How to Qualify for a Bank Statement HELOC for a Short-Term Rental Borrowing Power

How to Qualify for a Bank Statement HELOC for a Short-Term Rental Borrowing Power

The Quick Read: You qualify by showing consistent deposits that support your debts, holding title in your own name or a revocable trust, carrying a credit score of at least 700, and keeping combined leverage at or under 70% on the rental. Short-term rental income does not raise the line, because rent is not an input. Your deposits, credit, and equity set the limit.

  • On an investment property, the ceiling is 70% combined loan-to-value (CLTV), and the maximum line is $500,000.
  • The 700 credit minimum on an investment line has no tier beneath it, and a higher score adds eligibility rather than leverage.
  • Deposits prove income, but they never enlarge the line. Equity and the line cap do that.
  • An LLC cannot hold title on this product. A rental already in an LLC points toward a DSCR cash-out refinance instead.
  • If you want the rental’s own income to drive qualification, that is a different loan, covered below.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a home equity line of credit where your deposit history, rather than your tax returns, documents your income. A HELOC is an open-end line: you borrow against equity, repay, and borrow again during a draw period. The federal consumer-finance regulator’s explanation of a HELOC describes the draw period followed by a repayment period in which borrowing stops. Where a first mortgage exists, the line sits behind it as a second lien.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The “bank statement” half comes from non-QM lending, where self-employed borrowers qualify on actual cash flow instead of the lower figure on a tax return. Scotsman Guide describes these as non-QM loans that look for consistent deposits each month, in personal accounts, business accounts, or a mix. Short-term rental owners often fit this profile, since depreciation, repairs, and write-offs can shrink taxable income even when cash flow is strong.

Lendmire is a mortgage broker, not a lender. It places these lines with wholesale lenders, so every figure here is a guideline range that depends on the lender, the file, and the property. Availability is also narrower than the DSCR footprint: the HELOC is offered in 16 full-service states, while DSCR investor loans reach 41 markets including Washington, D.C. The bank statement HELOC overview covers the product in general terms.

Key Terms Defined

CLTV (combined loan-to-value): all liens on the property, including the new line, divided by the property’s value. Investopedia’s CLTV definition gives the same formula.

Qualifying income: the monthly figure an underwriter derives from eligible deposits after scrubbing and any expense factor.

Expense factor: the share of business-account deposits treated as operating cost rather than income. The program sets it, not the borrower.

DTI (debt-to-income): your monthly obligations divided by qualifying income.

DSCR (debt service coverage ratio): monthly rent divided by the property’s full monthly obligation. It is the rent-driven alternative to this product.

Which “Short-Term Rental” Do You Mean?

The phrase covers three different situations, and each changes the file differently.

Situation What it changes on a bank statement HELOC
STR as collateral Sets property type and equity; rent adds nothing
STR as income source Platform payouts appear as deposits to be scrubbed
STR as the planned purchase Not this product; a DSCR purchase fits better

When the short-term rental is the collateral, the line is sized from your personal file and the property’s equity. It does not matter whether the unit is hosted nightly or leased for a year. The ceiling stays at 70% CLTV either way.

When the payouts are your income, they only help if they land in a bank account as clean, recurring deposits. When you are buying the rental, a HELOC is a supplement for down payment or renovation funds, not the acquisition loan.

How Underwriting Reads Your Deposits, Step by Step

1. Title and occupancy are confirmed. Title must sit with an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

2. Property type is checked. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

3. Statements are collected. The typical package is 12 months of personal or business statements, and some programs accept up to 24 months or a CPA-prepared profit-and-loss statement. Each borrowing owner supplies their own.

4. Deposits are scrubbed. Transfers between your own accounts, loan proceeds, refunds, gifts, and large unsourced deposits come out.

5. An expense factor is applied to business deposits. A flat 50% is a common example, and a CPA letter can substitute where the program allows. Personal-account programs generally skip the factor.

6. Qualifying income is calculated. The formula in words: eligible deposits, times one minus the expense factor, times your ownership share, divided by the months reviewed.

7. Credit and DTI are run. Maximum DTI is 50%. The payment tested is the interest-only payment calculated on the maximum draw, not on what you plan to use.

8. The equity test runs. The first lien plus the new line, divided by value, must stay at or under 70% on an investment property.

9. Valuation is ordered. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though a higher CLTV may call for a secondary valuation, and a borrower may request a full appraisal in any case.

10. Property documents are gathered. Expect the mortgage statement, insurance declarations, the property tax record, and a schedule of other properties and liens. A lease or rent roll is sometimes requested, but it is not an income input. For questions about tax or insurance amounts, defer to a qualified local tax professional or insurance agent.

The credit report must be no more than 90 days old at the closing.

Platform payouts need one extra step. They arrive net of fees and often in lumpy amounts, so lenders reconcile the deposits against payout reports. Keep the platform’s annual and monthly earnings reports next to your statements.

What Actually Sets Your Borrowing Power

Three limits cap the line, and the smallest one wins.

Equity. Maximum line equals property value times the 70% CLTV ceiling, minus existing liens. A rental with a first mortgage at 45% of value leaves room for a line of up to 25% of value on the equity test.

The line cap. Investment lines run from $25,000 to $500,000, so a high-value property with deep equity still stops at the cap.

Income and DTI. Because the payment is tested at the maximum draw, a larger requested line needs more qualifying income. A borrower with generous equity but modest deposits can find DTI, not equity, is the binding limit. Asking for a smaller line can sometimes fix this.

The statements prove you can carry the payment, but they do not stretch leverage. On an investment property, 700 and 720 both reach the same 70%. Primary-residence and second-home lines can reach up to 90% CLTV, and only at a 720-or-better credit profile. That ceiling does not carry over to a rental.

