DSCR HELOC When You Need to Close Within 48 Hours

DSCR HELOC When You Need to Close Within 48 Hours

The Quick Read: A DSCR HELOC can be set up on a rental in advance so the equity is ready when a deal appears, but no honest broker can promise it will close in 48 hours, because valuation, title, insurance and entity documents set the date and a lender reviews every file individually.

  • The line is reviewed on the rent: a minimum 1.10x DSCR on a stress payment over the entire credit limit, subject to underwriting.
  • It is a standalone second lien behind a first mortgage the owner keeps, or a standalone first lien on a rental with no mortgage.
  • It is never closed together with a purchase, so it has to exist before the next contract is signed.
  • It is offered through select programs in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What a DSCR HELOC Is, and What It Is Not

A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental. It is reviewed on the property’s rent instead of the owner’s personal income, subject to lender guidelines. No traditional personal-income documentation, W-2s, pay stubs or debt-to-income ratio go into the file. The rent, the lease, the credit report and the valuation are all documented.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The structure comes in two forms. If the owner keeps a first mortgage, the line is a standalone second lien behind it. If the rental has no mortgage, the line is a standalone first lien. It is never a third lien, never a line on the owner’s own home, and never a line on a second home. A line on a primary residence is a different, owner-occupied product.

Vesting in the owner’s LLC is allowed on investment property, subject to lender program eligibility. The LLC’s members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to be the borrowers on the first mortgage.

The draw rules matter for anyone who expects a standby reserve. At least 80% of the line is drawn at closing, and the closing draw is never under $50,000. On the smallest lines that means the whole line is drawn at closing. Later draws are at least $5,000 each. The draw period is 5 years interest-only on the drawn balance, followed by a 25-year fully amortizing repayment period and a 30-year maturity. The rate is variable. The rate and pricing terms come with the lender’s HELOC disclosures.

How Underwriting Treats the File, Step by Step

Underwriting runs the same sequence on every file. Each step can stall the date.

1. Eligibility screen. The reviewer checks the borrower and the property against the program. Borrowers are US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. The property must be single-family, a PUD, a townhome, a two-to-four-unit building, or a warrantable or non-warrantable condominium, with lots up to 10 acres. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use are outside the program. So is a property listed for sale in the prior 2 months and a property with a solar lien.

2. Seasoning check. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). A request on a rental that fails either clock cannot close on an urgent timeline. The loan is reviewed primarily on property-level rental income, subject to lender guidelines, but that income does not shorten the seasoning clock.

3. Credit. A second lien needs a 720 score or better. A first lien needs 700 or better. The tier comes from the lender’s own credit report. There should be no 30-day mortgage late in the last 12 months. The program also wants 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Tradeline-depth rules are waived at 700 and above.

4. Coverage test. The minimum DSCR is 1.10x. That is gross monthly rent divided by a qualifying payment. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. Taxes and insurance are not in that payment. A lease in place is required, and a two-to-four-unit property may have at most 1 vacant unit. On a second lien, confirm on the file how the lender treats the first-mortgage payment. The lender’s own calculation governs. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

5. Valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

6. Title and insurance. A first lien and any second lien above $400,000 get a full title policy. Smaller second liens get an owner-and-encumbrance report. Hazard insurance must cover both liens, with flood coverage where required.

7. Signing and recording. Entity documents, guarantor signatures and the non-borrowing owner acknowledgment all land here. A signing can be pushed if a title holder’s signature is missing.

No reserves and no cash to close are required. A borrower can have at most 5 loans or $2,500,000 with the program.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the qualifying payment. This program’s minimum is 1.10x.

Stress payment: the fully amortizing payment on the whole credit limit at the start rate plus 2 percentage points, used only to qualify the file.

CLTV (combined loan-to-value): on a second lien, the first mortgage balance plus the new line, divided by the property’s value.

LTV (loan-to-value): on a first-lien line, the line divided by the property’s value.

Draw period: the first 5 years, when payments cover interest on the drawn balance only.

Vesting: how title is held, whether personally or in an LLC.

Non-borrowing owner acknowledgment: the document a title holder signs when that person is not a borrower on the line.

What Controls the Calendar

Closing dates come from the slowest item on the file. Lendmire does not set them, and a lender reviews each file on its own facts. The useful question is which items can be staged ahead and which cannot.

Item Can you stage it ahead? What stalls it
Valuation Partly Rehab, unusual property, access to the unit
Title Partly Old liens, vesting errors, judgments
Lease and rent Yes Missing lease, vacant unit
Insurance Yes Wrong dwelling coverage, flood
Entity documents Yes Missing operating agreement or signers
Seasoning No Recent purchase or refinance
Credit tier No Score below tier, recent late payment

Seasoning and the credit tier are fixed on the day the file opens, so nothing can be staged for them. Valuation and title are third-party items that can only be staged in part, and either can stall the file. The lease, insurance and entity documents are paperwork the investor can line up ahead of time.

Valuation deserves the most attention. An automated valuation is available on lines up to $400,000, but it works from past data. A BiggerPockets discussion of investment-property HELOCs includes a lender saying an automated product will not work after a rehab that raised the value, and that a full appraisal would be needed. On a recently renovated rental, plan for the appraisal path.

Where the General Rule Breaks

Five edge cases change the picture.

The three-day wait mostly drops out on rentals. A federal right of rescission gives a borrower until midnight of the third business day to cancel certain loans. The CFPB’s Regulation Z page says that right applies when a lien is taken on a consumer’s principal dwelling, and it states that a vacation or other second home is not a principal dwelling. The current federal regulation text sets the three-business-day rule. Bankrate’s explainer lists loans secured by a vacation, rental or investment property as outside that right. So a rental line carries no cooling-off hold. That removes one delay. It does not remove valuation, title, insurance or signing.

