The Quick Read: The two products use the same income method, deposits from your bank statements in place of tax returns, but they differ in lien position, who can hold title, how much equity they reach, and how the money is delivered, so the right choice usually turns on how the Airbnb is titled and how much cash you need.
- A bank statement HELOC on an investment property reaches 70% CLTV with a $500,000 maximum line, and title must sit with you personally or in a revocable living trust.
- A bank statement cash-out refinance replaces the existing first mortgage and generally reaches further on equity, but it resets the whole loan.
- Neither product sizes the loan on Airbnb revenue. Your deposits qualify you, and the property backs the loan.
- If the Airbnb sits in an LLC, the HELOC is off the table and the comparison narrows to a cash-out or a DSCR loan.
The honest answer is that these products suit different owners. The HELOC fits a person-titled Airbnb owner with a healthy first mortgage, a moderate cash need, and credit around 700 or better. The cash-out fits an owner who needs a larger sum, holds title in an entity, or wants to restructure the first loan anyway. Lendmire is a mortgage broker that places both through its wholesale network, so this comparison is not a sales pitch for either one.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Side-by-Side
The HELOC column reflects the investment-property parameters across the select wholesale lenders Lendmire works with. The cash-out column shows typical industry structure, so figures vary by lender and file.
| Factor | Bank Statement HELOC | Bank Statement Cash-Out |
|---|---|---|
| Lien position | Standalone line, first or second lien | New first lien replacing the old one |
| Leverage on investment | 70% CLTV ceiling | Around 75% LTV standard; 70% on STR collateral |
| Size | $25,000 to $500,000 on investment | Set by equity, income, and property |
| Credit | 700 minimum on investment | Commonly 660+; 640+ typical for STR |
| Entity vesting | Individual or revocable trust only | LLC possible, subject to lender program eligibility |
| Valuation | Usually automated, often no appraisal | Full appraisal typical |
| Reserves | Set per file by the lender | Commonly about 6 months of PITIA |
| Delivery of funds | Line draws, at least 75% drawn at closing | Lump sum at funding |
| STR history | Reviewed per lender | About 12 months of hosting history common |
Two rows deserve attention before anything else. Entity vesting is the sharpest dividing line, and the leverage row shows the HELOC giving up the most equity access in exchange for leaving your first mortgage alone.
How the Bank Statement Part Actually Works
Bank statement underwriting is a documentation method, not a loan type. The lender reviews a window of personal or business statements, removes transfers between your own accounts, loan proceeds, and refunds, then applies an expense factor to business deposits. The result is an averaged monthly income figure. The program sets the window, the expense factor, and the ownership-share rules, so those details differ from lender to lender.
Credit, equity, reserves, and property eligibility are still underwritten separately. The statements replace tax returns as income proof and nothing more. This matters for Airbnb hosts because deductions on a tax return often shrink reported income well below actual cash flow.
Airbnb revenue creates a wrinkle. Platform payouts land as deposits, and seasonal swings get averaged across the statement window. A host whose summer months carry the year will see a smoothed number, which can help or hurt depending on which months fall inside the window.
A second wrinkle is the appraisal. Form 1007, the standard rent schedule, was designed only to estimate long-term monthly market rent, so nightly-booking income needs a narrative addendum in non-QM channels. Appraisers cannot include business income in the 1007, and the lender makes the final income determination. In plain terms, the appraisal values the real estate rather than the Airbnb business, so a strong booking calendar does not inflate the loan size on either product.
When the HELOC Is the Better Fit
The HELOC wins when four conditions line up: personal or revocable-trust title, a first mortgage worth keeping, a cash need under the $500,000 line cap, and credit at 700 or higher.
Keeping the first mortgage is the main reason to choose it. A HELOC sits behind the existing loan or stands alone in first position, and it leaves the current first mortgage intact. A cash-out refinance, by contrast, retires that loan and writes a new one. If the first mortgage on the Airbnb carries terms you would not want to replace, the line avoids the reset.
Credit scores of 720 and 700 both reach 70% CLTV on an investment property, so a score above 700 buys eligibility rather than extra leverage, and 700 is a hard floor. Because an investment line caps at $500,000 and full appraisals begin only above that size, an investment HELOC commonly runs on an automated valuation with no traditional appraisal. That removes the 1007 problem from the HELOC side entirely.
Picture an owner who holds a short-term rental personally, has a modest remaining balance on the first loan, and needs funds to furnish and renovate a second unit. A line at 70% CLTV may cover the need, and the first mortgage stays untouched. That is the profile the product was built around.
The tradeoffs are real, though. A line on this network is not a flexible borrow-as-you-go account. At least 75% of the line is drawn at closing, so you take on most of the balance immediately. The structure also runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment, and the line stays variable and never converts to fixed. The CFPB’s HELOC brochure notes that payments when repayment begins are often significantly higher. Underwriters qualify the borrower on the interest-only payment at the maximum draw, with a 50% DTI ceiling, so an owner with heavy debt elsewhere can fail the test even with plenty of equity.
