Top Bank Statement HELOC Providers for an Earnest Money Deposit

Top Bank Statement HELOC Providers for an Earnest Money Deposit

The Quick Read: No single provider tops every list, because a bank statement HELOC only works for an earnest money deposit when the line is open and drawn before you make offers, and the right provider depends on your property, credit, equity, and how you document income. Lendmire is a mortgage broker, not a lender, so it matches your file to select wholesale lenders in its network instead of ranking companies.

  • A HELOC does not pay your deposit. You draw cash into your own account, then wire the deposit to escrow yourself.
  • Bank statements change how income is documented. Credit, equity, title, and property type are still reviewed.
  • On an investment property, the line tops out at 70% CLTV and $500,000. Primary residences and second homes can go higher.
  • The purchase lender decides whether borrowed funds are acceptable. Ask before you draw.
  • A HELOC can supply the deposit, but it cannot make up for weak rent on the property you are buying.

There Is No Single Top Provider (and That Works in Your Favor)

The best provider for you is the one whose guidelines match your file. Providers fall into a few types, and each one fits a different borrower. A ranked brand list would be out of date quickly and would ignore your situation.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Provider type Typical income documentation Fit for an earnest money deposit
Big retail lenders Often tax returns and pay stubs Works if your income is simple
Credit unions Varies by institution Local, but often limited for rentals
Online lenders Varies by product Check collateral and title rules
Broker with wholesale network Deposit-based options exist Matches property, credit, and equity to a program

Many large retail lenders underwrite on tax returns. Self-employed investors with heavy write-offs often look like they earn less than they do on paper. That gap is why deposit-based documentation exists.

A broker sees many lenders’ guidelines side by side. That helps because the details that decide a file, such as title rules, property types, leverage tiers, and draw structure, differ from one program to the next.

Key Terms Defined

Bank statement HELOC: A home equity line of credit where the lender builds qualifying income from 12 to 24 months of bank deposits instead of tax returns.

Earnest money deposit (EMD): A good-faith deposit you wire to a neutral escrow holder after the seller accepts your offer. It is credited toward your down payment or closing costs at closing.

CLTV (combined loan-to-value): All loans secured by the property, added together, divided by the property’s value.

Expense factor: A percentage the lender subtracts from business-account deposits to estimate what is left after business costs.

Draw period: The stretch when you can borrow from the line and pay interest only, before repayment of principal begins.

DSCR (debt service coverage ratio): Monthly rent divided by the property’s full monthly payment, meaning principal, interest, taxes, insurance, and any HOA dues. The ratio measures the rental, not you.

How a Bank Statement HELOC Actually Works

Underwriters add up your deposits, remove items that are not income, apply an expense factor to business accounts, and average what remains over the statement window. Steady monthly deposits read well. Large unexplained transfers and frequent overdrafts read badly. Moves between your own accounts should be labeled so they are not counted as income.

This is a documentation method, not a shortcut around the other tests. Credit, equity, debt load, title, and property type are all still reviewed. Only the income test changes: the lender counts documented deposits in place of tax-return income, and every other guideline of the program still applies.

It fits best for self-employed investors, 1099 earners, and owners whose tax returns show heavy write-offs but whose deposits are steady. Thin deposits or a short self-employment history limit the income a lender can count.

Can a HELOC Fund the Earnest Money Deposit?

Yes, in the mechanical sense. The line is a source of cash. It does not send money to escrow, and it does not know about your contract.

You draw funds into your account. They land there like any other deposit. Then you wire the earnest money to escrow. Zillow describes the deposit as a good-faith payment, usually 1%–3% of the purchase price, held by a neutral third party and applied toward your down payment or closing costs at closing. Expect a low single-digit percentage of the price.

The catch is that the deposit comes due on the contract’s schedule, not yours. A HELOC that is still in underwriting when your offer is accepted may not fund in time, and the deadline can pass while you wait.

