The Quick Read: A bank statement cash-out can work on an Airbnb with no booking record, because the loan is reviewed on documented income under the applicable program, subject to lender guidelines, and the property’s own history is not what carries the file. The lenders that write this depend on your occupancy type, leverage need, deposits, and credit. A mortgage broker that shops several wholesale lenders matches the file to the program that fits.
- Qualifying income comes from 12 months of business or personal bank statements, averaged, with lender expense factors applied.
- On an investment property, cash-out typically tops out around 75% LTV.
- On a primary residence, cash-out reaches up to 80% LTV on the fixed expense ratio route, and 75% on the accountant-prepared route.
- A second home reaches up to 75% LTV on a cash-out.
- Debt-to-income, not rental coverage, is usually the constraint after the new payment is added.
Why “No Rental History” Hits Differently on This Loan
Short answer: a bank statement loan underwrites the borrower’s deposits, so a listing with zero bookings does not break the income side of the file. It can still affect the appraisal, the occupancy label, and how a given program treats the subject’s rent.

A DSCR loan tests the property: rent against the full monthly obligation. A bank statement loan tests the person or business: average deposits against debts. That split is the whole story here. A property between acquisitions or in lease-up cannot show coverage, which is why the alt-doc lane exists for it.
DSCR files on a brand-new Airbnb tend to stall for a plain reason. Many short-term rental programs want actual booking history. The fallback is the long-term rent figure from the appraisal, and that figure usually understates what a nightly-rate property earns. Fannie Mae’s appraiser update says the Form 1007 reports indicated monthly market rent. It says the form cannot estimate a nightly fee, and that multiplying a nightly rate by 30 is not valid. That is agency guidance on appraisal forms only. DSCR loans are not agency products. The form limit is the reason coverage on a no-history short-term rental looks thin.
On the bank statement lane the property’s rent is usually not the qualifying income. The appraisal still values the collateral. Whether a given program counts, caps, or ignores projected rent from the subject is set by that lender’s program sheet. Brokers see this vary from one lender to the next.
How Underwriting Treats the File, Step by Step
1. Occupancy is set first. The file is labeled primary residence, second home, or investment property. That label sets the leverage ceiling and the disclosure regime.
2. Statements are collected. Twelve months of business or personal statements. Business accounts get an expense factor applied to deposits. Personal accounts are averaged differently. The factor is lender-specific, so no universal formula exists.
3. Income is derived. Average qualifying deposits, less the expense factor, produce monthly qualifying income. Large one-time deposits that cannot be explained get excluded.
4. The new payment is stacked. A cash-out raises the loan balance. That new obligation, plus existing debts, is tested against deposit-based income. This is debt-to-income, and it is where many cash-out files run out of room.
5. The appraisal sets value. Collateral is appraised, and the LTV ceiling is applied to that value. For a short-term rental, an appraiser can report a separate projected income analysis as an addendum. Class Valuation, an appraisal firm, describes that addendum for short-term rentals. A program that wants it will say so.
6. Reserves are verified. Reserves commonly run around six months of the housing payment, documented with asset statements.
Loan sizes in this lane run roughly $125,000 to $3,500,000. All of this is subject to lender guidelines, credit review, and property review.
Which Situation Are You In?
The path changes with the property’s story. Here is how the common cases sort out.
| Situation | Likely lane | Main friction |
|---|---|---|
| Brand-new host, no bookings | Bank statement | Appraisal and DTI after cash-out |
| Converted long-term rental | Bank statement or DSCR | Which rent figure the lender counts |
| Second home turned Airbnb | Bank statement | Occupancy label and 75% ceiling |
| Free-and-clear property | Bank statement | DTI on the new payment |
| Listed but never booked | Bank statement | Explaining zero platform deposits |
A second home the borrower uses personally is not an investment property. DSCR is for non-owner-occupied property only, so a vacation home you stay in belongs on the alt-doc side. That is a common misfile.
A free-and-clear property is the cleanest cash-out case on equity, since there is no payoff to net out. The constraint becomes pure DTI.
Bank Statement vs. DSCR for a No-History Airbnb
Pick the lane by what is strong on the file. If the property’s rent is provable and covers the payment, DSCR is often the easier path and carries no personal DTI test. If the property has no record and the borrower’s deposits are strong, the bank statement lane fits.
| Factor | Bank statement | DSCR |
|---|---|---|
| What is tested | Borrower deposits | Property rent vs. payment |
| No rental history | Usually not the blocker | Often the blocker |
| Personal DTI | Yes | Not run |
| Investment cash-out | Typically up to 75% LTV | Varies by program |
| Scales across properties | Limited by DTI | Property carries each file |
Honest read: repeated cash-outs on the bank statement lane eat DTI room. The DSCR lane scales more cleanly once the property has a record. That is the bridge idea below.
Coverage math on the DSCR side divides monthly rent by the full monthly obligation. A larger cash-out balance lowers that ratio, so cash-out is harder there than a purchase. Many short-term rental programs also apply an expense reduction to gross income, and BiggerPockets’ short-term rental DSCR explainer says the reduction is commonly in the 20% to 25% range, though it is not fixed across lenders. Treat that as a market observation, not a network term.

