Top Bank Statement HELOC Providers on a Triplex

Top Bank Statement HELOC Providers on a Triplex

The Quick Read: A bank statement HELOC on a triplex is a variable-pricing credit line secured by the three-unit building, sized from your equity and personal file rather than the building’s rent, and the provider that fits depends on how the property is titled, how it is occupied, and how much equity you hold.

  • On a fully rented triplex, the network ceiling is 70% CLTV on an investment property, with a 700 minimum credit score and a line of up to $500,000.
  • A triplex is a 2-4 unit property, so unit count does not block eligibility. Title and occupancy are more likely to decide the file.
  • Bank statements prove income. They do not raise the line, because the line is limited by equity.
  • LLC-titled buildings do not fit this product, and a DSCR cash-out refinance is the usual alternative.
  • The best program for your situation depends on property, credit, leverage need, and documentation, so no ranked list of providers holds up.

Why There Is No Ranked List of Providers

Any list that ranks bank statement HELOC providers is advertising, not analysis. The product is an industry label rather than a fixed category, so each lender writes its own guidelines. The lenders that will write a line on a triplex depend on your credit, your equity, how the building is titled, and who lives in it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire is a mortgage broker. It works with a network of wholesale HELOC lenders and does not lend itself. This article therefore does what a broker does. It explains how these lenders treat a triplex, which files fit, what to prepare, and how a broker matches a scenario to a program.

The practical problem is that few lenders will place a home equity line on an investment property at all. NerdWallet’s investment-property HELOC explainer confirms it. That narrow field is the main reason to shop through a broker.

What a Bank Statement HELOC Is

A bank statement HELOC is a revolving line of credit secured by real estate, where self-employed or irregular-income borrowers document income with deposit history. The lender reviews a year or two of personal or business statements instead of a W-2 and pay stubs. It turns those deposits into a monthly qualifying income figure.

The line is a standalone product. It can sit in first or second lien position, so your existing first mortgage can stay in place. You draw against the line, and pricing floats. It does not convert to a fixed payment.

For investment property, the network structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. After closing, you can draw more up to the limit.

Lendmire’s complete DSCR loans guide covers the rent-based alternative in full.

How Underwriting Treats a Triplex, Step by Step

Underwriting a triplex line is a six-part review. Each part can stop the file, and bank statements affect only one of them.

1. Collateral. The line is secured by one property. Equity in your other rentals does not pool. A line on the triplex uses the triplex’s equity, and a line on your own home uses that home’s equity.

2. Equity test. The lender takes the appraised or automated value, applies the CLTV cap, and subtracts every lien already on the property. On a fully rented triplex that cap is 70%. What remains is the most the line can be, up to the $500,000 investment ceiling.

3. Income documentation. Deposits are converted to qualifying income. Transfers between your own accounts and loan proceeds are stripped out. Business accounts can receive an expense factor, and a profit-and-loss statement or CPA letter can support the analysis on some programs.

4. Credit and DTI. Investment lines need a 700 minimum score. Debt-to-income tops out at 50%, and the lender calculates it on the interest-only payment at the maximum draw. Rent from the triplex does not lift the line. The file is a personal-income file.

5. Property review. A 2-4 unit building is eligible. Because an investment line caps at $500,000, it falls in the automated-valuation lane, and many files close with no traditional appraisal. A borrower can still request a full appraisal. The lender may also ask for a secondary valuation at higher CLTV.

6. Title. The borrower must hold title as an individual or in a revocable living trust. An LLC-titled triplex cannot qualify, and the edge cases below cover that and related title problems.

Key Terms Defined

CLTV is combined loan-to-value. It adds the new line and all existing liens, then divides by the property’s value.

Draw period is the early stretch of the line when you can borrow and pay interest only.

Repayment period is the later stretch when the line stops accepting draws and the balance amortizes.

Expense factor is a percentage a lender subtracts from business deposits to estimate what the business spent to earn them.

Vesting is the legal form of ownership on the deed. It decides who can pledge the property.

Automated valuation is a data-model estimate of value used in place of a full appraisal on smaller lines.

How the Equity Math Works on a Triplex

The CFPB’s HELOC booklet explains the basic sizing method. Lenders set the line by taking a percentage of appraised value and subtracting the existing mortgage balance. The same booklet adds that the lender also weighs ability to repay and credit history.

