HELOC on a Home With an FHA First Mortgage

HELOC on a Home With an FHA First Mortgage

The Quick Read: A home equity line behind an FHA first mortgage is a separate loan from a separate lender that records behind the FHA loan and leaves its terms alone. Approval turns on equity left, credit, debt load, occupancy, and whether the line lender accepts an FHA first.

  • FHA does not offer HELOCs. A private lender writes the line, and it sits in second position.
  • On a primary residence, the ceiling on this network reaches 90% combined loan-to-value, but only at a 720-or-better credit profile.
  • On a rental, the ceiling on this network is 70% combined loan-to-value, with a 700 minimum credit score.
  • Many FHA owners have thin equity, so the first test is simple: how much value is left after the FHA balance.
  • If the home is now a pure rental, a DSCR cash-out refinance can replace both the FHA loan and the line.

Key Terms Defined

You will see these terms throughout. Each is defined once here.

  • HELOC: a home equity line of credit. It is a revolving loan secured by your home. You borrow against it as needed during a set draw period.
  • Second lien: a loan recorded behind your first mortgage. If the home is ever sold or foreclosed, the first lender is paid first.
  • Subordination: a written agreement in which a lender agrees to stay in second place. It usually comes up when the first mortgage is refinanced.
  • CLTV: combined loan-to-value. It adds the first mortgage and every other lien, then divides by the home’s value.
  • DSCR: debt service coverage ratio. It divides a rental’s monthly rent by its monthly principal, interest, taxes, insurance, and any HOA dues.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Can You Add a Second Lien Behind an FHA Loan?

Yes, in practice you can. The FHA loan stays in first position, and the line lender records its lien behind it. Your FHA balance, payment, and term do not change. The line lender just has to be willing to sit second behind an FHA first.

Occupancy is the next gate. FHA purchase loans are written for a primary residence, and the loan carries an occupancy period before you can rent the home out. The exact period and the exceptions live in your mortgage note and your loan paperwork. Confirm them with your servicer before you convert the home to a rental or pull equity against it.

Once the home is a rental, the line lender underwrites it as an investment property. That is a different, tighter box, and the next section shows how much tighter.

How the Line Lender Underwrites It, Step by Step

The line lender cares about one thing first: how much equity is left after the FHA balance. Then it checks credit, debt load, valuation, and title. Here is the order across the wholesale network Lendmire places these files with.

1. Equity after the FHA first. The lender takes the home’s value and subtracts the FHA balance. What remains has to fit under the CLTV ceiling for your occupancy and credit tier.

2. CLTV on the full line. The test runs on the whole credit limit you request, not just the amount you plan to use.

3. Credit. The minimum is 600 on a primary residence, 640 on a second home, and 700 on an investment property. The score comes from a single credit report, keyed to the primary wage earner, and that report can be no more than 90 days old at closing.

4. Debt-to-income. The ceiling is 50%, but it is 45% for scores from 600 to 679, so any ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment at the maximum draw, and that payment sits on top of your FHA payment, mortgage insurance included.

5. Valuation. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may require a second valuation, and a full appraisal is required on every line above $500,000.

6. Title and vesting. The property must be held by you individually or in a revocable living trust.

Ceilings depend on occupancy. They are not one number, and these are program ranges, not promises.

Occupancy Max CLTV Min credit Max line
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+ 640 $500,000
Investment property 70% 700 $500,000

Primary-residence lines above $500,000 need a 700 score or better (720 on the longer-runway structure), cap at 75% CLTV, and require a full appraisal. Every figure is subject to lender guidelines and a full file review. Market surveys report HELOC ceilings and credit minimums that differ from these, so treat outside figures as the broader market, not this network.

A Worked Example in Percentages

Say you own a home with an FHA first mortgage balance equal to 60% of its value. You converted it to a rental, so the investment ceiling of 70% CLTV applies. That leaves about 10 points of value for a line. Your credit also has to reach the 700 minimum, and the line has to be at least $25,000.

Now say the same balance sits on a home you still live in as your primary residence, with a 720-plus credit profile. The ceiling reaches 90% CLTV on a line up to $500,000. That leaves about 30 points of value. The FHA loan is identical, but the occupancy change alone triples the room.

One structural detail catches people off guard. At least 75% of the line is drawn at closing on both draw structures available to the network. This is not a standby line you open and leave untouched. You borrow most of it on day one, and the payment reflects that.

Draw Periods, Variable Pricing, and the Freeze Risk

A HELOC is an open-end line you can borrow against repeatedly during the draw period, which the CFPB notes could last 10 years. Treat the line as available cash, not guaranteed cash.

On this network, primary residences and second homes have two draw structures:

  • A 3-year interest-only draw followed by a 17-year repayment.
  • A 5-year interest-only draw followed by a 25-year repayment.

Investment lines run the 5-year draw and 25-year repayment structure only. Pricing floats through both the draw and the repayment period and never converts to a fixed payment. When the interest-only years end, the payment steps up because principal begins amortizing. Plan for that jump before you draw.

