The Quick Read: Lenders underwrite this file by turning twelve or twenty-four months of bank deposits into qualifying income, then testing size, leverage, credit, reserves, and the borrower’s stated use of proceeds against the program’s rules, all subject to full underwriting and lender guidelines. Investing the cash in stocks is not usually a barred use, but it draws closer review of reserves and of how the loan is classified.
- Deposits become income after transfers are stripped out and an expense ratio is applied.
- Leverage on a cash-out steps down as the loan grows, and above $4,000,000 every file is reviewed case by case before submission.
- Reserves must exist apart from the cash-out proceeds, which cannot count toward them on super jumbo files.
- The loan is secured by the property, so a stock loss does not shrink the debt.
- Lendmire, a mortgage broker, compares wholesale programs against the file instead of lending itself.
What Is This Loan, in Plain Terms?
A super jumbo bank statement cash-out refinance is a large mortgage that replaces your current loan, pulls out equity as cash, and is reviewed around bank deposits instead of tax returns. Each piece has its own rules.
“Jumbo” means a loan above the conforming limit, which the FHFA sets by county. For the one-unit baseline, HomeTurf’s conforming-limit explainer reports a figure of $832,750, with a high-cost ceiling of $1,249,125. “Super jumbo” has no regulatory definition, and each lender sets its own cutoff. In the programs Lendmire places files with, the super-jumbo overlays begin above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property.
The audience for this product is the founder, physician, attorney, entertainer, or investor whose tax returns understate real cash flow. For that borrower, the qualification path runs through deposits or assets. Then size, leverage, and documentation follow.
Key Terms Defined
Super jumbo: A loan size well above the conforming limit, with a cutoff each lender defines for itself.
Bank statement loan: A mortgage that qualifies the borrower on eligible deposits over twelve or twenty-four months rather than on tax returns.
Expense ratio: The share of business deposits treated as operating cost, subtracted before income is averaged.
Cash-out refinance: A new loan that pays off the old one and returns the extra equity to the borrower as cash.
Reserves: Liquid assets, counted in months of payments, that remain after the loan funds.
Use of proceeds: The purpose the borrower states for the cash, which can affect how the loan is classified.
How Does Underwriting Treat This File, Step by Step?
Underwriting runs as a pipeline. Each step can stop the file or reshape it, so the order matters.
Step one: classify the transaction. The file is sorted as cash-out or rate-and-term, and by occupancy: primary residence, second home, or investment property. Each occupancy has its own leverage ladder. Rate-and-term and cash-out also differ within the same ladder, with cash-out always the lower figure.
Step two: gather consecutive statements. The portfolio non-QM program takes twelve or twenty-four consecutive months of personal or business statements. The bank portfolio program, which carries files to $30,000,000, uses twelve. Business statements require at least 25% ownership. Transaction histories do not substitute for statements. Securitization due-diligence reviews, such as this SEC ABS-15G filing, show reviewers flagging files where statements for only some of the twelve months were supplied.
Step three: total the eligible deposits. Reviewers remove non-income credits and transfers between the borrower’s own accounts. One exception matters: transfers from your own business into a personal account count at 100%.
Step four: apply the expense ratio. Eligible deposits are divided by the statement months after an expense ratio. Across our wholesale network the fixed ratios are 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. An accountant-provided ratio is an alternative. A profit-and-loss method, capped at 80%, is another. The ratio is the most variable input in the whole calculation. Another SEC filing shows reviewers citing a missing expense-factor worksheet as a file defect.
Step five: test debt-to-income, credit, and reserves. Debt-to-income can run to 50%, so the qualifying ratio must still fit that ceiling. The credit floor is 660 on the portfolio program up to the super-jumbo line and 700 above it. The bank portfolio program keeps a 680 floor at every size. Reserves are 3 months to $500,000, 6 months to $1,500,000, and 9 months above that, and cash-out proceeds cannot count toward them on super jumbo files. Add 2 months per additional financed property, to a 12-month maximum. First-time investors need 12 months.
Step six: read use of proceeds and the appraisal. The appraisal sets value. The stated purpose of the cash is reviewed along with the amount. This is where the stock plan comes in.