Tapping the owner’s home is the slow route. An investor who borrows against a primary residence to fund a rental deal faces that three-day wait, because the collateral is a home. A DSCR HELOC is never offered on an owner-occupied home, so the two products do not substitute for each other.

Timing is fixed by the structure. Because the line is a standalone loan, it needs a rental the investor already owns and has to be in place before the next deal is under contract.

Seasoning can end the request. If the rental was bought or refinanced recently, the line is not available regardless of how clean the rent and credit are. A cash-out refinance may be the better path for a recent acquisition, and the loan terms for that product differ from this line.

Leverage ceilings move with the file. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Will This File Stall?

Situation Effect on the file What to do
Rental bought recently Likely ineligible Check both seasoning clocks first
Rehab just finished Automated valuation may miss value Plan on a full appraisal
Lease missing or expired Rent cannot be documented Get a current lease before applying
More than 1 vacant unit in a 2-4 unit Outside the vacancy limit Lease up first
Title holder not a borrower Extra signature needed Line up the acknowledgment
Property listed for sale recently Outside the program Wait out the 2-month window
Condotel, row home, rural property Outside the program Choose a different product
Score under 720 with a first mortgage No second-lien tier Consider a different structure

DSCR HELOC Against the Alternatives

Another product may fit better. The comparison below describes each program on its own rules.

Factor DSCR HELOC DSCR cash-out refinance Investment HELOC on personal income
First mortgage Stays in place Replaced Stays in place
Reviewed on Rental income Rental income Owner’s income and credit, per that program
Structure Revolving line New first loan Revolving line
Draw at closing At least 80% Full proceeds Set by that program
LLC title Allowed Per program Per that program’s rules

The line keeps a low first mortgage intact. A cash-out refinance resets the first lien and brings a full new loan package. Investors who want the whole equity in one lump and are willing to replace the first mortgage may prefer that. Lendmire’s page on the DSCR cash-out refinance covers it.

A Worked Coverage Example

Run the numbers on a rental with a first mortgage. These are modeled assumptions, not market data, and the lender’s calculation governs.

Say the first mortgage sits at 45% of the property’s value. The investor asks for a line equal to 25% of value. Combined, that is 70% CLTV. That is the second-lien ceiling at a 720 score or better, on lines up to $500,000. Any larger line would push past that ceiling. A flag for a declining market would lower the ceiling by 5 points and cut the usable line.

Now the coverage test. The qualifying payment is built on the entire line, not the drawn amount. So a line only half drawn is still tested as if fully drawn. Suppose the lease and the appraiser’s market rent both support rent that covers the stress payment at 1.25x. That clears the 1.10x minimum. A rent that covers it at 1.05x does not, whatever the credit score.

A larger line raises the qualifying payment and lowers the coverage number. A smaller line improves both.

Readiness Checklist

Staging these items turns a scramble into a normal file.

  • Current lease, signed, with the rent matching what the property earns.
  • Proof of three months of rent receipts if the lease sits above market rent.
  • Settlement statement or deed showing how long title has been held, and the date of any prior refinance.
  • Entity documents if the property is in an LLC: operating agreement, formation papers, and guarantor details for each member.
  • Insurance binder with the lender named, and flood coverage where required.
  • Mortgage statement for the first lien, showing payment history for the last 12 months.
  • Contact information for any title holder who is not a borrower.
  • A clear idea of the line size, so the closing draw matches the need.

When 48 Hours Is a Hard Deadline

If the cash is needed before the line can reasonably be opened, a DSCR HELOC is the wrong tool. The options below are context only, and each has its own terms and costs.

Cash on hand or a business line of credit that is already open covers a short deadline. Hard money or bridge financing exists for a deadline that cannot move. Borrowing against a primary residence is a different product with its own rules, and a DSCR HELOC is never offered on an owner-occupied home.

The better use of a DSCR HELOC is as a pre-positioned source. The owner opens it on a seasoned rental before there is a deal, draws what is needed at closing, and holds the rest of the plan in cash. Lines can also be frozen or reduced, as a law-firm explainer on HELOC freezes describes in general terms. Treat the line as flexible capital, not guaranteed liquidity.

Frequently Asked Questions

Can a DSCR HELOC really close in 48 hours?

No broker or lender can promise it, and Lendmire does not. The file depends on valuation, title, insurance, the lease and any entity documents, and each lender reviews every file on its own facts. The more of those items that are ready before applying, the fewer open questions the lender has to chase.

Does a rental HELOC have a three-day wait?

No hold applies by default, because the right of rescission attaches to a lien on a principal dwelling and not to a rental. That removes a waiting period. It leaves valuation, title and signing in place. Some states add their own consumer rules, so state requirements can add steps.

How does seasoning work on a DSCR HELOC?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are checked against the settlement statement and prior loan documents.

Can the line be in an LLC?

Yes, investment property can be vested in the owner’s LLC, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs the non-borrowing owner acknowledgment and the security instrument.

Can I draw only a small part at closing?

No. At least 80% of the line, and never less than $50,000, is drawn at closing. That is why the line should match the amount needed, not a larger figure for future use.

Next Step

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183. Programs change, and every file is underwritten individually by the lender.

A rental with a first mortgage already in place, a current lease and clean title is the kind of asset that can be set up as standby equity well before the next deal needs it.
