Bank Statement HELOCs for Lock-in Homeowners: Terms That Matter

Bank Statement HELOCs for Lock-in Homeowners

The Quick Read: A bank statement HELOC lets a self-employed or write-off-heavy homeowner borrow against equity while keeping a low-priced first mortgage in place, with deposit history standing in for traditional personal-income documentation, but the terms that decide whether it works are the draw requirement, floating pricing, and combined leverage. Income is still documented, just differently. Everything else in the file is still reviewed.

  • The first mortgage stays untouched, but it still counts toward combined leverage and debt ratios.
  • Across Lendmire’s wholesale network, at least 75% of the line is drawn at closing, so this is not a borrow-only-what-you-need product.
  • Pricing floats through both the draw and repayment periods and never converts to fixed.
  • Investment-property lines cap at 70% combined loan-to-value and $500,000.
  • A rental titled in an LLC cannot hold one of these lines. That is where DSCR cash-out takes over.

Why Lock-In Created This Product Niche

Millions of homeowners hold first mortgages priced well below today’s market, and giving that loan up to reach equity feels expensive. Syndicated analysis of ICE data on ABC17 puts equity withdrawals at roughly $47 billion in a recent first quarter. More than half of that came through second liens rather than cash-out refinances. The same piece cites about $17 trillion in total equity among mortgaged homeowners, with roughly $11 trillion tappable while leaving about a 25% ownership cushion.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That shift explains the demand. A standalone line sits beside the existing mortgage instead of replacing it. For a business owner whose traditional personal-income documentation shows heavy deductions, the bank statement route documents income from deposits instead of taxable income. Lendmire brokers these lines through select wholesale partners. It is never the lender, and every figure here is subject to lender guidelines and full file review.

One limit comes first. The home equity line program is available only in Lendmire’s 16 full-service states, which is narrower than the 41-market footprint for DSCR investor loans.

Key Terms Defined

Lock-in: the reluctance to give up a low-priced first mortgage, which pushes borrowers toward second liens.

Combined loan-to-value (CLTV): all loans secured by the property, added together and divided by its value.

Draw period: the window when the line is open and payments are interest-only.

Repayment period: the stretch after the draw ends, when payments include principal and the line stops funding.

Expense factor: a lender-set percentage that discounts business deposits to estimate usable income.

Subordination: the lender’s agreement to stay behind a new first mortgage if the borrower later refinances the first loan.

What Is a Bank Statement HELOC, Exactly?

It is a revolving or standalone line secured by the home, qualified on deposit history instead of traditional personal-income documentation. The borrower picks personal or business statements. Lookback length, commonly 12 or 24 months, varies by program, and a bookkeeper-prepared year-to-date profit-and-loss statement is often added to bridge to the present.

This is alternative documentation, not an undocumented loan. Credit, equity, debt ratio, occupancy and property type are all reviewed. Bank statements replace tax-return proof. They do not replace underwriting.

How Underwriting Reads Your Deposits

Underwriters work through the statements in a set order.

1. Total the deposits. All deposits across the lookback window are added up.

2. Strip out non-income. Transfers between your own accounts, loan proceeds, refunds and one-off windfalls come out.

3. Apply your ownership share. For a jointly owned business, only your share counts.

4. Apply the expense factor. Business deposits are discounted by the lender’s assumption. It is the program’s number, not a negotiated one.

5. Run the rest of the file. Credit, debt ratio and CLTV still apply.

Deposit hygiene matters more than most borrowers expect. Keep inheritance, asset-sale proceeds and personal transfers out of the account that carries business income. Clean statements show up as higher usable income, and cluttered ones get trimmed.

Debt ratio on this network tops out at 50%, and drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The payment is tested as interest-only on the maximum draw. That means the line is qualified at its full size, not at what you plan to borrow. A borrower who sizes the line larger than needed pays for that choice in qualifying capacity. For more on how this plays out for business owners, see Lendmire’s piece on the terms that decide a bank statement line for self-employed borrowers.

The Terms That Matter Most

This is where the product succeeds or fails. Five terms deserve attention before anything else.

The draw requirement. The CFPB’s HELOC booklet confirms that some plans require an initial draw or a minimum outstanding balance. Across this network, at least 75% of the line is drawn at closing. After closing, a minimum subsequent draw of $1,000 applies under the 5-year-draw structure described below. So the lock-in appeal of tapping a little equity is real only if the line is sized close to what the borrower will actually use. A borrower who needs a small amount should request a smaller line.

Floating pricing. On both draw structures, pricing floats through the draw and the repayment period and never converts to fixed. A fixed first mortgage paired with a floating second creates a mixed cost that can drift upward. Anyone putting the money into a rental should stress-test the carry.