Two separate approvals are involved. The line is underwritten to you: credit, equity, debt load, and deposits. The purchase loan is underwritten to the rental. On a DSCR purchase, the lender reviews rent coverage, reserves, credit, and property eligibility. For the full picture of that second approval, see the complete DSCR loans guide.

The Order of Operations

The sequence matters more than any single guideline. Here is how it runs:

1. Open and fund the line first. Do this before you go under contract, not after an offer is accepted.

2. Ask the purchase lender about borrowed funds. Some programs accept a documented draw, some cap the borrowed share, and some want a slice of unborrowed cash.

3. Draw and place the funds. At least 75% of the line is drawn at closing on the network’s programs, so the money arrives in your account ready to move.

4. Go under contract. Your offer is accepted and the deposit clock starts.

5. Wire the deposit to escrow. Keep the confirmation.

6. Build the paper trail. The purchase lender will want the draw, the transfer, and the wire traceable on your statements.

7. Work the purchase file. Rent coverage, reserves, credit, and property eligibility all get reviewed.

A large new deposit draws questions. A written trail of the draw, the transfer, and the wire answers them before they are asked.

What the Line Looks Like by Occupancy

The line’s limits depend on what the collateral is. The ceilings are tiered by occupancy on this network, and the top leverage tier is never available on an investment property.

Collateral Max CLTV Max line Credit floor
Primary residence Up to 90% (720+ only) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) 600
Second home Up to 90% (720+ only) $500,000 640
Investment property 70% $500,000 700

Within those limits, leverage steps down as credit drops. A primary residence at 700 to 719 reaches 85% CLTV up to $500,000, and the 90% tier requires a 720 profile. The 600 floor in the table applies only to the lowest primary-residence tier, so a line above $500,000 asks for more: it is capped at 75% CLTV, needs a full appraisal, and requires a credit profile of 700 or better (720 on the longer-runway structure described below).

Draw structure also differs. Primary residences and second homes can run a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only. Pricing floats during both the draw and the repayment period and never converts to fixed.

Other limits worth knowing before you apply:

  • Debt-to-income tops out at 50%, or 45% for credit profiles from 600 to 679. Qualification uses the interest-only payment on the maximum draw.
  • Lines at or below $500,000 ordinarily use automated valuation. A full appraisal is required above that, and you can request one in any case.
  • A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Programs are available in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C.

Every figure here is subject to lender guidelines and full file review, and none of it is a commitment to lend.

Where the General Rule Breaks

The basic idea is simple: draw first, wire second, buy third. These edge cases are where it bends.

Timing. If the line is not open before your offer is accepted, you may have to cover the deposit another way. A deposit is refundable only as far as your contract contingencies allow, so borrowed earnest money is still at risk if you miss a deadline.

Title. The line must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on the collateral, subject to program terms. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.

Property type. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. A property listed for sale, or listed within the past 60 days, is ineligible in several of the available states.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program, with some seasoning it in 7 years and others declining it regardless of age.

Borrowed funds in the purchase file. Borrowed money is commonly accepted for the deposit, down payment, and closing costs with documentation. It is often excluded from reserves. Treat reserves as a separate bucket and plan to hold your own cash for them. On DSCR purchases, reserves commonly run around 6 months of PITIA, and they vary by lender, leverage, loan size, and transaction type.

Weak rent. A HELOC can cover the down payment, but it cannot offset a weak rent number. On a DSCR investment purchase, most files land at 75%–80% LTV, so you need enough equity and enough rental coverage. Coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

A Worked Picture, in Percentages

Say you plan to buy a rental on a DSCR purchase at 75% LTV, which means 25% down. Your earnest money deposit might be a low single-digit percentage of the price. That deposit counts toward your 25%, so it is not extra money on top. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

The line you drew from your primary residence supplies both the deposit and the rest of the down payment. The purchase lender then reviews the draw as the source of those funds. If the rent clears roughly 1.2x on the property’s full payment, the coverage side of the file looks healthy.

Notice what is not in that picture. Clearing 1.00 is not positive cash flow. DSCR compares rent to the property’s payment only, so repairs, vacancy, management, utilities, and capital expenses sit outside the ratio. Budget for them separately.

