How a Bank Statement HELOC Works for an Out-of-State Airbnb

How a Bank Statement HELOC Works for an Out-of-State Airbnb

The Quick Read: A bank statement HELOC lets a self-employed Airbnb owner borrow against equity by documenting income through business or personal deposits instead of tax returns, and the property’s state, title, and valuation are the checks that decide whether the file fits. Credit, debt load, equity, and property type still get a full review.

  • On an investment property, the ceiling on this network is 70% CLTV, with a maximum line of $500,000.
  • Investment lines need a 700 minimum credit score and a debt-to-income ratio of 50% or less.
  • The Airbnb must be titled to an individual or a revocable living trust, not an LLC.
  • The line is variable and revolving, so the payment is yours regardless of what the listing earns.
  • State coverage for equity lines is narrower than for DSCR loans, so check the property’s state first.

Everything below comes from how Lendmire, a mortgage broker working with a network of wholesale HELOC lenders, sees these files placed. Programs differ by lender, and every file is reviewed individually.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, and Why Pair It With an Airbnb?

A bank statement HELOC is a home equity line where deposits prove your income instead of tax returns. It is built for owners whose returns understate real earnings. Short-term rental owners fit that description often, because depreciation and expenses shrink the net figure on paper.

A HELOC is an open-end line of credit that revolves. You borrow during a draw period, repay during a repayment period, and the available credit refills as you pay down the balance. If a first mortgage already sits on the property, the line is a second mortgage behind it. On the network Lendmire places files with, a standalone line can also sit in first-lien position.

The “bank statement” part only changes the income proof. It does not change who gets approved. A lender still checks credit, debt load, equity, and the property itself.

The “out-of-state Airbnb” part adds friction in three places: the lender’s ability to value the property from a distance, the title and recording work in the property’s state, and the lender’s state coverage. Each gets its own section below.

How Does Underwriting Treat the File, Step by Step?

Underwriting runs in a set order, and an early failure ends the file. The steps below are how most programs we place files with sequence it, though details vary by lender and every file is reviewed individually.

1. State and property gate. Equity lines on this network are available only in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR loan footprint. If the Airbnb sits outside those states, the line is not available, and a DSCR cash-out becomes the realistic path.

2. Title and property type. The borrower must hold title as an individual or an inter vivos revocable living trust. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Condotels, manufactured homes, co-ops, log homes, and mixed-use or agricultural zoning are not.

3. Credit. An investment line needs at least a 700 score. The network runs a single-bureau score model keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

4. Income through deposits. Statement-based reviews commonly look at a year or two of deposits. Business accounts typically get an expense factor applied to estimate net income, and that factor depends on the program. Business-account deposit analysis needs a 680 minimum, but investment lines already floor at 700, so income documentation is never the binding limit.

5. Debt-to-income. The maximum is 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you actually borrow.

6. Equity and combined leverage. An investment property tops out at 70% CLTV. That counts your first mortgage plus the new line against the property’s value. A lender sets the limit by taking a percentage of the appraised value and subtracting the mortgage debt, and on this network that percentage is 70% for investment properties.

7. Valuation. An investment line caps at $500,000, and full appraisals begin only above that amount. Investment lines therefore sit in the automated-valuation lane and commonly close with no traditional appraisal. A borrower may still request a full appraisal.

8. Exposure check. A borrower is limited to three lines in total. A borrower who owns more than 15 financed properties is not eligible.

That order matters for planning. A 690 credit score or an LLC deed stops the file at step two or three, and no amount of deposit history fixes it. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

How Do Airbnb Payouts Show Up in the Deposits?

Airbnb income counts only when the paper trail shows it. A short-term rental has no lease, so the evidence is platform payout reports, the deposits landing in your account, and the return you filed. These three should tell the same story.

Deposit hygiene decides much of the outcome. The strongest files tend to share these traits:

  • Payouts land in one account that is mostly used for the rental business, not scattered across several accounts.
  • Personal transfers, refunds to guests, and large one-time deposits are easy to explain in writing.
  • Payout reports line up with the deposit totals month by month.
  • Seasonality is visible and expected, not a surprise to the reviewer.

Volatile deposits may be discounted by the reviewer, and that is where seasonal markets get hurt. An owner with a strong summer and a dead winter can see the average pulled down. Commingled accounts make it harder to separate rental income from everything else.

