The Quick Read: It depends on your equity, not on what the platform pays you. On an investment property, the ceiling across Lendmire’s wholesale network is 70% combined loan-to-value (CLTV) minus every lien already on the home, with a maximum line of $500,000. Your credit profile and debt load then decide whether you reach that number.
- The formula: property value × 70% − existing mortgage balance = the most the line can be, before the $500,000 cap.
- The credit floor: an investment line needs a 700 score, and a higher score adds eligibility but not leverage on a rental.
- The title rule: the line must be in your name or a revocable living trust, not an LLC.
- The platform gap: payout holds and refund claw-backs set how much cash you need on hand. They do not set how much you can borrow.
- The alternative: a DSCR cash-out refinance is reviewed on the property’s rent and can be held in an LLC, subject to lender program eligibility.
Equity lines carry a trade-off for platform hosts. They are easy to size and awkward to use for operating cash. The sections below show the math, the exceptions, and when a different tool fits better.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Is the Maximum Line Calculated?
The line equals value times the allowed CLTV, minus all existing liens. A dollar cap and your personal qualification can then shrink the result. Payout and refund amounts never enter the formula.
CLTV means combined loan-to-value. It adds your first mortgage and the new line together, then divides by the property’s value. Because it counts both debts, the new line only gets the room left between your current balance and the ceiling.
Here is the math in percentages. Say your first mortgage sits at 45% of the property’s value. The 70% ceiling leaves 25% of value for the new line. If the rental is owned free and clear, the whole 70% is available, until the $500,000 maximum line stops it first. A high-value rental with little debt can hit the dollar cap before the percentage cap.
1. Value: an investment line tops out at $500,000, and full appraisals are required only on lines above that amount, so the value usually comes from an automated valuation. A borrower may still request a full appraisal.
2. Ceiling: apply 70% CLTV.
3. Subtract liens: take out the first mortgage and anything else recorded against the property.
4. Apply the cap: the line cannot exceed $500,000 on a rental, and the program minimum is $25,000.
5. Qualify you: credit, debt-to-income, and property type decide whether the number holds.
Why Do Platform Payouts and Refunds Create a Cash Gap?
Platforms release money on a schedule and can take it back later. That timing creates short stretches where your costs are due before your income lands. A line of credit is one way to cover those stretches.
Start with the payout clock. Airbnb’s Help Center says it sends an owed payout 24 hours after the guest’s scheduled check-in, and then arrival depends on your bank. Payout timing also varies with the reservation type, the length of stay, and your payout schedule.
Now consider refunds. Under Airbnb’s payment terms, if you were already paid and a refund is later owed, Airbnb Payments can recover it from the host, including by subtracting it from future payouts. When a host cancels, the platform holds the funds for up to 72 hours until the guest is refunded or rebooks. A host who cancels is not paid for that stay.
Long stays add a third wrinkle. One practitioner guide notes that for 28+ night stays hosts should plan around 30-day installments instead of one lump payment. Another suggests new hosts, whose first payout is held for verification, carry roughly six weeks of operating cash. That is practitioner advice, not a rule, but it gives you a starting point.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
How Much Cash Cushion Do You Actually Need?
Size the cushion to your worst plausible month, not your average month. Then compare it with the line you can get. If the line is smaller than the gap, the line is not the right tool on its own.
Build the worst month from three pieces:
- First-payout hold: a new listing may wait on verification before any money arrives.
- Claw-back: a refund on a stay you were already paid for comes out of later payouts, so a big refund can shrink the next deposit.
- Installment timing: long stays pay out in pieces rather than one deposit.
A simple way to read it is in the table below.
| Situation | What happens | What the cushion must cover |
|---|---|---|
| New listing | First payout held for verification | Full operating costs until deposits start |
| Refund after payout | Amount recovered from later payouts | The shortfall in the next deposit |
| Host cancellation | No payout; funds held up to 72 hours | Lost income for that stay |
| Long stay | Paid in installments | Costs between installments |
If these gaps stack in one month, your cushion has to cover the stack. A line sized from home equity does not shrink or grow with that stack. Check that the line you can get covers the stacked case, because the platform will not adjust to your line.
Do not run operating shortfalls on a floating line month after month. A line is built for short, bounded gaps. A property whose income regularly trails its costs has a cash-flow problem that borrowing only delays.
What Does the Lender Look At Besides Equity?
Rental equity lines are reviewed on you, not on the rent. The lender checks your credit, your debt load, the property, and how you hold title. Platform income does not set the limit.
NerdWallet notes that not every lender offers a line on an investment property, that qualification is strict, and that lenders see higher default risk than on a primary home. That matches what a broker sees when comparing lenders: many simply don’t offer the product. The network figures below come from the select lenders Lendmire works with, and they apply only inside those programs.
Credit. An investment line has a 700 minimum, with no tier beneath it. The 720 tier reaches the same 70% CLTV, so a higher score buys eligibility rather than leverage. A score gets pulled from a single bureau, keyed to the primary wage earner, and the report can be no more than 90 days old at closing.