Draw and repayment structure. Two structures exist for primary residences and second homes. One has a 3-year interest-only draw with a 17-year fully amortizing repayment. The other, the longer-runway option, has a 5-year interest-only draw with a 25-year repayment. Investment lines run only the 5-year draw and 25-year repayment. The CFPB’s plain-language page on HELOCs warns that payments are often significantly higher once repayment starts. It also says some plans demand the balance all at once. The CFPB’s own materials describe repayment lengths a little differently, so the right move is to read the actual schedule on the file.

Lien position. The line can sit in first or second position. Second position is the lock-in case.

Combined leverage. CLTV counts the first mortgage plus the new line. Ceilings are tiered by occupancy and credit:

Occupancy Credit profile Max CLTV Max line
Primary residence 720+ 90% $500,000
Primary residence 700+ 85% $500,000
Primary residence 640+ 80% $500,000
Second home 720+ 90% $500,000
Investment property 700+ 70% $500,000

The 90% ceiling exists only at a 720-or-better credit profile. On a primary residence, a line above $500,000, up to $750,000, requires 700 or better (720 on the longer-runway 5-year-draw structure), caps at 75% CLTV, and requires a full appraisal. Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may require a secondary valuation. Credit runs on a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. These ranges are guidance, not promises.

Where the General Rule Breaks

The first mortgage is untouched but not unaffected. It feeds both CLTV and the debt ratio. A homeowner with a large low-rate balance can hit the CLTV ceiling long before running out of equity in the everyday sense.

LLC-titled rentals. Title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold it. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Investment-property lines. These are business-purpose loans, so they are reviewed differently from a standard owner-occupied mortgage. The loan’s purpose and occupancy decide that treatment, not the property’s label. On this network, an investment line needs at least a 700 score, tops out at 70% CLTV, and caps at $500,000.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes and commercial, mixed-use or agricultural properties are not offered. 2-4 unit properties need a 640 minimum on the longer-runway structure.

Exposure limits. A borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible.

Recent credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, foreclosure history splits by structure. One structure seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4, while the other declines that history entirely.

Keep the First Mortgage or Replace It?

The honest answer depends on the purpose of the money. The two paths solve different problems.

Factor Bank statement HELOC DSCR cash-out refinance
First mortgage Stays in place Replaced
Reviewed on Deposit history Property rent covering the payment
Entity title Individual or revocable trust only LLC possible, subject to lender program eligibility
Typical leverage ceiling 70% CLTV on investment lines Around 75% LTV on cash-out
Best fit Equity behind a low first Rental purchase or portfolio move

A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It typically wants about 6 months of seasoning. Many select programs start at 1.00 coverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Most programs want credit around 660, and 700 or better opens the strongest leverage tiers.

The trade-off is plain. A cash-out gives up the low first mortgage but fits LLC-held rentals and portfolio refinancing. A bank statement line keeps the first mortgage but works only for an individually titled property and floats in price. For a deeper look at how DSCR files work, Lendmire’s complete DSCR loans guide walks through the structure.

Two cautions apply to either path. Clearing 1.00 coverage is not the same as positive cash flow, because repairs, vacancy, management and capex sit outside the calculation. And where proceeds go into a rental, tax treatment can depend on how the funds are used and how the property is held. Investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Who Should Skip This

Skip it if you only need a small amount of cash, because the 75% closing draw means you will carry more than you need. Skip it if the property sits in an LLC and you do not want to move title. Skip it if floating pricing against a fixed first mortgage would strain your cash flow. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

For first-time borrowers weighing the same questions from scratch, Lendmire’s key terms for first-time equity borrowers covers the groundwork.

Pre-Application Checklist

  • Gather 12 or 24 months of personal or business statements, and flag one-off deposits in advance.
  • Prepare a year-to-date profit-and-loss statement from your bookkeeper if the program asks for one.
  • Confirm how the property is titled.
  • Pull your first mortgage balance and a recent value estimate to check combined leverage.
  • Decide how much you will actually draw, since at least 75% funds at closing.
  • Confirm your credit score against the tier you are targeting.

Frequently Asked Questions

Is a bank statement HELOC a loan with no documentation?

No. Income is documented through deposit history, and credit, equity, debt ratio and property are all reviewed. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Does my first mortgage change?

Its terms stay the same, but the balance still counts toward combined leverage. On an investment property, the total of all liens is held to a 70% CLTV ceiling on this network.

Can I use one on a rental property?

Yes, if you hold title personally or in a revocable trust. Investment lines need at least a 700 score and cap at $500,000. An LLC-owned rental cannot hold the line and generally points to DSCR cash-out instead.

What if I refinance my first mortgage later?

The line would typically need subordination, meaning the line’s lender agrees to stay behind the new first loan. That approval is not automatic, so ask about it before closing.

Is the pricing fixed during repayment?

No. Pricing floats across the draw and the repayment period on every structure in the network and never converts to fixed.
