How a Bank Statement HELOC Works on an Airbnb You Hold as an Investment

How a Bank Statement HELOC Works on an Airbnb You Hold as an Investment

The Quick Read: A line of credit secured by equity in your Airbnb can qualify on typically 12 to 24 months of deposits instead of tax returns, but the lender still reviews your credit, your equity, the property, and your debts. The line is sized by you, not by the listing’s revenue. On an investment property, the limits are tighter than most owners expect.

  • On an investment property, total debt is capped at 70% of the property’s value, the minimum credit score is 700, and the maximum line is $500,000.
  • Your deposits and credit drive the approval. The Airbnb’s booking income does not size the line.
  • Title must sit in your personal name or a revocable living trust. An LLC cannot hold it.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment, and the pricing floats the whole way.
  • A DSCR cash-out refinance is the property-based alternative, and it tests something very different.

What Is This Product, Really?

It is a standalone line of credit that sits in first or second lien position, documented with bank deposits. “Bank statement” describes how income is proven. It is not a separate legal loan category, and it is not a shortcut around underwriting.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the part people miss. The statements replace tax-return income proof and nothing else. The lender still pulls credit, checks existing debts, confirms the property, and measures equity. An application that is reviewed on documented income under the applicable program is still a full file, subject to lender guidelines.

Why would an Airbnb owner want it? Tax returns often understate cash flow. Depreciation, repairs, and write-offs shrink the income line on paper. Deposits show what actually landed in the account.

This product belongs to the non-QM family. Non-QM means “non-qualified mortgage,” a loan that uses alternative documentation instead of the standard W-2 and tax-return package. Alternative does not mean absent.

How Does Underwriting Actually Treat It, Step by Step?

The lender reads your deposits, strips out what is not income, applies an expense factor if the account is a business account, and tests the result against your debts. Then it checks credit and combined equity. Each step can narrow the line before you ever see an offer.

1. Pick the collateral. The Airbnb can secure the line, or another property you own can.

2. Choose the statement type. You can submit personal statements, business statements, or both. The program sets the lookback, typically 12 or 24 months.

3. Eligible deposits are averaged. Transfers between your own accounts are screened out. So are loan proceeds, refunds, and anything that is not earnings.

4. An expense factor hits business accounts. The lender sets it from your business type and, in some cases, a profit-and-loss statement. You do not choose it, and it varies by lender.

5. Airbnb payouts count as deposits. Platform payouts that land in the account being reviewed are the income the lender sees. A payout sent to a different account, such as a manager’s, never shows up.

6. Debts and DTI are tested. DTI is debt-to-income, your monthly obligations as a share of income. The maximum is 50%, and it drops to 45% for credit profiles from 600 to 679. The lender reviews your file on the interest-only payment calculated on the full line, not on what you plan to draw.

7. Value and equity are confirmed. More on that below.

That sixth step surprises people. You may intend to draw a small amount. The lender still tests you as if you drew the maximum.

On an investment line, the 680 minimum that business bank accounts normally need never binds. Investment already floors at 700.

Can the Airbnb Be Both the Collateral and the Income?

Yes, but those are two separate roles. The Airbnb can secure the line while your deposits, from the Airbnb and everything else, prove your income. Revenue from the listing does not set the line size.

Compare that to a DSCR loan. DSCR is the debt service coverage ratio, the property’s monthly rent divided by its PITIA. PITIA is principal, interest, taxes, insurance, and any association dues. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A statement line reads you. A DSCR loan reads the property.

A busy listing does not automatically create borrowing power under a statement line. Your credit profile, your equity, and your deposit history do.

What property types can hold the line? Across the network, the eligible list includes:

  • Single-family homes
  • Two- to four-unit properties
  • PUDs (planned unit developments)
  • Townhomes
  • Condos, including non-warrantable condos

Not offered: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use properties, and agricultural zoning. The condotel exclusion matters if your Airbnb sits in a hotel-style building.

What Does the Line Itself Look Like on an Investment Property?