The tax return still plays a supporting role. Lenders may request the rental schedule, which shows fair rental days and personal-use days. Short-term rentals generally involve average stays under seven days, and whether the return reports the income on a business schedule or a rental schedule changes how an underwriter reads it. This is why net income on a return can look thin, and it is the gap deposit analysis is meant to bridge.

One more point. A HELOC does not use the hosting-history calculation that short-term-rental DSCR loans use. A brand-new listing is not blocked by a missing 12-month hosting record. It is limited by having too little deposit history to document.

What Changes When the Airbnb Is Out of State?

Distance changes logistics, not the underlying test. The lender cannot walk the property, so it leans on valuation and paper. The state where the property sits controls the lien, the recording, and the title company’s work. The borrower’s home state matters for who must sign.

Item What it depends on
Lender coverage The property’s state must be one of the 16 covered
Valuation Automated valuation on investment lines up to $500,000
Lien and recording The property’s state and its title company
Signing Often handled remotely, depending on title company
Spousal signature Varies by the property’s state and how title is held

Spousal signing trips up more out-of-state files than people expect.

Remote property management also helps. Manager statements, occupancy records, and payout summaries add paper that backs up the deposits. They do not replace them.

Which Property Secures the Line?

The line does not have to sit on the Airbnb. An owner can pledge the out-of-state Airbnb or another property they own. The choice shifts leverage, valuation, and risk.

Factor Line on the Airbnb Line on another property
Max leverage (investment) 70% CLTV 70% CLTV if also an investment property
Max leverage (primary) Not applicable Reaches 90% CLTV only at a 720+ credit profile
Line size Up to $500,000 Above $500,000 only on a primary residence
Valuation Automated, from a distance Local, often simpler
Risk Rental performance affects equity Your own home is the collateral

The last row deserves real thought. If the line sits on your primary residence, that home secures the debt. A primary-residence line above $500,000 needs a 700 or better credit profile (720 on the longer-runway structure, which is the 5-year draw version), caps at 75% CLTV, and requires a full appraisal. Pledging your home to fund a rental is a different risk decision than pledging the rental itself.

The ceilings differ by occupancy, so the cap that applies is the one that matches the property actually being used. Market surveys may report higher equity-line leverage in the broader market, but on this network an investment line is capped at 70% CLTV with no tier above it.

What Structures and Variations Exist?

Investment lines on this network run one structure: a 5-year interest-only draw period followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both the draw and the repayment periods and never converts to fixed.

That floating payment is the main structural risk. The payment moves with the balance and with pricing, and the draw balance is yours to cover whether bookings are strong or weak. Plan the exit before you draw. That could mean paying down from cash flow, selling, or refinancing into a longer-term loan.

Primary-residence and second-home lines have an additional 3-year draw option with a 17-year repayment, and Tennessee shortens both structures. Those options do not apply to investment lines.

The three-line limit and the combined exposure caps also shape a portfolio. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Owners with several rentals can hit those ceilings sooner than they expect.

Where Does the General Rule Break?

Most of the guidance above holds for the typical file. These edge cases are where it stops holding.

LLC-owned Airbnbs. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. This is the sharpest structural difference from a DSCR loan. If the property is already deeded to an LLC, the owner either needs a vesting change or should look at a DSCR cash-out instead. Re-deeding can create its own title and insurance issues, so settle the plan before moving the deed.

Higher credit does not buy more leverage. A 720 and a 700 both reach 70% CLTV on an investment property. Credit above 700 buys eligibility, not extra leverage, and 700 is a hard floor with no tier beneath it.

Multifamily and condotel-style properties. A 2-4 unit Airbnb is eligible. A condotel is not. A property run like a hotel unit usually falls outside the program, so the property type matters as much as the income.

Local short-term rental rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If nightly rentals are restricted, the income story and the collateral story both change.

Foreclosure or bankruptcy history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year seasoning path, and a deed-in-lieu, pre-foreclosure, or short sale follows 4 years.

Recently listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Bank Statement HELOC or DSCR Cash-Out: Which Fits?

The right choice depends on what you are trying to keep and what you can document. A HELOC tests the borrower. A DSCR loan tests the property’s rent against the payment. The best program for your situation follows from where your strengths sit.

