The Quick Read: A home equity line on an Airbnb is judged on you and your equity, not on the listing’s booking history, so a property under a year old does not by itself block the line. Lenders in Lendmire’s wholesale network still apply strict investment-property rules, and a thin hosting record matters far more on the DSCR side than here.
- On an investment property, the ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a maximum line of $500,000.
- Bank statements document self-employed income. They do not replace the credit, equity, or property tests.
- LLCs cannot hold title on these lines, so a property deeded to an entity needs a different path.
- Airbnb payouts count only to the extent they flow into the analyzed account and the lender accepts them.
- A DSCR loan is the product that reads rental income, and a listing under 12 months old changes how that loan is sized.
What Is a Bank Statement HELOC?
A bank statement HELOC is a revolving line of credit secured by property equity, where a self-employed borrower documents income through deposits instead of tax returns. It is a documentation method, not a different kind of collateral.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, usually at a variable rate. That revolving feature separates it from a mortgage. Deposit analysis only changes how income is measured. The lender still reviews credit, equity, debt load, and the property.
Key Terms Defined
- CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.
- Draw period: The stretch when you can borrow from the line, paying interest only.
- Seasoning: How long a property, loan, or rental record has existed before a lender counts it.
- DSCR: Debt service coverage ratio, which compares monthly rent to the monthly obligation (principal, interest, taxes, insurance, and any HOA dues).
- Deposit analysis: Averaging qualifying bank deposits over a set period to estimate income.
How Does Underwriting Treat an Airbnb Under a Year Old?
Underwriting treats the line as a borrower-and-equity decision, so the listing’s age is not the main test. The property’s rental revenue is not what qualifies you. Your credit, your documented income, and your equity in the home are.
This is the point most Airbnb owners miss. A short hosting record weakens a DSCR file because DSCR is built on the property’s rent. A HELOC does not read Airbnb revenue the way a DSCR loan does. Platform payouts can show up in your deposit picture, but whether a lender counts them toward qualifying income is a lender-specific call.
Step 1: Eligibility comes first
Lenders check title, occupancy, and property type before income. NerdWallet notes that investment-property lines come with a smaller lender pool and strict requirements, and that some lenders restrict by location or by whether the home is rented all year.
In the network Lendmire works with, title must sit with the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title. That is the sharpest structural difference from a DSCR loan. Eligible types include single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
Step 2: Equity and CLTV set the line size
On an investment property, the ceiling is 70% CLTV, and the maximum line is $500,000. Both the 720 and 700 credit tiers reach that same 70%, so a score above 700 buys eligibility rather than extra leverage. Seven hundred is a hard floor, with no tier beneath it.
Bankrate reports that lenders typically want 15-20% equity and allow borrowing up to 80-90% of home equity. Those are market-wide figures. On an investment property in this network, the figure is 70% CLTV. Bankrate also explains that the appraiser’s view of the home’s worth determines available equity.
Because an investment line caps at $500,000, and full appraisals begin only above $500,000, these lines normally run on an automated valuation with no traditional appraisal. A borrower can still request a full appraisal. That matters on a recently bought or renovated Airbnb, since an automated value may lag the improvements.
Step 3: Income is documented
Self-employed borrowers can document income with bank statements under the applicable program, subject to lender guidelines. Business accounts need a 680 minimum for the deposit analysis. Investment lines already floor at 700, so the statement method is never the binding constraint here.
Step 4: Credit, DTI, and housing history
Maximum debt-to-income is 50%, and 45% for profiles from 600 to 679. The lender reviews your file on the interest-only payment calculated on the maximum draw, which is stricter than the amount you actually borrow on day one. The credit report can be no more than 90 days old at closing, with no rescores.
Step 5: Draw and repayment structure
An investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both the draw and the repayment period and never converts to fixed. Experian describes the general pattern of a multi-year draw followed by a long repayment period, which matches this structure.
Where the Rules Bend or Break
Several edge cases decide whether a file works.
Property already in an LLC. Many Airbnb owners hold title in an entity. That property cannot secure one of these lines. The options are a vesting change or a DSCR cash-out refinance instead, which accepts entity ownership, subject to program terms.
