The Quick Read: On a bank statement HELOC, the lender underwrites you, not the Airbnb, so rental income helps only as deposits that show up in your accounts alongside your credit, your debts, and the equity in the property.
- The line is sized by your deposits, credit, debt-to-income ratio, and equity. The listing’s projected earnings do not size it.
- On an investment property, this network’s ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
- Platform payouts must reconcile with the deposits on your statements and the income on your tax return.
- The property must be titled in your own name or a revocable living trust. LLC title is not allowed.
- If the property’s rent, not your personal profile, is your strongest asset, a DSCR cash-out is usually the better fit.
Plenty of hosts assume that strong bookings are the qualification. They are not, and that gap between assumption and underwriting is where most of the confusion starts.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Lendmire is a mortgage broker. It places these lines through select wholesale partners and is never the lender. Every figure below is subject to lender guidelines and full file review, and nothing here is a commitment to lend.
Key Terms Defined
Bank statement HELOC: a home equity line of credit where the lender reads 12 to 24 months of bank deposits to measure your income, instead of leaning on tax-return net income.
CLTV (combined loan-to-value): all loans secured by the property, added together, divided by the property’s value.
Platform payout report: the statement Airbnb or another booking platform issues showing what it paid you, and when.
Expense factor: a percentage the underwriter subtracts from business deposits to approximate operating costs.
DTI (debt-to-income): your monthly debts divided by your monthly income. It is the test a HELOC applies to you personally.
DSCR: the ratio of a property’s rent to its full monthly payment. A DSCR loan tests the property, not your personal income.
Does the Lender Count Airbnb Rent as Income?
Not the way a DSCR lender does. A bank statement HELOC treats Airbnb earnings as one input among several. They matter only after they land in your bank account, get documented, and survive the underwriter’s cleanup.
That is the central difference between the two products. A DSCR loan asks whether the property’s rent covers its payment, and no personal DTI applies. A HELOC asks whether you can carry the payment. One BiggerPockets investor thread draws the same line: DSCR is reviewed on rents covering the mortgage payment, while a HELOC requires the lender to verify DTI and credit.
Bank statements change how your income is measured. They do not remove the other gates. Credit, equity, DTI, and the property itself still get reviewed.
Investment property also gets extra scrutiny across the market. NerdWallet notes that lenders see higher default risk on investment property than on a primary home, and that not every lender offers these lines. That is why a broker that shops several wholesale lenders matters here. Which lenders will write this product varies with the property type, your credit, and how your income is documented.
This article is the requirements checklist.
The Program Numbers on an Investment Line
On an investment property, this network offers a standalone line with a 70% CLTV ceiling, and that ceiling has no higher tier. A 700 credit score is the floor, and both 700 and 720 reach the same 70% CLTV, so a higher score buys eligibility rather than extra leverage. The maximum line on an investment property is $500,000. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
- The line can sit in first or second lien position.
- Investment lines use a 5-year interest-only draw followed by a 25-year fully amortizing repayment.
- At least 75% of the line is drawn at closing.
- Maximum DTI is 50%, qualified on the interest-only payment at the maximum draw.
- Business bank accounts need a 680 minimum for the deposit analysis. Investment already floors at 700, so bank statement income is never the binding constraint here.
- Because an investment line caps at $500,000 and full appraisals begin above that amount, these lines ordinarily run on an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation.
- Lines on investment property are available only in Lendmire’s 16 full-service states, narrower than its DSCR footprint of 41 markets including Washington, D.C.
Occupancy changes everything. A primary-residence line can reach a 90% ceiling, but only at a 720 credit profile. If you host in your own home, that is a different file than a dedicated Airbnb unit. Do not carry a primary-residence number over to a rental.
The Document Stack, Step by Step
Think of the file as a chain. Each document has to agree with the one before it.
| Document | What it proves | Common stall |
|---|---|---|
| 12 to 24 months of bank statements | Deposit history | Payouts land elsewhere |
| Platform payout reports | What the platform paid | Totals don’t match deposits |
| Tax returns | How income was reported | Differs from deposits |
| Mortgage statements, all properties | Existing debt | Missing a property |
| Insurance declarations | Coverage fits short-term use | Long-term tenant policy |
Step 1: choose the documentation lane. A bank statement program reads deposits across 12 or 24 months. Some lenders use the label reduced-documentation for looser versions. The label describes how you present income, not whether the lender checks it. The lane suits a self-employed investor whose returns understate cash flow because of write-offs.
Step 2: pull the right accounts. Gather statements for every account that receives Airbnb money. Then pull the platform payout reports for the same months. If a property manager collects guest payments first and sends you a net amount, you also need the manager’s statements.
Step 3: reconcile. Platform totals, manager reports, bank deposits, and your tax return should tell one story. A mismatch does not always sink a file, but it stalls one. The usual culprit is the payout account. If deposits go to a different account than the one in your statement package, the underwriter cannot connect the two.
Step 4: check how the return looks. A host who provides substantial services such as cleaning and linen changes generally reports on Schedule C rather than Schedule E, per the University of Illinois Tax School, and tax treatment varies, so consult a qualified professional. In the file, Schedule C reads like a business owner, while Schedule E reads like a landlord.
Step 5: check the property and title. The property must be held by you or by a revocable living trust. Insurance must fit short-term use. Eligible types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not eligible. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What the Underwriter Strips From Your Deposits
The underwriter does not take your deposits at face value. The usual process totals eligible deposits, removes what is not income, applies any expense factor to business accounts, and averages the result over 12 or 24 months.
