How Much Can You Borrow on an Investment Property HELOC for Owners Deciding?

How Much Can You Borrow on an Investment Property HELOC for Owners Deciding?

The Quick Read: It depends on three numbers: the property’s value, the 70% combined loan-to-value ceiling on an investment property line through Lendmire’s wholesale network, and a $500,000 maximum line, with every existing lien subtracted first and the result still clearing a $25,000 minimum line. A HELOC on a rental is reviewed on you, not on the rent, and that shapes everything below.

  • The ceiling on an investment property is 70% CLTV, which counts your first mortgage plus the full line.
  • The maximum line is $500,000, and the minimum is $25,000.
  • A 700 credit score is the floor. A 720 score reaches the same ceiling, so a higher score adds eligibility rather than leverage.
  • Debt-to-income can run up to 50%, and at least 75% of the line is drawn at closing.
  • An LLC cannot hold title on this product. An individual or a revocable living trust can.

How Is the Maximum Line Calculated?

The line equals property value times the allowed CLTV, minus every lien already on the property, then capped at $500,000. That is the whole formula. Most of the surprises people hit come from forgetting that the first mortgage counts against the ceiling.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Run it in percentages. Say a rental has a first mortgage equal to 40% of its value. A 70% ceiling leaves room equal to 30% of value. Whether that clears the dollar cap depends on how large the property is.

Now take a thin-equity case. Say the first mortgage already sits at 65% of value. Only 5% of value is left under the ceiling. On a modest property, that sliver can land below the $25,000 minimum, which means no line at all.

Last, the cap case. A high-value property with a very low balance hits the $500,000 maximum before it hits 70% CLTV. Extra equity beyond that point adds nothing to the line.

The broader market looks different. Experian reports that lenders typically cap investment property HELOCs at 80% loan-to-value. That is a market-wide figure. On Lendmire’s network, the investment ceiling is 70% CLTV, with no tier above it.

Does a Higher Credit Score Raise the Limit?

No. Both a 720 score and a 700 score reach 70% CLTV and the same $500,000 maximum on an investment line, so the terms are identical for either. A 700 score is a hard floor with no tier beneath it.

Credit works as a gate here, not a dial. If you clear 700, the ceiling and the cap are the same either way. The numbers that move your line are value, existing debt, and the dollar cap.

Two other credit-file details matter. The credit report can be no more than 90 days old at closing, and the score model keys off the primary wage earner. Programs and lenders differ on tradelines and housing history, so the file gets a full review.

What Else Moves Your Number?

Four things sit around the formula: valuation, debt-to-income, title, and property type. Each can shrink the line or remove eligibility entirely.

Valuation. Because an investment line tops out at $500,000, it sits in the automated-valuation lane, and many files close with no traditional appraisal. A higher CLTV can call for a second valuation, and you can request a full appraisal. NerdWallet notes that investment lines can involve multiple appraisals to confirm value.

Debt-to-income. DTI can run up to 50%, and it is calculated on the interest-only payment at the maximum draw. Profiles from 600 to 679 are held to 45%, though an investment line already floors at 700. Your own debts decide this test. The rent does not.

Title. The property must be held by you individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or it points toward a different product.

Property type. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial buildings, mixed-use property, and agriculturally zoned land are not offered.

A few limits apply across a portfolio. A borrower can hold up to three lines. Someone with more than 15 financed properties is not eligible. HELOC availability through Lendmire runs only in 16 states, a narrower footprint than its 41-market DSCR platform.

How Does the Draw Period Change the Math?

You borrow against a revolving line, so the amount you can draw and the amount you owe are two different questions. On an investment line, the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and the payment floats for the life of the line. It never converts to a fixed payment.

The CFPB explains that you can generally spend up to your limit during the draw period, then enter a repayment period in which the full balance is paid down. Interest-only payments are easy to live with. The step-up when amortization begins is the moment to plan for.

