The Quick Read: Rarely, and it is usually the wrong tool: a lender can review an application from an owner who plans to sell, but the line is a lien that must be paid off from sale proceeds, and a home that is already listed is ineligible in several of the states Lendmire’s network serves.
- Planning to sell does not disqualify you on its face, but a listed home is a different file.
- The bank statement part changes how income is documented. It does not change the lien or the payoff at sale.
- Setup costs and early-closure terms can outweigh what a short-lived line returns.
- Investment properties face the tightest limits on a home equity line.
- If the home is a rental you plan to keep, a different product may fit the equity goal better.
Why Does Selling Soon Change the Math?
A home equity line is a lien recorded against the property. When the home sells, the lien comes off, and the money to remove it comes from the sale. That is the whole problem for a short holding period.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
You pay to set the line up. You may pay to close it. Then the sale pays it off at the closing table. The only window for the line to earn its keep is the stretch between funding and listing, and for most owners that window is short.
The bank statement label does not change any of this. It describes how a self-employed borrower documents income. It says nothing about how long the line will live.
How Is a Bank Statement HELOC Underwritten?
A bank statement HELOC is reviewed on documented income under the applicable program, subject to lender guidelines. The borrower supplies deposit history in place of W-2s. The rest of the file is still reviewed in full.
The market norm is 12 to 24 months of personal or business statements, according to Scotsman Guide’s overview of non-QM lending. The lender then derives qualifying income from those deposits. A business account typically takes an expense factor, or the borrower provides a third-party profit-and-loss statement. Each lender sets its own factor.
Deposit screening is part of the work. Transfers between accounts, loan proceeds, refunds and one-time deposits are generally stripped out before income is calculated. Plan for a lower qualifying figure than your gross deposits.
Then the property and credit side of the file gets reviewed:
- Credit profile, from a single-bureau score keyed to the primary wage earner. The program floor is 600, and the floor rises with occupancy: second homes start at 640 and investment properties at 700.
- Debt-to-income, with a 50% maximum. Borrowers with scores from 600 to 679 are held to 45%, and any ratio above 45% requires a score of at least 680. The 600 to 679 band applies only where the occupancy allows those scores, which means primary residences for the lower end.
- Debt-to-income is qualified on the interest-only payment calculated on the maximum draw.
- Combined loan-to-value after the first lien.
- Property type and title vesting.
A bank statement line is a documentation method. It is not a no-documentation loan.
What Happens to the Line When the Home Sells?
The line is paid off in full, and it does not follow you to the next home. The CFPB’s consumer pamphlet on HELOCs says a sale generally requires paying the line off right away. It also tells borrowers who may sell soon to weigh whether the up-front costs of a line are worth it.
The mechanics at closing run in a set order:
1. The title company requests a payoff statement from the line’s servicer.
2. The sale proceeds pay the first mortgage, then the line.
3. The line is formally closed and the lien is released.
The third step is the one people skip. A zero balance does not always close the line. A buyer’s title search will show the second lien, and it has to clear at closing (BiggerPockets thread on a HELOC just before a sale).
Check the line agreement for early-closure, early-termination or prepayment language. These terms describe the same thing, and they raise the payoff amount. The personal-finance site I Will Teach You To Be Rich suggests waiting out the penalty period before listing when the fee is large. The length of that window is usually the first few years and is set by each lender’s agreement.
Your net proceeds then work out like this: sale price, minus the first-mortgage payoff, minus the line payoff and any closing fees, minus selling costs. A line you drew on shrinks that last number.
Does the Stage of the Sale Change the Answer?
Yes. The stage matters more than the plan itself. Answer every question about your intent honestly.
On this network, a property that is listed for sale, or was listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington. Other states may be reviewed differently by lender. The table sums up the stages.
| Stage | Likely read | Better move |
|---|---|---|
| Not listed, no sale planned | Reviewable | Keep the line for a real need |
| Planning to list in months | Reviewable, costs may not pay back | Price the fees against the benefit |
| Listed for sale | Often declined | Wait for proceeds |
| Under contract | Not a fit | Use sale proceeds |
Lendmire’s piece How to Use a Bank Statement HELOC Bridge When You List Soon After Closing covers the narrower case where the line is used as a short bridge.
