Best DSCR HELOC Program to Pay for Rental Property Repairs

Best DSCR HELOC Program to Pay for Rental Property Repairs

The Quick Read: The right fit is a standalone second lien behind your first mortgage, or a first lien on a rental with no mortgage. It qualifies primarily on the property’s rent, subject to lender guidelines, and it suits a defined repair budget of $50,000 or more, not small staged fixes.

  • The rent qualifies the line, not your personal income. The minimum coverage ratio is 1.10x on a stress payment over the entire credit limit, subject to underwriting.
  • A second lien reaches 70% combined loan-to-value at a 720 credit score or better, on lines up to $500,000, through select programs.
  • At least 80% of the line is drawn at closing, so this is a funded line, not a standby account for unknown repairs.
  • A lease must be in place, and the rental must have been owned and last financed at least 6 months ago.
  • The best program for your situation depends on title, property type, repair size, and whether you want to keep your first mortgage. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

You have a rental that needs a roof, a heating system, or a full set of unit repairs. You have equity, and you do not want to refinance a first mortgage you like. A rent-qualified home equity line is built for that situation. It is also narrower than the name suggests.

What Is a DSCR HELOC on a Rental?

A DSCR HELOC is a revolving line of credit secured by a rental you own, qualified mainly on that rental’s income. DSCR means debt service coverage ratio: the monthly rent divided by the monthly debt payment. A bank HELOC is qualified on your paycheck, your tax returns, and your other debts. This one is not.

It comes in two forms:

  • Standalone second lien. It sits behind the first mortgage you keep. Your existing loan stays untouched.
  • Standalone first lien. It sits on a rental that has no mortgage at all.

It is never closed together with a purchase, never a third lien, and never a line on your own home. A rental held in your LLC can stay in the LLC. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Read the complete DSCR loans guide if the coverage ratio is new to you.

This line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is a broker. It places the line with a wholesale lender in its network, and that lender reviews and approves the file.

How Does Underwriting Treat the Line, Step by Step?

Underwriting tests whether the rent covers a stress payment on the whole credit limit, then checks credit, valuation, title, and property type. Every step has a floor. Here is the order a file moves through.

Step 1: Pick the structure. If a first mortgage exists, you can only take a second lien, and the score floor is 720. If the rental has no mortgage, you can take a first lien, and the floor is 700. A first lien exists only on a rental with no mortgage.

Step 2: Size the leverage. Leverage is measured against the property’s value, and the label depends on the lien position:

  • A second lien is measured as combined loan-to-value (CLTV): your first mortgage balance plus the new line, divided by value. The ceiling is 70% CLTV at a 720 score or better, on lines up to $500,000.
  • A first lien is measured as plain loan-to-value (LTV). On lines up to $500,000, the ceiling is 75% LTV at 740 or better and 70% LTV from 700 to 739. First-lien lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better.
  • A declining-market flag on the property lowers the ceiling by 5 points. These figures are ceilings, not offers. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Step 3: Run the coverage test. The minimum is 1.10x. Gross monthly rent is divided by a qualifying payment. That payment is fully amortizing, covers the entire credit limit, and is figured at the starting rate plus 2 percentage points. It is a stress test. It is not the payment you will actually make during the interest-only years.

Taxes and insurance are not part of the qualifying payment. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. Confirm on the file how the lender treats the first-mortgage payment on a second lien, because the lender’s own coverage calculation governs.

Step 4: Check credit and history. There can be no 30-day mortgage late in the last 12 months. A bankruptcy, foreclosure, short sale, or deed-in-lieu must be at least 48 months old. No reserves and no cash to close are required. The program allows at most 5 loans or $2,500,000 per borrower.

Step 5: Order the valuation. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) paired with a property inspection report. A full interior appraisal is also accepted. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.

Step 6: Close and draw. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The CFPB’s plain-language HELOC explanation describes the general pattern of a draw period followed by a repayment period. This program follows that pattern with its own terms: a 5-year interest-only draw period, a 25-year fully amortizing repayment period, and a 30-year maturity. The rate is variable, and the lender’s HELOC disclosures carry the rate and pricing terms.

Why Does the Whole Line Count in the Rent Test?

The coverage test measures the entire credit limit, not the amount you plan to spend, so a larger line asks the rent to carry a larger stress payment. For a repair project, this is the most important mechanical detail. You size the line to the job, because the rent has to cover a payment built on the full limit.

Picture a duplex whose rent comfortably covers its first mortgage. That same rent might clear the test at one line size and fall short at a larger one, because the stress payment grows with the limit. Rent that sits in the low 1.2x range against the stress payment has some cushion over the 1.10x minimum. Rent at 1.08x does not. The numbers here are illustrative only, and the lender’s own calculation governs.

Two practical consequences follow:

  • Ask for the line your scope of work needs. Padding it for surprises raises the stress payment and the combined leverage.
  • If the rent falls just short, a smaller line is the first lever. A cash-out refinance or a different structure is the second.

Do You Keep the First Mortgage?

Yes, on a second lien, and that is the main reason investors choose this product over a cash-out refinance. A cash-out refinance replaces your first mortgage. A DSCR HELOC adds a line behind it. If your existing loan is worth keeping, the line preserves it.

