What a Merchant Cash Advance Does to Your Investment Property HELOC Approval

What a Merchant Cash Advance Does to Your Investment Property HELOC Approval?

The Quick Read: It depends on whether the advance is disclosed, current, and free of liens or judgments, because an MCA rarely appears on a consumer credit report but almost always shows up in bank statements, lien searches, and any business-income review. A clean, disclosed, current MCA is usually a documentation task. A hidden, stacked, or defaulted one can stall the file.

  • An MCA is generally not reported as a consumer tradeline while it is in good standing.
  • Daily debits are visible if the lender reviews bank statements or business income.
  • A judgment against you personally can reach the rental’s title; a business UCC filing generally does not.
  • An investment-property line on the Lendmire network caps at 70% CLTV, with a 700 credit minimum, subject to lender guidelines.
  • Lines on investment property are available only in 16 states, which is narrower than the 41-market DSCR footprint.

An MCA is the kind of obligation that gets investors in trouble because it feels invisible. It sits outside the mortgage system. Underwriting for a home equity line, though, looks at the whole picture. This article walks through what a lender can see, where the real risk sits, and when a different product fits better.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Exactly Is a Merchant Cash Advance?

A merchant cash advance is a purchase of a business’s future revenue, not a conventional loan. The business repays the advance plus a factor, often between 20% and 50% of the amount, usually through daily or weekly withdrawals.

That structure matters for two reasons. First, a factor rate is a fixed multiplier, not an interest rate, and paying early typically does not shrink what you owe. Second, the cost of this capital can be extreme, with estimated APRs in the triple digits. Investors who use an MCA to bridge a rehab or a contractor gap are carrying some of the most expensive capital available.

Key Terms Defined

  • Merchant cash advance (MCA): a lump sum paid to a business in exchange for a fixed amount of its future revenue.
  • Factor rate: the fixed multiplier applied to the advance to set the total repayment.
  • UCC-1 filing: a public notice a funder files to claim a security interest in business assets.
  • Confession of judgment: a clause that lets a funder obtain a court judgment on default without a trial.
  • CLTV: combined loan-to-value, meaning all liens on the property divided by its value.
  • Reserves: liquid funds a lender wants you to hold after closing.

Does an MCA Show Up on Your Credit Report?

Usually not while it is in good standing. An MCA is a receivables purchase, so it typically does not appear as a consumer tradeline. A law-firm explainer adds that collections, liens, and judgments can still surface if the advance goes bad.

Here’s the catch. Our network’s home equity lines pull a single-bureau credit score, so the credit report is the least likely place an MCA hurts you. The exposure is elsewhere.

Where an MCA Can Surface in a HELOC File

This section is inference from how equity-line underwriting works, because no regulator or trade body publishes a rule on this exact question. The pathways are consistent, though.

Bank statements. If a lender reviews deposits or statements, daily MCA debits are plain to see. A disclosed obligation is easier to explain as ordinary business finance, while one the lender discovers on its own may prompt questions about what else is missing.

Business or self-employed income. If you qualify on business income, the debits reduce the cash flow behind that income, and a lender may treat the advance as a business obligation. On the Lendmire network, business bank accounts carry a 680 minimum for the deposit analysis. An investment line already floors at 700, so that requirement is never the binding constraint on a rental.

UCC-1 filings. Many funders file a UCC-1, often describing all business assets. A trade explainer on guarantees and judgments notes that later lenders read an all-assets description as a blanket lien. That generally attaches to business assets, not to your rental, but it can complicate any financing secured by the business.

Personal guarantee and confession of judgment. This is the one that reaches real estate. A guarantee makes you personally liable. If the funder obtains a judgment, that judgment can attach to property you own. The FTC has pursued MCA operators over confessions of judgment used to seize assets. Enforceability varies by state.

A title search on the rental is what turns a hidden problem into a visible one. A recorded judgment against you can block a line or force a payoff as a condition.

Current, Paid Off, Defaulted, Stacked: How the Scenarios Compare

Scenario What a lender sees Likely effect
Current, disclosed Daily debits, maybe a UCC Documentation request
Paid off Past debits, UCC termination Minimal if lien cleared
In default Collections, possible judgment Real risk to the file
Stacked MCAs Several debit streams Strong red flag
MCA owned by separate entity Debits in entity accounts Depends on guarantee and income method

Which one you are in decides almost everything. A defaulted advance with a judgment is a different problem from a paid-off one with a filed termination.

What the Equity Line Itself Requires

On the Lendmire network, an investment-property line has a few firm edges. The ceiling is 70% CLTV on an investment property, and that holds at both a 720 and a 700 credit profile, so a higher score buys eligibility rather than leverage. The minimum score on an investment line is 700, with no tier beneath it. Line sizes run up to $500,000 on investment property, and debt-to-income tops out at 50%, qualified on the interest-only payment at the maximum draw. Lendmire brokers through select wholesale partners rather than lending directly.