Debt-to-income (DTI). DTI compares your monthly debts to your monthly income. The maximum is 50%, and a ratio above 45% requires at least a 680 score, which an investment file already clears. The lender reviews your file on the interest-only payment calculated as if you had drawn the whole line. An undrawn line still counts against you.
Property. Single-family homes, 2-4 unit properties, townhomes, PUDs, and condominiums (including non-warrantable ones) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agricultural zoning are not eligible. That matters for platform hosts, because condotels are a common short-term rental format.
Exposure. A borrower is limited to three lines in total, and a borrower with more than 15 financed properties is not eligible.
Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment file, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.
Does Title Matter? (It Can Decide the Whole Question)
The property must be titled in your own name or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines.
Many investors put short-term rentals in an LLC for liability reasons. If your property is already deeded to one, a home equity line is off the table until you change the vesting. Changing it can affect your insurance, your existing mortgage, and your liability setup, so think it through before moving a deed just to qualify for a line.
A DSCR cash-out refinance is the structural alternative, because it can be placed on an LLC-titled property, subject to lender program eligibility. A revocable trust is usually workable if the deed and trust powers are in order.
How Does the Line Work After Closing?
An investment line runs a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and the cost floats through both periods without converting to a fixed structure.
Those details change how you plan a refund buffer. The 75% initial draw means most of the line is borrowed on day one, so you are paying interest on money you may not need. Only the remainder stays available for later draws. Your cushion for refund months is therefore smaller than the headline line size.
The 5-year draw is the window for short, bounded needs. Once repayment starts, the balance amortizes over 25 years, which raises the monthly obligation. Read the line agreement for when a lender can freeze or reduce draws, because that is the risk to check before relying on a line as a refund backstop.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
HELOC or DSCR Cash-Out: Which Fits a Platform Host?
A HELOC keeps your first mortgage in place and sits behind it. A DSCR cash-out replaces the first mortgage with a new loan sized on the property’s rent. The right choice depends on your equity, your title, and how long you need the money.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Your credit, DTI, equity | Rent versus payment |
| Max leverage | 70% CLTV on a rental | About 75% LTV; 70% on short-term-rental collateral |
| First mortgage | Stays in place | Replaced |
| LLC title | Not allowed | Allowed, per program terms |
| Typical use | Short, bounded cash needs | Larger or longer-term capital |
For a DSCR cash-out, most of the network tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. Short-term-rental collateral usually tops out around 70% on a cash-out, and those files expect a 640+ score and about 12 months of hosting history.
On coverage, 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow. The ratio compares rent to the monthly mortgage payment, taxes, insurance, and HOA dues, and it leaves out repairs, vacancy, management, utilities, and capital expenses.
NerdWallet itself points to a DSCR second mortgage as a possible alternative for a property that is mainly rented. For the full picture of how DSCR programs qualify a rental, see the complete DSCR loans guide.
The refinance route has a cost. You give up your existing first mortgage terms, so a borrower with a strong existing loan has to weigh that before replacing it.
Common Myths About Rental HELOCs
“My platform income sets the limit.” It does not. The lender sizes the line from value, liens, and your personal profile. Strong booking history can help your overall story, but the formula does not use it.
“Equity equals available cash.” CLTV caps total debt well below 100% of value, and the rental ceiling sits at 70% on this network. A good share of your equity stays untouched by design.
“A higher score unlocks more leverage.” On an investment line, a 700 and a 720 reach the same 70% CLTV. The top-tier ceilings in these programs belong to primary residences and second homes.
“Any bank will write one.” Availability is narrow, and lenders differ in what they allow. This product is also limited to Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint, including Washington, D.C.
“Interest is always deductible.” Tax treatment depends on use of funds and how the property is held, as noted above.
Frequently Asked Questions
Can I get a HELOC on a short-term rental?
Usually yes, if it is a single-family home, a 2-4 unit property, a townhome, a PUD, or a condo, and it is titled in your name or a revocable living trust. Condotels, manufactured homes, and log homes are not eligible. You also need a 700 credit score.
What is the most I can borrow on a rental property line?
The ceiling is 70% CLTV, and the maximum line is $500,000 on an investment property. The actual amount is 70% of value minus your existing liens, so a property with a large first mortgage may qualify for much less.
Will Airbnb payouts count toward my qualification?
A rental HELOC is reviewed on your personal credit, debt-to-income ratio, and equity, so the payout stream does not set the limit. A DSCR cash-out reviews the property’s rent against its payment instead, which is why short-term-rental hosts often compare the two.
Can I hold the line in my LLC?
No. These lines require title in your name or a revocable living trust. A property already in an LLC needs a vesting change or a DSCR cash-out refinance instead, subject to lender program eligibility.
Does the whole line count even if I never draw it?
Yes. The lender reviews your file on the interest-only payment calculated on the maximum draw, so the full limit affects your debt-to-income ratio. Also, at least 75% of the line is drawn at closing, so most of it is borrowed immediately.