Leverage Ceilings by Occupancy (Cash-Out)
Each ceiling below belongs to its own occupancy. Mixing them is a common mistake on these files.
- Investment property cash-out: typically up to 75% LTV.
- Primary residence cash-out: up to 80% LTV on the fixed expense ratio route; 75% on the accountant-prepared ratio route. The accountant route is the lower ceiling.
- Second home cash-out: up to 75% LTV, set by loan size and credit.
- Asset-depletion alternative on a primary residence: qualifying from liquid assets runs to about 80% LTV.
Purchase and rate-term figures on a primary residence can run higher, up to 90% LTV through select lenders. That is a purchase and rate-term number, not a cash-out number. On an investment purchase, bank statement leverage varies by lender, so it is not a figure to plan around.
One more distinction. An owner-occupied file is a consumer mortgage, and consumer disclosure rules apply. A non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from those disclosure rules. The label on the file decides which applies, and the two should never be mixed in one file. The CFPB’s Regulation Z commentary frames the business-purpose exemption, and its exam procedures treat credit to acquire or improve non-owner-occupied rental property as business-purpose. Purpose is judged on the facts. Spending cash-out proceeds on personal expenses can change how a loan is viewed.
Consumer mortgage licensing for this lane covers 16 states, so availability on owner-occupied alt-doc files depends on where the property sits.
Why These Files Fail, and the Fixes
| Problem | Why it happens | Fix |
|---|---|---|
| DTI shortfall | New payment too big for deposits | Smaller cash-out amount |
| Equity shortfall | LTV cap hit on appraised value | Lower cash-out or appraisal reconsideration |
| Mixed accounts | Personal and business deposits blended | Separate statements, clean labeling |
| Unexplained deposits | Transfers read as income | Written explanation with proof |
| Long-term rent fallback | Program ignores nightly income | Switch lanes or use a projection analysis |
Appraisal reconsideration is routine. A packet with recent comparable sales and condition adjustments can recover value when comps come in light.
Reserves documentation is the quiet killer. Asset statements that do not cover the required months stall a file that otherwise works. Pull them before submission.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Bridge Strategy: Alt-Doc Now, Property Income Later
The stronger play for many new hosts is sequencing. Use the bank statement loan while the property has no record. Run the listing for a season and keep clean platform payout exports that match bank deposits. Once the property shows a track record, a refinance into a property-income loan can take the personal DTI test out of later files.
Run both lanes before choosing. A cash-out that works on deposits today may not be a more affordable path once the property earns its own coverage.
How to Find the Right Lender Fit
No single lender fits every scenario, and the lenders that write this depend on your property type, credit profile, leverage need, and documentation. A broker shops multiple wholesale lenders and matches the file to the program. Lendmire is a mortgage broker working with a network of wholesale cash-out refinance lenders; it arranges the loan and does not lend.
Questions to put to any broker on a file like this:
- Does the program count any rent from the subject, or ignore it?
- What expense factor applies to business-account deposits?
- Is the 75% ceiling tied to my occupancy label?
- Does the program want a projected income addendum?
- What reserves, and how are they documented?
Strong files, with clean deposits and solid reserves, earn the top of a program’s range. Weaker ones get a lower ceiling.
Documents to Assemble
- Twelve months of bank statements, business or personal.
- Platform payout exports, if any exist, matched to deposits.
- Written explanations for large or unusual deposits.
- Asset statements for reserves.
- Proof of local short-term rental permission and any HOA or condo rules.
- Insurance that covers nightly rental use.
- Entity documents, if the property is held in an LLC, subject to lender program eligibility.
Key Terms Defined
Cash-out refinance: a new loan larger than the current payoff, with the difference paid to the borrower.
Bank statement loan: a loan that is reviewed on documented income under the applicable program, based on averaged deposits.
Expense factor: the share of business deposits a lender treats as operating cost before counting income.
Debt-to-income (DTI): monthly debts divided by qualifying monthly income.
Form 1007: the appraisal rent schedule that reports monthly market rent.
Business-purpose loan: credit extended primarily for business or investment use, reviewed differently from an owner-occupied mortgage.
Frequently Asked Questions
Can I get a bank statement cash-out on an Airbnb that has never been booked?
Often yes, since the loan is reviewed on your documented deposits rather than the property’s booking record. The appraisal, occupancy label, DTI after cash-out, and reserves still have to work, subject to lender guidelines.
How much can I cash out on an investment-property Airbnb?
Typically up to about 75% LTV on investment cash-out. Second homes also reach up to 75%, and a primary residence reaches up to 80% on the fixed expense ratio route. Credit, loan size, and the specific program move the number.
Why not just use a DSCR loan?
DSCR tests the property’s rent against its payment, and many short-term rental programs want booking history or fall back to the appraisal’s long-term rent. If your deposits are strong and the property has no record, the bank statement lane may fit better. Run both.
Does the property’s Airbnb income count on a bank statement loan?
Usually the borrower’s deposits carry the qualification. Whether a program counts any projected rent from the subject depends on that lender’s sheet, so ask before assuming.
Do I need tax returns?
Bank statement programs review the file on documented income from deposits, so personal income documentation takes a different form. You still supply statements, explanations for unusual deposits, and asset records.