Title is a structural catch. The property must be held by you personally or by a revocable living trust. An LLC cannot hold title, so a rental deeded to an LLC needs a vesting change first, or a different product altogether.

For context, NerdWallet notes that investment-property lines come from a smaller pool of lenders and carry higher rates and fees than primary-home lines. Experian explains that the line is a second mortgage secured by the property and that reserves exist so you can keep paying if the property sits vacant.

Rent counting toward income depends on the lender and the file, and some lenders do not count it at all. That uncertainty is one more reason to ask early.

Disclose First: The Practical Playbook

Treat the MCA as a documentation item, not a secret. Before applying, an investor can assemble:

  • the MCA contract and the current balance or a payoff letter;
  • twelve months of statements showing the debits in context;
  • a UCC search on the business and a title search on the rental;
  • written confirmation of any termination if the advance is paid off;
  • a short explanation of what the advance funded.

If a judgment or lien exists, resolve it before applying. If the advance is current and small relative to revenue, disclosure usually reads as candor. If several advances are stacked, a lender may reasonably wonder how much cash is really available.

Pay It Off First, or Use the Proceeds to Do It?

Using a line to retire an MCA is a real strategy, since a secured line on a rental is generally cheaper capital than an advance with a triple-digit effective cost. The tradeoff is sequencing. The line needs approval while the MCA is still active. The MCA’s debits, any guarantee, and any lien are exactly what the lender is reviewing.

If your file is clean, paying off the advance with proceeds can work. If a judgment or default already exists, clearing it first is usually the stronger order, because it removes the title issue before the lender sees it. Because at least 75% of the line must be drawn at closing, the structure suits a defined payoff better than an open-ended cushion.

When a DSCR Cash-Out Fits Better

The sharpest contrast is that a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The loan looks at the rental’s own coverage rather than at your business obligations, though how a program treats personal liabilities varies. Whether any DSCR program weighs an MCA depends on the program and the file.

DSCR cash-out refinances top out around 75% LTV across most of the network, with about six months of seasoning common, and LLC-held property is permitted subject to program terms. If your rental sits in an LLC, or your credit sits below 700, this route may be the only workable one. Lendmire’s complete DSCR loans guide covers the mechanics.

The tradeoff runs both ways. A line keeps your first mortgage in place and can suit someone who wants to preserve it. A DSCR cash-out replaces the first lien, which may or may not be a good trade depending on the existing loan. Neither is better in the abstract. It depends on the entity, the credit profile, and what the money is for.

Common Misconceptions

“An MCA is invisible, so it can’t affect approval.” It is generally absent from the consumer report, but statements, lien filings, and judgments are visible. A funder’s marketing claim that an MCA has no effect on a later mortgage is an overstatement.

“It’s not a loan, so it’s not debt.” Legally it is a receivables purchase, but a lender can still treat daily debits as an obligation.

“A UCC lien is a lien on my house.” A business UCC-1 generally attaches to business assets. A court judgment against you personally is a different matter.

“Factor rate equals interest rate.” It does not. It is a fixed multiplier, and its effective annual cost depends on how fast you repay.

Frequently Asked Questions

Will a merchant cash advance automatically disqualify me from an investment-property HELOC?

No. An MCA in good standing is not an automatic bar. What matters is disclosure, whether it is current, and whether a guarantee, lien, or judgment exists. Each lender sets its own overlays, and the final line is subject to full underwriting review.

Does an MCA count in debt-to-income?

It depends on the lender and the file. If you qualify on personal income, the advance may not appear in the ratio at all, but bank-statement review can still expose it. If you qualify on business income, the debits reduce the cash flow behind that income. The network’s maximum DTI is 50%.

Can a UCC filing from my MCA funder block a line on my rental?

Usually a business UCC-1 attaches to business assets, not to your rental. A blanket description can still complicate financing secured by the business. A recorded judgment against you personally is the item that can reach the rental’s title.

Should I pay off the MCA before applying?

If a default, judgment, or lien exists, clearing it first generally makes the file cleaner. If the advance is current and disclosed, using line proceeds to retire it can be reasonable. Get a payoff letter and proof of any lien termination either way.

What if my rental is held in an LLC?

An LLC cannot hold title on a home equity line, so the property needs a vesting change first. A DSCR cash-out is the usual alternative for entity-held rentals, depending on program guidelines.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lines are available in Lendmire’s 16 full-service states, and every figure is subject to lender guidelines and full file review.

An investor who treats the advance as a documented, cleanly closed chapter rather than a buried one gives the equity line its best chance, and sometimes the honest answer is that the rental’s own income, not the owner’s balance sheet, should carry the next loan.
