The Quick Read: When personal debt-to-income is too high, the fix is usually a different product rather than a different HELOC provider, because a home equity line tests your personal ratios while a DSCR cash-out refinance tests the rental’s own income against its own payment. Lendmire is a mortgage broker that shops a wholesale network, so it can place either path, subject to lender guidelines.
- On this network, an investment-property line caps at 70% CLTV, needs a 700 credit profile, and tops out at $500,000.
- Personal DTI tops out at 50%, and the line is qualified on the interest-only payment at the maximum draw.
- Title must sit with an individual or a revocable living trust, so LLC-held rentals need a different route.
- A DSCR cash-out generally reaches 75% LTV on standard rentals, subject to lender guidelines.
Why There Is No Stable “Top Providers” List
No ranking holds for long, because few lenders write this product and their appetite changes often. NerdWallet notes that not every lender offers a HELOC on an investment property, that qualification is strict, and that pricing and fees usually run higher than on a primary-home line.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The best provider for your situation depends on the property type, your credit profile, how much combined leverage you need, and how your income is documented. A broker earns its place here. Lendmire works with a network of wholesale HELOC lenders and matches the scenario to the program rather than the other way around. That matching also applies to the DSCR side, covered in Lendmire’s complete DSCR loans guide.
How Does Underwriting Actually Treat Your Personal DTI?
Underwriting treats the line as a personal-credit product. The lender asks whether you can carry all your monthly debts, and the rental’s performance is a secondary question. Here is the sequence, step by step.
1. Collateral and lien. The line is a standalone mortgage on the rental, and on this network it can sit in first or second position. Experian points out that because the rental secures the line, a missed payment can end in foreclosure.
2. Combined leverage. The lender adds the first mortgage and the full line limit, then divides by value. On an investment property here, that ceiling is 70% CLTV, subject to lender guidelines. Market-wide surveys report ceilings near 80% for investment lines. The network’s figure for an investment property is 70%.
3. DTI. Monthly debts divided by monthly income. Experian notes the payments counted include the mortgage on the property itself. Bankrate says lenders weigh both your finances and the property’s. On this network, personal DTI tops out at 50%.
4. Credit. Market guidance from NerdWallet cites 720 or better as typical. This network’s investment tier starts at a 700 profile, and a score above 700 buys eligibility rather than more leverage.
5. Documents. Expect proof of income, leases, and bank statements.
6. Draw and repayment. Investment lines run a 5-year interest-only draw and then 25 years of full amortization. At least 75% of the line is drawn at closing. Pricing floats across both the draw and the repayment period and does not convert to a fixed rate.
One detail matters for high-DTI borrowers. The network qualifies the line on the interest-only payment calculated on the maximum draw, not on what you plan to use. Because underwriting tests that maximum-draw payment, planning to carry a smaller balance later does not lower the payment that gets tested.
Where the DTI Lines Fall
| Personal DTI | What it means on this network |
|---|---|
| At or below 45% | Within the standard range |
| 45% to 50% | Needs at least a 680 score; investment already floors at 700 |
| Above 50% | Outside the program ceiling |
Consider a modeled example. An investor sits near 52% DTI because of an auto loan and a mortgage on each of two rentals. If paying off the auto loan dropped the ratio to 50% or below, the file would fall back inside the program ceiling, though a ratio above 45% would still call for the 680 minimum, which a 700 investment floor already meets. A ratio that stays above 50% remains outside the program.
What the Line Looks Like Once You Clear It
An investment line here runs from $25,000 to $500,000. Because it never exceeds $500,000, and full appraisals begin only above that amount, it sits in the automated-valuation lane and commonly closes with no traditional appraisal. A borrower may still request a full appraisal.
Eligible collateral includes single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
A borrower may hold up to three lines, and a borrower with more than 15 financed properties is not eligible. Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C.
Where the General Rule Breaks
The rule is simple: a personal-credit line follows personal numbers. These cases bend it or break it.
LLC title. Corporations, partnerships, LLCs, and land or irrevocable trusts cannot hold title on this line. A rental already deeded to an LLC needs a vesting change, which is worth discussing with an attorney first, or a DSCR cash-out instead. DSCR cash-out may allow entity borrowers, subject to program terms.
Many mortgaged rentals. A personal ratio stacks every added loan. Five financed rentals can push DTI past 50% even when each property cash-flows. A DSCR loan reviews each property on its own rent.
