How to Qualify for a Bank Statement HELOC for Miami Landlords Tapping Equity

How to Qualify for a Bank Statement HELOC for Miami Landlords Tapping Equity

The Quick Read: A bank statement HELOC lets a self-employed landlord document income with deposits instead of tax returns, but credit, equity, debt load, property type, and title still decide the outcome. On an investment property, the network ceiling is 70% combined loan-to-value (CLTV) with a 700 minimum score and a $500,000 maximum line, subject to lender guidelines.

  • Statements replace the income documents only. They do not raise leverage or line size.
  • Rent from the property does not size the line. Your deposits and debt-to-income ratio do.
  • A rental held in an LLC cannot secure the line. Title must sit with you or your revocable trust.
  • The product is offered in 16 states, and Florida is one of them.

The word “Miami” here describes the reader, not a market forecast. The mechanics below apply to any landlord with equity and messy tax returns.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit where the lender reads your deposits to measure income. It suits landlords and business owners whose write-offs make taxable income look small.

Start with the base product. A HELOC is an open-end line of credit, which means you can borrow, repay, and borrow again. The CFPB defines equity as the home’s value minus what you owe on the mortgage. It also warns that falling behind could cost you the property.

On Lendmire’s network, the line can sit in first or second lien position. If you have a good first mortgage, a line can leave it untouched. A cash-out refinance replaces that first mortgage instead.

Lendmire is a mortgage broker. It places these files with select wholesale partners and is never the lender. Qualifying on documented income under the applicable program is still subject to lender guidelines and a full file review.

Key Terms Defined

  • CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.
  • Expense factor: The share of business-account deposits the program treats as operating costs, so only the rest counts as income.
  • DTI (debt-to-income): Your monthly debts divided by your monthly qualifying income.
  • Draw period: The stretch when you can borrow and pay interest only on what you used.
  • Vesting: How the property’s title is held, such as in your name, a trust, or an LLC.

The Five Gates a Landlord File Passes

A lender checks five things in order: title, property type, equity ceiling, credit, and income. Fail an early gate and the later ones never matter. Income is the gate bank statements fix, and it is the one landlords usually worry about most.

Gate What the lender checks Network guideline
Title Who holds the deed Individual or revocable trust
Property type What the asset is Single-family, 2-4 units, PUD, townhome, condo
Equity CLTV after the new line 70% on an investment property
Credit Score and history 700 minimum on investment
Income Deposits, DTI 50% DTI maximum

Gate 1: Title

The line must be secured by property held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan.

Many Miami landlords hold rentals in LLCs. If yours is, you have three paths. You can change the vesting, borrow against a different property you hold personally, or use a DSCR cash-out refinance instead. Deeding a property out of an LLC can carry its own legal and insurance consequences, so talk to an attorney first.

Gate 2: Property type

Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned property are not offered. Some structures also have extra rules. A 2-4 unit property, for example, needs a 640 minimum on one of the wholesale programs.

Gate 3: Equity ceiling

On an investment property, the ceiling is 70% CLTV. There is no higher tier. Market surveys describe higher combined limits for rental lines, and NerdWallet notes that not all lenders offer these lines and requirements are strict. On this network, the investment figure is 70%.

Here is the sizing logic. Take the property’s value, multiply by 70%, then subtract what you still owe on the first mortgage. What is left is the most the line could be, before the $500,000 cap and other limits apply. The calculator on this page gives an illustrative estimate of that math.

Gate 4: Credit

The investment floor is 700. Scores of 700 and 720 both reach 70% CLTV, so a higher score does not lift your leverage. The score model uses a single bureau, keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed.

Housing history is reviewed across all financed properties, and tradeline standards vary by program. Bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family events on investment files follow a 7-year path for foreclosure and a 4-year path for a deed-in-lieu, pre-foreclosure, or short sale.

Gate 5: Income

This is where the bank statement comes in. The next section walks through it.

How Your Deposits Become Income

Lenders take your eligible deposits over a lookback window, remove what does not count, apply an expense factor if the account is a business account, and divide by the months. The result is your qualifying income, which then feeds the DTI test.

1. Choose the account type. You can use personal statements, business statements, or both. Business accounts are reduced by an expense factor. Personal-account deposits are generally read closer to their raw amount.

2. Strip the non-income. Transfers between your own accounts, loan proceeds, owner contributions, and one-time windfalls come out.

3. Average the rest. Eligible deposits are averaged over the lookback window the program sets.

4. Apply the expense factor. The program sets the factor, not you. A lower factor usually needs a CPA or tax-preparer letter or a profit-and-loss statement to support it.

5. Count only your share. If you own part of the business, the lender counts your ownership percentage.

6. Compare to debts. The new line and every existing obligation, including the first mortgage on the rental, go against that income.

On the network, DTI tops out at 50%. Any ratio above 45% needs a 680 minimum score. Business bank accounts also need a 680 minimum for the deposit analysis, but an investment line already floors at 700, so deposit analysis is never the binding constraint there. The lower 45% limit for 600 to 679 profiles therefore does not come into play on a rental.

One point catches landlords off guard. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow first. And at least 75% of the line is drawn at closing.