How Much Leverage Does a Cash-Out Get at Each Size?
Cash-out leverage falls as the loan grows, and every figure below is a ceiling through select wholesale programs, subject to full underwriting. These bands are loan amounts, not purchase prices. Work out the loan first, then read the band.
| Loan band | Cash-out LTV | Program |
|---|---|---|
| $300K–$1M | 80% | Portfolio |
| $1M–$1.5M | 80% | Portfolio |
| $1.5M–$2M | 75% | Portfolio |
| $2M–$2.5M | 70% | Portfolio |
| $2.5M–$3M | 70% | Portfolio |
| $3M–$3.5M | 65% | Portfolio |
| $3.5M–$4M | 65% | Portfolio, super-jumbo overlays |
| $4M–$5M | 60% | Bank portfolio, case by case |
| $5M–$6M | 55% | Bank portfolio, case by case |
| $6M–$10M | 55% | Bank portfolio, case by case |
| $10M–$20M | 50% | Bank portfolio, case by case |
| $20M–$30M | 50% | Bank portfolio, case by case |
The score each top cell needs is a different matter from the program floor. The top primary-residence cash-out cell at the first band needs 680 or better. The $1,000,000 to $1,500,000 band needs 700. From $1,500,000 through $3,500,000 the top cell needs 720, and $3,500,000 to $4,000,000 needs 760. In the bank program’s bands, the top cell needs 680. A lower score takes a lower leverage cell inside the same band.
Second homes and investment properties follow their own ladders, and you read each one directly. They are not the primary figure minus a set number of points. On an investment property, for example, the top cash-out cell is 75% from $300,000 to $2,000,000, then steps down. The bank program also steps back in at $3,000,000 on investment property.
Cash-out has one more control. Proceeds are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. The bank program publishes no cap. Interest-only structures exist, but the interest-only ceiling never raises a cash-out ceiling. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Does the Stock Plan Change How the File Is Reviewed?
Usually it changes the scrutiny, not the eligibility. A lender looks at the stated purpose for two reasons: how the loan is classified, and whether you can carry it afterward.
Credit to acquire, improve, or maintain rental property is generally treated as business purpose, with limits tied to owner occupancy. A cash-out whose proceeds buy securities is a different fact pattern. The rule lists factors for judging business versus consumer purpose, including how related the purpose is to the borrower’s business and how the borrower states it. A passive personal investment can look consumer-like even when the collateral is a rental. That classification affects which rules govern the loan, so it should never be assumed.
The practical consequence is straightforward. Bank statements are an accepted record, and the lender must consider debt-to-income or residual income. Bank statement loans do not skip verification. They verify income from a different record.
On carrying the loan, the stock plan matters because the new balance is larger and the cash is leaving the property. This is why the program rules keep proceeds and reserves in separate pools.
Why Can’t the Cash-Out Proceeds Be Your Reserves?
On super jumbo files, cash-out proceeds cannot satisfy reserves. That rule applies above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property. It makes sense once you see what reserves are for: a cushion that exists independent of the loan.
Two pools matter. The first is the cash you pull out, which goes to the stock account. The second is the liquid cushion you hold in months of payments. A brokerage account funded with the proceeds is the same money twice. Plan reserves from assets you already own, and expect the review to check where they came from.
Reserve assets also have haircuts. Retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts, unvested stock, cryptocurrency, and trusts other than a revocable living trust never count.
Where Does the General Rule Break?
Several edge cases change the path.
A business under 24 months old. Statement history is the spine of the file. A thin history pushes the borrower toward a twelve-month program, a profit-and-loss method, or an asset path.
Existing securities as the qualifier. An asset allowance can qualify you on liquid assets divided by 36, 60, or 84 months. The 36-month divisor applies as a supplement when the debt-to-income before the asset income is at or below 60%. The 60-month divisor applies as a supplement above that. The 84-month divisor applies standalone or on any loan above $3,500,000. The qualifying ratio with the asset income counted must still fit the 50% ceiling. This path is for primary and second homes, at 80% maximum. An assets-only path needs no debt-to-income test, but liquid U.S. assets must equal the loan plus closing costs plus sixty months of any net loss on other residential property.