Other limits apply. A borrower can hold at most three lines, and an owner with more than 15 financed properties is not eligible. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not offered. A condotel is a common Airbnb vehicle, so check the property type early. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible.
One more structural point: the HELOC product is available only in the 16 states where Lendmire runs full-service mortgage operations (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That footprint is narrower than the DSCR footprint covered below.
When the Cash-Out Refinance Is the Better Fit
The cash-out wins when title is in an entity, the cash need is large, or the existing first mortgage is worth replacing. It is also the answer when the borrower wants a single closed-end loan with a fixed purpose.
LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title on an investment HELOC. For LLC-titled loans, a bank statement cash-out remains possible subject to lender program eligibility, and the entity question is better answered early than late.
Size is the second driver. The HELOC stops at $500,000 on an investment property. Across most of the wholesale network, a cash-out on a standard rental tops out around 75% LTV, and short-term-rental collateral sits at 70%. Those ceilings apply to different collateral, so they should never be blended into one figure. Short-term rentals typically need a credit score around 640 or better and about 12 months of hosting history, and many programs expect roughly six months of seasoning on the existing loan. A host who started listing recently may be too early for a cash-out, which is a timing question rather than a failure.
The cash-out also suits an owner who wants to show proof of funds for the next acquisition, or who will consolidate several liens into one. Reserves usually run around six months of PITIA, though they vary by lender, leverage, loan size, and transaction type. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and loans above that size typically step up to about nine months.
The costs of this route are structural. A new first lien replaces the old one, the full cash-out amount starts costing interest at funding, and a full appraisal enters the file. If the existing mortgage has terms worth keeping, replacing it gives that up.
Does Business-Purpose Treatment Change Either Choice?
For both products, the Airbnb must be a genuine investment, not a second home you use yourself. Investor loans on non-owner-occupied rentals are business-purpose credit, which means they are reviewed differently from a standard owner-occupied mortgage. The Federal Register’s ability-to-repay final rule states that business-purpose loans fall outside the consumer ability-to-repay provisions. Lenders still document income under their own guidelines, so the exemption does not loosen the paperwork.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
The Third Option: A DSCR Cash-Out
A DSCR loan tests the property rather than the borrower. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it can suit an Airbnb held in an LLC where the HELOC cannot reach. Across the network, 1.00 is where select programs start, stronger ratios open better terms, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation.
Lendmire arranges DSCR investor loans across 40 states plus Washington, D.C. (41 markets total), so the DSCR route is available in far more places than the HELOC. A bank statement file and a DSCR file answer different questions. One asks whether you earn enough, and the other asks whether the property earns enough. For a host with thin deposits but a strong booking calendar, the second question may be the easier one. The complete DSCR loans guide walks through how that test works.
Key Terms Defined
CLTV: the total of all liens on the property divided by its value, which is how a HELOC is sized.
LTV: the new first loan divided by the property’s value, which is how a cash-out is sized.
Draw period: the stretch when a line is open for spending, here 5 years of interest-only payments before repayment begins.
Seasoning: the time you have held the property or existing loan before a lender will refinance against it.
Vesting: how title to the property is held, for example personally, in a revocable trust, or in an LLC.
Where Each Choice Flips
An owner with personal title, credit near 700, and a moderate cash need should compare the HELOC first. Move to the cash-out if the amount needed passes what 70% CLTV allows, if the first mortgage is worth replacing, or if the property sits inside an LLC.
A borrower who is borrowing to cover a thin Airbnb margin should look hard at neither product. Equity is not income, and both loans add debt service to a property whose cash flow is already tight.
Frequently Asked Questions
Can I use a bank statement HELOC if my Airbnb is held in an LLC?
Not on the network’s investment line. Title must sit with you personally or in a revocable living trust, and an LLC cannot hold it.
Does my Airbnb revenue set the size of either loan?
No. Qualifying income comes from your deposits, and the property serves as collateral. The appraisal values the real estate, and the 1007 form was designed for long-term rent rather than nightly bookings.
How much hosting history does a cash-out usually need?
Short-term-rental cash-outs commonly expect about 12 months of hosting history and a score around 640 or better, with leverage capped near 70% on that collateral. Programs differ, so a newer listing can be reviewed file by file.
What happens to my first mortgage under each option?
A HELOC leaves it in place and adds a line, either behind it or in first position. A cash-out pays it off and replaces it with a larger new loan.
Which option works for someone with credit around 680?
The investment HELOC has a 700 floor, so a 680 score falls below it. A cash-out lane in the wholesale network often starts closer to 660, and DSCR programs reach into the 620-to-660 range, subject to lender guidelines.
If you are weighing a home equity line against a cash-out refinance on an Airbnb and want to see how the numbers work, Lendmire can help you compare options based on the property, the equity available, credit profile, combined leverage, and your goals. Every figure here is subject to lender guidelines and full file review, and none of it is a commitment to lend.
The cleanest way to choose is to settle the title question first, size the cash need second, and test the income method last, because an Airbnb with entity title and a large need has usually answered the question before the income review begins.
