Bank Statement HELOC Checklist for a First-Time Equity Borrower

Bank Statement HELOC Checklist for a First-Time Equity Borrower

The Quick Read: A bank statement home equity line of credit swaps tax-return income for a documented deposit history. Everything else still gets reviewed: credit, equity, debt load, the property, and how it is titled. Think of it as a different way to prove income, not a way to skip the paperwork. The paperwork is just different, and organizing it well is most of the job.

  • Statements replace traditional personal-income documentation as income proof, and a first-timer still needs credit, equity, and a clean property file.
  • Business-account deposits usually take an expense factor, and transfers between your own accounts are backed out.
  • Income statements and reserve statements are separate document sets, and files stall when borrowers mix them up.
  • On this network, an investment-property line tops out at 70% combined loan-to-value, and the 90% ceiling exists only on primary and second homes with a 720 credit profile.
  • LLC-owned rentals cannot hold one of these lines, so check title before you gather anything.

Key Terms Defined

CLTV (combined loan-to-value): All debt secured by the property, including your first mortgage, divided by its value. NerdWallet’s HELOC explainer uses the same definition.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments.

Expense factor: A percentage the lender subtracts from business-account deposits to account for the cost of running the business.

Non-QM: A loan type that sits outside standard mortgage documentation rules, which is why alternative income proof is possible.

DTI (debt-to-income): Your monthly debt obligations compared with your monthly qualifying income.

Vesting: The legal name that holds title to the property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

It is a revolving line secured by your property, underwritten with deposits instead of traditional personal-income documentation. You borrow, repay, and borrow again up to a limit. A first-timer should picture a credit card with a very large limit and your property as collateral.

Across our wholesale network, these lines are standalone products in first or second lien position. At least 75% of the line is drawn at closing. Pricing floats during the draw and repayment periods and never converts to fixed.

Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw followed by 17 years of full repayment. The other has a 5-year draw followed by 25 years of repayment. Investment-property lines use the 5-year draw and 25-year repayment structure only.

The shift from interest-only to full repayment is where payment shock comes from. Borrowers who plan only for the draw period get surprised. Lenders qualify you on the interest-only payment calculated on the maximum draw, so your DTI reflects the full line even if you borrow less.

Pre-Flight: Check These Before Gathering Paper

Run these checks first, because a file that fails one of them will not be rescued by better statements.

Occupancy decides the ceiling. The maximum depends on whether the property is your primary home, a second home, or a rental. Market surveys, including Bankrate’s HELOC overview, commonly report CLTV caps of 85%, and some lenders go to 90%. Our network is narrower, as the table shows.

Occupancy Max CLTV Min credit Max line
Primary residence 90% only at 720+ 600 $750,000
Second home 90% only at 720+ 640 $500,000
Investment property 70% 700 $500,000

On a primary residence, 85% is available at 660 and higher, and lower credit tiers step down from there. A line above $500,000 is primary-residence only. It needs a credit profile of 700 or better (720 on the longer-runway program, the wholesale program built around the longer interest-only draw), caps at 75% CLTV, and requires a full appraisal. Everything here is subject to lender guidelines and full file review.

Title must be in your name. Property held by the individual borrower or a revocable living trust is eligible, subject to program terms. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That is the sharpest difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Property type must fit. Single-family, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned property are not eligible.

Debt load must clear. DTI maxes at 50%, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.

Credit history must be clean enough. A bankruptcy needs 4 years of seasoning from discharge or dismissal. The report cannot be more than 90 days old at closing, and no rescores are allowed.

Exposure has limits. A borrower can hold three lines at most. Owning more than 15 financed properties makes you ineligible.

These lines are available in 16 full-service states, which is narrower than Lendmire’s 41-market DSCR footprint. Confirm your state before you start.

The Master Checklist

The table shows what each document proves and the mistake that most often causes a condition.

Document What it proves Common pitfall
Photo ID, SSN verification You are who you say Name differs from title
Credit authorization Credit pull permission Signed late, report goes stale
Income bank statements Deposit-based income Missing pages or blank pages
Business proof, YTD profit-and-loss Business exists and operates Unsigned or inconsistent with deposits
Mortgage statement, insurance proof Existing lien and coverage Out-of-date balance
Asset statements Reserves Confused with income statements

Self-employed borrowers usually add the profit-and-loss and business verification. Mixed income is possible, so W-2 pay and self-employment deposits can be combined under the applicable program. Valuation is automated on lines at or below $500,000, though a higher CLTV may trigger a secondary valuation. Every line above $500,000 gets a full appraisal, and you can request one on any line.

