn at closing, subject to lender guidelines. The right provider depends on your property, credit, equity, and how you hold title. A broker that shops several wholesale lenders can match the file to a program, which is more useful than a ranked list of names.

  • Investment lines in the network require a 700 credit score and cap at 70% CLTV on an investment property, with lines from $25,000 to $500,000.
  • Pricing floats during the draw and the repayment period and never converts to fixed.
  • An LLC cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
  • The payment steps up when the draw ends, so test the repayment phase before you borrow.
  • A DSCR cash-out refinance is the usual alternative when the property sits in an entity or the line is too small. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What Does Interest-Only Mean on a HELOC?

Interest-only means the minimum payment during the draw period covers accrued interest and nothing else. The balance does not fall unless you pay principal on your own. Bankrate explains that the minimum payment equals accrued interest and rises as you draw more, because the same pricing applies to a larger balance. It also cautions borrowers to proceed carefully when the collateral is an investment property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Interest-only is a term of the contract, not a rule of every HELOC. Some plans fold principal into the minimum payment. That is why the first question to ask any provider is how the minimum payment is built.

Draw lengths vary across the market. Experian describes a draw period of often 10 years, with only interest due on what you borrow. That is a market-wide description. On investment lines in Lendmire’s network, the draw is five years, followed by 25 years of fully amortizing repayment.

Key Terms Defined

HELOC: A revolving line of credit secured by real estate, with a draw period followed by repayment.

Draw period: The stretch when you can borrow against the line and the minimum payment is interest on the drawn balance.

Repayment period: The stretch after draws stop, when principal and interest are both due.

CLTV: Combined loan-to-value, which adds every loan on the property and divides by its value.

Automated valuation: A data-based property value estimate used instead of a full appraisal.

DSCR: Monthly rent divided by the full monthly obligation on a property, including principal, interest, taxes, insurance, and HOA dues.

Who Actually Writes These Lines?

Equity lines against non-owner-occupied property are a narrow corner of the market. Large retail lenders, credit unions, and digital lenders each treat rentals differently. Some will not touch them. Others cap unit counts or limit the states they serve.

That is where a broker earns its place. Lendmire works with a network of wholesale HELOC lenders and matches the property, the equity, and the credit profile to the program that fits. The best provider for your situation depends on several things:

  • Whether the property is in your own name or an entity.
  • How much equity sits in the property after the first mortgage.
  • Credit profile and debt load.
  • How many financed properties you already own.
  • The property type and unit count.
  • State availability.

Lendmire’s HELOC placements run in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint, which covers 40 states plus Washington, D.C. If your rental sits outside those 16 states, the DSCR route may be the practical one.

How Underwriting Treats an Investment Line, Step by Step

An investment HELOC is underwritten on the borrower, not on the rent. The property is the collateral. The borrower’s credit, debt load, and equity decide the file. Here is the sequence.

1. Eligibility screen. The property must be a single-family home, a 2-4 unit building, a PUD, a townhome, or a condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

2. Vesting check. Title must sit with an individual or an inter vivos revocable living trust.

3. Credit review. The investment minimum is 700. A single-bureau score keyed to the primary wage earner is used, and the report cannot be more than 90 days old at closing.

4. Leverage test. The ceiling is 70% CLTV on an investment property. Scores of 700 and 720 both reach that same cap, so a higher score buys eligibility rather than extra leverage.

5. Valuation. Because an investment line tops out at $500,000, it normally runs on an automated valuation with no traditional appraisal. A borrower can still request a full appraisal. A recently renovated property may be a good reason to ask for one.

6. Debt-to-income test. Maximum DTI is 50%, tested on the interest-only payment calculated on the maximum draw. It is not tested on the amount you plan to use.

7. Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure-family history on investment files follows the 7-year and 4-year seasoning path: seven years for a foreclosure, four for a deed-in-lieu, pre-foreclosure, or short sale.

Step six deserves close attention. A line sized for the maximum draw is qualified as if you borrowed all of it. Size the line for the need, not for the largest figure the equity allows.

What the Structure Looks Like

Investment lines run one structure only: a five-year interest-only draw and a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. That makes the product behave more like a mostly funded interest-only loan than a flexible card.

Primary-residence and second-home lines in the network also offer a shorter option, a three-year draw with a 17-year repayment. That option does not apply to investment properties. Whichever structure applies, pricing floats and never converts to fixed. Subsequent draws after closing carry a $1,000 minimum in most states, and Texas sets it at $4,000. A line can sit in first or second lien position, and it can be as small as $25,000.