On an investment property, the line is capped at 70% combined loan-to-value (CLTV), requires a 700 minimum credit score, and tops out at $500,000. The structure is a 5-year interest-only draw followed by a 25-year repayment. These terms are subject to lender guidelines and a full file review.

CLTV is the combined loan-to-value ratio, your first mortgage plus the new line divided by the property’s value. Investment lines are a two-tier table. A 720 score and a 700 score both reach the same 70% ceiling. Credit above 700 buys eligibility, not extra leverage, and there is no tier below 700.

Primary-residence and second-home lines carry higher ceilings, but those do not transfer to a rental. Market surveys report investment-property lines commonly capped near 80%, per Experian. On Lendmire’s network, an investment line is capped at 70% CLTV. Do not budget against the market figure.

A few more structural facts to know:

  • The line size runs from $25,000 up to $500,000 on an investment property. Anything above $500,000 is primary-residence only.
  • At least 75% of the line is drawn at closing.
  • Pricing floats through both the draw and the repayment period. It never converts to a fixed structure.
  • A $1,000 minimum applies to later draws on most files.
  • Lines at or below $500,000 ordinarily use an automated valuation, so a traditional appraisal is usually not part of the file. You can request a full appraisal, and a higher CLTV may call for a second valuation.
  • A borrower is limited to three lines and cannot own more than 15 financed properties.

The line works the way a home equity line of credit generally does. You borrow against equity during a draw period. After that, a repayment period begins with no more borrowing. The same consumer-regulator page warns that falling behind on payments can mean losing the property that secures the line. On an investment line, that property is your Airbnb.

An investment line behind your first mortgage is also a second lien. It leaves your first mortgage untouched, which matters when that first loan carries terms you would not want to replace.

Where Does the General Rule Break?

The rule of thumb is simple: deposits plus equity plus credit equals a line. These are the places it fails.

Title held in an LLC. Many Airbnb owners hold property in an LLC for liability reasons. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs either a vesting change or a DSCR cash-out instead. Changing title affects liability and your first mortgage, so get advice before you move it.

Rental-use clauses. The consumer regulator’s HELOC booklet says renting a home to others may be prohibited under the line’s terms. It also says that selling the home generally requires paying off the line in full. Read the line agreement for short-term rental language before you sign.

Banks that say no. Many large retail lenders decline lines on non-owner-occupied property altogether. NerdWallet notes that not every lender offers investment-property lines at all. Statement lines mostly reach borrowers through brokers working with non-bank wholesale lenders. Never describe the property as a vacation home or primary residence to get a yes. Occupancy has to be accurate.

A new listing. A statement line does not run a short-term-rental history calculation, so a new listing is not penalized for that reason. Your deposit history still has to be long enough, and it has to show up in the account the lender reviews. A DSCR short-term-rental path, by contrast, typically wants about 12 months of hosting history.

Commingled deposits. If Airbnb payouts land in the same personal account as everything else, the underwriter has to separate earnings from transfers, reimbursements, and one-off deposits. A dedicated account gives a cleaner file.

Not enough room. The line has a $25,000 floor and a 70% CLTV ceiling. If your first mortgage already sits near that ceiling, there may be nothing left to lend.

Credit events. A bankruptcy needs four years of seasoning from discharge or dismissal. On an investment file, a foreclosure follows a seven-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows four.

Recent listings for sale. In several states, a property listed for sale, or listed within the past 60 days, is ineligible.

Availability. Lendmire arranges these lines in 16 states. That is narrower than its 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Does a Worked Example Look Like?

Consider an investor with a lakeside Airbnb. The first mortgage sits at 50% of the property’s value. These are modeled inputs, not market data.

At a 70% CLTV ceiling, total debt can reach 70% of value. That leaves room for a new line worth about 20% of value, as long as it also stays between the $25,000 minimum and the $500,000 maximum. Now change one input. If the first mortgage sits at 65%, only 5% of value remains. On a modest property, that may fall below the minimum line size.

