How Much Can You Borrow on a DSCR HELOC With a 720 Credit Score?

How Much Can You Borrow on a DSCR HELOC With a 720 Credit Score?

The Quick Read: Usually up to 70% combined loan-to-value on a rental you already own, with a line between $50,000 and $500,000, because 720 is both the minimum score for a second-lien DSCR HELOC and the top tier, so the dollar limit comes from value times 70% minus what you owe, subject to underwriting. Your score sets which tier you land in. Your property value and your existing mortgage set the actual dollars.

  • On a second lien, 70% CLTV is the ceiling at 720 or better, and no higher score raises it.
  • The limit is value times 70%, minus the first mortgage, capped at $500,000.
  • The rent qualifies the line, tested at 1.10x against a payment sized on the whole credit limit.
  • A rental with no mortgage can take a first-lien line instead, and there a 740 score adds leverage.

A DSCR HELOC is a revolving line of credit secured by a rental you keep. It sits behind your first mortgage as a second lien, or it stands alone as a first lien on a rental with no mortgage. It is reviewed on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. Lendmire, a mortgage broker, places this product through a wholesale lender in its network. Everything below describes select program ranges, not offers.

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying monthly payment. This program wants at least 1.10x.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

LTV (loan-to-value): The same idea when there is only one loan, as on a first-lien line.

Second lien: A loan that sits behind your first mortgage. If the property were ever sold to repay debts, the first mortgage would be paid first.

Stress payment: The payment used only for the coverage test. It is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points.

Draw period: The stretch when you can borrow from the line and pay interest only on what you have drawn. Here that is 5 years.

What a 720 Score Actually Unlocks

A 720 score puts you in the only tier this program offers on a second lien. That tier reaches 70% CLTV on lines from $50,000 up to $500,000, subject to underwriting. Below 720, there is no second-lien option at all.

Many investors assume more credit means more leverage. On a second lien it does not. 720 is the floor and the top tier at once, so a 780 score gets the same ceiling as a 720.

First-lien lines work differently, and credit does matter there. A first lien exists only on a rental with no mortgage.

Lien position Credit score Max leverage Line size
Second lien 720 or better 70% CLTV $50,000–$500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700–739 70% LTV Up to $500,000
First lien 720 or better 65% LTV $500,000–$1,000,000

A 720 borrower with a first mortgage can only take the second-lien line, so the first-lien rows apply only if the rental is debt-free. On a rental owned free and clear, a 720 score falls in the 700–739 band, which means 70% LTV on lines to $500,000. A 740 score would add five points. Lines above $500,000 drop to 65% LTV, and they require full interior appraisals. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

The score comes from the lender’s own credit report. The program also looks at mortgage history: no 30-day late payment in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Confirm these on your file.

How the Dollar Limit Is Built

Your limit is the property’s value times the CLTV ceiling, minus every lien already on the property. The program maximum then caps the result. Score picks the ceiling, and equity decides the rest.

The same method shows up in the CFPB’s HELOC booklet, which sizes a credit limit as a percentage of value minus the mortgage you owe. The agency also defines equity as value minus what you owe on the mortgage. Here the percentage is 70%, and it counts the first mortgage plus the full line.

That last point trips people up. You cannot borrow 100% of your equity. A 70% CLTV ceiling leaves at least 30% of value untouched.

Run the numbers in points of value instead of dollars. Multiply the points by your own property value to get a rough dollar figure.

First mortgage (% of value) Room at 70% CLTV What it means
30% 40 points of value Large cushion; the $500,000 cap may bind first
50% 20 points of value Middle case; a solid line on a higher-value rental
65% 5 points of value Thin; likely under the $50,000 minimum on most properties
70% or more None No second-lien line until paydown or appreciation

A rental bought with a small down payment often starts above 70% combined. It may need paydown or appreciation before any line is possible. Lendmire’s piece How Much Can You Borrow on a DSCR HELOC at 70% Loan-to-Value With a 735 Credit Score? walks through the same ceiling from a slightly higher credit tier.

A declining-market flag on the property lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

The Coverage Test Sizes the Whole Line

Rent must cover the stress payment at 1.10x or better. That payment is calculated on the entire credit limit, not on the amount you plan to use. A line can fail the test even when your intended draw would pass.

The stress payment is principal and interest only. Taxes and insurance are not part of it. The test also uses a fully amortizing payment on the whole limit at the start rate plus 2 percentage points, which makes it stricter than the interest-only payments you will actually make during the draw period.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. That detail changes how much line your rent supports.

Here is the sizing tip that matters most. If the coverage test is the binding limit, ask for a smaller credit limit. A smaller limit shrinks the stress payment and raises your coverage ratio. A line sized to your rent often works where a maximum-equity line fails.

Remember the draw rules, which affect the size you should ask for. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

What Else Caps the Line

Credit, equity and rent are only three of the gates. The property, the valuation path and your borrower count all trim the line before the formula does. These are program ranges, subject to underwriting.

Valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.

Property type. Single-family homes, PUDs, townhomes, two-to-four-unit properties and condominiums can qualify, along with lots up to 10 acres. Rural-designated property, row homes, condotels, leaseholds, mixed-use, modular and log homes, land contracts, and age-restricted communities are outside this lane. So is a property with a solar lien or one listed for sale in the prior two months.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Exposure. A borrower can have at most 5 loans or $2,500,000 outstanding with the program.

Borrowers. U.S. citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible.

Title. An LLC can hold title on an investment property, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Cash and reserves. No reserves and no cash to close are required, subject to underwriting.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. That covers Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

The Terms Behind the Limit

Every DSCR HELOC in this program shares one structure. A 5-year interest-only draw period comes first. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

A variable rate means your payment moves with your balance and with the market. Price that into your hold plan before you size the line. The rate and the pricing terms come with the lender’s disclosures.

This is a scarce product. NerdWallet notes that not every lender offers a HELOC on an investment property, and those that do set strict requirements. Wholesale access is one reason a broker can compare more lines than a single bank can.

How It Compares to a Cash-Out Refinance

A DSCR HELOC leaves your first mortgage in place. A DSCR cash-out refinance replaces it. The right choice depends on what your first mortgage is worth keeping.

Factor DSCR HELOC DSCR cash-out refinance
First mortgage Stays in place Replaced by the new loan
Reviewed on Rent Rent
Structure Revolving line Lump sum
Best fit Down payments, staged projects Large equity needs
Above $500,000 Not on a second lien Separate program limits

A borrower with a low first mortgage and a need for a modest amount often favors the line. A borrower who needs more than $500,000 should look at the cash-out path, or at the first-lien tier above $500,000 on a debt-free rental.

Many investors use the line for a down payment rather than the whole deal. A 70% CLTV cap leaves limited room once a first mortgage exists. Remember too that the line is never closed together with a purchase. You must already own the rental.

If You Fall Short

Falling short usually means one of four things. Each has a different fix.

  • Your score is below 720. A second lien is off the table. On a debt-free rental, 700 to 739 can still reach a first-lien line at 70% LTV. Otherwise, build the score and revisit.
  • Your combined balance is too high. Pay down the first mortgage or wait for the value to rise. Either one opens room under the 70% ceiling.
  • Your coverage is under 1.10x. Ask for a smaller line, or look at how the lease compares with the appraiser’s market rent. Rent is the lesser of the two, unless three months of receipts support a lease above market.
  • You need more than $500,000. A second lien tops out there. Consider a first-lien line to $1,000,000 at 65% LTV on a debt-free rental, or a DSCR cash-out refinance.

For loans in general, the broader complete DSCR loans guide covers how property-rent-based lender review works across the full product family.

A Step-by-Step Path

1. Confirm the rental is non-owner-occupied, one to four units, and not on the excluded list. 2. Check both six-month clocks: the last note date and your time on title. 3. Total every lien on the property and divide by your best estimate of value. 4. Pick the lien position. A rental with a mortgage means a second lien at 720 or better. 5. Test rent against the lesser of lease and market rent, then size the line to clear 1.10x, unless three months of rent receipts support a lease above market. 6. Choose the valuation path. Lines to $400,000 can use an automated valuation with an inspection report. Larger lines need a full appraisal. 7. Review the lender’s HELOC disclosures, including the variable-rate terms, before you commit.

Frequently Asked Questions

How much can I borrow on a DSCR HELOC with a 720 score if I have a first mortgage?

Up to 70% CLTV, minus the first mortgage balance, on a line from $50,000 to $500,000. Multiply your property value by 70%, subtract what you owe, and the result is your ceiling. Rent coverage at 1.10x and the program caps can lower it further, subject to underwriting.

Does a credit score above 720 raise my limit?

No, not on a second lien. 720 is both the minimum and the top tier, so higher scores do not add leverage there. On a first-lien line, 740 or better does reach 75% LTV, compared with 70% for scores from 700 to 739. The exact numbers follow a full review of property, leverage, and credit.

How long do I have to own the rental before applying?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). If either clock is still running, the file waits.

Can my LLC hold title on the rental?

Yes, subject to program terms, on an investment property. The LLC’s members sign as guarantors. The borrowers on the line do not have to match the borrowers on the first mortgage.

What if I need more than $500,000?

A second lien does not go higher. A debt-free rental can take a first-lien line up to $1,000,000 with a 720 score or better, at 65% LTV on the whole line. Otherwise a DSCR cash-out refinance is the usual alternative. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Talk Through Your Numbers

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Programs change and every file is underwritten individually, so nothing here is a commitment to lend. The cleanest test of any line is simple: add your first mortgage to the full limit, divide by value, and see whether the answer stays under 70%.
