DSCR HELOC Requirements to Clear Business Credit Cards

DSCR HELOC Requirements to Clear Business Credit Cards

The Quick Read: A DSCR HELOC can pay off business credit cards when the rental’s rent covers a stress payment on the whole line at 1.10x or better, the equity supports the combined leverage, and the lender’s use-of-proceeds policy allows the payoff. The line is a standalone second lien behind your first mortgage, or a first lien on a paid-off rental, and it is reviewed on the rental’s income with no personal income calculation, subject to lender guidelines.

  • Rent must reach at least 1.10x against a stress payment sized on the entire credit limit, not just the drawn balance.
  • A second lien typically needs a 720 score or better and tops out at 70% CLTV on lines to $500,000.
  • A first lien needs a 700 score or better and reaches 75% LTV at the top tier.
  • At least 80% of the line is drawn at closing, so the line should be sized close to the card balances.
  • Payoffs are usually sent to the card issuers from the draw, followed by proof of zero balances.

This is a landlord’s tool for reaching rental equity without refinancing the first mortgage. Terms are through select programs, subject to underwriting, and not a commitment to lend. The sections below follow the file from the property to the payoff. For the wider picture, see the complete DSCR loans guide.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit on a non-owner-occupied one-to-four-unit rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Tax returns, W-2s, pay stubs and a debt-to-income ratio are not part of the file.

It still has documents. The lender pulls your credit report, reviews mortgage history, and orders a valuation. The rent, the lease and the property are all verified.

The line comes in two structures:

  • Second lien. It sits behind the first mortgage you keep. The existing loan is untouched.
  • First lien. It sits on a rental with no mortgage.

It is never closed together with a purchase, never a third lien, and never placed on your own home or a second home. The LLC can stay on title (investment property only). The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. Program terms control, and they vary by lender.

Key Terms Defined

DSCR: Gross monthly rent divided by the qualifying payment. A result of 1.00x means rent equals the payment.

Stress payment: A fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a test payment, not what you will owe each month.

CLTV: Combined loan-to-value. It is the first mortgage balance plus the new line, divided by property value.

Draw period: The 5-year interest-only stretch on the drawn balance, before the 25-year repayment period begins.

Use of proceeds: What the lender allows the money to pay. For card payoff, this is the policy that decides whether the file works.

How Underwriting Treats the Line, Step by Step

Underwriters work through the same gates in the same order. Each one can stop the file.

1. Property eligibility. The rental must fit the program. Your restaurant building, your shop, and your own home do not qualify.

2. Lien position. A second lien sits behind the first mortgage you keep. A first lien requires a rental with no mortgage. If another HELOC already sits on the property, it is typically paid off or subordinated, because the new first lien must sit in first position.

3. Coverage test. The debt-service coverage ratio is gross monthly rent divided by the qualifying payment, and it must reach 1.10x. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The qualifying payment is principal and interest only on the full limit at the stress rate, with no taxes or insurance in it. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

4. Lease and vacancy. A lease in place is required. A two-to-four-unit property may have at most 1 vacant unit.

5. Credit and history. A second lien needs 720 or better. A first lien needs 700 or better. Mortgage history shows no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

6. Valuation. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

7. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

No reserves and no cash to close are required, and a borrower may carry at most 5 loans or $2,500,000 with the program.

Requirements at a Glance

Gate Second lien First lien
Credit score 720 or better 700 or better
Leverage Up to 70% CLTV Up to 75% LTV at 740+
Mid tier No cell below 720 70% LTV at 700-739
Line size $50,000 to $500,000 To $1,000,000
Seasoning 6 months since last note date and 6 months on title Same

On a first lien, lines above $500,000 carry a 65% LTV ceiling at 720 or better. A declining-market flag lowers any ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. All figures are ceilings and floors through select programs, never offers. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

How Card Payoff Works

The draw is the mechanism. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000.

That draw rule drives line sizing. Say you carry three business cards and the combined balance is a bit under the line you want. A line sized to the balances fits the draw rule. A much larger line forces a large closing draw and a larger interest-only balance.

Afterward you collect proof of zero balances. Then you decide what happens to the cards. Closing them can raise your utilization on the remaining accounts. NerdWallet’s explainer on debt consolidation and credit makes this point when it notes that utilization makes up 30% of a credit score. Keeping them open and unused is the habit that protects the benefit.

The rate on the line is variable, and the rate and pricing terms come with the lender’s disclosures.

Business Cards Versus Personal Cards

Business cards are the easier item. Personal cards depend on the lender, because many programs treat a rental equity line as business-purpose credit and restrict proceeds that pay personal debt. The documentation also differs.

Card type What the file needs Lender view
Business card Statements with account name, balance, payoff or per-diem Easier to show as business spending
Personal card Statements, plus the lender’s policy Lender-dependent
Business card with personal guarantee Same as business card Still a business account on its face

Expect current statements for each card. They should show the account name, the balance and the payoff amount. Direct payment to issuers keeps the paper trail clean.

Business-purpose treatment is the reason. Under the federal rule, a lender must determine in each case whether the transaction is primarily for an exempt business purpose, and the commentary lists the borrower’s statement of purpose among the factors. That is why the lender’s use-of-proceeds policy, not a bright-line rule, decides whether a card payoff fits.

Where the Rule Breaks

The label is not the underwriting. Some products called a DSCR HELOC are really a first-lien cash-out refinance that replaces your mortgage. Others are equity lines on an investment property that qualify on your personal income. Ask which basis the lender uses before you pay for a valuation.

A business card can still be your debt. Moving that balance onto a lien on your rental swaps guaranteed unsecured debt for secured debt. NerdWallet notes you may risk foreclosure if you can’t repay, and that card debt is more easily discharged in bankruptcy.

Paying a card does not improve coverage. The rent on this property stays the same, while the new line adds a payment against the property that secures it. Run the stress coverage on the full line before you draw.

The property may fall outside the lane. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use property, a property listed for sale in the prior 2 months, and a property with a solar lien are all out. Single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres are in.

The borrower must be eligible. U.S. citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers cannot.

Opportunity cost is real. Equity used for card payoff is no longer available for acquisitions.

DSCR HELOC or Something Else?

Option Existing first mortgage Fits when
DSCR HELOC Stays in place You like your first mortgage and want a line
DSCR cash-out refinance Replaced Paying cards in one lump sum is the goal and the first loan can go
Personal-income equity line Stays in place You qualify on your own income and title is personal

A DSCR cash-out replaces the first lien and pays the cards in one lump sum, while a line leaves the first mortgage untouched. If your first mortgage carries terms you want to keep, the line fits. If it does not, the refinance may.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does a DSCR HELOC check my credit?

Yes. The file reviews your credit report, mortgage history and the property valuation. A second lien needs a 720 score or better and a first lien 700 or better, subject to underwriting. What it skips is the personal income calculation.

Can my LLC hold the property?

Yes, on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.

How long must I own the rental before applying?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Check both dates against your settlement statement and note.

Can I include personal credit cards?

It depends on the lender’s use-of-proceeds policy. Many programs restrict personal debt payoff, and business cards are easier to document. Ask the question before the valuation is ordered.

What if the rent does not reach 1.10x?

The line is typically not available as structured. Options to discuss include a smaller line, since the stress payment is sized on the whole limit, or a different product such as a cash-out refinance. Qualification stays subject to lender guidelines.