Next, the income side. Suppose the investor runs a consulting business and the Airbnb payouts go to the same business account. The lender averages 12 or 24 months of eligible deposits and applies an expense factor. Then it tests DTI against the full interest-only payment on the maximum line.

The investor owes the first mortgage, the new line, and whatever else sits on the credit report. Strong deposits do not rescue a file whose equity is already spent. Strong equity does not rescue a file whose income analysis comes up short. The strongest files clear both tests.

At closing, at least 75% of the line is drawn. The investor’s payment starts on that balance. If the money buys a second rental, the acquisition loan, often a DSCR loan, is a separate transaction. That loan’s DSCR compares the new property’s rent to its own PITIA. It does not count the line payment.

So a deal can clear the coverage ratio and still run tight once the line payment is added. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and utilities all sit outside the DSCR calculation.

Statement HELOC or DSCR Cash-Out: Which Fits?

A statement HELOC fits when your personal documented income is strong and you want to keep a first mortgage in place. A DSCR cash-out fits when the property’s rent is the stronger story, or when title sits in an LLC. Neither is better in general. The right choice depends on your situation.

Factor Statement HELOC DSCR Cash-Out
What it reads Your deposits and credit The property’s rent coverage
Lien First or second Replaces the first mortgage
Investment ceiling 70% CLTV 75% LTV on standard rentals
Short-term rental ceiling 70% CLTV 70% LTV on short-term-rental collateral
Title Individual or revocable trust LLC possible, subject to program terms
Size Up to $500,000 Up to $3,000,000 on standard programs

A few notes on the table. A DSCR cash-out typically expects about six months of seasoning and a score around 660, with 700-plus opening the strongest tiers. Short-term-rental collateral typically wants 640-plus and about 12 months of hosting history. Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

Variations exist on both sides. Select lenders in the network offer interest-only periods and extended terms on DSCR loans. Some borrowers use a statement line as a down-payment source and then refinance the balance into permanent financing.

The line’s payment floats and its draw period ends. A DSCR loan typically has a 30-year fixed spine. Think about which payment you can carry if both the balance and the payment move.

Who Should Skip This Product?

Skip it if your credit sits below 700. The investment floor has no tier beneath it. Skip it if your Airbnb is in an LLC you do not want to unwind. Skip it if your first mortgage already uses most of the 70% ceiling. And skip it if you are borrowing the full amount against the property with no margin for vacancy.

It also is not a purchase loan. A line does not buy a property by itself. A DSCR purchase can run 75% to 80% LTV on most files, and short-term-rental purchases top out at 75%.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The window when you can borrow against the line. On an investment line, it runs five years.

Repayment period: The phase after the draw period when borrowing stops and the balance amortizes. On an investment line, it runs 25 years.

Expense factor: A percentage the lender subtracts from business-account deposits to estimate real income.

Vesting: How title to the property is held, whether personal, trust, or entity.

Non-warrantable condo: A condo that falls outside standard project-approval rules. These are eligible here.

Frequently Asked Questions

Do I need tax returns for a bank statement HELOC on an Airbnb?

Not for income proof under this program, because your deposits replace the returns. Credit, debts, equity, title, and property are still fully reviewed. Qualification is subject to lender guidelines.

Can I put the line on an Airbnb held in an LLC?

No. Title must be held by you personally or in a revocable living trust. If the property is already in an LLC, you would need a vesting change or a DSCR cash-out instead.

Does the Airbnb’s booking income set the size of the line?

No. Your deposits, credit, and equity set it. The property’s rent only matters on a DSCR loan, which compares rent to the monthly obligation.

What happens if a lender’s terms restrict renting?

Read the rental-use language in the line agreement. A line’s terms may prohibit renting the home to others, so a conflict between the clause and your short-term rental plans needs to be settled before closing. A foreclosure on a defaulted line puts the investment property at risk, as Experian also notes.

Is a bank statement HELOC the same as a DSCR loan?

No. A statement HELOC tests the borrower, and a DSCR loan tests the property. Investors often use both together, one to tap equity and one to acquire.
