The Quick Read: A DSCR HELOC lets a rental owner pull equity out through a standalone second lien while the first mortgage stays exactly where it is, and the rent, not the owner’s personal income, qualifies the line. The best program for your situation depends on combined leverage, credit score, rent coverage, and how the property is titled. Through select programs, subject to underwriting:
- The line sits behind your first mortgage and can reach 70% combined loan-to-value at a 720 credit score or better.
- Rent must cover a stress payment on the entire credit limit at 1.10x or better.
- Lines run from $50,000 to $500,000 on a second lien.
- The owner’s LLC can stay on title, depending on program guidelines.
- Six-month seasoning clocks apply, and rural property, row homes and condotels are out. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Lendmire is a mortgage broker, not a lender. It places these files with wholesale lenders in its network, so the real work is matching your property and numbers to the program that fits.
What Is a DSCR HELOC, Exactly?
A DSCR HELOC is a revolving line of credit secured by a rental you own, qualified on the property’s rent. No regulator defines the term. It is a market label that joins two things: home equity line mechanics and rent-based underwriting.
The line mechanics are familiar. Under the CFPB’s HELOC booklet, you borrow during a draw period, then a repayment period begins. With a variable rate, payments can change even if you draw nothing more. Those basics hold here too.
The underwriting is what differs. A bank HELOC on a rental usually reads your income and debt ratios. A DSCR HELOC reads the property. NerdWallet notes that investment-property lines come with a smaller lender pool and lower borrowing capacity than primary-home lines, because lenders see higher default risk. The wholesale channel is where the rent-qualified version lives.
Be careful with the label. Some providers sell a closed-end second, a lump sum with a fixed schedule, under a similar name. This program is a true line with a draw period. Confirm which structure you are being offered before you pay for a valuation.
Key Terms Defined
DSCR: Debt service coverage ratio, meaning gross monthly rent divided by the qualifying payment.
CLTV: Combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.
Second lien: A loan that sits behind the first mortgage in repayment priority.
Draw period: The window, here 5 years, when you can borrow from the line and pay interest only on what you have drawn.
Seasoning: The time that must pass since you bought, refinanced, or took title before the line is available.
How Does Underwriting Treat the Line, Step by Step?
Step 1: Lien position. The program writes a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, never a third lien, and never placed on your own home or a second home. If a first mortgage with a junior-lien restriction sits on the property, read that note first.
Step 2: Equity as CLTV. Take the property’s value, apply the CLTV cap, then subtract the first mortgage balance. What remains is your maximum line. On a second lien, the cap is typically 70% CLTV at a 720 score or better, on lines up to $500,000. Below 720 there is no second-lien tier. Programs differ, and these are ceilings, not offers.
Step 3: Rent coverage. The minimum is 1.10x. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The qualifying payment is a fully amortizing payment on the entire credit limit at a stressed start rate, covering principal and interest only. That means the test runs on the full line, not just what you draw. A lease in place is required, and a two-to-four-unit property may have at most one vacant unit.
Step 4: Credit and history. A 720 score is the second-lien floor. The program wants no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves are required, and no traditional personal-income documentation, W-2s or personal debt-to-income ratio are calculated.
Step 5: Valuation. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.
What Are the Draw and Repayment Rules?
The draw rules make this line behave more like a funded loan than standby cash. At least 80% of the line is drawn at closing, with a closing draw of at least $50,000. On the smallest lines, that means the whole line is drawn at closing.
After closing, later draws are at least $5,000 each. The draw period is 5 years of interest-only payments on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable, so payments can move over time. Rate and pricing terms come with the lender’s disclosures.
That structure suits an investor with a defined use for most of the money, such as a down payment or a renovation. It is a poor fit for someone wanting a large undrawn safety net.
Which Structures Exist Beyond the Second Lien?
Three structures matter if you already hold a mortgage, and they solve different problems.
| Option | First mortgage | Reviewed on | Cash delivery | Best fit |
|---|---|---|---|---|
| DSCR HELOC (second lien) | Stays in place | Rent coverage | Line, 80%+ drawn at close | Keep a low-cost first |
| DSCR cash-out refinance | Replaced | Rent coverage | Lump sum | Reprice whole balance |
| Bank investor HELOC | Stays in place | Personal income, DTI | Line | W-2 borrower, personal title |
The comparison turns on your first mortgage. If it carries cost you would hate to give up, a second lien protects it. If the first is expensive or ending soon, replacing everything may pencil better, and Lendmire’s piece Best Cash-Out Refinance Program When Refinancing the First Mortgage With a HELOC Already covers that path.