Which Deposit Source Fits?

A HELOC is one way to find the deposit. It is not always the right one.

Source Best fit Watch for
Cash on hand Simplest paper trail Drains reserves
HELOC draw Equity in a home you own Line must be open first
Sale proceeds Selling an asset anyway Timing against the contract
DSCR cash-out refinance Rental held in an entity Around 6 months of seasoning is common

A DSCR cash-out refinance tops out around 75% LTV across most of the network. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For owners who hold rentals in an LLC, it can make more sense than a line that cannot sit on entity-owned property. Lendmire’s piece Top Bank Statement HELOC Providers Without W-2s or Pay Stubs covers that comparison from the income-documentation side.

What Could Go Wrong

A HELOC is a second mortgage when you already have a first. The CFPB explains that it is open-end credit secured by your home, that lenders can stop further draws if the home’s value drops significantly, and that you could lose your home if you cannot repay. Treat that as a real constraint, not fine print.

Several risks matter for an earnest money plan:

  • Variable pricing. The FTC notes that a HELOC usually carries a variable APR and that you pay interest only on what you borrow. Advances can also stop if a rate cap is exceeded.
  • Two payments. The line adds its own payment. The DSCR ratio looks at the rental’s payment, but your bank account feels both.
  • Payment step-up. The interest-only draw period ends, and amortizing repayment begins. Plan for the larger payment before you need it.
  • Lost deposit. If the deal fails outside your contingencies, the deposit may be gone while the line balance remains.

One more point deserves plain language. Tell the line’s lender your true purpose and answer every question honestly. Do not hide the use of funds from the lender or the purchase lender, and do not let a large deposit sit unexplained and hope nobody asks. The purchase lender wants the draw traceable, and a clean trail protects you.

What to Prepare Before You Apply

Gather these first:

  • 12 to 24 months of personal or business bank statements, with transfers between your own accounts labeled
  • A current credit report review, since 700 is the floor on an investment line
  • The title or deed for the property that will secure the line, showing you or your revocable trust as owner
  • Information on your existing first mortgage balance
  • A written note of how you plan to use the funds, kept for the purchase file
  • Your own cash for reserves, held separate from borrowed money

Common stalls come from the same places: a line opened after the offer, borrowed funds the purchase lender will not accept, collateral titled in an entity, and deposits too thin to support the income you need.

How a Broker Matches the Fit

Lendmire arranges financing through select lenders in its wholesale network. It does not lend, underwrite, or approve. The work is matching your property, equity, credit profile, combined leverage, and documentation to the program whose guidelines fit best. That is how you find the right provider without guessing.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183.

Frequently Asked Questions

Can I use a bank statement HELOC for the earnest money on a DSCR purchase?

Yes, if the line is open and drawn before you go under contract and the purchase lender accepts borrowed funds. Programs differ on whether they cap the borrowed share or want some unborrowed cash. Ask the purchase lender before you draw so the paper trail matches what they need.

Will the purchase lender count borrowed deposit money toward reserves?

Often not. Borrowed funds are commonly accepted for the deposit, down payment, and closing costs with documentation, but reserves are treated as a separate bucket. Reserves commonly run around 6 months of PITIA on DSCR files, and the exact amount varies by lender, leverage, and loan size.

Can a rental owned by my LLC secure the line?

No. Title must be held by you individually or by a revocable living trust, subject to program terms. If the property is already deeded to an LLC, the options are a vesting change or a DSCR cash-out refinance, which can be written on entity-owned rentals.

What if I need the deposit before the line is open?

The line is not designed for that situation. You can cover the deposit with cash or other liquid assets, or work with your agent on the deposit amount and timing in the offer. Opening the line before you shop avoids the problem altogether.

Does the line payment affect my DSCR?

The ratio compares the rental’s rent to the rental’s payment, so the line’s payment is usually not part of it. The purchase lender still reviews your full file, and the payment still comes out of your account. Plan for both.