Deposits that typically come out:
- Transfers between your own accounts
- Refunds and returned guest payments
- Security deposits and pass-through funds
- Co-host or cleaner payouts routed through your account
- Loan proceeds and other non-income credits
Airbnb payouts usually arrive after the platform’s host fee. The underwriter needs to know whether a deposit is gross or net, and whether it sits in a business or personal account, because that changes how an expense factor applies. Ask the lender how it treats each before you submit.
Run it as a picture rather than a calculation. Say you have twelve months of statements. The underwriter totals the credits, drops the transfers and refunds, applies any business expense factor, and divides by twelve. That monthly figure goes against your debts, including the new line’s interest-only payment at the maximum draw, to test the 50% DTI ceiling.
Seasonality matters at this step. A host with a strong summer and a thin winter gets the averaging benefit of a full year. A 24-month average can help or hurt, depending on which direction the business is moving.
Where the Rule Breaks: Edge Cases
Commingled accounts. Mixed personal, business, and Airbnb deposits make it harder to isolate eligible income. Moving rental income into a dedicated account for several months before applying makes the history easier to read.
Under 12 months of hosting. A HELOC does not run the short-term-rental history calculation that DSCR short-term programs use, so a new listing is not penalized for that reason. The income still has to appear in your documents. A listing with no deposits has nothing to read.
A property manager in the middle. The manager’s net payouts must reconcile with your deposits. Fees, reserves held back, and payouts to a different account are the usual breaks.
An LLC-held Airbnb. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title. A property already deeded to an LLC needs a vesting change or a different product. Title often settles the question before anyone reviews income.
Underwriter haircuts. Some underwriters discount short-term income because it moves more than a signed lease does. Expect questions about volatility.
Listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
Condotels. These are not eligible for the line. They are a DSCR conversation.
Exposure limits. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
Credit adds one more layer. Housing history is reviewed across all financed properties, not just the one you are borrowing against. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path after a foreclosure and 4 years after a deed-in-lieu, pre-foreclosure, or short sale.
Bank Statement HELOC, Full-Doc HELOC, or DSCR Cash-Out?
The right product follows your income story. A strong Airbnb paired with a thin tax return is the textbook bank statement case, though it still faces the credit, DTI, and title gates. Strong personal income with a clean DTI favors a line. Rent that clearly covers the payment favors DSCR.
| Factor | Bank statement HELOC | Full-doc HELOC | DSCR cash-out |
|---|---|---|---|
| Income read | Your deposits | Your tax returns | Property rent |
| Personal DTI | Yes | Yes | No |
| Title | You or revocable trust | You or revocable trust | LLC possible |
| Investment ceiling | 70% CLTV | 70% CLTV | See below |
| Largest amount | $500,000 line | $500,000 line | Up to $3,000,000 on standard programs |
On the DSCR side, a standard-rental cash-out tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Short-term-rental collateral is tighter. Cash-out is capped at 70% on short-term-rental collateral. Expect a 640+ credit score and about 12 months of hosting history, and coverage of 1.00 is where select programs start. Select lenders in the network will also review coverage below 1.00, with leverage and terms adjusted. DSCR is also the path when the property is held in an LLC, subject to lender program eligibility. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
One caution: clearing 1.00 on DSCR is not the same as positive cash flow. DSCR compares rent to the full housing payment only. Repairs, vacancy, management, and utilities sit outside the calculation.
Some investors pair the two products and use a HELOC to fund the down payment on a DSCR purchase. Many investors do this. If you are weighing it, Lendmire’s complete DSCR loans guide lays out how the property-level test works.
Third-party data can also support the file. AirDNA notes that lenders may ask for 1099 forms, bank statements showing deposit history, and proof of ownership when short-term income is part of an application.
Where Files Stall (and the Fix)
Below are the gates a file passes through, in the order an underwriter meets them.
- Credit below 700 on an investment line. The floor is hard, with no tier beneath it. A different structure or a primary-residence line may fit better.
- DTI above the ceiling. Maximum DTI is 50%, and a ratio above 45% needs a 680 minimum credit score. Paying down a debt before applying can help.
- Deposits that don’t reconcile. Fix the payout account, then order clean reports.
- LLC title. Change the vesting, or move to DSCR.
- Wrong insurance. A long-term tenant policy on a short-term property is a flagged problem. Correct the policy first.
- Ineligible property type. Condotels and manufactured homes will not work, and no amount of income changes that.
Pre-Application Checklist
1. Twelve to 24 months of statements for every account that receives Airbnb money. 2. Platform payout reports for the same period. 3. Property manager statements, if one handles payments. 4. Recent tax returns and mortgage statements on every property you own. 5. Proof that title is in your name or a revocable living trust. 6. Insurance that covers short-term rental use. 7. A credit score of at least 700 for an investment line. 8. A check on whether the property was listed for sale in the past 60 days.
Frequently Asked Questions
Does Airbnb income count if my tax return shows low profit?
It can, because a bank statement program reads deposits instead of tax-return net income. The deposits must still be documented, reconciled with payout reports, and cleaned of transfers and refunds. Credit, DTI, and equity are reviewed regardless.
How many months of statements do I need?
Bank statement programs typically use 12 or 24 months of deposits. A HELOC does not apply a separate short-term-rental hosting-history test, though DSCR short-term paths expect about 12 months.
Can I use an LLC that owns my Airbnb?
No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. A property deeded to an LLC needs a vesting change, or a DSCR cash-out may fit better.
What is the most I can borrow against an Airbnb I own?
On an investment property, this network’s ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Equity already borrowed against counts toward that combined figure. A line above $500,000 is for primary residences only.
Is a bank statement HELOC or a DSCR loan better for an Airbnb?
It depends on your income story. If your personal profile is strong and your DTI is clean, the line may fit. If the property’s rent is the strongest part of the file, or the property sits in an LLC, DSCR is usually the cleaner route.