Factor Bank statement HELOC DSCR cash-out refinance
What is tested Borrower income, credit, equity Property rent against the payment
Existing first mortgage Stays in place Replaced by the new loan
LLC title Not eligible Possible, subject to program guidelines
Leverage 70% CLTV on an investment line Around 70% on a short-term-rental cash-out
Credit 700 minimum A 640+ score is expected on short-term rentals
Payment type Variable, revolving Typically a 30-year fixed spine
STR history Not required About 12 months of hosting history

Here is how the choice usually breaks down. Picture an owner with strong deposits, a low-balance first mortgage they want to keep, and personal title. A HELOC may suit them, because the first mortgage stays untouched. Now picture an owner whose Airbnb sits in an LLC, with a long hosting record and rent that covers the payment. A DSCR cash-out refinance is usually the cleaner path. On short-term-rental DSCR loans, 1.00 coverage is the floor on refinances, and select lenders in the network will review below 1.00 with leverage and terms adjusted.

Some investors pair the two. They use a HELOC for the down payment on a new rental and a DSCR loan for the purchase itself. That plan works only if the DSCR lender accepts borrowed funds and the new property’s rent covers its own payment. The HELOC payment is separate and sits on top. Clearing 1.00 coverage is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the ratio.

For a full picture of how rental coverage loans work, see the complete DSCR loans guide. For the equity side, Lendmire’s article How to Qualify for a Bank Statement HELOC for Out-of-State Investors and Equity Needed walks through the leverage math.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Why Do These Files Stall?

Most stalls come from a handful of repeat problems. A broker that shops multiple wholesale lenders can spot them before submission.

  • The property is in a state the equity-line network does not cover.
  • The deed shows an LLC, and the borrower assumed it would not matter.
  • The credit score sits at 690 or so, just under the 700 floor.
  • Payouts are spread across several accounts, so the deposit trail is hard to follow.
  • Debt-to-income looks fine today but fails when measured on the full draw.
  • The borrower already holds three lines or owns more than 15 financed properties.

Key Terms Defined

CLTV: Combined loan-to-value, which adds your first mortgage and the new line together and divides by the property’s value.

Draw period: The stretch of time when you can borrow from the line, which is five years on an investment line here.

Repayment period: The stretch after the draw ends, when you pay the balance down on a fixed schedule, which is 25 years on an investment line here.

Bank statement income: Income calculated from deposits over a set period, often after an expense factor, instead of from tax returns.

Automated valuation: A computer-generated property value used in place of a traditional appraisal on smaller lines.

Vesting: The legal way title is held, such as an individual, a trust, or an LLC.

Frequently Asked Questions

Can I get a bank statement HELOC in a state where I don’t live?

Sometimes. Coverage is set by the property’s state, and the equity-line network covers 16 states. If the Airbnb sits in one of them, the file can move forward, and your home state matters mainly for signing. Everything else, including credit and equity, still has to clear lender review.

Do my Airbnb bookings count as income?

Only the deposits and documented payouts count, not the bookings shown on a calendar. A lender wants payout reports, bank deposits, and the filed return to line up. Gross bookings do not set your line size. Equity, credit, and your overall finances do.

What if my Airbnb is in an LLC?

An LLC cannot hold title on this product, so the property would need a vesting change or a different loan. A DSCR cash-out refinance is the usual alternative for entity-owned rentals, subject to lender program eligibility. Talk through the vesting change with a title professional before moving a deed.

What if the listing is brand new?

A HELOC does not require the 12-month hosting history that short-term-rental DSCR loans use. The limit is how much deposit history you can document. A listing with only a few months of payouts may not give the lender enough to calculate income.

How much can I borrow against an out-of-state Airbnb?

On an investment property the ceiling is 70% CLTV, with a maximum line of $500,000, and the first mortgage counts against that limit. Credit above 700 does not raise the ceiling. Lenders review every file individually, so the final figure depends on value, existing debt, and income.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire’s article How to Qualify for a Bank Statement HELOC for Out-of-State Investors is a good starting point.

The decision usually comes down to two questions: whether the title and state fit the product, and whether you want the variable payment sitting on top of a rental that earns unevenly across seasons.