The cost is a second payment. Your cash flow now carries the first mortgage plus the line. During the draw period you pay interest only on what you have drawn, so the balance does not fall unless you add principal on your own. Rent does not repay the line automatically. Only free cash after operating costs and the first mortgage pays it down.

If the first mortgage payment is already heavy, this is where a file gets tight. Run your own cash flow after the draw, not just the lender’s coverage test.

What Repairs Fit a Rent-Qualified Line?

Repair type Fit with this line
Roof, HVAC, plumbing, electrical Strong, if the budget reaches $50,000
Multi-unit turnover and unit upgrades Good, if a lease stays in place
Small repairs and routine turnover Poor, since the minimum line is $50,000
Gut renovation, structural work Weak, since a lump-sum rehab structure may fit better
Vacant unit, no lease Not eligible, since a lease is required

Two points deserve emphasis. First, a lease in place is required. On a two-to-four-unit property, at most 1 unit may be vacant. A rental sitting empty mid-turnover is outside this program. Second, size matters at the low end. A repair under the line minimum is better paid from cash or reserves.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

How Does It Compare With Other Options?

The choice comes down to whether you want to keep your first mortgage, how big the project is, and how you want to qualify.

Factor DSCR HELOC DSCR cash-out refinance Personal-income HELOC
First mortgage Kept Replaced Kept
Reviewed on Rent Rent Your income and debts
Structure Revolving line One new loan Revolving line
Best for Scoped repairs, loan worth keeping Large needs, resetting the loan Owners with strong W-2 or tax-return income

A bank-style line qualified on your personal income may work if you have the income and the lender will write it on a rental. Some large retail lenders will not. A DSCR cash-out refinance replaces the first mortgage, so it makes more sense when the existing loan is no longer worth keeping. Lendmire’s best hard money cash-out refinance program to pay off a HELOC on a rental property covers the exit side of a line like this.

Where Does the General Rule Break?

Several edge cases catch owners who assume the product is open to everyone.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Property type. Eligible properties include single-family homes, PUDs, townhomes, two-to-four units, and warrantable and non-warrantable condominiums, plus lots up to 10 acres. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, and mixed-use are all outside the program. So is a property with a solar lien.

Recently listed. A property listed for sale in the prior 2 months is not eligible.

Location overlays. Philadelphia lines carry a ceiling 10 points lower than the standard tiers.

Borrower status. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Your own home. Consumer HELOC guidance, including the CFPB’s HELOC booklet, is written for owner-occupied homes. That booklet explains how a credit limit is set as a percentage of equity minus existing liens. This line is never offered on an owner-occupied home. A line secured by your residence and spent on a rental puts your home at risk, which is a different decision entirely.

What Does the Decision Look Like in Practice?

1. Is the repair budget $50,000 or more, and clearly scoped? If not, a line is probably the wrong size.

2. Do you want to keep the first mortgage? If yes, a second lien at 720 or better is the path. If the rental has no mortgage, a first lien opens at 700.

3. Does a lease exist, and is the property eligible? Check vacancy, property type, and the 6-month clocks.

4. Does the rent clear 1.10x against a stress payment on the whole line? If it does not, shrink the line before you abandon the structure.

5. Can your cash flow carry the first mortgage plus the new payment? Passing the lender’s test is not the same as comfortable cash flow.

An investor who answers yes to all five has a strong candidate for this line. An investor who answers no to the first or second is usually better served by a different product. A broker earns its keep here, because the program that fits depends on the property, the credit profile, the leverage you need, and the documents you can provide. Lendmire shops its network of wholesale DSCR HELOC lenders and matches the file to the program.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent divided by the monthly debt payment. A result of 1.10x means rent is 10% above the payment.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value. It applies to second liens.

Lien: A lender’s legal claim on the property. A second lien is paid after the first if the property is sold or foreclosed.

Draw period: The stretch when you can borrow against the line. On this program it is 5 years, interest-only on what you have drawn.

Stress payment: A higher, fully amortizing payment used only to test whether rent is enough. It is not what you actually pay.

Seasoning: The waiting period between buying or refinancing a property and taking a new loan on it.

Frequently Asked Questions

Can an LLC hold title on a DSCR HELOC for repairs?

Yes, an LLC can hold title on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line also do not need to match the borrowers on your first mortgage.

How soon after buying a rental can I take the line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A rental you just bought with a short-term loan waits out both before it qualifies.

Can I draw only what I need for repairs?

Not at closing. At least 80% of the line is drawn then, and the closing draw is never less than $50,000. After that, later draws must be at least $5,000 each. If your repair bills arrive in small pieces, a line this size may not match the way you pay for the work.

What credit score do I need?

A second lien starts at 720. A first lien starts at 700, with leverage tiers that step up at 740. A bankruptcy, foreclosure, short sale, or deed-in-lieu must be at least 48 months old, and there can be no 30-day mortgage late in the last 12 months. All of this is subject to underwriting.

Does the lender check my personal income?

The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation, so no tax returns, W-2s, pay stubs, or debt-to-income calculation. The lease, rent figures, credit report, and valuation are all reviewed.

A roof or heating system tends to fail on its own schedule, and the owners with equity, a lease in place, and a coverage ratio already tested are the ones who have a choice about how to pay for it.