Owner occupancy of a rental. If an owner plans to use a rental personally for more than 14 days in the coming year, the rental-property business-purpose treatment can be lost.
Unusual deposits. Large deposits that cannot be traced to income get stripped or questioned. Dividends or sale proceeds flowing back into the account during review add noise, so keep the stock account separate from the statement account.
Texas. A Texas 50(a)(6) home-equity loan takes a 5-point LTV reduction and stops at $3,000,000 on the portfolio program.
What Does the Decision Look Like in Practice?
Picture a physician-owner whose practice deposits clear a strong figure each month, who owns a primary residence with substantial equity, and who wants cash for a brokerage account. The file starts with the loan size, because that picks the leverage band. It then moves to the expense ratio, which sets income. Reserves come from assets outside the proceeds. If the loan lands above $4,000,000, the bank portfolio program reviews it case by case before submission.
Now compare the alternatives. A margin loan is secured by the securities, and Fidelity’s margin explainer notes that falling equity can trigger a margin call and a forced sale. A cash-out refinance is secured by the real estate, so the downside is foreclosure rather than a forced sale. Neither is gentler. They fail differently.
| Factor | Cash-out refinance | Margin loan |
|---|---|---|
| Collateral | The property | The securities |
| Forced action | Foreclosure on default | Margin call, forced sale |
| Underwriting | Full file review | Account-based |
| Debt after losses | Unchanged | Unchanged |
The risk side deserves plain words. Fox Business cautions that stock investing can lose the equity invested and calls a cash-out for stock purchases rarely a good idea for most homeowners. The interest cost is certain, and the return is not. For a borrower with ample reserves and an income base that does not depend on the market, the decision is a judgment call. For a self-employed borrower whose deposits already swing, adding market-linked leverage compounds variability. This one’s a genuine toss-up that depends on the borrower, and a pre-commitment stress test is worth the time. Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
What Should You Prepare Before Applying?
Gather these before a broker shops the file across the network:
- Twelve or twenty-four consecutive statements from one account, with no missing months.
- An accountant letter or worksheet supporting an expense ratio below the fixed tiers, if you want one.
- Proof of ownership share for any business account.
- Statements showing reserves that exist apart from the proceeds.
- A clear written purpose for the cash.
This is where a broker earns its place. The lenders that write this loan depend on size, occupancy, and documentation, and the best program for your situation changes with each. Lendmire reviews the file against multiple wholesale programs and matches the scenario. For a deeper look at how these loan types compare, see the complete DSCR loans guide. Borrowers who want an alternative route on rental collateral can ask Lendmire to compare a DSCR loan against a bank statement loan for investors.
If you are financing a high-balance property on business or personal bank statements and want to see how the numbers work, Lendmire can help you compare super jumbo bank statement loan options based on your deposits, the property, credit profile, leverage, and your goals. Consumer mortgage lending is available through select wholesale programs in AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA, subject to full underwriting. Nothing here is a commitment to lend.
Frequently Asked Questions
Will a lender refuse the loan because I plan to buy stocks?
Usually not on that basis alone. The stated purpose is reviewed, and it can affect how the loan is classified and how closely reserves are examined. Eligibility still turns on deposits, credit, leverage, and the appraisal, subject to lender guidelines.
Can the cash I pull out count as my reserves?
No on super jumbo files. Above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property, cash-out proceeds cannot satisfy reserves. Reserves must come from assets you already hold.
How is my income calculated from deposits?
Eligible deposits are totaled, non-income credits and transfers are removed, and an expense ratio is applied. The result is averaged over the statement months. Transfers from your own business into a personal account count at 100%.
What happens above $4,000,000?
Every file is reviewed case by case before submission. The bank portfolio program carries leverage figures that apply on review, so no figure at that size is a flat ceiling.
Could an asset path work better than bank statements?
Sometimes. If your liquid assets are large relative to the loan, an asset allowance or assets-only structure can qualify without deposit analysis. Those paths apply to primary and second homes only.
For how equity extraction works on an investment property, see Lendmire’s guide to cash-out refinance on an investment property.