Picture a fully rented triplex valued at $600,000 with an existing first mortgage. At the 70% investment ceiling, the combined balance of that first mortgage and the new line cannot exceed 70% of value. A borrower who owes 55% of value today has room for a line of roughly 15% of value. A borrower who owes 68% has almost nothing to borrow against. Deposits do not change either result.

Higher credit does not buy higher leverage on an investment line either. Scores of 720 and 700 both reach 70% CLTV, so 700 is a hard floor and the ceiling is flat. Bank statement income is never the binding limit here. Business accounts need a 680 minimum for the deposit analysis, and investment files already floor at 700.

Two further limits apply to this borrower. A borrower can hold at most three lines, and a borrower with more than 15 financed properties is not eligible. Investors with large portfolios should check both before applying.

Occupancy Changes the Product

Occupancy is the first thing to settle on a triplex, because it changes the ceiling. If you live in one unit and rent the other two, the property is generally treated as a primary residence. Primary-residence ceilings on this network reach 90% CLTV, but only at a credit profile of 720 or better. Primary residences also allow lines above $500,000, which are available on primary residences only. Those larger lines cap at 75% CLTV and require a full appraisal. They also need a credit profile of at least 700, or 720 on the longer-runway program described below.

If all three units are rented, the property is an investment property. The 70% ceiling and $500,000 line limit apply, and no higher tier exists. State the occupancy honestly on the application. A line sized for a primary residence on a building you do not occupy is a misrepresentation, and the occupancy mismatch will surface in review.

The Two Wholesale Program Structures

Lendmire’s network places HELOC files with two different wholesale programs. The names below are used for the rest of this article.

The higher-leverage program carries the larger combined exposure limit. It allows a borrower up to $2,000,000 across three lines.

The longer-runway program offers a choice of draw structures on primary residences and second homes. They are a 3-year draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. On investment property only the 5-year structure exists. Combined exposure on this program caps at $750,000. It also accepts modular factory-built homes and reaches into 2-4 unit properties at a 640 minimum, though investment files floor at 700 anyway.

The differences matter for line terms, tradeline and housing-history standards, and derogatory seasoning. A broker reads the file against both programs and places it where the figures fit. Each figure applies only within its own program.

Where the General Rule Breaks

LLC-titled triplex. This is the sharpest break. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A building already deeded to an LLC needs a vesting change or a different product. Deeding a property out of an LLC can affect liability protection and existing loan terms, so a borrower should review that step with an attorney and the first-mortgage lender before acting.

Rent-strong, income-thin owners. Qualification on this product is personal. A triplex with excellent rents but thin personal deposits does not get a bigger line because the building performs. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and that is the better fit for this owner.

Deposit-strong, rent-weak owners. The reverse is the HELOC’s best case. The owner has strong deposits after heavy write-offs, a modest staged cash need, and a first mortgage worth keeping. Lendmire’s piece Top Bank Statement HELOC Providers Without W-2s or Pay Stubs covers the income side in more detail.

Listed or recently listed property. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington, a property listed for sale or listed within the past 60 days is ineligible.

Ineligible structures. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. A triplex with a commercial storefront unit on the ground floor falls into the mixed-use category and is not offered.

Owner-occupied triplex, other occupancy limits. Texas treats a primary residence as a homestead, which adds a waiting period, a one-lien rule, and an 80% combined cap. Texas investment and second-home lines are non-homestead transactions and follow the standard tables.

How to Judge a Provider Without a Ranking

The questions below separate lenders that can write a triplex line from those that only advertise one. A broker puts each question to the wholesale lender before the deal works.

Question to ask Why it matters on a triplex Network answer
Does it accept investor-owned rentals? Many retail lenders limit lines to owner-occupied homes Yes, to 70% CLTV
Can an LLC hold title? Many triplexes sit in entities No; individual or revocable trust only
How are deposits analyzed? Transfers and proceeds are stripped Statement review with expense factor
Is a full appraisal required? Cost and valuation risk Not for lines up to $500,000, unless requested
What is the maximum line? Sets the cash available $500,000 on investment property

The questions share a pattern. Each one tests whether the lender writes investor collateral at all, and then whether your title and occupancy fit its box. Large retail lenders often built their lines for owner-occupied homes. A wholesale network reaches lenders that wrote the product for borrowers like you.

