The Quick Read: A bank statement HELOC is an equity line qualified on deposits instead of tax returns, it is written mostly by specialty wholesale lenders rather than large retail banks, and it only works if you open it on the home you plan to sell before that home is listed. The line gives you cash. It does not buy the next property, and it must be repaid when the old home sells. Which lender fits depends on your credit profile, occupancy type, and how much leverage you need.
- Large retail lenders mostly want traditional employment income. Self-employed borrowers can be matched with specialty lenders through a broker.
- On the wholesale network Lendmire works with, an investment property is capped at 70% CLTV. A primary residence reaches 90% only at a 720 credit profile.
- Open the line before you list. In NC, PA, TN, TX, and WA, a home listed within the past 60 days is ineligible.
- LLC-owned property cannot carry these lines. A DSCR cash-out refinance is the usual workaround.
- The line adds a second payment, and it carries real risk if the old home sits unsold.
Which Banks Offer a Bank Statement HELOC?
There is no clean national list, and any list that names companies goes stale within months. The useful question is which type of lender writes this product. Lendmire is a mortgage broker, not a lender. It does not rank or name lenders, and the right program depends on your situation.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
| Lender type | Typical fit | How income is proven |
|---|---|---|
| Large retail lenders | W-2 owner-occupants | Pay stubs, tax returns |
| Credit unions, community banks | Local relationships, some rentals | Varies by institution |
| Specialty wholesale lenders (via broker) | Self-employed borrowers | Bank deposits |
NerdWallet reports that not all lenders offer HELOCs on investment properties and that the qualification requirements are strict. That matches what a broker sees when shopping a file: the pool of lenders gets smaller as the scenario gets less standard.
A broker’s edge is breadth. Lendmire shops multiple wholesale HELOC lenders and matches the scenario to the program. A single bank can only tell you whether you fit its box. The best program for your situation depends on property type, credit, leverage, and how your deposits look.
Availability is narrower than Lendmire’s DSCR footprint. Its HELOC programs run in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
What a Bank Statement HELOC Actually Is
The label describes how income is documented. It is not a separate legal product. Instead of tax returns or pay stubs, the lender builds qualifying income from deposits in your personal or business bank accounts. This suits owners whose tax returns understate what they actually earn.
The structure is a standalone line in first or second lien position. The line is open-end, which means you borrow, repay, and borrow again during the draw period. Pricing floats and never converts to fixed. Placement of the line is handled by the broker, subject to lender guidelines.
Two draw structures exist on primary residences and second homes. One runs a 3-year interest-only draw followed by a 17-year repayment. The other runs a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. Tennessee shortens both structures.
At least 75% of the line is drawn at closing. That matters for a buy-before-sell plan. You start paying on most of the line immediately, whether or not the old home has sold.
How Underwriting Treats It, Step by Step
Here is the sequence a file follows, from the first call to the final payoff.
1. Pick the collateral. The line sits on a home you already own, usually the one you plan to sell. It never sits on the home you are about to buy.
2. Open the line before you list. Lenders generally decline a home that is already for sale. In NC, PA, TN, TX, and WA, a property listed for sale, or listed within the past 60 days, is ineligible. Elsewhere, confirm with the lender before relying on the line.
3. Document income. The lender reviews deposits, then credit, the existing first-mortgage balance, home value, and occupancy. Consistent deposits matter more than a single large month.
4. Value the home. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation. Every line above $500,000 needs a full appraisal.
5. Draw the cash. The line supplies cash only. The purchase loan on the new property is a separate transaction with its own rules.
6. Close the purchase, then sell the old home. The line is repaid from sale proceeds. If the home does not sell on schedule, you carry both obligations.
The CFPB’s consumer booklet, What You Should Know About HELOCs, says you are generally required to pay a HELOC off in full when you sell the home. That is the engine of this whole strategy, and also its deadline.
What the Network’s Programs Allow
These are typical ranges from select wholesale-network guidelines, subject to lender guidelines and full file review. Not a commitment to lend.
Leverage depends on occupancy. The ceilings differ sharply by property use:
- Investment property: 70% CLTV is the ceiling, with no tier above it. CLTV means combined loan-to-value: the first mortgage plus the new line, divided by the home’s value.
- Primary residence: the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile and only on lines up to $500,000. A larger line, up to $750,000, is available at 700 or better, capped at 75% CLTV, with a full appraisal.
- Second home: the ceiling can also reach 90% CLTV at 720 or better, with a 640 credit floor for the occupancy type.
Market surveys differ. The network’s investment ceiling is 70% CLTV.
Credit. The program floor is 600, applied to primary residences. Second homes floor at 640 and investment properties at 700. Business bank accounts require a 680 minimum for the deposit analysis. A 640 primary-residence borrower qualifies for the line but cannot use business accounts.
- Line size runs from $25,000 to $750,000. Anything above $500,000 is primary residence only.
- Maximum DTI (debt-to-income) is 50%. It drops to 45% for credit profiles from 600 to 679.
