Can You Get a Bank Statement HELOC to Fund the Next Investment?

Can You Get a Bank Statement HELOC to Fund the Next Investment?

The Quick Read: Yes, a bank statement HELOC can fund the next investment, but only when the property securing the line is eligible, because on an investment property the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line, and income is read from deposits instead of tax returns. The line is secured by a property you already own, and the draw can go toward a down payment, a rehab or reserves.

  • Ceiling depends on occupancy: an investment property tops out at 70% CLTV, while a primary residence or second home reaches 90% CLTV only at a 720-or-better credit profile.
  • Title matters: whichever property secures the line must be held by an individual or a revocable living trust, not an LLC.
  • Structure: an investment line runs a 5-year interest-only draw and a 25-year repayment period, with at least 75% of the line drawn at closing.
  • Alternative lane: a DSCR cash-out refinance reads the rent instead of your deposits and can work for entity-owned rentals, subject to lender guidelines.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is an ordinary home equity line with a different way of proving income. Deposit history stands in for tax returns. The lender still looks at credit, debt load, equity and the collateral property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That distinction matters for investors, because the documentation method does not change what the money can buy. A line that is reviewed on bank statements can fund a down payment as readily as one that is reviewed on a W-2. The statements only answer the income question.

This product is also separate from a DSCR loan. A line reads your income and debt-to-income ratio. A DSCR loan reads a property’s rent against its payment. Many investors end up using each tool on different deals, and the choice between them is covered further down.

Lendmire is a mortgage broker, not a lender. It places these lines through select wholesale partners in a network that is available in 16 states, which is narrower than its 41-market DSCR footprint. Every figure here is a guideline range, subject to lender guidelines and full file review.

Key Terms Defined

CLTV (combined loan-to-value): all liens on the property, including the new line, divided by the property’s value.

Draw period: the stretch of the line when you can borrow and pay interest only.

Repayment period: the stretch after the draw ends, when the balance amortizes fully.

Deposit analysis: the lender’s review of personal or business bank statements to estimate usable monthly income.

DSCR (debt service coverage ratio): monthly rent divided by the property’s monthly principal, interest, taxes, insurance and any HOA dues.

Vesting: the legal form in which a borrower holds title, such as an individual name, a revocable trust or an LLC.

How a Line Gets Sized on a Rental

The ceiling for an investment property is 70% CLTV, and there is no tier above it. A 720 score and a 700 score both reach that same 70%, so credit above 700 buys eligibility, not extra leverage. The 700 minimum is a hard floor with no tier beneath it, and the maximum line is $500,000.

The room under that ceiling is what counts, because the line usually sits behind the first mortgage. Run the numbers on a rental whose first mortgage equals 45% of its value. The 70% ceiling leaves 25 points of value for a new line, up to the $500,000 maximum. Where the first mortgage already sits at 65% of value, only 5 points remain, and the line may be too small to matter.

This is where many investors reach the real decision point. A recently purchased rental with a high-balance first mortgage often has little room. An older, mostly paid-down rental or a primary residence with substantial equity is a stronger collateral candidate. The occupancy gap is large: a primary residence or second home can reach 90% CLTV, but only at 720 or better, so borrowing against the home you live in generally yields more room than borrowing against the rental.

Two other limits shape the math:

  • Debt-to-income: the maximum is 50%, and a ratio above 45% requires a 680 minimum score. The payment is qualified on the interest-only amount at the maximum draw, so the lender tests the line as if it were fully used.
  • Exposure: a borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

Valuation is usually light, since the $500,000 cap keeps most investment lines on an automated value. A borrower may still request a full appraisal. A recently rehabbed property is the case to think about, since an automated value may not capture the improvement, and a higher CLTV request can trigger a secondary valuation.

Can You Get a Bank Statement HELOC to Fund the Next Investment Without Tax Returns?

Yes, the program is built for owners whose tax returns understate what their business deposits. The lender reads personal or business statements and applies an expense factor, or relies on a profit-and-loss statement prepared by a tax professional. Business accounts need a 680 minimum score for the deposit analysis. An investment line already floors at 700, so deposit analysis is never the binding credit constraint on a rental line.

The income is documented, not waived. A typical file includes:

  • proof of about two years of self-employment
  • a year-to-date profit-and-loss statement
  • a current mortgage statement
  • a homeowners insurance declaration, plus a flood declaration where relevant

Investment-property lines add a few items. Expect a list of every property you own with its liens and balances, proof of how each is titled, and often leases or a rent roll. The program accepts single-family homes, 2-4 unit buildings, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not eligible.

Credit reporting follows a single-bureau score model keyed to the primary wage earner. The credit report can be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.

Collateral and Title: Where Investors Get Stuck

The sharpest structural limit is vesting. The collateral property must be held, in fee simple or leasehold, by the individual borrower or by an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on these lines, per lender program requirements.

Many investors hold rentals in entities, so this limit decides who can use the product at all. A rental already deeded to an LLC needs either a vesting change or a different structure, such as a DSCR cash-out refinance. Retitling can trigger due-on-sale or title issues, so talk to counsel before moving a deed.

