Bank Statement HELOC vs Cash-Out Refinance for a Five-Rental Airbnb Portfolio

Bank Statement HELOC vs Cash-Out Refinance for a Five-Rental Airbnb Portfolio

The Quick Read: A bank statement HELOC suits an owner who needs a flexible draw against one or two personally titled rentals. A DSCR cash-out refinance suits an owner who wants larger, property-by-property cash, including on LLC-held short-term rentals, underwritten on rent coverage instead of personal deposits.

On an investment property, a bank statement HELOC through Lendmire’s wholesale network tops out at 70% CLTV, with a $500,000 maximum line and a 700 credit minimum. A short-term-rental DSCR cash-out reaches around 70% LTV, while standard long-term rentals reach around 75% in the same network. HELOC title must sit with the individual or a revocable living trust. An LLC cannot hold title. A DSCR ratio compares rent to PITIA only. It does not measure cash flow. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Who Each Option Is Really For

The HELOC is for the owner whose personal profile is strong and whose properties are titled in their own name. The line reads deposits, credit and debt-to-income, so a self-employed host with clean statements can qualify even when tax returns show heavy deductions. It adds a second lien and leaves the first mortgage alone.

The cash-out refinance is for the owner who wants the property to carry the loan. It replaces the first mortgage and reads rent against the full payment. That makes it the more natural fit for an LLC-held Airbnb portfolio.

Five rentals change the math. A HELOC attaches to one property, and a borrower can hold only three lines. A cash-out is a separate loan on each property. Neither product handles all five with one stroke, so the real question is which properties to tap, and with which tool.

Side-by-Side

The figures below are guideline ranges from select lenders in Lendmire’s wholesale network. They are subject to lender guidelines and full file review, and they are not a commitment to lend.

Factor Bank Statement HELOC (investment) DSCR Cash-Out Refinance
Review basis Deposits, credit, DTI Rent covering PITIA
Documentation Bank statements, credit report Rent evidence, hosting history
Lien position Second lien in most cases, standalone line that leaves the first mortgage in place Replaces the first lien
Leverage ceiling 70% CLTV About 70% LTV on STR collateral
Size Up to $500,000 per line Up to $3,000,000 on standard programs
Credit floor 700 minimum 640+ typical on STR
Property types 1-4 unit, PUD, townhome, condo Rentals and STR; varies by lender
Entity vesting Individual or revocable trust only LLC possible, per program terms
Per-borrower limit Three lines One loan per property
Reserves Set by lender Commonly about 6 months PITIA
Valuation Usually automated valuation Appraisal with rent review
Payment structure 5-year interest-only draw, 25-year repayment 30-year fixed spine; other terms via select lenders

The cash-out column shows typical network norms. Reserves vary by lender, leverage, loan size and transaction type.

Key Terms Defined

Bank statement HELOC: A revolving line secured by property, qualified on average eligible deposits instead of tax-return income.

DSCR cash-out refinance: A new first mortgage that pays off the old one and releases equity, qualified primarily on property-level rental income covering the payment, subject to lender guidelines.

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly obligation that rent is measured against.

Draw period: The stretch when you can borrow from the line. On a network investment line it runs five years, followed by a 25-year repayment period.

How Each Product Reads an Airbnb Portfolio

The HELOC reads you, not the rentals

A HELOC is an open-end line you can borrow against repeatedly. The CFPB explains that the draw period ends and a repayment period follows, with payments often significantly higher. The CFPB’s HELOC brochure adds that some plans allow interest-only payments during the draw, which means nothing goes to principal. Experian’s explainer on the draw period of a HELOC describes the same two-phase shape.

On an investment line in the network, DTI is capped at 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw. Your five first mortgages sit in that ratio. Airbnb payouts count only if they show up as eligible deposits, and the lender decides what is eligible.

At least 75% of the line is drawn at closing. Lines at or below $500,000 usually run an automated valuation, so a traditional appraisal is uncommon.

The cash-out reads the property

A DSCR cash-out divides monthly rent by PITIA. For a short-term rental, the lender needs rent evidence. That can be hosting history, a rental appraisal, or third-party market data, and the lender decides how much of a projection to accept. The network expects about 12 months of hosting history on short-term collateral, with a 640 or higher score and a 1.00 coverage floor on refinances.

Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities and capex all sit outside the calculation.

Plan on about 6 months of seasoning and commonly about 6 months of PITIA in reserves. Reserves vary by lender, leverage and loan size.

When the Bank Statement HELOC Is the Better Fit

The HELOC wins in four situations.

1. The first mortgage is worth keeping. If the existing first lien is something you want to leave untouched, a second-lien line adds borrowing capacity without replacing it. A cash-out forces a new first mortgage on the whole balance.

2. The need is flexible or uncertain. If you may need cash for a renovation, a down payment or a seasonal gap, a revolving line charges on what you use after the closing draw. Because at least 75% of the line is drawn at closing, it works best when you already know most of the amount.

3. The properties are in your own name. Title must be held by the individual or an inter vivos revocable living trust. A single-family or 2-4 unit Airbnb already in your name fits.

4. Personal income is strong but hard to show on returns. Self-employed hosts often report modest taxable income after deductions. The deposit analysis reads cash flow before those deductions. A business account needs a 680 minimum for that analysis, but an investment line already requires 700, so the deposit analysis is rarely the limiting factor.