Thin equity. At 70% CLTV on an investment property, the first mortgage plus the new line must fit under that ceiling. Little equity means a small line or none. Paying down the first mortgage or asking for less can fix it. A cash-out refinance is the other path.
Self-employed with low tax returns. Low reported income raises DTI no matter how strong the business is. Bank-statement deposit analysis requires a 680 minimum, and an investment line already floors at 700, so that requirement is never what holds this borrower back. The ratio itself is the obstacle. For this borrower, property-level rent is often the cleaner test.
Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path after a foreclosure and 4 years after a deed-in-lieu, pre-foreclosure, or short sale.
What Does a DSCR Cash-Out Do Differently?
A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR is monthly rent divided by PITIA: principal, interest, taxes, insurance, and any HOA dues. Your W-2 DTI is not the gate.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| What is tested | Personal DTI and credit | Rent against the property’s payment |
| First mortgage | Stays in place | Replaced by the new loan |
| Funds | Revolving line | Lump sum |
| Title | Individual or revocable trust | Entity borrowers possible, per program terms |
| Leverage | 70% CLTV, investment | Up to 75% LTV, standard rentals |
Across the network, a standard-rental cash-out tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Short-term-rental collateral generally runs 70% on a cash-out, with 640 or better credit and about 12 months of hosting history. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage opens better pricing and leverage.
Credit varies by program. A 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves vary with leverage, loan size, and transaction type, commonly around 6 months of PITIA. Conservative rate-and-term files under $1,500,000 can see them waived, and larger loans step up toward 9 months. Manufactured homes, log homes, and barndominiums are not offered.
Two honest tradeoffs apply. A cash-out replaces your first mortgage, so any favorable existing terms disappear, and the new payment lowers your coverage ratio. And clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and capex sit outside the DSCR calculation.
For a deeper side-by-side, Lendmire’s article on the best DSCR HELOC program when personal debt-to-income is too high covers the equity-line angle.
Key Terms Defined
HELOC: A revolving line of credit secured by a property, with a draw period followed by repayment.
DTI (debt-to-income): Your total monthly debt payments divided by your gross monthly income.
CLTV: Combined loan-to-value, meaning the first mortgage plus the line limit divided by the property’s value.
DSCR: Debt service coverage ratio, meaning monthly rent divided by the property’s monthly PITIA.
PITIA: Principal, interest, taxes, insurance, and association dues.
Which Route Fits Which Situation?
| Situation | Likely route | Why |
|---|---|---|
| Slightly over 50% DTI | Pay down debt, then a line | Small changes can bring the ratio under the ceiling |
| Well over 50% DTI | DSCR cash-out | Rent, not personal income, is tested |
| Rental held in an LLC | DSCR cash-out | The line cannot take entity title |
| Many financed rentals | DSCR cash-out | Each property stands on its own |
| Credit under 700 | DSCR cash-out | Investment lines floor at 700 |
| Need beyond $500,000 | DSCR cash-out | Investment lines stop at $500,000 |
Combining products is also possible. An investor with a clean DTI today might use a line for a down payment, then place DSCR financing on the purchase. The catch: drawing the line uses the same debt capacity you need for the next deal. Plan the order.

Frequently Asked Questions
Can I get an investment property HELOC if my DTI is above 50%?
Not on this network, where 50% is the maximum personal DTI. Pay down installment debt, request a smaller line, or move to a DSCR cash-out that tests the rental’s income instead. Qualification is always subject to lender guidelines and full file review.
Does rental income count toward my DTI?
Sometimes, but not predictably. Bankrate says the DTI ceiling can depend on anticipated rental income, so how much credit rent earns varies by lender. A DSCR loan uses the rent directly and does not rely on your personal ratio.
Can an LLC borrow against a rental with a HELOC?
Not on this network. Title must be held by an individual or a revocable living trust. A property already in an LLC would need a vesting change or a DSCR cash-out, subject to program terms.
Is a DSCR cash-out a true substitute for a HELOC?
Only partly. It solves the DTI problem and works for entity-owned rentals, but it replaces your first mortgage and delivers a lump sum rather than a revolving line. Compare the new payment’s effect on coverage before choosing.
What credit score do I need?
An investment-property line here needs a 700 profile. Market guidance cited by NerdWallet points to 720 or better as typical. DSCR programs run lower, with a 620 floor in parts of the network and about 660 on most programs.
