How to Qualify for an Investment Property HELOC on a Rental House

How to Qualify for an Investment Property HELOC on a Rental House

The Quick Read: Qualifying comes down to four tests: a credit score of 700 or better, a combined loan-to-value (CLTV) of 70% or less, a debt-to-income ratio at or under 50%, and a property held in your own name or a revocable trust. Lendmire arranges these lines through select wholesale partners, so every figure is subject to lender guidelines and full file review.

  • Credit: 700 is a hard floor on an investment line.
  • Leverage: The ceiling on an investment property is 70% CLTV, counting the first mortgage and the new line together.
  • Line size: An investment line runs from $25,000 up to $500,000.
  • Title: An LLC cannot hold title on this product. Personal name or a revocable living trust only.
  • Draw structure: Investment lines carry a 5-year interest-only draw and a 25-year repayment period.

A home equity line on a rental is a personal-credit product. It is not a DSCR loan, and the two answer different questions. The rest of this piece walks the mechanics in order, then covers where the rules break and how to choose between a line and a DSCR cash-out.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment Property HELOC?

An investment property HELOC is an open-end line of credit secured by a rental house you own. You borrow against the equity, repay, and borrow again during a draw period. The federal consumer-finance regulator describes a HELOC as a revolving line with a draw period followed by a repayment period, and notes that the lender can take the collateral if payments are missed. On a rental line, the rental is that collateral.

Equity is the property’s value minus what you owe on it. The lender sets a maximum combined loan-to-value, subtracts the first mortgage, and the remainder is the most the line can be.

Through the wholesale network, this product is a standalone line in first or second lien position. At least 75% of the line is drawn at closing, and later draws are possible during the draw period. Pricing floats during both the draw and the repayment period and never converts to fixed.

How Underwriting Treats a Rental HELOC, Step by Step

Underwriting here follows the borrower, not the rent. A DSCR loan compares the property’s rent to its payment. A HELOC compares you to a set of personal-credit tests. Here is the order a file moves through.

1. Occupancy and property type. The lender confirms the house is a rental and checks it against the eligible list: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

2. Title and vesting. The property must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A house already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.

3. Credit. An investment line needs 700 at minimum. The program floor across all occupancies is 600, but that floor does not reach rentals. The score model is a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed.

4. Housing and tradeline history. On the longer-runway structure, expect two tradelines seasoned 12 months or one seasoned 24. Mortgage history is reviewed across all financed properties, not just the subject rental.

5. Derogatory events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure, or short sale seasons for 4.

6. Debt-to-income. The maximum is 50%. Profiles from 600 to 679 cap at 45%, and anything above 45% needs a 680 minimum. Since an investment line starts at 700, the 45% cap rarely applies to a rental. The lender reviews your file on the interest-only payment calculated at the maximum draw, not on what you actually draw.

7. Combined leverage. The ceiling is 70% CLTV. This is where most borrowers find their number, so the next section works it through.

8. Valuation. An investment line tops out at $500,000, and full appraisals begin only above $500,000. So an investment line is structurally in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you can ask for a full appraisal in any case. NerdWallet notes that lenders on rental lines may want multiple appraisals to confirm value. That is a market observation, not a network requirement.

Working the Equity Math

CLTV is the first mortgage balance plus the new line, divided by the property’s value. The cap on an investment property is 70%.

Take a rental valued at $400,000. At the 70% ceiling, total debt against the house can reach 70% of value. Whatever your first mortgage already uses comes out of that room. A house with a first mortgage near 50% of value leaves roughly 20% of value for the line. A house with a first mortgage near 65% leaves very little, and the line may not be worth the fees.

A free-and-clear rental has the most room, but even then the 70% ceiling and the $500,000 line cap both apply.

Credit above 700 does not buy more leverage on a rental. The table has two tiers, and 720 and 700 sit at the same 70%. A stronger score helps the file in other ways, but it does not move the ceiling.

On this network, an investment property tops out at 70% CLTV. The 90% ceiling exists only on primary-residence and second-home lines, and only at a 720-or-better credit profile.

How Rental Income Counts (and Why It Is Not DSCR)

On a HELOC, rental income helps the personal-credit picture. It does not stand alone. The lender still runs your credit, your DTI, and your history across all financed properties. This is the sharpest difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

That difference changes what you bring to the file. For a HELOC, expect to document:

  • Government ID and current mortgage statements on the subject property
  • Leases or a rent roll showing the rental’s history
  • Proof of insurance on the house
  • Evidence of how the property is titled
  • Documents supporting the DTI calculation, including other debts

DSCR itself is calculated as monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Clearing 1.00x on that test does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside it. A HELOC file never runs that calculation, but investors comparing the two products should keep the distinction straight.

Structures and Variations

The draw structure depends on occupancy. Investment lines run one structure only: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The 3-year draw with a 17-year repayment is available on primary residences and second homes, not on rentals. (Tennessee shortens the repayment periods on both structures, though that only matters for non-investment lines on that state’s side of the table.)

The CFPB’s HELOC booklet explains that the credit limit is typically set as a percentage of value less what you owe, and that rates on these lines are variable. That matches how this product behaves. Because pricing floats and never converts to fixed, the payment moves with the balance and the index.

