How a Bank Statement HELOC Works on a Paid-Off Airbnb

How a Bank Statement HELOC Works on a Paid-Off Airbnb

The Quick Read: A bank statement HELOC on a paid-off Airbnb is a revolving line secured by the property, qualified on the borrower’s documented bank deposits rather than the Airbnb’s rent, and on an investment property it tops out at 70% CLTV and $500,000, with the full line sitting in first lien position. Every figure here is subject to lender guidelines and a full file review, and none of it is a commitment to lend.

  • The income test is personal. The lender looks at the borrower’s deposits and debts, with a debt-to-income ceiling of 50%, not at what the Airbnb earns.
  • Investment lines have two hard limits. Expect a 700 credit minimum, a 70% CLTV ceiling and a $500,000 maximum line.
  • Title decides eligibility. The property must be held by an individual or a revocable living trust. An LLC cannot hold title on this product.
  • The structure is fixed. A 5-year interest-only draw is followed by a 25-year repayment period, and at least 75% of the line is drawn at closing. Pricing floats and never converts to fixed.
  • Availability is narrow. Lendmire places these lines only in 16 states, a smaller footprint than its DSCR lending.

What This Product Is, and What It Is Not

A bank statement HELOC is a standalone home equity line. It is secured by one property and sits in first or second lien position. On a paid-off Airbnb there is no other mortgage, so the line is the only lien.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

“Bank statement” describes how income is documented. It does not name a separate federal loan category. The lender reviews actual deposits instead of a tax return, and the credit, equity, property and title reviews still apply in full. That makes it alternative documentation, not absent documentation.

This is also different from a DSCR loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC does the reverse. It tests the borrower and ignores what the Airbnb earns. The distinction decides which product fits, and most of this article follows from it.

Lendmire is a mortgage broker. It places these files with select wholesale lenders in its network, and it does not lend or approve. The mechanics below reflect how those lenders structure investment-property lines.

How Underwriting Treats the File, Step by Step

Underwriting follows a set order, and each step can stop the file. Here is the sequence on a paid-off Airbnb.

1. Collateral and equity. The line size starts from value times the CLTV cap, minus existing liens. NerdWallet explains the same value-times-percentage-minus-balance logic. On a paid-off property the subtraction is zero, so the whole capped amount is available. The cap still binds, so some equity always stays untouched.

2. Occupancy and property type. The Airbnb is an investment property, and the line is written under that occupancy. This sets the 70% ceiling and the $500,000 line cap.

3. Statement type and window. The borrower supplies personal or business bank statements, depending on the program. The lender reviews a set window of deposits.

4. Deposit screening. The underwriter removes deposits that are not income. Transfers between the borrower’s own accounts, refunds and loan proceeds come out. The remaining deposits are averaged across the window.

5. Expense factor. For business accounts, the lender reduces the deposits by a percentage it sets, based on the type of business. The borrower does not choose this number. No universal factor exists.

6. Debt test. The adjusted income is tested against the borrower’s debts and the new line. Debt-to-income can run to 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. That is a stricter view than the amount actually drawn.

7. Credit review. The score model is a single-bureau score tied to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed.

8. Valuation. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. Every investment line falls in that range, because $500,000 is the investment cap. A higher CLTV can trigger a secondary valuation, and a borrower may request a full appraisal at any time.

9. Title and closing. Vesting is checked, and the line is set up. At least 75% of it is drawn at closing.

The deposits and the debt test are where files usually tighten. The collateral side of a paid-off Airbnb is clean, and the borrower side carries most of the review.

How Airbnb Payouts Look as Deposits

Airbnb payouts arrive as deposits net of platform fees, in batches, and out of step with the booking calendar. The lender does not read the platform dashboard. It reads the account where the money lands.

Deposit treatment follows a few patterns across the wholesale network:

  • Payouts into a business account are treated as ordinary business deposits. They then take the expense factor along with everything else in the account.
  • Payouts into a personal account that also receives paychecks and transfers need heavier screening. Anything that looks like movement between the borrower’s own accounts comes out.
  • Payouts to a co-host or property manager may never reach the borrower’s statements at all. Deposits that do not exist on the statements cannot be counted.
  • Seasonal hosts show uneven months. Averaging across the statement window smooths this, but a window that opens during a slow stretch drags the average down.