Because an investment line caps at $500,000, it falls in the range where automated valuation is ordinary and a traditional appraisal is commonly not needed, though a borrower may still request a full appraisal. Business bank accounts need a 680 minimum for the deposit analysis, but the 700 investment floor sits above it, so deposit analysis is never the binding credit constraint.

A Worked Example

These inputs are modeled assumptions, not market data. Picture an investor who owns a short-term rental personally, with a first mortgage at 45% of value and a 760 credit score. The investor runs a separate business account that receives platform payouts. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

  • Equity test: 70% minus 45% leaves room for a line up to 25% of value.
  • Line cap: if that room exceeds $500,000, the cap binds instead.
  • Income test: if deposits average at an eligible level and a 50% expense factor applies, only half the business deposits count as income.
  • DTI test: the interest-only payment on the full requested line, plus the first mortgage and other debts, must fit within 50% of qualifying income.

If DTI fails, the investor can request a smaller line, add a co-borrower who documents their own income, or review personal-account programs. If the equity test fails, no income level fixes it. Rental coverage never enters this math, so a host with a strong-performing property but thin deposits and a host with modest income but deep equity can get very different answers.

Title, Property, and Rule Gates

Title and property type are gates, not scoring factors. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead. Retitling can affect insurance, title coverage, and liability protection, so it is a decision for an attorney and a title professional, not only a lender.

Exposure limits also apply. A borrower is limited to three lines, with combined exposure capped between $750,000 and $2,000,000 depending on the program. A borrower with more than 15 financed properties is not eligible. A property listed for sale, or listed within the past 60 days, is ineligible in several states. State law can change the details further.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Separately, the line agreement itself matters. The CFPB’s HELOC booklet notes that renting out a home may be prohibited under the terms of a line, and that selling the home generally requires paying the line off in full. Read the occupancy clause before you draw.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Bank Statement HELOC vs. a DSCR Loan on a Short-Term Rental

The two products test different things. One underwrites you; the other reviews the property’s rental income.

Factor Bank statement HELOC DSCR short-term rental loan
What is tested Your deposits, credit, DTI Property rent against its obligation
Title Individual or revocable trust LLC allowed, subject to program terms
Leverage 70% CLTV on an investment property STR purchase to 75% LTV
Hosting history Not required About 12 months expected
Minimum score 700 640+

DSCR works from property-level income. It qualifies primarily on rental income covering the payment, subject to lender guidelines. On a short-term rental, programs generally expect about 12 months of hosting history, a 640 or better score, and a 1.00 coverage floor on purchases, with a 1.00 floor on refinances as a separate test. The ceilings are 75% on a purchase and around 70% on a refinance.

Cash-out on short-term rental collateral tops out at 70%, while a standard long-term rental reaches 75% with about 6 months of seasoning. The complete DSCR loans guide covers the broader program.

Clearing 1.00 on DSCR does not mean positive cash flow. The ratio compares rent to the monthly obligation only, and repairs, vacancy, management, utilities, and capital expenses sit outside it.

Where the General Rule Breaks

New listing or thin history. A HELOC does not need hosting history, since rent is not read. It does need recent deposits to average. A gap between businesses leaves nothing to analyze, and an asset-based approach may fit better.

Credit between 600 and 699. The network’s program floor is 600, but an investment line floors at 700. Primary-residence collateral may open a lower tier, though with its own limits and a different risk to the home.

Converting a primary residence. Borrowing against your own home can reach higher leverage, but the line puts the home at risk, and its occupancy terms may restrict renting.

Co-owners and divorce. Each borrowing owner documents income, and a new lien may require spousal consent or a court order depending on state law.

Non-QM does not mean undocumented. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, DTI, property, and title are all verified.

When This Isn’t the Right Product

Skip the bank statement HELOC if the rental sits in an LLC and you want to keep it there, if you need more than $500,000, or if your score sits below 700. The same applies if your deposits are thin, or if you want the rental’s performance to carry the loan. A DSCR cash-out refinance fits those cases better, and coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

The trade-off is that a cash-out refinance replaces your existing first mortgage, while a HELOC leaves it in place and charges you only on what you draw. If your first mortgage is one you want to keep, that favors the line. If it is not, the refinance may simplify the structure.

Frequently Asked Questions

Can short-term rental income increase my HELOC limit?

It does not on an investment-property line. The limit comes from your credit, deposit-based income, DTI, and equity under the 70% CLTV ceiling. Rent is not an input. Investors who want rental income to count should look at the DSCR short-term rental path.

How many months of statements will I need?

The typical package across the network is 12 months, and some programs ask for up to 24 months or a CPA-prepared profit-and-loss statement. Personal and business accounts can both be used, and each borrowing owner provides their own. Requirements vary by lender and loan size.

Do all my deposits count as income?

No. Transfers between your accounts, loan proceeds, refunds, gifts, and large unsourced deposits are removed. Business deposits also take an expense factor, which the program sets rather than the borrower, so identical deposits can produce different income at different lenders.

Can I use this line if my rental is in an LLC?

Not on this product. Title must be held by an individual or an inter vivos revocable living trust, and an LLC cannot hold it. Options are a vesting change or a DSCR cash-out refinance, subject to lender program eligibility.

What credit score and DTI do I need?

An investment line requires 700 as a hard floor, and 720 does not add leverage. Maximum DTI is 50%, calculated on the interest-only payment at the maximum draw. All figures are subject to lender guidelines and full file review.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Investors can call 828-256-2183 or use the quote request page.

The deciding question for most short-term rental owners is not whether the property earns enough, but whether the file can show it as personal income on paper.