- Title must be held by you individually or by a revocable living trust.
- A borrower is limited to three lines and cannot own more than 15 financed properties.
- Bankruptcy needs 4 years of seasoning from discharge or dismissal.
A Worked Example in Percentages
Run the numbers on a self-employed owner with a 720 credit profile selling a primary residence. Say the first mortgage sits at 55% of the home’s value. The 90% CLTV ceiling leaves room for a line equal to roughly 35% of value, if the line stays at or below $500,000.
Now change one input. The same owner holds an investment property with the same 55% balance. The ceiling is 70% CLTV, so the line tops out near 15% of value. Same credit, same equity, far less cash. This is why occupancy decides the plan before anything else does.
Add the 75% draw-at-closing rule. On that investment line, most of the borrowed amount starts costing you right away. Investors planning a long gap between purchase and sale should model that carry before they sign.
Where the General Rule Breaks
The home is already listed. In NC, PA, TN, TX, and WA, a recent listing can make the property ineligible, and the lookback window varies by lender and file. The realistic fallbacks are equity in a different property, a bridge loan, or a contingent offer. Redfin’s buy-and-sell guide outlines the contingency route.
The property sits in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead, subject to program terms.
You plan to rent the old home. Renting out the home may be prohibited under the line’s terms. If the plan is to keep the old home as a rental, the line may not allow it.
Value drops while the home sits. The same booklet says lenders can freeze or reduce a line if the home’s value falls. A line opened at full strength can shrink in a soft market, exactly when you need it.
The property type is wrong. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are. Modular factory-built homes are eligible on one of the two draw structures only.
Past credit events. Foreclosure history splits by program on primary residences and second homes. One path seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines the history entirely, regardless of age.
How the Purchase Lender Counts the Line
Qualifying for the HELOC does not qualify you for the next loan. A conventional purchase lender will usually count the new line payment and the old mortgage in your debt-to-income ratio. It also decides whether borrowed funds can count toward the down payment and reserves. Ask the purchase lender before you open the line.
If you are buying a rental, a DSCR loan removes much of that pressure. DSCR is the debt service coverage ratio: the property’s monthly rent divided by its monthly PITIA (principal, interest, taxes, insurance, and any association dues). The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide explains the mechanics.
Typical DSCR ranges across the wholesale network look like this:
- Purchase leverage: most files land at 75%-80% LTV, or 20%-25% down. Select programs reach 85% LTV with roughly a 700+ score.
- Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.
- Reserves: commonly around 6 months of PITIA, though they vary by lender, leverage, and loan size.
One caution. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
Stress Test and Alternatives
Picture carrying three obligations at once: the old first mortgage, the HELOC, and the new loan. Then picture the old home sitting unsold while the line is frozen. A plan that only works if everything goes right is not a plan.
| Option | Strength | Weakness |
|---|---|---|
| Bank statement HELOC | Equity access on deposit-based income | Must open before listing, repaid at sale |
| Bridge loan | Useful when a line is unavailable | Costs more, tested differently |
| Sale contingency | No new debt | Can weaken your offer |
| DSCR cash-out refinance | Works on LLC-held rentals | Applies to rentals, not a home you live in |
| Business line of credit | Not tied to the old home | Eligibility review depends on the business |
For rentals, a DSCR cash-out refinance tops out around 75% LTV on standard rentals across most of the network, and about 6 months of seasoning is the common expectation. A short-term-rental cash-out tops out at 70%. For more on the line itself, see Lendmire’s page on the bank statement HELOC. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

- A current mortgage statement on the collateral home
- Proof of title vesting (individual or revocable trust)
- Property details and occupancy confirmation

Draw period: the stretch when you can borrow from the line before repayment begins.
Open-end line: a credit line you can borrow against, repay, and borrow again.
PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation.
DTI: debt-to-income, your monthly debts divided by monthly income.
Bridge loan: short-term financing that covers the gap between buying one home and selling another.
Frequently Asked Questions
Can I get a bank statement HELOC after my home is listed?
Usually not. Lenders generally decline listed homes, and in NC, PA, TN, TX, and WA a property listed within the past 60 days is ineligible. Open the line before you list.
Can I use a bank statement HELOC on a rental property?
Yes, through select lenders, subject to lender guidelines. The investment ceiling on this network is 70% CLTV with a 700 credit minimum. The CFPB’s HELOC overview explains why equity, not income alone, sets how much you can borrow.
Do I have to repay the line when I sell?
Generally yes, in full, from the sale proceeds. If the sale slips, the line stays outstanding and you carry both obligations.
Does the HELOC buy the new house?
No. It supplies cash. The new purchase loan is a separate transaction, and that lender decides whether the funds count toward your down payment and reserves.
What if my property is held in an LLC?
These lines require you or a revocable trust to hold title. A property deeded to an LLC needs a vesting change or a DSCR cash-out refinance, depending on program guidelines.