Lien position is flexible. A line can sit behind an existing first mortgage or in first position on a free-and-clear house. Lenders in the broader market sometimes require first position only, but on this network both are available.

Exposure limits apply as well. A borrower is limited to three lines in total. Combined exposure caps at $2,000,000 on the higher-leverage structure and $750,000 on the longer-runway structure. A borrower with more than 15 financed properties is not eligible.

Factor Investment Line Primary Residence Line
Max CLTV 70% Up to 90% at 720+
Min credit 700 600 program floor
Max line $500,000 $750,000
Draw structure 5-yr draw / 25-yr repay 3/17 or 5/25
Valuation Automated, commonly Automated up to $500,000

Where the Rule Breaks

These are the named edge cases where the general answer changes.

The property sits in an LLC. This is the most common stopper. An LLC cannot hold title on this product. Moving the house into your personal name or a revocable trust may solve it, though that carries its own title, insurance, and liability consequences. Investors who want to keep the entity usually look at a DSCR cash-out refinance instead, subject to lender program eligibility.

Your score sits below 700. There is no tier beneath 700 on an investment line. A 680 profile can reach a primary-residence line but not a rental line.

The line you want is above $500,000. A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway structure) and a full appraisal. Its own ceiling is 75% CLTV, which is separate from the 90% primary-residence ceiling available only at 720 or better. None of that applies to a rental.

Credit events are recent. A bankruptcy inside 4 years of discharge, or a foreclosure inside 7, keeps a file out.

You are in Texas, New Mexico, or Ohio. Texas primary residences are homestead properties capped at 80% combined loan-to-value, and a 12-day waiting period and 12-month seasoning bind primary residences only. Texas rentals follow the standard investment table and are limited to 10 acres. New Mexico and Ohio apply a CLTV cap that depends on the credit profile. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

You live outside the service footprint. This product is available only in Lendmire’s 16 full-service states: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

Using a Primary-Home Line Instead

Some investors skip the rental line and borrow against their own home to fund the next property. On a primary residence the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile, and lines can reach $750,000. The tradeoff is the collateral. The CFPB warns that missed payments can cost you the home securing the line. Putting your residence behind a rental purchase moves business risk onto the house you live in.

Because pricing floats, the payment can climb while a rehab or lease-up drags. A line used as a bridge needs a defined exit, usually a refinance. That exit is where a DSCR loan often enters the picture.

HELOC or DSCR Cash-Out? How the Decision Looks

Start with title and credit, because they decide most of it.

If the house sits in an LLC, a DSCR cash-out is the cleaner route. DSCR cash-out refinances run up to about 75% LTV across most of the network, with roughly 6 months of seasoning commonly expected. Short-term rental collateral runs lower, with cash-out at 70% on short-term rentals. Credit floors vary by program: most want around 660, a 620 floor exists in parts of the network, and 700 and above unlocks the strongest leverage tiers.

The structure differs too. A DSCR loan is a fixed-structure first lien in the 30-year fixed spine, with extended 40-year terms, interest-only periods, and ARMs available through select lenders. A HELOC is a floating-rate line that never converts to fixed. For a longer hold where payment certainty matters, fixed structure is the draw. For a short bridge that will be refinanced out, the line’s flexibility fits.

Coverage works differently on each path. Many select DSCR programs start at 1.00x coverage, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A HELOC has no coverage test at all, but your personal DTI of 50% or less does the same job.

Lendmire’s complete DSCR loans guide covers the full set of DSCR terms. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

CLTV: Combined loan-to-value, the first mortgage plus the new line divided by the property’s value.

Draw period: The stretch when you can borrow from the line, on interest-only payments for an investment property.

Repayment period: The stretch after the draw ends, when the balance amortizes fully.

Vesting: How title to the property is held, whether in your name, a trust, or an entity.

Automated valuation: A model-based value estimate used in place of a full appraisal.

DSCR: Debt service coverage ratio, monthly rent divided by the full monthly obligation on the property.

Frequently Asked Questions

What credit score do I need for an investment property HELOC?

A 700 score is the minimum on an investment line, and there is no tier beneath it. Scores of 700 and 720 both reach the same 70% CLTV ceiling, so a higher score adds eligibility cushion, not leverage. The lender uses a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

Can I get a HELOC on a rental held in an LLC?

Not on this product. The house must be held by you personally or by a revocable living trust. An LLC-owned rental usually needs a vesting change or a DSCR cash-out refinance instead, subject to program terms.

How much can I borrow against a rental house?

Total debt against the property is capped at 70% CLTV, and the line itself runs from $25,000 to $500,000. Your first mortgage uses part of the 70% before the line gets any. A free-and-clear rental has the most room.

Will I need a full appraisal?

Usually not. Investment lines are capped at $500,000, and full appraisals begin only above that amount, so most rental lines run on automated valuation. A higher CLTV may call for a secondary valuation, and a borrower can request a full appraisal in any case.

Does rental income alone qualify me?

No. The file is judged on your credit, DTI, and equity, and DTI must come in at 50% or less. Qualifying primarily on property-level rental income is the DSCR model, not the HELOC model.