Specific treatment is program-dependent. The consistent rule is that the cleaner the trail from payout to account, the fewer deposits the underwriter has to strip out. Business bank accounts carry a 680 minimum for the deposit analysis. Investment lines already floor at 700, so the deposit analysis is never the binding credit constraint on this product.

What Paid-Off Changes and Doesn’t

Paid-off helps in one narrow way. It removes the first mortgage from the leverage math and leaves the new line as the only lien. That is a real advantage, and nothing else about the file changes.

The credit minimum, the debt test, the title rule and the property eligibility all stay. A paid-off property also does not raise the ceiling. For context, market surveys report that many lenders allow HELOCs up to 85% of home value minus what is owed, per NerdWallet, in a primary-home context. On an investment property in Lendmire’s network, the ceiling is 70% CLTV, with a $500,000 maximum line.

The investment table has two tiers. A 720 score and a 700 score both reach 70% CLTV. Credit above 700 buys no extra leverage, and 700 is a hard floor with nothing beneath it. Because the line caps at $500,000, it also never reaches the full-appraisal range that begins above that size.

Title and Vesting: The Hard Stop

Title is the sharpest structural difference from a DSCR loan. The line requires fee simple or leasehold held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title.

Many Airbnb owners hold the property in an LLC for liability reasons. If that describes the file, there are two paths:

  • Change the vesting. Deed the property to the individual or to a revocable trust before applying. That raises its own questions about liability and insurance, which belong with an attorney and an insurance agent.
  • Use a different product. A DSCR cash-out refinance can be written to an LLC, subject to lender program eligibility, and it is reviewed on rent instead of personal deposits.

Many investors discover the title rule late. Raising it at the start keeps the file from stalling at the end.

Where the General Rule Breaks

The steps above describe a clean file. These edge cases are where real files bend.

Short or new hosting history. The line tests deposits, not hosting history. A listing that is new still has to show enough deposits over the statement window to support the debt test. A thin window can leave the file short of income.

Short-term use of the property. Lenders review the rental use as part of property eligibility. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. The borrower should disclose the Airbnb use and pledge the property under investment occupancy. Hiding it creates a bigger problem than the use itself.

Property types that are not eligible. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use property, and agricultural zoning are not. A condo-hotel unit used as an Airbnb falls in the excluded group. Modular factory-built homes are eligible under one of the wholesale programs only.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.

Portfolio size. A borrower is limited to three lines, and combined exposure is capped at $2,000,000 on one program and $750,000 on the other. A borrower with more than 15 financed properties is not eligible. Large portfolios often fit DSCR better than this product for that reason.

State availability. Lendmire places these lines only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Michigan lowers the minimum line to $10,000, and the Texas and Tennessee differences mostly affect primary residences. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

A Worked Example, in Percentages

Consider a modeled borrower. This is a hypothetical, not a market fact.

An investor owns a paid-off Airbnb in a revocable trust, with a 700 score. The property is a single-family house. Business statements show steady deposits with a lender-set expense factor already applied.

  • Collateral. The line is capped at 70% CLTV. With no mortgage to subtract, the entire 70% is available, and the $500,000 line maximum sits on top of that.
  • Which cap binds. On a lower-valued property, 70% of value binds first. On a higher-valued property, the $500,000 line cap binds before the CLTV does.
  • Debt test. After the expense factor, deposits must carry the borrower’s existing debts plus the interest-only payment on the maximum draw. If that lands under 50% debt-to-income, the file passes this test.
  • Valuation. The line falls in the automated-valuation lane, so the property value comes from the model unless a secondary or full appraisal is triggered.

Notice what never enters the file: the Airbnb’s rent. An investor whose personal deposits are thin but whose Airbnb performs well fails this test and is a better DSCR candidate. An investor with strong self-employed deposits and a thin-margin property fits the HELOC.

HELOC or DSCR Cash-Out: A Decision Table

For a paid-off Airbnb, the two products solve the same equity question from opposite sides.