A sensible stress test has three parts. Assume the full line is drawn. Assume the floating payment moves against you. Then check whether the rental still carries the property after the repayment period starts. If the answer depends on everything going right, the line is probably sized too large.

Foreclosure risk also changes on a rental. The collateral is the investment property, and Experian notes that on default the lender can foreclose on it. Selling the property generally means paying the line off in full.

HELOC or DSCR Cash-Out: Which Fits the Owner?

The right choice depends on what is limiting you. If your personal profile is strong and you want to keep your first mortgage in place, a HELOC suits that. If your personal debt load is crowded or the property sits in an LLC, a DSCR cash-out refinance usually fits better.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Your credit, DTI, equity Rent against the full payment
Leverage ceiling 70% CLTV Around 75% LTV
Size range $25,000 to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust Entity-held, per program terms
Existing first mortgage Stays in place Replaced

Two cautions on that table. A DSCR cash-out takes a different route to approval, but it carries its own tests: seasoning of about six months is the common expectation, credit generally lands around 660 on most programs, and reserves vary by lender and loan size. And clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to the monthly payment only, so repairs, vacancy, management, and utilities sit outside it.

Lendmire’s complete DSCR loans guide walks through how that coverage ratio is built. LLC-titled properties can be considered on a DSCR cash-out, subject to lender program eligibility.

When the HELOC Is the Right Call

A HELOC tends to fit the owner who has two things in place: low existing debt on the property and strong personal income. It also fits an owner who wants to draw in stages, for a rehab or a down payment, and pay interest only on what is drawn.

It fits poorly in three situations.

1. The property sits in an LLC and the owner does not want to retitle it.

2. Existing balances already put the property at or near 70% CLTV.

3. Personal debt-to-income is already stretched, since the line draws on the same capacity.

If the property is already above the ceiling, the options are waiting for paydown or appreciation, using a different property, or looking at a cash-out structure that replaces the first mortgage.

One more path is worth naming. Tapping the equity in your primary home to buy a rental is a different transaction, because the collateral is your own house. Check the line agreement first, since converting a home to a rental can violate its terms.

Key Terms Defined

CLTV: Combined loan-to-value, which adds your first mortgage and the full HELOC limit and divides the total by the property’s value.

Draw period: The stretch when you can borrow against the line and make interest-only payments.

Repayment period: The stretch after the draw ends, when the balance is paid down in full over the remaining term.

Automated valuation: A data-driven estimate of value used in place of a traditional appraisal on smaller lines.

Vesting: The way title is held, such as in your own name or in a revocable living trust.

Frequently Asked Questions

Can I get a HELOC on a rental I own free and clear?

Yes, with limits. The same 70% CLTV ceiling and $500,000 maximum apply, and with no first mortgage, the entire ceiling is available as room. The line is still reviewed on your credit and DTI, and at least 75% of it is drawn at closing.

Will rental income help me qualify for a bigger line?

Not on this product. The line is reviewed on you, meaning credit, income, and debt load, rather than on the rent. A DSCR cash-out reverses that, qualifying primarily on property-level rental income covering the payment, subject to lender guidelines.

Why did I get a smaller line than my equity suggests?

The most likely cause is that your first mortgage counts against the 70% ceiling, so usable room is smaller than total equity. The $500,000 cap and the $25,000 minimum can also shape the result. Total equity and usable room are different numbers.

Can I use an LLC-owned rental?

Not directly. An LLC cannot hold title on this product, so the property needs to be in your name or a revocable living trust. Many LLC owners move to a DSCR cash-out instead, subject to program terms.

Does a 720 score get me more than a 700?

No. Both reach 70% CLTV and the same $500,000 cap on an investment property. A higher score helps the overall file, but the investment table has no higher leverage tier.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote. All figures are subject to lender guidelines and a full file review, and nothing here is a commitment to lend.

Owners who hold several rentals should remember that the usable line comes from the one property’s value minus its own liens, so equity in one building never raises the limit on another.
