How a Bank Statement HELOC Works When Big Banks Say No

How a Bank Statement HELOC Works When Big Banks Say No

The Quick Read: A bank statement HELOC is an ordinary home equity line of credit where the lender proves your income from 12 to 24 months of deposits instead of tax returns, then still tests credit, combined leverage, debt load, property type and title, which is why it can work for self-employed owners whose returns look thin after write-offs.

  • Only the income proof changes. The line itself, its draw period and its repayment period work like any other HELOC.
  • Business deposits are usually cut by an expense factor before they count as income.
  • Credit, equity, debt-to-income and the property are all underwritten. Nothing about this is a skip-the-paperwork loan.
  • On the wholesale network Lendmire works with, an investment-property line tops out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • If the property sits in an LLC, this product will not fit. A DSCR cash-out refinance may.

Why Big Banks Say No

Big banks decline these files for three separate reasons, and only one of them is about income. Knowing which one hit you decides whether bank statements help at all.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Documentation policy. Large retail lenders underwrite on tax returns. If you are self-employed, write-offs lower your taxable income. Your cash flow can be strong while the return shows little. The bank sees the return, not the deposits.

Property and occupancy appetite. Many large retail lenders simply do not write lines on rentals. The reason is product design, not your credit. If a bank does offer one, it may refuse the HELOC label on a non-owner-occupied home and call it a line of credit secured by investment property.

Title and structure. Lines on property held in an LLC, a partnership or an irrevocable trust get declined at most lenders. Your income has nothing to do with it.

A decline letter rarely tells you which of the three applied. That matters. A statement program fixes the first reason. It does nothing for the second or third.

Who Writes This Product

There is no reliable national list of banks that write bank statement HELOCs, and chasing one is the wrong question. The product sits mostly with non-bank lenders and with a small number of credit unions and community banks. Programs differ in lookback period, expense factor, credit floor and property rules.

Lendmire is a mortgage broker, not a lender. It places files with select wholesale lenders in its network and matches the borrower’s scenario to a program. The best program for your situation depends on occupancy, credit profile, leverage need and how your income is documented. A broker sees many lenders’ guidelines side by side. That is the real advantage over walking into one bank.

How a Bank Statement HELOC Works Step by Step

Here is how underwriting treats your deposits, in order.

1. Pick the statements and the lookback. Personal or business statements, usually covering 12 or 24 months. Scotsman Guide describes this as the standard non-QM approach for a self-employed borrower without a W-2.

2. Remove non-income deposits. Transfers between your own accounts, loan proceeds, refunds and one-time credits come out.

3. Apply an expense factor to business deposits. Business deposits are revenue, not profit. Scotsman Guide uses 50% as its example. That is an example, not a legal figure. A profit-and-loss statement or expense letter from a third-party tax professional can support a different factor. Personal statements generally skip this step, though programs vary.

4. Average over the months reviewed. Eligible deposits, less the expense factor, divided by the number of months. The result is your monthly qualifying income.

5. Test debt-to-income (DTI). DTI is your monthly debts divided by that income. Your first mortgage and other obligations count.

6. Underwrite everything else. Credit score, CLTV, property type, occupancy, valuation and title all still apply.

A worked example, in percentages only. Say you review 12 months of business deposits. Ten percent of the total turns out to be transfers and loan proceeds. You remove them and keep 90%. Apply the 50% example factor and you keep 45% of gross deposits. Divide that by 12. That monthly figure is what the DTI test uses.

The factor matters enormously. A heavier factor shrinks income before DTI is even tested. This is why a clean, well-labeled statement history, and a lower factor you can document, can change the outcome.

What Stays the Same

Borrowing works as it does on any HELOC. The CFPB describes a HELOC as an open-end line you can draw on up to a limit during a draw period, followed by a repayment period when you can no longer borrow. Payments often jump once repayment starts. In some plans the whole balance can come due then. If you fall behind, you can lose the home.

On the wholesale network Lendmire works with, two programs sit behind these lines:

  • The higher-leverage program has a 3-year interest-only draw and a 17-year fully amortizing repayment.
  • The longer-runway program has a 5-year interest-only draw and a 25-year fully amortizing repayment.

Investment lines run the 5-year draw and 25-year repayment structure only. Both programs require at least 75% of the line drawn at closing. Both qualify you on the interest-only payment calculated on the maximum draw. Pricing floats and never converts to fixed. Each line can sit in first or second lien position, so it can be a standalone line behind your existing mortgage.

Regulation also matters here. Federal rules on ability to repay do not apply to business-purpose credit, even when a dwelling secures it, according to the Federal Reserve’s staff commentary on Regulation Z. Whether a specific line is business purpose is a legal determination, so do not assume it either way. No federal rule sets an expense factor or a lookback period. Two lenders can reach different income figures from the same deposits.

The Network’s Numbers by Occupancy

Occupancy changes everything, so there is no single ceiling to quote. These are typical ranges from select wholesale-network guidelines, subject to lender guidelines and full file review.