Bank lines work differently. In a BiggerPockets investor discussion, one poster reported a bank allowing a HELOC on only one property, which shows how restrictive a bank’s own terms can be. A DSCR line avoids the personal-income file, and the LLC can stay on title, subject to program terms. For title, the members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. The borrowers on the line need not match those on the first mortgage.
Where Does the General Rule Break?
Several edge cases decide whether the program works at all. Each is a hard stop or a leverage reducer.
Thin equity. Run the CLTV math first. On a recently purchased rental financed at high leverage, a 70% CLTV cap can leave no usable room. If the first mortgage balance already sits near that ceiling, the line does not exist.
Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Plan around both clocks before ordering a valuation.
Credit between 700 and 719. A first-lien tier starts at 700, but a borrower who keeps a first mortgage can only take a second lien, and that floor is 720. The score is the obstacle, not lien type.
Property type. Eligible: single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. Not eligible on this lane: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior two months, and a property with a solar lien. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.
Portfolio exposure. The program allows at most 5 loans or $2,500,000 per borrower. Hazard insurance must cover both liens, with flood coverage where required.
Borrower type. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.
No mortgage at all. On a free-and-clear rental, a standalone first lien reaches 75% LTV at 740 or better and 70% at 700 to 739, on lines to $500,000. Lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Geography. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Those states are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.
How Does the Decision Look in Practice?
Run the numbers on a rental worth $450,000 with a first mortgage balance of $200,000. At 70% CLTV, the combined debt ceiling sits at $315,000, which leaves a line of up to $115,000, well within the program’s dollar range. Those inputs are modeled assumptions, not market data. Then the rent has to clear 1.10x against a stress payment on that entire $115,000 line. If rent covers it, the deal works forward. If rent falls short, a smaller line may fit, and that is a different loan than the one first sketched.
That scenario shows why the right program depends on the investor. A few patterns:
- A long-term holder with a cheap first mortgage may lean toward the second lien, since replacing the first reprices the entire balance.
- An investor funding the next purchase needs the line funded before going under contract, and should confirm the purchase lender accepts borrowed funds and its own seasoning rules.
- A borrower who wants a cushion more than a use of funds may find the 80% closing draw works against the plan.
- A borrower with stacked leverage should remember that a variable-rate line can strain a long-term rental and shrinks remaining equity for any later refinance.
Coverage is also not cash flow. The 1.10x test compares rent with the qualifying payment. It ignores vacancy, repairs and management, so stress your own operating numbers separately.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
What Should You Gather Before Applying?
Order matters, because valuation is the first meaningful cost. Gather these first:
1. Your first mortgage note and latest statement, to check lien terms and the balance.
2. The current lease, plus three months of rent receipts if rent exceeds market.
3. Proof of purchase or refinance date and settlement date, for both seasoning clocks.
4. Entity documents and guarantor details if an LLC holds title.
5. Hazard insurance, with flood coverage where required.
Then run the CLTV and coverage math before any valuation is ordered. A broker that shops several wholesale lenders can match the property, score and leverage need to the program that fits, since the lenders that write this product vary by property type, credit profile and equity. Frequently Asked Questions
Can a DSCR HELOC sit behind my existing first mortgage?
Yes, that is the structure. The program writes a standalone second lien behind the first mortgage you keep, up to 70% CLTV at a 720 score or better on lines to $500,000, subject to underwriting. Read your first mortgage note for any restriction on junior liens before applying.
How long must I own the rental before applying?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are measured from the dates on your closing documents.
Do I need tax returns or pay stubs?
No personal income calculation is made. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lease, credit report and valuation are all documented, and no traditional personal-income documentation, W-2s or debt-to-income ratio are used.
Can my LLC hold title?
Yes, on investment property, depending on program guidelines. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. The borrowers on the line need not be the borrowers on the first mortgage.
Do I have to draw the whole line at closing?
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. Later draws are at least $5,000 each. That makes this closer to a funded loan than a standby reserve.
