DSCR HELOC When Comparing Lenders for a Rental Property Loan: The 2026 Guide

DSCR HELOC When Comparing Lenders for a Rental Property Loan

The Quick Read: A DSCR HELOC is a revolving line on a rental you already own, qualified on the property’s rent coverage instead of your personal income, and the right lender is the one whose program fits your property, credit tier, and combined leverage. Lines of this kind are a standalone second lien behind your first mortgage, or a first lien on a paid-off rental, and results vary by lender and file.

  • Minimum coverage is 1.10x, tested on a stress payment over the entire credit limit, not just the drawn balance.
  • A second lien reaches 70% combined loan-to-value at a 720 score or better, on lines of $50,000 to $500,000.
  • A first lien reaches 75% loan-to-value at 740 or better, and 70% from 700 to 739, on lines up to $500,000.
  • At least 80% of the line is drawn at closing, so this is not a standby reserve.
  • The collateral must be an existing, rented, non-owner-occupied one-to-four-unit property.

All figures are ceilings and floors through select programs, subject to underwriting. They are not offers.

What Is a DSCR HELOC, Exactly?

“DSCR HELOC” is a market nickname, not a standardized product. Some lenders use it for a revolving line on a rental that is tested on rent. Others use it loosely for an investment-property line tested on the owner’s credit and debt-to-income ratio. Those are different files.

The rent-qualified version works like this. It is a revolving, open-end line secured by a rental. As the federal consumer-finance regulator explains, a HELOC lets you borrow repeatedly against equity during a draw period. The DSCR version adds a rent test. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. No traditional personal-income documentation, W-2s, pay stubs, or personal debt-to-income calculation are involved. Credit, the lease, and the valuation are all still reviewed.

Across Lendmire’s wholesale network, the program sits in one of two lien positions:

  • Second lien: a standalone line behind the first mortgage you keep.
  • First lien: a standalone line on a rental with no mortgage.

It is never closed together with a purchase, never a third lien, and never placed on your own home. Vesting in your LLC is allowed on this program, subject to underwriting. Members sign as guarantors.

How Does Underwriting Treat the Rent?

Underwriting divides gross monthly rent by a qualifying payment and wants 1.10x or better. The payment is fully amortizing principal and interest on the entire credit limit at a stress rate. Taxes and insurance are not part of it.

Walk through it in order:

1. Confirm the rent. Rent used for lender review is the lesser of the appraiser’s Form 1007 market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. On a two-to-four-unit property, at most one unit can be vacant.

2. Size the stress payment. The test runs on the full limit. A rental that clears comfortably on a modest line can slip under 1.10x once the line grows, even if you plan to draw little. Draw size does not change the test, and at least 80% of the line is drawn at closing in any case.

3. Check the first mortgage. On a second lien, whether the first-mortgage payment joins the coverage calculation depends on the lender. Confirm on the file how the lender treats it. The lender’s own calculation governs.

4. Measure combined leverage. CLTV is the first mortgage balance plus the new line, divided by value. The federal consumer-finance regulator’s HELOC booklet describes the same arithmetic: value times a percentage, minus what you owe.

5. Order the valuation. Lines to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal on Form 1004, 1073, or 1025. Appraisal waivers are not accepted.

Coverage is a ratio, so here is a modeled shape, not market data. Say a rental’s rent sits 25% above the stress payment on a modest line. That reads about 1.25x. Raise the line size while rent stays flat, and the ratio can fall toward or below 1.10x. The lender’s calculation governs the final number.

Which Structures and Variations Exist?

Two structures exist on this program, and the credit tiers differ for each.

Factor Second lien First lien
Position Behind your first mortgage Rental with no mortgage
Leverage Up to 70% CLTV Up to 75% LTV
Credit floor 720 700
Line size $50,000 to $500,000 $50,000 to $1,000,000

A second lien requires a 720 score; below 720 there is no second-lien option at all. First-lien detail runs in tiers. On lines up to $500,000, a first lien reaches 75% LTV at 740 or better, and 70% LTV from 700 to 739. First-lien lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better. Pricing and final terms follow the full file review. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Terms are the same either way. The draw period is five years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, and maturity is 30 years. The rate is variable. Here that is mostly academic, because at least 80% of the line is drawn at closing and the closing draw is never under $50,000. On the smallest lines, that means the whole line is drawn. Later draws are at least $5,000 each.