Here is how the collateral choices compare for an investor planning the next purchase:

Collateral CLTV ceiling Main catch
Investment property 70% 700 floor; $500,000 line cap
Second home Up to 90% at 720+ Lower tiers at lower scores
Primary residence Up to 90% at 720+ Rental use may be restricted
LLC-titled rental Not eligible Needs vesting change or DSCR

If you borrow against your own home to buy a rental, read the line agreement first, since a later decision to rent out that collateral home can conflict with its terms. The collateral property is also at risk if payments stop, and a line secured by your home puts that home behind the investment.

Using the Draw for the Next Purchase

A line lets you move on a deal with the flexibility of a cash buyer, and the funds can cover a down payment, a rehab or reserves. The structure is less flexible than it sounds, though. At least 75% of the line is drawn at closing, so the line works as a funded balance rather than a standby reserve. An investment line runs the 5-year interest-only draw and 25-year repayment structure only.

That shape suits short holding periods. BiggerPockets makes the point that HELOC money works best when it can be repaid and recycled in a short window, such as a flip or a BRRRR, and when the math works. A plan that parks the draw in a long-term hold with thin margins carries a different risk. The balance keeps costing money while the new property ramps up.

Sequencing needs a plan. The purchase lender will likely see borrowed funds, so it helps to confirm with that lender whether the line should be open and funded before the purchase file is submitted. The DSCR ratio on the new property compares that property’s rent to its own PITIA, so the line’s payment sits outside that ratio. Other parts of the file, such as personal credit and reserves, may still see the new debt, and treatment varies by lender.

Stress-test before you draw. Assume the new investment earns nothing for a year, then check whether your other income still carries the line plus the first mortgage. If it does not, the draw is too large for the plan. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Bank Statement HELOC or DSCR Cash-Out?

For an entity-held rental or a property already at high leverage, a DSCR cash-out refinance is often the better fit. For a lightly leveraged property held personally, a line may leave the first mortgage untouched.

Factor Bank statement HELOC DSCR cash-out refinance
What it reads Deposits and DTI Rent versus PITIA
Investment ceiling 70% CLTV About 75% LTV
Entity title Not eligible Subject to program terms
Structure Line, 5-yr draw Fixed term, new first lien
Size range Up to $500,000 Up to $3,000,000 on standard programs

The complete DSCR loans guide covers how these loans work in detail. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

On a cash-out, the network tops out around 75% LTV, and about 6 months of seasoning is the common expectation. Select programs reach 85% LTV on a purchase at roughly a 700-plus score. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Most programs want around a 660 score, with a 620 floor in parts of the network and the strongest tiers at 700 or better. That DSCR range is separate from the bank statement HELOC, whose 700 investment floor has no tier beneath it. Reserves vary by lender, leverage, loan size and transaction type, and commonly run around 6 months of PITIA.

A DSCR ratio at or above 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation, so the ratio is an eligibility test and not a profit forecast.

Lendmire’s article How Much Can You Borrow on a Bank Statement HELOC to Fund Your Next Down Payment? works through line sizing for that specific use.

Why Underwriting Differs From a Standard Mortgage

Income rules on a HELOC come from lender policy, not from a single federal formula. The ability-to-repay rule in Regulation Z, 12 CFR 1026.43, is where the federal standard for closed-end mortgages lives. The agency’s final rule text says the rule applies to credit secured by a dwelling except an open-end credit plan. A line of credit is open-end, so lenders choose their own documentation standards.

That is why bank statement income is accepted on a line. It also means lender policy varies widely, and the program a broker matches to your file depends on property type, credit profile, leverage need and documentation.

When a Bank Statement HELOC Is the Wrong Tool

Skip the line if the rental is titled to an LLC and you do not want to retitle. Skip it if you need more than $500,000 or more than 70% CLTV on an investment property, since that is the ceiling for a rental line.

Consider a different tool if the new property is a long-term hold with thin coverage. A variable-price balance can compress cash flow in exactly the period when a new property is least stable.

If you own more than 15 financed properties, the line is not available at all. A DSCR cash-out refinance reads the rent rather than your deposits, so it is the alternative to weigh in that situation.

Frequently Asked Questions

Can I use an LLC-owned rental as collateral for a bank statement HELOC?

No, not directly. Whichever property secures the line, title must sit with an individual or a revocable living trust. A property deeded to an LLC needs a vesting change, which has its own title and due-on-sale considerations, or a DSCR cash-out refinance instead. Counsel should review any retitling before it happens.

Does an investment-property line need a full appraisal?

Usually not. A higher CLTV request may require a secondary valuation, and you may ask for a full appraisal in any case. That choice can help after a rehab, when an automated value may lag the improvement.

How much of the line do I have to draw at closing?

At least 75%. The line is built for borrowers with a defined use for the money, not for holding a large undrawn reserve. Because the rate floats during both the draw and repayment periods, an oversized draw keeps costing money until it is repaid.

Does the line count against the DSCR on my next property?

Not directly. Other parts of the file, such as personal credit and reserves, may still reflect the new debt. Treatment varies by lender, so confirm the sequence before drawing.

Is there a limit on how many lines I can hold?

Combined exposure across lines is capped, with the limit depending on the lender program, and each line still has to clear its own credit, CLTV and DTI checks. All of this is subject to lender guidelines and full file review.

Running the Numbers on Your Own File

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Investors can reach the team at 828-256-2183 to talk through whether a line or a DSCR cash-out fits the next deal.

The investors who get the most from either tool settle the sequence before they make an offer, since the order of the line, the purchase and the first rent check shapes every ratio that follows.