Seasonality. A strong peak-season stretch can make deposits look healthier than the full year supports. Averaging over a longer window smooths that out, so a listing under a year old gives the analysis less to work with.
Large deposits. A fresh draw from another line shows up on statements. Plan the timing of draws so deposits are easy to explain.
Property and line limits. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. An owner with more than 15 financed properties is not eligible.
Short-term rental rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Some lenders also restrict lines by rental use.
Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on an investment file follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows 4 years.
HELOC or DSCR: What Gets Underwritten
The two products answer different questions. A HELOC asks whether you and your equity can carry the line. A DSCR loan asks whether the property’s rent covers its own payment.
| Factor | Bank Statement HELOC | DSCR Loan |
|---|---|---|
| Underwritten on | Borrower, equity | Property rent vs. payment |
| Investment ceiling | 70% CLTV | Varies by transaction |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Airbnb history | Not the qualifying test | Drives income calculation |
| Payment behavior | Floating, interest-only draw | Fixed, extended, IO, or ARM options |
On the DSCR side, a purchase of a listing without history is typically sized on a market-based income projection rather than actuals. A refinance generally expects about 12 months of hosting history. For short-term rentals in the network, expect a 640+ score and about 12 months of hosting history, with purchase leverage up to 75% LTV, refinance around 70%, and cash-out at 70%. Coverage of 1.00 is the floor for both purchase and refinance on those short-term programs. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, utilities, and capex sit outside the calculation.
Lendmire’s complete DSCR loans guide covers how those programs work in full.
Misconceptions Worth Clearing Up
“Strong bookings qualify me for the line.” Only a DSCR loan reads the property’s revenue. A HELOC reads you.
“Bank statement means fewer documents.” It is a different income method, still tested against credit, equity, and DTI.
“Any bank will lend on a rental.” Not all lenders offer investment-property lines, which is why a broker that shops several wholesale lenders matters. The best program for your situation depends on property type, credit profile, leverage need, and how you hold title.
“A new Airbnb can’t be financed.” DSCR programs can work on a no-history property using market data, with terms adjusted.
What the Decision Looks Like in Practice
Picture an owner of a seven-month-old Airbnb held personally, with a 700+ score and meaningful equity. A line capped at 70% CLTV is possible, subject to lender guidelines, and the young listing is mostly irrelevant to that test.
Now picture the same property held in an LLC. The line is off the table until title changes, and a DSCR cash-out becomes the practical route, subject to seasoning and program rules.
A third owner wants to buy a second listing with the line’s proceeds. Here the floating payment deserves a stress test, because the CFPB notes payments can change from month to month while the new rental’s income is still unproven.
Availability is also narrower for lines: they are offered only in Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), while DSCR programs run across 41 markets, including Washington, D.C. Tax treatment varies; consult a qualified professional.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions
Can I get a bank statement HELOC on an Airbnb I bought less than a year ago?
Often yes, if you meet the borrower and equity tests. On an investment property that means a 700 minimum credit score, up to 70% CLTV, and a line of $500,000 or less. The listing’s age is not the qualifying test, though the property still has to be eligible and held in your name or a revocable trust.
Do my Airbnb payouts count as income?
Payouts that land in the bank account being analyzed add to your overall deposit picture. Whether a given lender counts them toward qualifying income is a lender-specific question. A HELOC does not underwrite the listing’s revenue the way a DSCR loan does.
Can an LLC hold the property?
No. Title must be held by the individual borrower or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to program eligibility.
Will I need a full appraisal?
Usually not on an investment line. Lines at or below $500,000 ordinarily run an automated valuation, and investment lines cap at $500,000. You may request a full appraisal, which can help if recent improvements are not reflected in the automated value.
When does DSCR make more sense than a HELOC?
When the property sits in an entity, when you want to use the rental’s income instead of your own, or when the amount you need exceeds the line limit. DSCR files for short-term rentals expect about 12 months of hosting history on a refinance, so a very new listing may point toward a purchase-style sizing or a wait.