How Do You Compare Lenders Without a Ranking?

You compare them on structure. The best program for your situation depends on property type, credit profile, leverage need, and how the property is titled. The lenders that write this product depend on those same inputs.

A broker shops several wholesale lenders and matches the file to the program. Here is the scorecard that matters:

Question Why it matters
Is the line tested on rent or personal income? Same name, different file
Is the stress payment on the whole line? Drives the coverage number
What are the CLTV and line caps? Sets usable equity
What is the credit floor by lien? Screens you out early
How much is drawn at closing? Decides if it behaves like a loan
Is LLC title accepted? Some lines require individual title
What valuation path applies? AVM versus full appraisal

Ask every lender for the answers in writing. Request the lender’s HELOC disclosures, which carry the rate and pricing terms.

Red flags are straightforward. A “HELOC” label on what is really a personal-income file is one. A quote that tests only the drawn balance, when the program tests the whole line, is another. A narrow lender pool that cannot offer an alternative is a third.

Where the General Rule Breaks

The rules above bend at the edges. These are the cases that screen borrowers out.

Two products share one name. Credit- and debt-to-income-based investment lines test your personal profile. Lendmire’s piece on investment property HELOC lenders and when rental income counts toward qualifying separates the two. Find out which one is being quoted before you compare anything else.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Buying with the line. One line cannot buy a property with no rent history. The line sits on a rental you already own. The workable pattern is to draw on an owned rental, buy the next property, then refinance the new one and repay the line.

Property exclusions. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, mixed-use, and a property listed for sale in the prior 2 months are outside this lane. Warrantable and non-warrantable condominiums are eligible property types. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Borrower limits. US citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Value drops. Per the CFPB, a lender may stop additional credit if the home’s value falls significantly. Plan for the line to be revisited.

Footprint. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia, and Washington are in.

What Does the Investor Decision Look Like?

The decision comes down to whether you want to keep your first mortgage and whether rent can carry the line. A second lien lets you leave the first mortgage untouched. A cash-out refinance replaces it. Lendmire’s piece How to Use an Investment Property HELOC When Rental Cash Flow Dips covers the stress side.

Use this to match your situation:

Your situation Consider
Keep the first mortgage, rent covers a full-line stress payment DSCR HELOC, second lien
Rental with no mortgage DSCR HELOC, first lien
Rent thin on a full-line stress payment Smaller line, or a different structure
Want to replace the first mortgage DSCR cash-out refinance
Rental titled in an LLC Check title rules by program first

Watch the payment-shock risk. A variable rate and an interest-only draw period mean the payment steps up when the repayment period starts. Stress-test it before you sign.

Fees, rate, and pricing arrive with the lender’s disclosures. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

DSCR: gross monthly rent divided by the qualifying payment.

CLTV: the first mortgage balance plus the new line, divided by property value.

Stress payment: a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points.

Draw period: the five years when the drawn balance is interest-only.

Second lien: a loan that sits behind the first mortgage you keep.

Frequently Asked Questions

Is a DSCR HELOC the same as a DSCR loan?

No. A DSCR loan is a closed-end term loan, often used to buy or refinance. A DSCR HELOC is a revolving line on a rental you already own, qualified on rent, with at least 80% drawn at closing.

Can the line be written in an LLC?

Yes on this program, subject to underwriting. The LLC can hold title on investment property, and the members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

How does seasoning work?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Does a low appraisal kill the file?

It shrinks the usable line, since combined leverage is measured against value. A lower value cuts the dollars available. Lines to $400,000 can use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal, while lines above $400,000 require a full interior appraisal.

What credit score do I need?

A second lien starts at 720. A first lien starts at 700, with the best leverage at 740 or better. The score is the lender’s own report, and mortgage history requires no 30-day late in the last 12 months.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