Documents to Gather

Collect these before the file goes to a lender.

  • Personal or business bank statements for the review period, with every page, including blank ones.
  • A profit-and-loss statement or CPA letter, if your business accounts need one.
  • The current deed and vesting, plus trust documents if a revocable trust holds title.
  • The current first mortgage statement, so equity can be calculated.
  • The leases and a rent roll for the triplex, so the lender can see occupancy.
  • Proof of homeowner insurance on the building.
  • Credit authorization. The credit report cannot be older than 90 days at closing, and the file does not allow rescoring.

Incomplete statements are the most common documentation gap. A missing page leaves unexplained gaps in the deposit history.

Risks and Tradeoffs

The line carries variable-pricing risk. The CFPB’s HELOC brochure notes that monthly payments may change even when you borrow no more. It also explains that when the draw period ends, the line enters a repayment period where the balance comes due on a set schedule.

On investment lines the interest-only draw lasts five years. Then the balance amortizes over 25 years, and the payment steps up. A borrower using the line to fund a renovation should model the step-up before drawing.

Equity is the other risk. You pledge the triplex, and a second-lien line sits behind your first mortgage. If the building underperforms and the line is fully drawn, the combined obligation can exceed what rents cover.

Rental coverage is also not cash flow. A DSCR measures rent against the full monthly housing payment, which is principal, interest, taxes, insurance, and any dues. It leaves out repairs, vacancy, management, utilities, and capital spending. A triplex that clears 1.00x on rent coverage can still lose money each month.

The DSCR cash-out refinance is the main alternative for a mostly rented building. NerdWallet names a DSCR second mortgage as possibly the best option for a property that is primarily rented. Across the network, DSCR cash-out refinances top out around 75% LTV on standard rentals and about 70% on short-term-rental collateral. About 6 months of seasoning is the common expectation. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

A DSCR loan replaces the first mortgage, which matters if the existing loan is worth keeping. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. DSCR loans run across 40 states plus Washington, D.C. HELOC availability is narrower, as the next section explains.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where the HELOC Is Offered

HELOC placement runs through Lendmire’s 16 full-service states only: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington.

Tennessee shortens both draw structures on primary residences. Michigan lowers the minimum line to $10,000. Texas sets a $4,000 minimum subsequent draw. New Mexico and Ohio apply a CLTV cap that depends on the credit profile. Every figure remains subject to lender guidelines and full file review. This is not a commitment to lend.

Who Fits and Who Does Not

The line fits a borrower with 700 or better credit, a fully or partly documented deposit history, a triplex held in personal or revocable-trust title, and meaningful equity under the 70% ceiling. It fits best when the cash need is modest and staged.

It fits poorly in four cases.

  • The building sits in an LLC.
  • The owner needs large cash-out beyond what 70% CLTV leaves.
  • The owner wants property-rent-based lender review.
  • Combined leverage on the building is already near the ceiling.

For the first three, DSCR is usually the better route. For the fourth, no product fixes thin equity.

Frequently Asked Questions

Can a bank statement HELOC be written on a triplex?

Yes, when the building is titled to you personally or in a revocable living trust and meets the equity and credit tests. A triplex counts as a 2-4 unit property, so unit count is not the obstacle. Eligibility remains subject to lender guidelines and full file review.

Does the rent from the three units increase the line?

No. This product sizes the line from your equity and personal file. Rent from the building does not lift it. A DSCR loan is the rent-driven product, qualifying primarily on property-level rental income covering the payment, subject to lender guidelines.

What is the maximum CLTV on a fully rented triplex?

The network ceiling is 70% CLTV on an investment property, with a 700 minimum score and a line of up to $500,000. Credit above 700 does not raise the ceiling. If you occupy one unit, primary-residence tiers apply, and 90% CLTV exists only at 720 or better.

Can my LLC take out the line?

No. The building would need a vesting change, or a DSCR cash-out refinance can be used instead.

Why do some retail lenders decline rental collateral?

Lenders set their own guidelines, and many design lines for owner-occupied homes. NerdWallet notes that a HELOC on an investment property is not offered by all lenders and that qualification is strict. A broker works around that by placing the file with lenders that write investor collateral.