The limits are real. The line size caps at $500,000 on an investment property, and CLTV caps at 70%. Credit above 700 does not raise leverage, because 720 and 700 both reach the same 70% ceiling. The HELOC side is also available only in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the DSCR footprint.

When the DSCR Cash-Out Refinance Is the Better Fit

The cash-out wins in these situations.

1. The Airbnbs sit in an LLC. A property already deeded to an LLC cannot take a HELOC without a vesting change. The DSCR cash-out can usually be written to the entity, subject to lender program eligibility. That is the sharpest structural difference between the two products.

2. You want more than three properties tapped. A cash-out is a separate loan on each property, so there is no line-count ceiling in the same sense.

3. Personal DTI is already stretched. Owners who have scaled fast often hit the DTI wall. The DSCR file does not use personal income, so five existing mortgages do not crowd it. The property has to carry its own payment instead.

4. You want a fixed, fully amortizing structure. The spine of the network is the 30-year fixed. Extended terms such as 40-year, interest-only periods and ARM structures are available through select lenders. A line instead floats and converts to repayment.

5. The property types fall outside HELOC rules. Condotels are not eligible for the HELOC. They are not a standard fit for most programs either, so confirm the property type early.

The trade-off is the first mortgage. If an existing first lien is something you value, replacing it with a larger one changes the cash flow of that property. The cash-out lifts the payment on the refinanced rental. A HELOC adds a separate payment only on the drawn funds.

A Five-Rental Walkthrough

Consider an owner with five short-term rentals. Three are titled personally, and two sit in an LLC. The owner wants cash from all five.

Take one personally titled rental with a first lien at 50% of value. A HELOC at the 70% CLTV investment ceiling leaves 20 points of value available, subject to the $500,000 line cap. A short-term-rental cash-out at around 70% LTV reaches the same 20 points. The equity ceiling is nearly identical, so the choice turns on structure, not on how much equity either can release. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Now take a rental with a first lien at 65% of value. Both products leave about 5 points of room. That is thin, and the fees or reserves may not justify a new loan.

The LLC-held pair cannot take a HELOC. They would need either a vesting change or a DSCR cash-out. Whether a cash-out on an Airbnb clears depends on rent evidence. A rental that clears roughly 1.2x on documented rent has more room than one sitting near 1.00. A property below 1.00 is a candidate only for the select-lender path, with leverage and terms adjusted.

So the likely sequence is HELOCs on up to three personally titled rentals, if the first mortgages are worth keeping, and DSCR cash-outs on the entity-held ones. If the owner wants a clean structure, one DSCR cash-out per property is the simpler design. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Lendmire’s piece on how portfolio builders weigh a bank statement HELOC against a cash-out covers the sequencing question across larger holdings.

Where Files Stall

The friction on these files is mostly documentation, not leverage.

  • Vesting. A property deeded to an LLC fails the HELOC title rule outright. Fixing it before the file goes in is cleaner than finding out at review. Moving title can affect liability and tax, so talk to counsel first.
  • Hosting history. A short-term-rental cash-out expects about 12 months of operating history. A property bought recently or converted from a long-term lease may not have it.
  • Deposit hygiene. Transfers between your own accounts, refunds and non-income deposits get stripped from a deposit analysis. Mixed personal and business activity makes the average harder to establish.
  • Line count and exposure. The three-line limit surprises owners who plan one line per property. A borrower with more than 15 financed properties is not eligible for the HELOC at all.
  • Property type. Condotels, manufactured homes, co-ops, log homes, mixed-use and agricultural zoning are not eligible for the HELOC. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered on the DSCR side either.
  • Tax records. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide covers how the cash-out side is documented.

The Verdict

Neither product wins on its own for five Airbnbs. The HELOC is the better tool when the property is in your own name, the first mortgage is worth keeping, the need is partial and flexible, and personal credit sits at 700 or higher. The cash-out is the better tool when the rentals sit in an LLC, personal DTI is full, or you want a fixed, fully amortizing structure.

A HELOC covers up to three personally titled properties. DSCR cash-outs cover the entity-held ones. The strongest files clear both tests: enough equity and enough rental coverage.

Frequently Asked Questions

Can one HELOC cover all five Airbnbs?

No. A HELOC is secured by one property, and a borrower is limited to three lines. Five rentals would need either several lines plus other financing, or a separate DSCR cash-out on some of them. Each line is capped at $500,000 on an investment property.

Can an LLC-owned Airbnb get a bank statement HELOC?

Not as titled. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on the line. The property would need to be vested in the individual or a revocable living trust. A DSCR cash-out can usually be written to the entity, subject to program terms.

Does Airbnb income count on a bank statement HELOC?

It can, if the payouts appear as eligible deposits in the account the lender reviews. The lender strips transfers and non-income items, then averages what remains. Whether short-term rental revenue is accepted depends on the lender, so ask before choosing the account.

Does a cash-out refinance reset my first mortgage?

Yes. A cash-out is a new first mortgage that pays off the existing one. If the old loan carries terms you value, a HELOC leaves that first lien alone. The trade-off is the second lien, the 70% CLTV investment ceiling and the 700 credit minimum.

Does a DSCR over 1.00 mean the rental cash flows?

No. The ratio compares rent to PITIA only. Vacancy, repairs, management, utilities and capex sit outside it. A rental can clear 1.00 and still run thin once those costs land, so stress-test the rent before borrowing against it.