Can You Get a Bank Statement HELOC on an Investment Property You Plan to Sell?
The investment-property limits are the tightest in the network. Lendmire brokers these lines through select wholesale partners. Lines on investment properties carry a 70% combined loan-to-value ceiling, a 700 minimum credit score and a $500,000 maximum line. They run a 5-year interest-only draw and a 25-year repayment.
Primary residences and second homes are different. A primary residence reaches 90% only at a 720 or better credit profile and up to $500,000. Second homes also reach 90% only at 720 and above, up to $500,000, and floor at a 640 score. Do not carry a primary-residence number over to a rental.
The broader market is thin here. Investors report that HELOCs on rentals are scarce, and the lender holding the first lien is often best placed to offer one. Treat that as market color, not a rule.
Title also matters. These lines are held by an individual borrower or a revocable living trust. An LLC cannot hold title, and a property already deeded to an LLC needs a vesting change first. This is the sharpest structural difference from a DSCR loan.
Availability is narrower than the DSCR footprint. These home equity lines are offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.
What Are Better Options When a Sale Is Coming?
For most sellers, a more affordable source of cash is the sale itself. Waiting avoids the setup cost, the payoff and the lien release. If you need money before the sale, price the line’s fees against the amount you would actually draw.
At least 75% of the line is drawn at closing on these programs, which also changes the draw math. A line you take mainly to keep available is the wrong shape.
Investors have another route. Say you own a rental you intend to keep and want equity from it while you sell a different home. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across most of the network, cash-out tops out around 75% loan-to-value on a standard rental, with about 6 months of seasoning as the common expectation. Credit of 660 or better is typical, with 700 or better unlocking the strongest tiers.
Clearing 1.00 coverage is not the same as positive cash flow. Repairs, vacancy and management sit outside the calculation. Lendmire’s complete DSCR loans guide walks through how that ratio is built.
The question to settle first is which property the equity comes from. Borrowing against a home you are selling creates a payoff. Borrowing against one you are keeping creates a position you hold.
Key Terms Defined
Bank statement HELOC: a home equity line that documents self-employed income from deposit history instead of W-2s.
CLTV: the combined loan-to-value of the first lien plus the new line against the property’s value.
Payoff statement: the servicer’s document stating the exact amount needed to retire the line on a given date.
Lien release: the recorded document that removes the line from title after payoff.
Early-closure fee: a charge some lenders apply when a line is closed within a set period after opening.
Interest-only draw period: the early phase of a line when payments cover interest only, before repayment begins.
Frequently Asked Questions
Will a lender approve a bank statement HELOC if I tell them I plan to sell?
It can be reviewed, since planning alone is not a bar. Approval depends on credit, remaining equity, debt-to-income and the property, subject to lender guidelines. Answer intent questions honestly, because a listing, or a listing within the past 60 days, makes the home ineligible in six of the states served.
Do I have to pay off the line when I sell?
Yes. The line is generally paid off in full at closing and cannot move to the next property. Ask the servicer for a payoff statement, and confirm the lien release is recorded after closing.
Does a zero balance mean the line is closed?
Not necessarily. An open line with no balance can still sit on title. Request written closure and the lien release so the sale is not delayed by an open lien.
Can I use a bank statement HELOC on a rental I plan to sell?
Only within tight limits. Investment lines carry a 70% CLTV ceiling, a 700 minimum credit score and a $500,000 cap. The property must also be held by an individual or a revocable living trust, not an LLC.
What should I use instead if the sale is close?
Use the sale proceeds if you can wait. If the equity sits in a rental you are keeping, a DSCR cash-out refinance qualifies primarily on rental income, subject to lender guidelines. Short-term-rental collateral caps at 70% on cash-out, while standard rentals reach about 75%.