Where the General Rule Breaks

LLC-held property. An LLC, corporation, partnership, or land trust cannot hold title on these lines. Neither can an irrevocable or blind trust. A rental already deeded into an entity needs a vesting change, or it belongs in a DSCR cash-out refinance instead. Moving title can affect insurance, the existing mortgage, and liability protection, so weigh those before you change vesting.

Portfolio size. A borrower is limited to three lines in the network, and a borrower who owns more than 15 financed properties is not eligible. Past that limit, the DSCR route is the alternative to consider.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Texas. Texas investment properties are eligible as non-homestead transactions. The homestead rules that bind a Texas primary residence do not apply to a rental.

Credit just under the line. The 700 floor is firm for investment files. A borrower at 680 may qualify for other products but not for an investment HELOC.

Ineligible property types. Manufactured homes, log homes, and barndominiums fall outside the network’s programs altogether. They are not offered.

What Happens When the Draw Ends?

The payment steps up. When the draw stops, principal joins interest, and the full balance begins to amortize over 25 years on an investment line. The CFPB notes that payments are often significantly higher in repayment and that some plans can require the full balance when repayment begins. Its HELOC brochure adds that plans differ on minimum draws, initial draws, and whether principal sits inside the minimum payment.

Model the repayment phase before you sign. Take the rent on the property, divide it by the full monthly obligation with the amortizing payment included, and see whether the coverage ratio still holds. A property that covers its interest-only carry with room to spare can sit close to 1.0x once principal is added. Clearing a coverage test is also not the same as producing positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside that math.

Variable pricing adds a second moving part. The payment can change with the market and with your balance, even when you draw nothing new.

HELOC or DSCR Cash-Out: Which Fits?

Choose the HELOC when you hold the property personally, have strong credit, and want a modest, mostly drawn line. Choose a DSCR cash-out refinance when the property sits in an entity, the portfolio is larger, or you want the file judged on the property’s rent. Lendmire’s complete DSCR loans guide covers the full mechanics.

Factor Investment HELOC DSCR cash-out
Underwritten on Borrower credit and DTI Property rent vs. payment
Max leverage 70% CLTV Around 75% LTV
Entity title Not allowed Possible, program-dependent
Credit floor 700 Often around 660; 620 in parts
Loan size $25,000 to $500,000 Up to $3,000,000 on standard programs
Structure 5-yr IO draw, 25-yr repay 30-year fixed spine

A DSCR loan can be held in an LLC, subject to lender program eligibility. Most DSCR cash-out files expect about six months of seasoning, and many select programs start at a 1.00 coverage ratio. Stronger ratios open better terms and leverage. Reserves vary by lender, leverage, and loan size, commonly around six months of PITIA. Pulling out more cash means taking on a larger permanent loan, so the choice is about the borrower’s situation, not a ranking of products.

What to Prepare Before You Ask

  • Confirm how the property is titled, and whether a vesting change is realistic.
  • Know your first-mortgage balance and a reasonable value estimate, so you can see CLTV before a lender does.
  • Pull your credit and check the 700 floor.
  • Decide the line size by need, remembering DTI is tested on the maximum draw.
  • Run the repayment-phase coverage ratio against the rent.
  • Check state availability and whether the property is currently listed.

A reasonable next step is to decide first whether the property is staying in your name. That one answer separates HELOC files from DSCR files.

Frequently Asked Questions

Can I get an interest-only HELOC on a rental property?

Yes, through select lenders, though the field is thin. In Lendmire’s network, investment lines run a five-year interest-only draw and a 25-year repayment. They require a 700 credit score and cap at 70% CLTV on an investment property. Availability depends on the state and the file, and every figure is subject to lender guidelines.

Do I need an appraisal?

Usually not. Investment lines cannot exceed $500,000, and lines at or below that size ordinarily run an automated valuation. A higher CLTV may call for a secondary valuation. You can also request a full appraisal, which can make sense after a renovation.

Can an LLC hold the line?

No. A property already deeded into an LLC needs a vesting change, or a DSCR cash-out refinance may fit better.

Why does the payment jump later?

The draw ends and amortization begins. Interest-only payments cover accrued interest, so the balance stays flat until repayment starts. The full balance then amortizes over 25 years, and pricing keeps floating.

How much must be drawn at closing?

At least 75% of the line on investment lines in the network. The line is closer to a mostly funded interest-only loan than a flexible card, so size it with that in mind.