Occupancy Minimum credit Top CLTV Max line
Primary residence 600 90% (720+ only) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% (720+ only) $500,000
Investment property 700 70% $500,000

A few more parameters that shape real files:

  • Line size: $25,000 to $750,000. A line above $500,000 is primary-residence only, needs a 700 credit profile or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
  • Valuation: lines at or below $500,000 ordinarily use an automated valuation rather than a traditional appraisal, though higher CLTV can trigger a second valuation. You can always request a full appraisal.
  • DTI: 50% maximum. It drops to 45% for credit scores from 600 to 679, and anything above 45% requires a 680 minimum.
  • Credit report: a single-bureau model keyed to the primary wage earner, no more than 90 days old at closing.
  • Availability: these lines are offered in Lendmire’s 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C.

Higher CLTV tiers on primary residences and second homes exist only at stronger credit profiles. Do not read the top number as generally available.

Will a Statement Program Fix Your Decline?

Match your decline reason to the fix before you apply anywhere.

Decline reason Do statements help? What to fix first
Tax-return income too low Often yes Clean deposits, document expense factor
Bank does not lend on rentals No Find a program that writes investment lines
Property held in an LLC No Vesting change, or a DSCR cash-out
Credit score below program floor No Raise the score before applying
DTI too high Rarely Reduce debts or lower the line request
Ineligible property type No Choose a different collateral or product

Statements fix an income-documentation problem. They do not erase credit floors, leverage caps or property rules.

Statement HELOC vs. Other Ways to Pull Equity

Factor Bank statement HELOC DSCR cash-out refinance
Income basis Your deposits plus DTI Property rent vs. payment
First mortgage Stays in place Replaced
Funds Revolving line Lump sum
Leverage (investment) 70% CLTV Around 75% LTV, most of the network
Title Individual or revocable trust LLC allowed, per program terms

A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across most of the network it tops out around 75% LTV, and about 6 months of seasoning is the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to the payment only, so repairs, vacancy and management sit outside it. Lendmire’s complete DSCR loans guide walks through that math.

Where the General Rule Breaks

LLC title. Individuals and inter vivos revocable living trusts can hold title. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Ineligible property. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned property are not offered on either program. Single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable, are eligible. Modular factory-built homes are eligible on the longer-runway program only.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, foreclosure history follows a 7-year path, with deed-in-lieu, pre-foreclosure and short sale at 4 years.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.

Line freezes. Lenders commonly reserve the right to freeze or reduce an unused line if values fall or credit weakens. Decide up front whether this is a standing reserve or a tool you draw and deploy.

Prepare Your File Before You Apply

  • Label every month of deposits and explain anything unusual.
  • Keep business and personal deposits separated, and choose the account that actually carries your income.
  • Pull a P&L or expense letter from a third-party tax professional if you think the default factor undersells you.
  • Confirm how title is held and who must sign.
  • Check your credit report for errors before the 90-day window starts.
  • Total your existing debts so you know your DTI before a lender does.

When This Is the Wrong Tool

Skip it if the property is in an LLC and you will not retitle it. Skip it if your credit sits below the investment floor of 700. Skip it if you need leverage above 70% CLTV on a rental. Skip it if your DTI is already stretched, because a bank statement program still tests DTI.

It is also a poor fit if you want a lump sum for a fixed purchase. A draw-period payment that starts interest-only can step up sharply at repayment, so plan for that jump. Approval is never automatic, because statements are a documentation method, not a promise.

Key Terms Defined

HELOC: a revolving line of credit secured by home equity that you can borrow against up to a limit.

Bank statement program: a loan that is reviewed around documented income taken from your deposits instead of tax returns, subject to lender guidelines.

Non-QM: a loan outside standard government-backed documentation rules, often used by self-employed borrowers.

Expense factor: the percentage subtracted from business deposits to estimate profit.

CLTV: combined loan-to-value, meaning all liens against the property divided by its value.

DTI: debt-to-income, your monthly debts divided by monthly qualifying income.

Draw period: the stretch when you can borrow from the line, usually interest-only.

Frequently Asked Questions

Do big banks offer bank statement HELOCs?

Some do, but few. Large retail lenders mostly underwrite on tax returns and often avoid investment-property lines. Non-bank lenders write most of this product. A broker can shop multiple wholesale lenders instead of you applying one bank at a time.

Is a bank statement HELOC a skip-the-paperwork loan?

No. You still document deposits, and the lender applies an expense factor, checks credit and DTI, values the property and reviews title. The documentation method changes. The underwriting does not disappear.

Can I use one on a rental I own through an LLC?

Not on this product. Title must be held by you individually or in a revocable living trust. If the property is in an LLC, a DSCR cash-out refinance may fit, subject to program terms.

Personal or business statements?

It depends on where your income lands and what the program allows. Business statements usually get an expense factor, and personal statements generally do not, though programs vary. A third-party P&L can support a different factor.

What is the CLTV limit on a rental?

On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score and a $500,000 maximum line. Primary residences and second homes reach higher, but only at stronger credit tiers.