Common deposit snags for landlords

Rent can reach your account in several ways: tenant transfers, property-manager net payouts, short-term-rental platform payouts, and cash. Each leaves a different trail. Keep leases and rent ledgers that reconcile to those deposits.

Commingling hurts. When rent, personal spending, and transfers between accounts all sit in one account, the lender has more to strip and less to count. A separate account for rental income gives a cleaner read.

Remember that on a bank statement HELOC, rent from the property does not size the line. Your deposits do. If a rental covers its own costs but your personal income is thin, a property-tested product may fit better.

What Bank Statements Do Not Do

Statements replace income paperwork. They do not change anything else. Non-QM means alternative documentation, not “no documentation,” and you still prove income under the applicable program, subject to lender guidelines.

  • They do not raise the 70% investment CLTV ceiling.
  • They do not lift the $500,000 maximum line on an investment property.
  • They do not waive the 700 credit floor.
  • They do not make an LLC-held property eligible.

A larger line above $500,000 exists, but only on primary residences. It requires 700 or better (720 on the longer-runway structure, one of the two wholesale program structures), caps at 75% CLTV, and requires a full appraisal. None of that applies to a rental.

How the Line Is Structured

Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. This is the only structure available on investment property. Pricing floats across both periods and does not convert to a fixed rate. The CFPB booklet notes that HELOCs typically carry variable rates, and that a lender may reduce the line if the home’s value falls.

Plan for the shift at the end of the draw period. Payments change when repayment starts, even if pricing has not moved, because you begin paying principal. A landlord with seasonal or lumpy cash flow should stress-test that step before drawing.

Valuation is usually light. Because an investment line caps at $500,000 and full appraisals begin only above that figure, these lines commonly use an automated valuation with no traditional appraisal. A borrower can still request a full appraisal.

Other limits to know:

  • Line sizes run from $25,000 to $750,000 across all occupancy types.
  • A borrower is limited to three lines in total.
  • A borrower owning more than 15 financed properties is not eligible.
  • A line secured by one property does not pool equity across your other rentals.

Which Landlords Fit, and Who Should Skip It

A bank statement HELOC fits a landlord with strong personal or business deposits, a personally titled rental, solid equity, and a score of 700 or better. It is the person-tested option.

A DSCR cash-out refinance is the property-tested option. DSCR compares rent to the monthly principal, interest, taxes, insurance, and any association dues, and the borrower’s personal income is not the main test. Lendmire’s complete DSCR loans guide covers how those files work. A DSCR cash-out refinance tops out around 75% LTV on most of the network, with roughly six months of seasoning commonly expected. NerdWallet also names a DSCR second mortgage and a cash-out refinance as the alternatives to a rental HELOC.

Factor Bank statement HELOC DSCR cash-out refinance
What is tested Your deposits and DTI The property’s rent vs. its payment
Investment leverage 70% CLTV Around 75% LTV on standard rentals
Title Individual or revocable trust LLC titling is typically possible, subject to program terms
Effect on first mortgage Can stay in place Replaced
Size Up to $500,000 on investment Up to $3,000,000 on standard programs

Clearing 1.00 on a DSCR file is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation.

Consider skipping the HELOC if:

  • Your rentals are held in LLCs and you want to keep them there.
  • You need more than the $500,000 investment cap.
  • Your personal income is thin but the rent covers the payment comfortably.
  • Your score is below 700.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted.

Where This Product Is Offered

The HELOC is offered in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than Lendmire’s 41-market DSCR footprint. Florida is on the list, so a Miami landlord is in an eligible state.

Texas has specific rules for primary residences, but second homes and investment properties there are eligible as non-homestead transactions. A property listed for sale, or listed within the past 60 days, is ineligible in several states, so do not list a rental while you apply.

Condo owners should know non-warrantable condos are eligible on this network. HOA and insurance documents still get reviewed, and short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Documents to Gather

Item What it proves Common snag
Bank statements Income through deposits Commingled accounts
Deed or title record Who holds title Property is in an LLC
Mortgage statement Existing first lien balance Balance differs from payoff
Leases and rent ledger Rent matches deposits Cash rents not traceable
Insurance declarations Coverage in force Lapsed or outdated policy
ID and credit consent Identity and score Report older than 90 days
CPA or P&L letter Support for a lower expense factor Missing or unsigned

Asset statements that show reserves are separate from the income statements. Reserve requirements vary by lender and file, so ask during the scenario review.

Frequently Asked Questions

Does a bank statement HELOC mean no documentation?

No. It means a different set of documents. Deposits replace tax returns as the income proof, but credit, equity, title, property type, and debt load are all still reviewed, subject to lender guidelines.

Can I use a rental held in an LLC?

Not directly. An LLC cannot hold title on the property securing the line. Options include a vesting change, using another personally held property, or switching to a DSCR cash-out refinance, subject to program terms.

Does the rent from the property count as my income?

Not for sizing the line. Qualification runs on your deposits and DTI. Rent matters when it shows up in those deposits and supports your overall cash flow.

Will a higher credit score give me more leverage?

Not on an investment property. A 700 and a 720 both reach the same 70% CLTV ceiling. Credit above 700 improves eligibility margin, not the cap.

Will it affect my existing first mortgage?

A line can leave a first mortgage in place, because it is a separate lien. If your first mortgage is already a good one, that is a main reason investors consider a HELOC over a refinance.