After closing, the minimum subsequent draw is $1,000 on the longer-runway program, which is the one that states subsequent-draw minimums, though a few states differ. The other, higher-leverage program does not state a minimum.

Where the General Rule Breaks

A later refinance of the FHA loan. The line lender, not you, controls this one. If you refinance the first mortgage while the line is open, the line lender must agree to stay second or be paid off. HUD’s handbook glossary defines CLTV to include all subordinate mortgages, so a staying line counts against the combined limits on any FHA refinance or cash-out. FHA’s streamline and cash-out rules on this point have shifted over time. Ask your FHA lender what applies today before you open a line you plan to keep through a refinance.

Down-payment-assistance seconds. An assistance lien taken at purchase follows different rules than a line you open later. Do not assume the two work alike.

LLC title. Corporations, partnerships, LLCs, and land, blind, or irrevocable trusts cannot hold title on these lines. A rental already deeded to an LLC needs a vesting change first, or it belongs in a DSCR cash-out instead. DSCR loans can close in an LLC’s name, subject to lender program eligibility.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned properties are not.

Listed properties and state rules. A home listed for sale, or listed within the past 60 days, is ineligible in several states. A few states also add their own CLTV caps or waiting periods. These lines are available through Lendmire only in 16 states, narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Exposure limits. A borrower is limited to three lines. An investor with more than 15 financed properties is not eligible.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. For foreclosures, one structure seasons them at 7 years, and a deed-in-lieu, pre-foreclosure, or short sale at 4 years. The other structure declines that history regardless of age.

Once It’s a Rental, the Pool Shrinks

Lenders treat rentals as riskier than a home you live in. NerdWallet notes that a rental HELOC comes with a smaller lender pool and a lower borrowing amount than a primary-home line. Bankrate reaches the same conclusion on feasibility and notes that interest deductibility depends on how the funds are spent. Tax treatment varies; consult a qualified professional.

The practical result is that more of these files get declined, and the ones that pass carry lower ceilings. A 2-4 unit property with a low first mortgage has its own wrinkles, which Lendmire’s piece Top HELOC Providers for a 2-4 Unit Home With a Low First Mortgage covers.

HELOC or DSCR Cash-Out? The Pivot for Pure Rentals

If you converted the home and it is now a rental, the real question is whether a line behind the FHA loan or a full refinance serves you better. A DSCR cash-out refinance replaces the FHA first and any line. It does not stack on top of them. The complete DSCR loans guide walks through how these loans work from start to finish.

Here is how the two paths compare on this network:

Factor Line behind FHA first DSCR cash-out refinance
Existing FHA loan Stays in place Paid off
Max leverage 70% CLTV (investment) Around 75% LTV (standard rental)
Minimum credit 700 Around 660 typical, 620 in parts of network
Income test Personal DTI, 50% max Property rent versus payment
Loan size $25,000 to $500,000 line Up to $3,000,000 on standard programs
Title Individual or revocable trust Individual or LLC, per program terms

A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Many select programs start at 1.00 coverage, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Seasoning matters here. About six months of ownership is the common expectation on a cash-out. Reserves commonly run around six months of PITIA (principal, interest, taxes, insurance, and HOA), though they vary by lender, leverage, loan size, and transaction type.

Clearing 1.00 does not mean the property cash flows. DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex sit outside the number. Budget for those separately.

The line makes sense when your FHA first is one you want to keep, your equity fits under 70% CLTV, and your credit and debt-to-income clear the line lender’s tests. The cash-out refinance makes sense when equity is deeper than a line allows, your debt-to-income is tight, or you want a single loan with a property-based income test. The investor choice usually comes down to which test you clear more comfortably: your personal income or the rent.

Frequently Asked Questions

Does FHA offer a HELOC?

No. FHA insures purchase and refinance loans but does not make equity lines. A private lender writes the HELOC as a second lien behind your FHA first mortgage, and that lender sets its own CLTV, credit, and debt-to-income limits.

Will opening a HELOC change my FHA loan?

No, your FHA loan keeps its balance, payment, and term. The effect shows up later. If you refinance the FHA loan, the line lender has to agree to stay second or be paid off. Any FHA refinance or cash-out also counts the line in combined loan-to-value.

Can I get a HELOC on an FHA home I now rent out?

Sometimes. A line lender will underwrite the property as an investment property once it is a rental. On this network that means a 70% CLTV ceiling, a 700 minimum credit score, and a maximum line of $500,000. Confirm your FHA occupancy period has ended first.

Is a HELOC harder to get behind an FHA loan?

Often, because thin equity is common and fewer lenders accept an FHA first. Approval still turns on the usual factors: credit, debt-to-income, property type, and valuation. A 700 score opens the investment tier, and a 720 score reaches the highest primary-residence ceiling.

Can an LLC hold the property for a HELOC?

No. Title has to be held by you individually or in a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better.