Factor Bank statement HELOC DSCR cash-out refinance
What proves income Borrower’s deposits Property rent vs. PITIA
Title Individual or revocable trust LLC possible
Structure Revolving line, floating pricing Term loan, 30-year fixed spine
Leverage ceiling 70% CLTV on investment About 75% cash-out; 70% on STR
Size Up to $500,000 on investment Up to $3,000,000 on standard programs

On a DSCR cash-out, most programs in the network top out around 75% LTV on standard rental collateral, and short-term-rental collateral caps at 70%. Short-term-rental files expect a 640+ score and about 12 months of hosting history. About 6 months of seasoning is the usual expectation on a recent purchase. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property produces positive cash flow, because repairs, vacancy, management and utilities sit outside the calculation.

Here is a simple selection rule:

  • Choose the HELOC when personal deposits are strong, the title is in a person or revocable trust, and the capital need is staged.
  • Choose the DSCR cash-out when the property sits in an LLC, the rent is strong against its payment, or the need is one lump sum.
  • Choose neither when the property type is ineligible or the borrower is below the credit floors.

Lendmire’s piece on whether a bank statement loan or a home equity line fits better on a paid-off property covers the larger-balance version of this comparison. The complete DSCR loans guide covers the rent-based alternative in full.

How the Line Behaves After Closing

The CFPB describes a HELOC as an open-end line that a borrower draws on repeatedly. It also describes a draw period followed by a repayment period. On this investment product, the draw period runs 5 years, interest-only, followed by 25 years of full amortization.

Pricing floats across both periods. It never converts to fixed. Payments move with the balance and with the index, and they step up when the draw period ends.

The borrower should plan an exit before the draw period ends. Typical exits are paying the line down from operating cash, or refinancing the balance into a fixed-term loan such as a DSCR cash-out. The CFPB booklet notes that opening a line puts the pledged property at risk. The line also generally must be paid in full if the property is sold.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Why These Files Stall

Most delays on paid-off Airbnb files trace to a handful of avoidable gaps.

1. The property sits in an LLC. The fix is a vesting change or a DSCR cash-out, and it should be decided before the application.

2. Payouts land in the wrong account. Deposits that run through a co-host or a manager never appear on the borrower’s statements.

3. Commingled personal and business money. More deposits need screening, and the averaged income drops.

4. Credit under 700. The investment line has no tier beneath it.

5. An ineligible property. Condotels, manufactured homes and agricultural zoning end the file early.

6. A stale credit report. The report must be no more than 90 days old at closing, and no rescores are allowed.

Key Terms Defined

HELOC: A revolving line of credit secured by a property, with a draw period and then a repayment period.

CLTV: Combined loan-to-value, which adds all liens on the property and divides by its value.

Free and clear: A property with no mortgage or other lien against it.

Expense factor: The percentage a lender subtracts from business deposits to estimate usable income.

DTI: Debt-to-income, the share of documented monthly income that goes to debts, here including the interest-only payment on the maximum draw.

DSCR: Debt service coverage ratio, which compares a property’s rent to its monthly housing payment.

Revocable living trust: A trust the borrower can change or cancel, which is an eligible way to hold title on this line.

Frequently Asked Questions

Is a bank statement HELOC a no-documentation loan?

No. The lender reviews actual deposits, applies an expense factor to business accounts and still checks credit, equity, property and title. The loan is reviewed on documented income under the applicable program, subject to lender guidelines. Only the style of income proof changes.

Can an LLC-owned paid-off Airbnb qualify?

Not as titled. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this product. The property needs to be vested in the individual or a revocable living trust first. A DSCR cash-out refinance is the usual alternative for properties that stay in an LLC.

Does higher Airbnb income raise my line?

Not directly. The Airbnb’s rent is not the test, and the line is sized by value, the 70% CLTV ceiling and the $500,000 cap. Higher personal deposits can improve the debt test, but they do not lift the leverage cap.

Can I get this on an investment property in any state?

No. Lendmire places these lines in 16 full-service states. That is narrower than its DSCR footprint of 40 states plus Washington, D.C. Some of those 16 states carry extra rules, such as the listing restrictions in several of them.

What if my deposits are too thin but the Airbnb performs well?

That profile usually points to a DSCR loan instead. Qualification there runs primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire can compare both structures against the same property.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

A paid-off Airbnb gives a lender a clean first lien, but the title form and the deposit trail decide whether the line gets built.