Income Proof Versus Reserve Proof

These are two different jobs, and they use two different document sets.

Item Income statements Reserve statements
Purpose Show monthly earning power Show cash left over
Account The account your deposits land in Savings, brokerage, retirement
What gets read Deposits, overdrafts, consistency Balances and ownership

Reserves are cash you could use if income dips. Lenders set the amount by file, so ask for yours instead of assuming a number.

From Deposits to Qualifying Income

The sequence is simple. Pull a consecutive set of statements, total the eligible deposits, remove non-income items, apply an expense factor on business accounts, and average over the months. Lenders commonly ask for 12 to 24 months of statements, and the window depends on the program.

Here is an illustration, using modeled percentages and not any lender’s actual factor. Say 100 units of deposits hit your business account over the window. Ten are transfers from your own savings, which get backed out, leaving 90. If the lender applies an expense factor of 50% to the business account, 45 remain. Divide that by the number of months, and that is the qualifying income figure. Personal accounts usually skip the expense factor but still lose the transfers.

This is why heavy tax write-offs hurt tax-return programs but not deposit programs: write-offs reduce reported profit without reducing what lands in the account.

What to Do With Odd Deposits

Underwriters scan for overdrafts, returned-item fees, big unexplained deposits, and uneven months. Large deposits are often excluded from income rather than treated as disqualifying. Annotate them yourself, in a one-page log with a backup document for each.

Deposit type What resolves it
Transfer between own accounts Matching statement from the other account
Sale of an asset Bill of sale or closing record
Refund Receipt or merchant confirmation
Loan proceeds Loan document, then expect exclusion
Gift Gift letter and donor statement

Start This Week: Gathering Order

Begin with what takes longest. Request any missing statement pages, business formation papers, and your profit-and-loss from your bookkeeper or accountant first. Next, pull the mortgage statement and homeowners insurance proof. Last, authorize the credit pull, since that report goes stale after 90 days.

Keep the file clean. Include every page, even blank ones, and name files consistently so they sort by month. Make sure the name on every statement matches the name on title.

Why Files Get Conditioned

Most conditions come from a short list.

  • Missing or blank-skipped pages in a statement.
  • Deposits with no explanation.
  • A profit-and-loss that does not match the deposit pattern.
  • An LLC on title when the line requires an individual or revocable trust.
  • Reserve statements submitted in place of income statements.
  • A stale credit report.

How the Line Behaves After Closing

The Consumer Financial Protection Bureau describes a HELOC as an open-end line that lets you borrow repeatedly against your equity, with a draw period that can run 10 years. It also warns that falling behind on repayment could cost you the home. That applies fully to a personal residence, and a rental line is secured by the rental. After closing, the minimum subsequent draw is $1,000.

When This Is Not the Right Tool

If the goal is buying or refinancing rentals, a HELOC is often the wrong instrument. It is reviewed on your credit, equity, and DTI, and an investment line caps at 70% CLTV and $500,000.

A DSCR loan works differently. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and the property can sit in an LLC. Most purchase files land at 75%-80% LTV, and select high-leverage programs reach 85% with a score around 700 or better. Cash-out refinances top out near 75% across most of the network. A 1.00 coverage ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. The complete DSCR loans guide walks through the details.

Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. Tax treatment varies by how the funds are used; consult a qualified professional before relying on any deduction.

Frequently Asked Questions

How many months of statements do I need?

Commonly 12 to 24 consecutive months, depending on the program and whether the account is personal or business. The lender sets the window, so confirm it before you pull anything.

Should I use my personal or business account?

Use the account your income actually lands in. Business accounts usually take an expense factor, while personal accounts do not, and the lender decides which path fits your file.

Can a first-time borrower qualify?

Yes, if credit, equity, DTI, property type, and title all clear. Being new to equity borrowing is not a barrier, but missing paperwork is.

Does LLC ownership matter?

Yes. Per lender program requirements, the line must be held by an individual or a revocable living trust. A rental titled in an LLC needs a vesting change or a DSCR cash-out.

Is this really no traditional personal-income documentation?

It is reviewed on documented income under the applicable program, subject to lender guidelines. Statements replace traditional income documentation as income proof, but credit, equity, debt load, and the property are all still reviewed.
